I moved here in the beginning of march covid hit and then started getting a bill from some third party with extra charges that should be covered under Cam Fee , I have been sending messages through the resident portal every month for someone to explain these and make sense before I pay any extra fees all to be Ignored. When I was initially looking for a place they were all over me, now can't even get a hello. For those of us that are looking to purchase a home leaving here is not going to be a heart breaker.. In my 6 months here all that is cared about is that the rent is paid.. There are other options in this town!!!!

Do NOT move in here. Save your time, money and sanity. Management doesn't get involved with anything. This place is a dump. DO NOT MOVE HERE. You will regret it and then you will be stuck. Go find somewhere else to call home. Trust me.

Moved there to Henderson to look for work signed paper work while pool and gym were still open.Rented moving van and came back out then everything was closed because of the corona -. Also was not told the truth that the Power Lines 7 big ones were right outside my window on the third floor. Was told by a sandra that there was a view of a golfcourse from the balcony. Keep in mind i could not see the actual apartment because sandra told me it was being "fixed up" This whole experience was a nightmare and continues. i refused to stay there and broke the lease . Fridge door never closed right and no hot water in the bathroom sink. No returned calls from corporate in New York. So guess what ? Now they reported me to a collection agency stating i owe them around $ 2700. Stay away from these sick extremely greedy- non-understanding rithless people that have no soul.

This community is mellow and there's stores nearby. Few stores are walking distance, and there isn't any trouble makers out here. Lots of jobs opportunities in Henderson city and staying at this apartment is a great place to get to wherever.

Management must of changed 7 or 8 times while we lived there over the course of three years. They never answer calls , maintenance is non existent. We had our AC break in the middle of summer with a three year old child , we waited almost a week to get fixed. Should of sued them. They promised to replace carpet if we stayed another year never did , we had a broken toilet that ended up over flowing and flooding they did nothing but come suck up some of the water. We once went two weeks without a washing machine and they just kept saying we have a laundry mat for you to use. This place is awful don't move here.

Smelled like pet urine when I moved in. Maintenance were on it. Came in and cleaned the carpet again. The smell is not that bad as before. Staff is excellent. The only problem living on the bottom floor is that the debris from upper level patio comes down to your patio. This apartment complex needs better flooring for the upper level patios. Another thing is that there is no assign parking. Overall it's okay

The gentleman was helpful all through completing my lease. Even keeping in touch after I e-signed my lease and checklist. After getting less than expected in the unit, I've been nonexistent and even ignored when I wanted the issues addressed.

Moved in on a special which was nice. Received an upgraded 1st floor unit which was nice also. No problems with property or the leasing agent. Even the maintenance staff is pretty nice and informative. The only issue is the EXTRA fees which are annoying and make ur ACTUAL rent higher than the base amount you are quoted. Otherwise no problems besides that.

It seems to be ran better as a Maxx property than it's previous ownership as pinnacle. There were a series of situations With tenants that were a little less than favorable to be around. Although I understand that is not necessarily the property management's responsibility or fault perhaps tighter background checks of all parties occupying an apartment would help curve some of those concerns.

I used to enjoy living here, now that Maxx has taken over I'm very unhappy. Everything is subpar at best. The staff is rude, especially the manager. I'm hoping to be able to move out when my lease is up. I've never wanted to move so badly in my life.

Compared to other communities I have lived in the first glance impression is not that great. The apartments are older and it seems that the management is renovating. I currently have a renovated unit and the upgrades are ok but the inside does not match the outside. Maintenance is slow in completing work orders and sometimes do not complete at all. The quality of the work order you put in depends on the maintenance worker they send out. Some are very rude and other actually do their job. Unfortunately you cannot pick who you want. Some act as if its an inconvenience to them to do their jobs. I think the common area fee is very overrated because there is still dog poop and debris everywhere. For the amount of rent tenants pay I think we at least deserve better maintenance and grounds service.

Now that it is operated by Maxx Properties - it is great! The previous property management was horrible. Sandra is a leasing agent and she is wonderful. All of the staff are great. They actually respond promptly to all concerns!

All around terrible. Leasing office staff is consistently rude and apathetic. They sent carpet cleaners to my apartment, the wrong apartment, and I mistook them for intruders and nearly attacked them out of self-defense. Not the carpet cleaners' fault. It was the Villas at Green Valley staff who I couldn't get on the phone during this ordeal. When someone finally answered, she snapped at me because of HER MISTAKE. I went to talk to the manager and she accepted full responsibility. The terrible employee still works there... I won't even get into the nightmare of my move in process because that was under a different management company but it was bad enough that I was considering legal action. It's definitely not worth what I am paying in rent. It's kind of a ---- hole frankly.

Don't live here. They don't give notice to water shutoff, the apartment manager is never in and the rest of the leasing office staff is only there to front your complaints, not offer any solutions. Maintenance requests take far too long to fix anything and when they are completed, there's a decent chance the problem comes back in a week. The refrigerator that we had when we moved in had a literal carpet of mold growing under one of the crisper drawers and it still took a week to get a replacement with a giant dent in the door. Over all, horrible place to live and incredibly overpriced for what you get in even the newer units.

Grounds are maintained and updated. Changes management every year or so which. Neighbors get louder every year and management doesn't care. Maintenance happens and is done right, but not in a timely manner. Given all this, with rent going up, it's not really worth the money they charge anymore

I have lived here back in 2012 and gone through 3 different owners that keep changing all the rules and regulations to the community. With Maxx property the maintenance supervisor and the crew are much more better and more passionate to our concerns including as well the staff in the office.Overall this is a better management and staffs that makes me feel good to live here at Villas.

Oh my, where to begin with this place.... Oh, I know. DO NOT EVEN THINK ABOUT LIVING HERE! THIS PLACE IS TRASH!!!! Me and my girlfriend lived here on a 10 month lease and it was the worst living experience EVER! We lived in a very loud area with people constantly sitting on our steps outside of OUR apartment, people always being loud, throwing parties and gatherings outside and generally not feeling safe at all on our own home! The management here is an absolute joke and even changed 7 months though us living there. The new management (MAXX properties) is NO BETTER! Maintenance is completely useless! It took over 5 MONTHS to get anyone out to fix a hole in a door that was there since we moved in! Their "patch" looked way worse and didn't even match the color of door! We had pigeons living on our balcony that they never got rid of and it took 3 months to come and repaint our bathtub after we requested it 3 times! Overall, the apartment was nice and we liked the way it looked, but everything else was in complete disarray and looked very trashy. The dumpster areas were always overflowing with trash and people never closed the gates, their other "pool" was disgusting and never clean to swim in (picture included), the gym was a joke and constantly had little kids running around in it and there was always trash all over the parking lot. Parking was a nightmare and there were hardly any spots to park in, and people would store their cars there for months and never have them removed. One day, we had Maintenance try to come into our apartment UNANNOUNCED and with NO MANDATORY BY LAW 24 HOUR NOTICE! Worse is that management tried telling me that it's "all part of our lease and they may enter whenever they please." I was lucky my girlfriend was home or they would've set off the alarm and had the cops on them! On top of that, I found out after my last months rent that they were still charging us for our pet rent even though we told them a week before move in that we were no longer going to have the pet and they told us they would waive the pet rent for us! Selfish, cheating snakes, all of them! Overall: absolutely terrible management, very lazy and uncaring Maintenance staff, unacceptable conditions outside, loud area filled with lots of sketchy people, and a complete lack of care of residents make this the worst place I have EVER lived in. Please take this warning to heart: DO NOT LIVE HERE! Stay far away from this place!

I'll be honest, this is my first apartment and there is more negative things I can say than positive. Don't move here, I know it is a little less expensive than the other apartment complexes, but you really get what you pay for here. People around the pool, drinking & partying super late. The management just got changed, and there not as bad as the last one, BUT still bad. Unsolicited visits, where three men literally PUSHED themselves into my apartment after my fiance said we didn't get a notice and I was barely dressed, and had NO time to react. Usually they send emails out before hand, but not this time. I move out in 20 days and I am never coming back, if I could have broken my lease I would have. Not to mention everything in the apartments fall apart, and creepy people walk around at night, even with "security" around, I won't leave my apartment by myself anymore because I ran into some creepy old guys at the mail boxes by the leasing office. I guess living here could be worse, the only positive thing I can say is don't worry about ever being bothered, even if you ask for help with maintenance they wont answer. They just drive around on carts all day in the complex, and are extremely rude. If they are not rude, then they pull to the side and make awkward and semi creepy conversations

I wish I could finally say this place ricks, but Id rather live in a cave. It has been since June 14 that I am dealing with a malfunctioning air conditioner. I was told a new unit was installed yet, since the air conditioner was replaced 3 weeks ago, it has broken every 4 days like clockwork. I was given a tiny unit to cool my apartment.. my apt is 869 sq ft and the unit isnt cooling much. Ive been without my air conditioning for 4 days, living in temperatures as high as 85* in my apartment and they could not care less. I am calling the state to report having given them notice in writing, their 48 hours has come and gone and still no repair. THIS IS ONLY THE BEGINNING OF THE PROBLEMS THAT EXIST HERE. I called the corporate office and they didnt even call back yet. I hope NV state provides me with results and good advice. Even my cats, who I pay rent for, are suffering in this heat. DONT MOVE HERE

DO NOT MOVE HERE. Wish I could give zero stars! I moved in and my carpet reeked of dog pee. I was told it would be replaced, that never happened. I lived there for 8 months and submitted multiple maintenance requests and not a SINGLE one was done. My apartment flooded and it took two hours for the "emergency" maintenance to come and clean the water, then they never fixed the actual water leak. Luckily I moved out two days later. The entire complex is littered with cigarettes, alcohol bottles, and trash. Homeless people are there going through the trash every single night. Police are there all the time, this complex has the highest number of 911 calls in all of Henderson (reported by KTNV). You can't have packages delivered because they will be stolen. The office staff are all rude and don't care about anything once they make their commission off of you. The rent might seem low but there are about $100+ of fees (W/S/T, maintenance, service fee, common area maintenance, etc) per month on top of rent for a 1br.

I am surprised how come the owners see and respond to the reviews on google and yet have NO SHAME. This place is a ---- hole primarily because they employ unprofessional illiterate staff which they always keep on changing. They are nice to you only until the minute you sign the lease. After that you are either of your own or being treated as if you are living in a section 8 housing. Beware, Beware, Beware. rents might look good but you end up paying upto $100 more than what your rent is with surprise fees. if you have a question or a request the office staff would treat you like you living in a free federal housing and should be thankful to them. RUDE, unprofessional, I cant even explain it how bad it is living in this ---- hole. Don't sell yourself on the pictures its no where close to what it looks in pics. My biggest concern is, you will end up either having a fight with office staff or end up breaking your lease. you will have serious consequences in both cases. So better look somewhere else. There are way better places in Henderson with trained and decent office staff.

The office staff is at best unfriendly & unhelpful. Shen we moved in we witnessed them telling a disabled man in a wheelchair that the system was down and if he had to pay rent he could "wheel down to Walmart and get a money order" They spam your email with things Intended for the complex without proper context & don't Communicate with their maintenance team.

I moved into this place in 2015. The office staff was extremely nice and accommodating while I was a potential tenant but the moment the lease agreement was signed the whole vibe changed. There's never any resolution to any problem. I've had issues with disgusting obnoxious neighbors and I've reported them to the office with evidence of lease violations and requested to meet with the office manager on F I V E separate occasions, ALL of which have be ignored. I've ever called corporate and has never heard back from anyone. It's clear that the culture of this leasing company is not one that honors the tenant, they're concern is the bottom line. NO COMPASSION, NO CONCERN NO CARE. It's horrible the way they allow lease violations by tenants that affect other tenants BUT use that same lease agreement to justify the nonsense that they enforce. Their maintenance staff tore up my apartment while replacing the water heater, they USED MY KITCHEN TOWELS AND SEVERAL ROLLS OF MY PAPER TOWEL to clean up their mess. Not so much as an apology when I reported it. The units are shoddy at best even the so called upgraded ones are a joke, the material used for the counters are equivalent to plastic the steam from the dishwasher causes it to melt. The fake wood floors bubble and scratch, the carpet has buckled so badly. My doors were installed backwards in my closets so the door blocks the light from illuminating the closet. Requests to get any of these repairs done were basically laughed at.....The walls are so thin you can hear your neighbor cough. So just imagine trying to sleep or get your child to sleep when the neighbors are just waking up at 9pm!!!!! Whatever your neighbor cooks, smokes or poops you can smell it in your unit and not faintly, the smells are very strong.You can hear EVERYTHING inside and outside the buildings. It's beautiful on the outside, but it's the pits inside There has been several days that I've been home during the day and the water just mysteriously is shut off. PLEASE SAVE YOURSELF THE HEADACHE AND DO NOT RENT HERE!!!!! YOU'LL BE SORRY
