NOT SAFE! The security gates are almost always broken, and neighbors have reported break-ins! They have homeless squatters living on the grounds! They've spruced up the front of the place to hide the fact that everything else is falling apart. They never fix anything! They promised me new appliances if I would renew my lease for another year and I never got them. Fined and billed unfairly even though I left the place in good condition and always on-time and in full.

    DO NOT MOVE HERE!!!! THIS PLACE IS HORRID!!! They have the apartment complex ravaged with construction. All they care about is building their new luxury apt...They torn down all of Riverbend trees to cram in their new complex. It is incredibly noisy and inconvenient for the residents of Riverbend and they absolutely DO NOT CARE!!!!!

      Don't waste your time or energy here. This place advertises security and a gated community but that couldn't be more of a scam. I've lived here almost 7 months with a year lease and it's been one of the most horrible experiences I've ever had. The gates are always broken months on end. They're adding an addition to the apartment complex and seem to be more concerned with building new then taking care of and fixing what they already have. My car was broken into after 3 months living here. I asked the management if we could review the camera to try and catch the person only to hear the cameras don't actually work and they are working on getting them fixed. I'm writing this review bc just recently my friend's car was broken into along with three other car in the same parking lot and guess what??! 4 months later the cameras are STILL BROKEN!! Not only is the security a joke but so are the maintenance. I was in my bedroom folding laundry when I heard someone in my living room. With no warning, notice or call I found a maintenance man in my living room snooping in my living room closet!!! I asked what was the meaning of the intrusion he said "I thought you were at work and was looking to fix the leak in the closet." I NEVER complained of a leak because there was no leak!! Creepy older Mexican guy had me so scared I now live in fear. I've had to move all of my possessions worth anything to my mothers house in fear something will be stolen. I know he was here to steal from me why else would the first words out of his mouth be "I thought you weren't home." I never take the time out of my day to write reviews but these incidents I feel need to be known. None of these things should ever happen to a good renter. I don't know how the owners sleep at night with all of this disgustingness going on. Take my advice and rent a house or a more reputable place. God Bless.

        We haven't lived here long but have had a really pleasant experience. The maintenance has been quick and professional, the staff is all very responsive, and the pool is never crowded. The walls are thin but our neighbors are all courteous and quiet so far. I would recommend Riverbend to a friend.

          Noise 2 stars. Thin walls allow you to hear everything outside at two or three in the mornings. Loud plumbing for anytime your neineighbors decide to use sink shower even the washer allowing You to hear a screaming sound from the pipes in the walls Grounds 5 stars. Best thing about this property. Plenty of room at the park. Nice fishing pond. Plants and greenery through out Safety 1 star. Gated community. 90% of the time the gates won't work or are stuck in an open position. I personally watched people keying other people's car. Walking down the sidewalk constantly hearing people argue and shout. Both vehicles I own broken into multiple times. Neighbors 3 stars. Great school district and most neighbors are friendly. Maintenance 2 stars. When we first moved in it took several complaints and about 6 or 7 months before anything was fixed. Staff 3 stars. Current staff I rate differently and on a higher level. Overall staff has been bad though. Past staffing has had high overturn rate. Personal security violations. Consistently changing management. Overall I would honestly rate this complex a 2 star. Pros: great wooded property. Stocked fishing pond. Soccer field. Nice neighbors. Most of all great school system. Cons: not verry safe for your property. Personal security has been compromised since I have lived here. Slow repair s when we first moved in. Parking is limited. Overpriced and advertised as a gated community.

            We've been here 3 months and like it here. We also moved from out of town (Oklahoma City), so we stuck with a complex near South Tulsa for safety. We're a young married couple, students, but not at ORU, so we don't live quite as close to our schools (OU-Tulsa/TU and TCC) as we would like to, but it is quiet and the campus is spacious. The gates are back down partially and have been for a couple of weeks, but that doesn't matter to me a whole lot because it's a pretty safe area from what I've seen - with the exception of the nearby Wal-Mart. (We do shop there, but I, a female, don't go alone.) The neighbors are very pleasant (with the exception of one lady - there's always that one). Near us there are a mom with two girls and a few elderly plus some students. Many long time tenants. We have pets, and the apartments aren't overly strict like some we have experienced. The apartments themselves are outdated, but only cosmetically, which keeps the price low, so we like it. We plan to stay until we finish school and maybe even while we save for a house. One thing we didn't notice before moving in is that the one bedroom floor plan is not conducive to having guests: you have to walk through the bedroom to get to the bathroom. That is our main gripe, but having a washer and dryer hook up is great. Lots of resident activities, since there's a community garden, soccer fields, basketball courts, tennis courts, a park, bike rentals, easy access to the river and two pools. Great deal for the affordable price.

              We moved into Riverbend after spending a long weekend discovering Tulsa- yes, we were moving from out of town. The apts are not the most up-to-date inside and outside but are huge compared to most and the neighborhood is still great. Neighbors of ours had been there for years- that is a good testament for me. It was a good mix of ORU students, young couples/families and seniors. Yes, there will always be issues with someone breaking the access gates- whether it's a neighbor, visitor or the trash truck... Overall, this apt complex is a tucked-away gem that was clean and affordable. We loved the quiet area of town, nice open property with pond and yes, the management. Have experienced others in Tulsa since then and this is the best by far. We ave recommended Riverbend to friends & coworkers anytime asked.

                I'm a repeat tenant......

                This is actually the second time i've lived here, i moved out of the area,and when i returned to Tulsa I decided to move back to Riverbend, I found the location to be good for me, very convenient with walmart right around the corner, restaurants as well as a shopping center nearby, my church is less than a mile :),i love getting out and jogging riverside, and here, im VERY close, they also have bicycles in the office you can use, but i prefer running, and when the weathers not good i just go upstairs and use the gym :).... I have had some maintenance issues while living here, both times, but nothing out of the ordinary for an apartment,for the most part they have been good at fixing things pretty quick, they have a "do it all guy" that you can request to help you do things, ive used him a few times admittedly for easy things :) lol,recently, I've really only dealt with Tara the manager since ive moved back,I'm very happy with her, and for the most part everyonelse in the office seems to be pretty nice and friendly. I just wish i could have got a downstairs unit. At the time i moved in they didnt have any available. Overall, i find riverbend to be a good choice to live. Would i rent here again? probably not, but only because i plan on buying a house :) if i do get another apartment though, Yes, i would consider moving here for a "3rd" time.

                  Rude staff!

                  I lived at Riverbend for 3 years. Maintenance was always creepy and they blame anything that goes wrong in or near your apartment ON YOU! The gates hardly ever worked and when my gate card broke after having it for 2 years I got scolded like a child and told to pay $50 for a new one! Ridiculous! Then when I finally moved out they were "to busy" to give me a walk through of my apartment. They made me come back a week later to do it. Inconsiderate! And then although I got a clean apt/all clear they kept my deposit AND 3 weeks later sent me a bill to pay for new carpet!! I took my complaints all the way to Leimbach Comp. and of course they deferred to the judgement of the Riverbend staff and I either had to pay it or get it turned over to a bill collector! I would NEVER recommend anyone living here!

                    JUST SAY NO TO RIVERBEND

                    I lived there for over 3 years. The gate was broken most every weekend by a car trying to speed in. And, if the weather is cold enough to freeze, they leave it wide open day and night. Now that I have moved out, they are trying to find a reason to keep my deposits even though I got a "clean no damage" report on my walk through. The maintenance was good though. They just got a new manager...boy is she a rude one. Only cares about the mighty dollar and has no compassion for the residents. She has a lot to learn about customer service and how to handle people. I'd just say no and keep looking...there are nicer apts out there.

                      Sneaky snakes and hateful shady maintainence

                      So I sign the lease and go through the rigamaroo and afterwards I find I just signed for the unit RIGHT NEXT TO THE BUSY STREET AND CASINO PARKING LOT and not the one originally offered. After having cold feet and despite already invested funds I move from my smaller apartment which wasn't too bad to go ahead and try make the best of the situation despite all else. Booned by my very own optimism, I should have trusted my gut instinct, the apartments AC is weak, I had to renail all the nails sticking out of the stairs and two patios, disposed of the mammoth birds nest that was also somehow overlooked on my back patio, and due to the summer heat I covered my front patio best I could and turned part of my patio into a nifty little clubhouse til I could get something more tasteful, and installed a window unit in the window on the big side of the building which cools the place considerably. It was my own little castle until an incident occurred with water leaking into the downstairs neighbors apartment, mind you I've lived at and visited numerous apartments in my day as we all have and anywhere that has happened it was a structural issue with no qualms, of course because that's what it is. Maintainence shows up and is insulting, condescending and illogical with the issue, saying that its our fault for getting water on our bathroom floor, and that we can't get ANY on the floor, we will be responsible for any damages and this is our first and last warning. This is even though I had installed splash guards initially. So I call the manager who at the beginning of the call is already geared up to argue with me about it but after I explained how I felt reasonably the managers tone followed in kind and thank goodness to no hostility (or at least covert hostility) I get told that I "have to understand HIS situation," though unless I am confused he is payed to be here, we pay to be here. Seems like at this junction the only party exempt from receiving any consideration is us. This leads into the next part. I am told the balcony looks tacky (and it does, but its a rough draft til something more aesthetic is purchased) and lo and behold I lose part of the light and traffic sound blockage from the road, but for the sake of curb appeal I can see how it looks bad. The next part is retardulousness at its finest. Apparently the window unit is considered altering the unit and is a no go. So an appliance that cools my house and picks up the slack from the crappy AC is an eyesore, as if the outdated stove and barely working microwave that time forgot (can you say harvest gold?) in my kitchen are the swank of the swanky, along with the dog terds on the grass that the "luxury residents" see no need to clean up. Classy. So here I sit in this apartment that doesn't even feel like it's mine, every time I come home I feel like I don't belong in my own house. The "first and last warning" statement was a huge red flag that says "get the eff out before we kick you out." So anyway, lets put all this B.S. into the B.S. translator and see what comes out. They pawned a unit off on us nobody wanted. They are in deep denial of their structural issues. The window unit is probably more of a red flag to potential residents that the central air sucks. Maintainence doesn't know how to swing a hammer or didn't care to before our move in. Our presence here is not appreciated but welcome. After all the blood, sweat, tears and money we spent on this excursion I am heartbroken and distraught. The apartment complex I came from may not have claimed to have been luxury, but I lived there for two years and was never made to feel this way by the staff nor was the unit in such disrepair or in such a noisy place, and it was under the same leasing company. Yeah there was still dog crap on the grass, but at least there it was quieter and my unit felt like it was my own, and the rent was considerably cheaper. That and the john wasn't in the bedroom, which means if company or maintainence has to go in there they will see all your bedroom business in its potential modesty and/or shame. Once again though, we knew the loo was there in the floor plan, but overlooked it hoping for the best anyways. Oh, and I haven't even been here a week yet. Cheers if you decide to move here. Never take a good place for granted like I did. I wana go back home.

                        Staff at Riverbend go ABOVE AND BEYOND!!!!

                        We are in the process of moving to Oklahoma. I was very nervous about the new town and people. However, the staff at Riverbend made me feel so welcome in my new city, that now I can't wait to move there! In the very first email, Jason was so knowledgeable about Riverbend, area schools, shopping,(etc.) that I decided to fly to Tulsa before my move-date to 'explore'. While I was there, I saw several other apartments, saving Riverbend for last. What I experienced during my visit (and subsequent conversations with current Tenants at Riverbend), far surpassed ANY of the other 12 apartment complexes that I visited. The grounds were beautifully maintained and SO peaceful. Ponds, basketball courts, BBQ areas and so much more! The apartments that we viewed, (both upper and lower) were sparkling clean, with updated appliances, paint and carpet. I've read the other reviews on this website, and I can tell you that in talking with other staff, grounds employees and current tenants, it seems as if the other 'reviewers' had PERSONAL opinions and used this forum to voice them. They do NOT seem to apply to Riverbend as it exists today. I made Riverbend the choice, for myself and my family and wanted to write a truly fair review...........

                          I LOVE IT

                          I have read threw alot of reveiw's. I am suprised to see as many negitive comments as I have. I will make this as fair as I can, giving examples of things. I have lived at riverbend 2008-2009(I did move for lower rent at Deerfield 2009-2010, Hated Deerfield due to random people trying to just walk into my apartment and having people break into my apartment...), moved back to riverbend when my lease ended at deerfield, I do love it at riverbend. I have lived at a few places. My favorite thing there is the office staff. The manager of the property seems to change every 4 months. Lori the other manager has been there since I moved in. Jason is the leasing agent there and knows everyone. I have only seen him a few times but he always knows my name and remembers who I am. I think he above all the staff there cares most about the residents. Maintiance is good, sometimes it does take them a 2nd or 3rd try to make sure its a perminant fix.Lol, but they are always there the same day that I call so. Most of the time I dont mind(Deerfield and Coppermill it took weeks to take care of issues). I have never had an issue with roaches here. When I moved into Coppermill 2007-2008 there was alot of roaches. That was the main reason I moved to riverbend. I had a friend that lived there and said he never had an issue. I never had an issue with them. Wasps can be a problem, They do try to nest against the apartments. The staff does destroy them but dont be suprised if one day they show up. You just have to call and have them destroy the nest. I live in an upstairs apartment. My downstairs neighbor can hear my son running, but doesnt hear normal things we do. My neighbors do look out for me. My next store neighbor called the office when my boyfriend went into my apartment to get something for me, Jason left a message at the time he was notified and also confronted my boyfriend while he was still in my apartment. I kinda laughed at it, when it happened. It does give a great example of the safety there. The gates are sometimes consumming, lol. I hated my gate cards. It is worth it to get the thing that opens the gate thats on your keychain. Makes it so you dont have to roll down your window. Here are my veiws on the bad of the property: The pool only goes to 8 feet, waiting to get into the gate if someone doesnt answer there phone to let a friend in, Apartments are older, the outside of some of the buildings are ugly, Its a mixture of everyone, sometimes the rent increases when the lease is up.(I have renewed 3 times and my rent has gone up about $65 between all 3.) I guess thats expected though... I dont like that constant manager changes. Dont expect the managers to know who you are.(doesnt matter though, Jason probably will). The good things: NO Pests, Great maintiance, No random people walked into my apartment, they do stop the partying neighbor's, All my friends love my apartment. I think my rent is kinda high, but at both coppermill and Deerfield apartments, I got my things stolen. The office there didnt do much other than told me to contact my renters insurence. It upset me, They told me I was in a safe place. It probably cost me more in replacing my things. I honestly wish I would have moved into riverbend sooner and not left for lower rent. I came back though. It is worth the higher price...

                            Horrible

                            We've had a horrible experience since moving in four months ago. The upstairs neighbors are incessantly loud and don't respond to complaints, whether directly from us or through the office. The office doesn't seem to care that their music rattles the dishes in our cabinets or that they vacuum at 2:30 in the morning. Maintenance has made no attempt to fix any of the 7 problems we reported when we moved in. We lived in another apartment that was owned by the same company and it was great. There has been a huge difference between the two. DO NOT RENT AN APARTMENT AT RIVERBEND!

                              Yes to Riverbend

                              The apartments are a little old fashioned but they are very spacious in every room. We had a few roaches in our apartment and reported it to the office and 2 days later the exterminator came and haven't had a problem since. The office staff was very helpful whenever i had a problem. The maintenance crew was very prompt in fixing any problems we had. They are a fully gated community with limited access. My visitors sometimes had problems getting in to see me but that made me feel more secure because not just anyone can get into the community.

                                Scammers

                                The people that run this place are horrible. Mrs.----- ---- and --------------- are liars and horrible people that should be ashamed of theirselves. They don't do their job they lie and scam you out of your hard-earned money. (1)We called numerous times telling them we had bugs coming out of the cracks in the ceiling of our downstairs apt. they told us the exterminator comes every other week but he NEVER came to our apt. we asked if they would come over with the exterminator and look at them coming out of the cracks in the ceiling and maybe check the upstairs apartment they said they were TOO BUSY!!!! Too busy to do your job!!!(2) They call it gated and charge you more but the gate is always broke and half the time its wide open, in just the short 7 months we lived here 4 people got their apt broken into and my car was keyed on both sides for no reason, i have no enemys. They first told us they had cameras throughout the apt. complex but when we told them about my car, they said "oh no we don't turn those on overnight so, we can't help you! Shocker! (3) We cleaned our apartment and gave all of our keys in and even asked to do a walk-thru and --------------- said "No, that's not necessary." About a month later we recieved a letter saying we owe 700 for damage done to this apartment. What?! They said it was our fault for bugs, they said the carpet was ruined. which it wasn't at ALL! We never even wore our shoes in the apartment, and we had no pets, no kids and don't smoke!!! They said we didn't return our gym keys,gate keys or mailbox keys! A FLAT OUT LIE!!!! just to add another fee! I wrote a letter back to corporate saying this is impossible for any of this to happen and that we asked to do a walk-thru and were told we didn't need to. I got the rudest letter ever from ---- ---- (manager) whom we didn't even see when we handed our keys in. Pretty much saying we are horrible dirty people that left this apartment filthy. I am OCD! I can't sleep if there is one dish in the sink or a crum on the counter! This apartment was never dirty. We were perfect tenants! She pretty much said it was her word against ours and that we have to pay or it will go on our credit. These 2 women are horrible people,scammers and flat out liars!!

                                  Decent. You get what you pay for.

                                  Best thing about this apartment? For us it was the 2 bed 1 bath for $570. Killer deal. Our friends moved in to a unit right across the parking lot a few months later and pay around $640. So we got lucky! Its great! Moving in wasn't a problem. Everything went well. Maintenance calls were fine. They came pretty quick. The A/C went out twice in a 2 week period during the summer. Someone tried to break into a unit on the far south side of the complex. I just made sure to leave my porch light on. They say that the person was either caught or stopped... probably just a stupid kid, but I think it's ok now. Quality of the materials in the unit are ok, but not greatest. Some things that I do not appreciate... they told us that our apartment had washer/dryer hookups. I looked at a different 2 bed 1 bath just for an idea because we couldn't see our exact unit. When we moved in, we decided to just use the on site laundry facilities until we could afford a washer and dryer. Oh, and they are only set up for stackable. We saved some money, ready to buy a set... look in closet, see no hookups. Tell the lady that says we have hookups... she says we do but she'll double check their maintenance book or something. She says that in that book it says we don't. She also says there is no price difference so out of luck there. Just that they lied to us then didn't change the price, that's upsetting. Now I'm trying to move out and they are making it very difficult. From keeping me on hold for 20 minutes until I hang up and call back... "Woops! I'm sorry, I forgot you were on the phone!" To being just rude over the phone when asking questions about moving out and then pressuring me into staying and saying that the apartment I'm going to is not as good and they have a stricter credit check (which I passed with flying colors). I feel that the staff is simply not worth it. For $570 for a 2 bedroom? Yeah, you can tough it. But we are throwing away/selling/giving away a ton of stuff so we can just move into a nicer one bedroom somewhere else. Overall? Not bad, but not good. Oh, also, it was nice when we moved in because it was sort of "tucked" back in the woods but shortly after we moved in, they started construction on almost all sides of the complex. Storage units... some building for lease... the trees that hid the casino are now tore down... and the casino is moving a few hundred feet into this new gigantic building. Nothing special about the location now. Gated community but everyone either sneaks in behind other people or they tell them the gate code.

                                  Cute, but old school

                                  I really enjoyed my time living at Riverbend. The maintenance staff was always very helpful and efficient, and always had any problems fixed within a day. I have not had any major bug problems up to this point. The look of the apartments and appliances is pretty retro, but one could say it just gives them character. The office staff has also been incredibly friendly as well. Its a tad pricey considering how old the apartments are, but the grounds are nice and well kept, and I appreciate the fact that it is gated.

                                  Great place to live... if you like roaches, cars and apartments being broken into, neighbors having loud late night parties, your car getting hit in the lot, dark walkways, security gates that are frequently left open by management, kids on the adults only pool and sidewalks that aren't shoveled in winter. The place has really gone down since they switched managers a couple of years ago. It used to be a really nice complex, but these days you can do much better for cheaper.

                                    Absolutely no to Riverbend

                                    We rented a one bedroom apartment is last summer(April,2007).It was $450 a month,6 months lease. After we completed 6 months and want to go to month to month lease , it became $575 a month,which is exorbitant .We wanted to have a 2 bedroom apartment and we asked the apartment authority for it. They charged $705/month for a 6 month lease, though I am quite aware that some people are staying there for $550/month for a 2 bedroom apartment. So we decided to leave the apartment . The apartment authority asked a 60 day notice. Previously when I was in New York , I was in month to month lease and they asked for 30 day notice . Now when I am in another apartment in Tulsa , they also ask for a 30 day notice.I don't know how they came up with 60 day notice period in month-to-month lease . Ultimately we leave the apartment and they charged us $93 for the damages we have done in the house.Actually there was no damage, we used to stay only during weekends as I used to work elsewhere. From my experience I will not recommend anyone to rent a room in riverbend.

                                      Just say no to Riverbend

                                      So the people are -------s, excuse my language. It is a dollar for washer, a dollar for dryer which 90% of the time does not dry your clothes so you end up paying twice for the dryer just to get them dry. Maintenance sucks, the buildings are old and ------. The thing that really got to me was the time when I found a kitten in the grass area. I'm an animal lover so I fed her of course and ended up taking her back to my apartment. I did not want to leave her in the cold, so I put her online and waited for someone who wanted her to call. I had her for about a week and when the manager came by and saw her she charged me $300 just for having a "visiting pet". I told her the story (she didn't care) and even if I had put her on the street that day she still would have charged me that money. Okay, if I had a money tree in the backyard I definitely would not be living here. It is gaited...yay. If you don't have a home phone (like most people with cell phones) the code doesn't work. So if you have friends come over and visit you have to walk to the front just to let them in. Pain in the --- if you live on the other side of the complex. They don't contact you when a packages arrives for you at the office (ones that don't fit in the mailbox). So if your not expecting one you have no clue its there. Just some personal stuff off the top of my head.

                                        Honest opinion.

                                        Where to start. I will say that when I first moved in, I had a huge ant problem. Then I had a flooding problem due to large trees they like to plant right next to the buildings. I was told that the roots have cracked some of the buildings foundations. Months of complaining left to the tree being uprooted the ants being exterminated on a regular basis and me moving to another apartment. I moved to an upstairs this time, and I will say it is much much more enjoyable. Less noise, no flooding problems and no ants. I m happy now. Now as far as feeling secure in this complex. I will have to say that I do. I feel really secure. It s a friendly gated community with cameras, the gates may not work every once in a while. But, when a family is involved, the smaller things in life do not matter. Such as ants, tree roots and a gate problems. I would still recommend this place to anyone, as long as they don t mind living up stairs.

                                          We lived Riverbend from Oct. 2006. we do not recommend the property any more. When we moved in, we were told that there are optiona to choose a lease or month to month payment. For lease issue, if we broke the lease, we just needed to surcharge with market price, $125 more per month. However, when we moved out, I was told the regulations have been changed, we were forced to pay the rent for all the left months. Actually we absolutely did not receive any notice.<br> <br>Another issue is so far we still did not get the deposit back although we called Riverbend several times.

                                              I rented an apartment during the summer. I had a cat who had been treated for fleas at least three months before I moved in (so he had no fleas when I moved in.)I had a big flea problem for at least a month. The exterminator only comes on wednesdays and he only sprayed the carpet. he never sprayed my furniture so they kept coming back. If you've ever had a flea problem you know what a torture it can be. After I got that problem taken care of I had an aunt problem. My kitchen was never horribly messy, but if I ever left one item of food out, the next morning it would be swarmed with aunts. yes there are two pools, but one is for kids/families and the other is for adults only. the problem with this is that at least one pool was closed all the time for "cleaning". thie windows are really thing so during the winter they let in cold air (the same for the summer). my apartment did not have lights in the bedroom or living room... so stumbling around in the dark is your only option because plug ins are not near the door. My freezer frosts everything over and I can hear everything my neighbors do... flush the toilet, talking in the kitchen, etc. etc. also the parking sucks. many peole park in the streets.
