A disappointment
I'm just so tired of living here between the bugs and the all the little things that build up this just isn't were we want to be. I want to feel safe and this place just isn't.

This Place SUCKS!
First of all the office staff is terrible. They are rude,unhelpful,and basically just all around JERKS! Maintenance is a JOKE...We've been battling an ant problem since we moved in...it's been a year and pest control's visited maybe twice...and WE STILL HAVE ANTS! The gates hardly ever work and hope you never do have a real emergency when you live here because pretty sure you'd have to wait til someone felt like responding to your call! Not to mention we have to park on the street everyday. We're OUTTA HERE!

Better than some.
Pretty nice place. My apartment is in good condition. Everything was cleaned well before we moved in. There are a few blemishes, but that's to be expected from a place that you pay less than $600 a month for a 1 bedroom. <br><br>Maintenance is good. Really nice and polite. Quick. Had a water heater bust in the apt above me and it flooded my apt. They fixed it as soon as we reported it and had a service come out to fix the carpet it ruined. However, the ceiling was stained. All they did was paint over it instead of replacing the ruined spackle, so sometimes when it's humid, my apt smells like wet ceiling... <br><br>My upstairs neighbor is really rude. He stomps up and down the stairs and plays his guitar/bass at 2-3 in the morning. He also has thrown his cat litter over his balcony into my flower bed. I told the staff about it but I don't think they did anything. He's still loud, but no more cat litter.<br><br>I'd reccomend it if you like the area. Alright pricewise. Staff is nice overall.

Uh Not Great, Not To Bad
We have had several problems with the complex involving ant and spider problems. After 4 requests within 3 weeks to have my apartment sprayed my wife was bit by a fiddle back. Apartment complex said it is not their responsibility, but they only apologized. Maintaince is quick, but shoddy and if they promise to follow up they don't tell you that you still have to submit another work request. There have been several break-ins to cars recently and the gates are more of a henderence than a protection, because they are broken an average of 18 days out of the month. They told me that if I want my bush covering my sidewalk into the apartment trimmed I had to wait 2 mo. or do it myself, but didn't provide trimmers. Staf is friendly, but has tried to scam us out of money by combining 2 bills, rent & water into one payment and then on a very long complicated report saying I underpayed. After 5 hours of checking bank records and their paperwork I found we overpayed $200 and it took them 3 mo. to give it back.

It's not awful, but it's also not great.
I've never heard my neighbors, and the layout is such that you cannot hear the noise in the living room from the bedrooms. However, the wall between bedrooms is pretty thin if you have a loud roommate. Although they came to repair it, the flue on the fireplace still makes all the smoke fill the apartment and not go out the chimney. The high ceilings in the front room keep it cold in the winter while the bedrooms are often hot. I don't think the vents have been cleaned in years and really flare up my allergies even though I put filters on them. Also, I can smell my neighbor's cigarette smoke and food through the vents. Lately, I've felt less safe because of lots of vandalism of cars and the gates constantly being broken from vandalism. My gate code stopped working, and I had to get in after the office had closed through the pedestrian gate. The locks on the front door are shoddy and the lock on the sliding glass door doesn't work at all, but at least the windows can't be opened from outside. Unfortunately, the windows cannot be opened from the inside either.

Terrible customer service, building in poor condition
Every time there was heavy rain our roof wood leak. Contacted management regarding the problem. Concern was that water was leaking from cracks in the celling close to the electric light. Solution given: "Put a bucket down" then later on "We eill be repairing roof" and even after repair - same issue. Leaking again. Called back management - guess what response was? "Put a bucket down"<br><br>Dumpsters are emptied rarely. Poor parking space. Cracks on walls and cellings. Most buildings are 30 years old. Wooden stairs rotten and damaged by <br><br>termites, spiders. Reply to ask to do something about the bugs is "Those are harmeless"<br><br>Staff is either incompitent or deliberately misinforming and misleading potential renters <br>into signing in a lease or renewal.<br><br>You will hear some things like "your deposit will cover all cleanup charges if you need <br>to move-out in a hurry" and then you get a $300 bill for "cleaned sinks and tub".

great place!
My husband and I have lived here for 2 years and we are renewing our lease for a 3rd year. Our cheap rent has stayed the same the whole time.<br><br>I think it's so great that the property is 80 acres complete with basketball court, tennis court, soccer field, 2 pools AND a park with grills and swings! That is a rare find. I also love that there are so many trees and grassy areas on property. I take walks around the property a lot because it's a nice place. I like the diversity of the buildings and plants. Great place for dogs because there is so much room to run around!<br><br>When things break, maintenance fixes it within a day or two. We've gotten a brand new microwave, refrigerator, water heater, shower head and kitchen sink faucet--very nice! We had merely complained that the shower head started spraying a bit sideways and that the kitchen faucet became a bit loose and they gave us nice new ones! We didn't expect that. As for the reasons for the other new items...the microwave we started with was old and stopped heating things up quickly, the refrigerator wasn't getting very cold and the water heater started leaking because it was old. I was impressed at how quickly they gave us new ones! <br><br>Anyway, I highly recommend Riverbend Apartments! We've always had nice neighbors, never heard much noise (the property is usually REALLY quiet) and we enjoy the free food at the monthly resident parties.

nice place to live
This was a great apartment for the price. The apartments are older, but I never had any problems getting things fixed. The staff was always helpful, and maintenance fixed things quickly. <br><br>Not too fancy, but definitely safe, quiet and clean. If I ever move back to Tulsa, I will look into Riverbend again.

Ok Place
Location is ok but not the best. Often smells really bad because of the river. Could be more secure if the complex took the time to hire security. I like the apartment for the price but I wish I would of chose somewhere else. Would recommend as a last resort.

Generally a nice place to live...
I lived here a couple of years and it was my best apartment experience in Tulsa. The best part is that the complex is isolated and quiet, with a security gate. It's not next to any other complexes and you don't get outside people cutting across the area on their way to someplace else. Maintenance people were generally pretty quick to fix problems, and the staff was pretty good.<br><br>Only a few quibbles...they relied too much on the security gate, and it broke down a lot. There was an attempted home invasion one night [there had been a rash of them in the area that summer] and that forced them to hire a security company to do patrols but they stopped it after a couple of weeks. It was mainly for show. Still, that was an isolated incident with someone who had been targeting complexes in the area, not something that went on all the time. While the daytime maintenance staff were helpful, when I had the refrigerator break down after hours the guy was pretty rude about it. Um, it's your job. At least be civil. They seem pretty quick to raise the rent...about once a year, claiming "improvements" I never really saw. When I left the rent for a 1-bedroom was approaching the level of a typical house payment, but it's a nice place for the price. They require 60 days notice if you're moving, which is a little much.<br><br> The laundry facility is lacking, with only a hard bench to sit on and an inadequate number of washers. Still, I recommend it for people who want a nice place to live in the area.
