As a long time resident of Willowbrook I can honestly say I love it here. The apartments were bought out by a new company, and they are great. The staff is friendly and always happy to see you. Maintenance is done in a timely fashion. The grounds are nice, and the pool is a lot of fun in the summer. The rents are amazing and the quality of the apartments is great. My family and I couldn't be happier.

Poor Management and High Crime!
Poor Maintenance of buildings and grounds. No enforcement of Condominium rules/regs as observed that there are dogs (aggressive pits) over the 20 lb weight limit. Illegal drugs in every building. Low class tenants (every other word is F__K). Board President leases to tenants with illegal guns. Broken promises about property improvements. Dirty interior and Exterior Common Areas.

I'd really like to stay - the floor plan is very spacious and the rent is reasonable, but I can't afford the rent PLUS the electric bills in the summertime ($250 per month to run A/C for 800 sq ft???). Complaints about this get sympathetic noises and ultimately ignored because it's not their problem. They're trying to eliminate the "split your heating bill with the rest of the complex" charge by raising rent. Also, the heat and A/C are six months on/six months off - try waiting over a week of 85 degree weather until you can turn your A/C on and you'll know frustration and no sleep. This past spring saw an ant infestation the likes of which I'd never seen in my years living here - I didn't even want to put my feet off the bed for over a week and had to put the cat's food up on a bookshelf so they wouldn't swarm the bowl. Maintenance has been mostly prompt in addressing issues. Follow-up not so much, but prompt in assessing and putting in a band-aid repair so the tenants stop squawking. I like my place. I love my neighbors, but the lower rent compared to others in the area doesn't seem like enough when my electric bills in the summer are so high. It's a shame, but apparently that's business.

Poorly Managed
When I lived at Willowbrook, I left as a very unhappy customer. I lived there for two years and the first year was "fine." Although we were very unhappy with "splitting" the heating bill (even with empty apartments and neighbors who were careless with their heat on blast and windows open), it seemed okay. The apartment was fairly spacious and our neighbors were fine. For an entire month during our second year, however,our heater did not work. We called several times and the maintenance staff was "waiting on a part." They were very friendly but, regardless we were cold! That month, the complex attempted to charge us for heat, and the very rude management did not seem to understand why we shouldn't be paying it. I actually ended up reporting them to the better business bureau. In the same year, I woke up to find that there was a freezing cold puddle around my bed. The foundation of the building was cracked. It took them over two weeks to put a quick fix on the problem. They did not offer an alternate place to stay, compensation for my bed which was warped, etc. I have driven by since leaving and I can tell you for sure, they couldn't have possibly fixed it before moving the next person in. That's very misleading and the problem will probably repeat itself. My biggest problems were with the office staff who were not willing to be any bit of apologetic about the problems.

Be Afraid
We have lived at Willowbrook for a year now. What an absolute --------. The buildings are falling apart and very old. Maintenance is a joke, they have these guys that live on-site and are Jack of all Trades, Master of None. Our first week here a SWAT team stormed the building next to ours. There are court papers taped to every other door. Our neighbor bellow us doesn't work and smokes weed all day, a typical Willowbrook resident. The police are there every week. I think once you have been rejected or evicted from everywhere else you are placed in Willowbrook by the government. Wanted to move a month after we got here. Horrible mistake. Aparently this place was cool back in the 1970's.

Resident here for past 16 years
Ok, I had to write this review because I can not believe some of the reviews here. I have been living here for the past 16 years and have loved it. You can not beat the location. I can get on I-95, Rt. 322 in under 5 minutes. Walk to grocery store, restaurants, etc. Its a quiet place and generally people living here are ok. Management is ok. They help you when you ask for help. Generally, everyone minds their own business.

Great location, large units and friendly staff
I think they finally have it right. I have lived here for the last four years and have always loved the location of the condos; I work in Philadelphia but it only takes me twenty minutes to get to work and I still live close enought to Delaware to do all of my shopping. I have a two bedroom condo and love how big it is, and all of my closet space. Earlier this year, they got rid of the old manager and hired Colleen and thank god they did. They finally have someone who knows what they are doing and is friendly to all of the residents.

Don't move here
While living at this particular complex I came across several issues. For one, there is a plethora of illegal activity. This includes the Jamaican individual selling dime bags in the courtyard. When the light in the staircase of my building blew out I notified management that day. It did not get fixed for two months. There are rampant insect infestation, and mold everywhere. Management makes it obvious that they do not care about your safety or health.

Do not live here
I highly suggest thatyou do not live here. On the first day that we went to visit the rental office, a tenant in the parking lot said, " do not come here, they don't fix a thing." I thought, wow, she can't possibly be right. BUT SHE WAS! The office team has always been very nice,they happily take your maintainence request, then you go home and wait and wait and wait. After a few more phone calls, also happily answered, you wait some more. After a month or so, you begin to wonder if you should put the rent in escrow. The water can drip from the ceiling, the doors can come detached from the hinges, and you have to just wait. Safety is definetly not a concern here. They are, however, very prompt in sending out those court papers when you are late for the rent ! Things here are old and not maintained. The windows are old and hard to open. The air conditioning system in the units are old, suck up electricity like crazy and the management does not do ANY maintainence on them. They do not change the filters monthly as recommended. They do not clean the motors. Likewise with the heating system. The heat is way overpriced and you have to pay whether or not you use it. Again, you will pay a lot of money to run the unit to operate the fan for the heat. The apartments are pretty sound proof from side-to-side. But as for the people above you, forget it. Normal sounds are quite, but it's really annoying when you get woken up at 2 am because the folks upstairs are stomping around, or when they blast music. If you are a smoker, you will love it here. Not smoking myself, I found it repulsive when the neighbors across the hall would smoke in their unit and the smoke would float across the hall, under our door. Good things -- lots of sunlight, very clean when we moved in, spacious, but has very tiny kitchen. Pool is nice and well kept. Dogs over 25 lbs are not allowed, but many people ignore that rule and there is a lot of dog poop around from where people are walking their dogs in order to not get caught.

Foreclosure
I was looking at Foreclosure listings for Delco and came across Willowbrook. It seems as though the property is in the initial stages with a value just under 1.5 million. I had been thinking about purchasing one of the condos for myself and was curious if any of the residents were aware of this situation. I have read a few other reviews and it seems that new ownership and management may be necessary to keep this community afloat...

ACCUSATIONS ABSURD please take time to read my reveiw!
I have to completly disagree with all the bad mouth comments, To the person who is posting them, we all that live in willowbrook know who you are. You are about the only person who has had any problems with the mangagment directly and as of your wrong doing is why you are being evicted. I have lived in willowbrook for about 3 years now and not have had any complaints. The maintenance men are absoulty WONDERFUL, if there is anything wrong they are there to fix it as soon as they can possibly get here no matter what time of the day or night it is. The accusations of them selling and using drugs in my perspective is absoultly absurd. They are GREAT guys i see them all the time busting their butts and they are always taking the time to stop and ask not only myself, but any of the tenets if there is anything we need help with, Ive had the young man help me carry my groceries and bags upstaris after him seeing i was having a rough time doing it myself. They are always smiling and taking the time to greet everyone. The ladies in the office are also always wonderful, everytime i talk to them they are very nice on the phone or in person. I have rarly had any complaintes that i have had to take to the mangament office, but when i have they have taken care of them in a great timley manner and completed them to my expectations. For anyone who is looking into moving to Willowbrook I advise you to take the time and come see for yourself how great everyone and the property really is.

I have to disagree with the complainers. I know that there are reasons for your complaints and I am sure they are not justified. Just because you had or have an issue, is no reason the try and give Willowbrook a bad name. I have lived in Willowbrook for over 10 years. Any complaints that I have taken to the office, have been handled. And handled well, I might add. Sometimes it took a little longer than I would have liked, but for the most part they were handled in a timely manner. If you look around at any other complex, I am sure that they have good and bad reviews. As well as good and bad residents. For the most part, I do feel safe and secure where I am. When management becomes aware of a problem with residents, they usually handle it. When there is a problem in a unit, maintenance checks to see what they have to do to correct it. I can't help but feel that those who are making Willowboork look bad are also the ones who have caused the most problems and are not happy about the way things were handled.

nice location but horrible maintance and mangement
I had lived here with my fiance for about 3 years now and we just moved out. The apartment complex is in a great location but everything else sucks. They raised our rent ten dollars a year it started at 795 and ended at 850 and the mangement people are not the nicest at ALL. My fiance got held at knife point right outside of our building and got robbed for 50 dollars and the mangement did not care at all. We had two dogs that we had while we moved in and after they got under new mangement they sent us a letter saying are dogs were too big and if we did not get rid of them then they were going to evict us ..but when we first moved in it was totally fine to have the dogs ? They have tried to change the lease that we signed just because it was new mangement. I have had water and mold leaking from the ceiling in my closet and it ruined half of my clothes and on top of that the maintance crew came in and spray painted over top of the mold! They never fix the problem they just cover it up. I have been sick ever since I have lived there because of the mold. Everytime i go into the bathroom or just get out of the shower there is brown mold dripping from the ceiling onto the floor. The toilet almost always has problems..it is either leaking or overflowing all the time and for no reason at all. The sink never drains and I cannot even have the sink running for over a minute before the sink fills up and overflows and while the sink is filling up and not draining it is also filling up the sink in the master bedroom and there sink is not even turned on!! There are holes from people punching them in all over the walls when you walk into the building and they never get fixed. I have never had this much problems before at any other place I have lived. I would not recommed you rent from these people because it will be a very bad experience and you will get very sick from the mold!!

Looks can be decieving!!
I would have to agree with the people that are saying stuff about the drug use. I myself have seen the young man selling in front of my building as well as in the back of my building.I have sent in my complaint and it was thrown out but thats because the manager is related to the suspect. I have lived her for about 5 years now and never had a problem until the young man started working here,they send letters out to the people who own a building that is renting it out asking them why they don't do background checks then why do they hire and rent to people without checking on them.

I like it here!
I've had a unit here for 15 years and I don't have any problems. Good and bad people come and go just like anywhere else you could live. I'm 20 minutes from Philadelphia and 10 minutes from tax free Delaware. It doesn't get any better than that. They do their very best to screen people to keep the place safe and nice for us. Lots of trees. friendly staff.

Not bad
My big problem is the children who run around and seem not to have parents. There never own up to living here, and usually split before the cops get here. But these kids are animals. The staff has been completely cooperative with every request that I have made. I think it is a great value for the money. Local to everything. Not planning on moving anytime soon.

DO NOT LIVE HERE
I am not writing this to bad mouth Willowbrook. I simply don't want what happened to me to happen to anyone else. Even though this apartment complex is relatively cheap in regards to rent compared to neighboring apartment complexes, it is probably the most expensive in the total amount you will pay and should be considered a "money pit". What was unknown to me before moving in there was because the heat/airconditioning units are so old I would have to pay astronomical electric bills to PECO. We're talking $300.00 and upward every month! This is not a house! It is a small two bedroom apartment. On top of that, me and my roomate we're hardly present in the apartment anyway. We're both from out of state and would go home on the weekends to be with family and we would turn everything off. We both worked all day so we were only there on weekdays and after work. We complained but to no avail. But that was not the worst part. Even though we paid crazy prices for electric, the air conditioning simply did not work. I have attached a photo I took of my thermometer when I lived there. The air conditioning was on full blast and was unable to get the temperature lower than 80 degrees. Could you imagine having a child in that heat? I'm asking everyone who has had experience with Willowbrook to please write a review on your experience and if it matched up with mine. With enough voices maybe something can be done in the future and we could stop the madness that I went through so honest hard working people don't get ripped off like I did. Thanks.

My experience and other tenants
I have leaved in Willowbrook for about 3 years. In that time I've seen new mangement and the maintance crew changed numerously. I will receive monthly statements with high charges on them, stating I owe back heating charges for the past two months. There is never any proof for the tenants to actually see how much heat their unit has used. Each time I received my monthly bill I would have to call the management office to dispute my bill. The rents continues to go up and the maintenance issues stays the same; very old windows, old cabinets and just fast patch up jobs that leads to continous problems and calls to management for the repairs to be done correctly. I am in the process of looking for a new place to move out. The only great thing about Willowbrook is the location: close to schools, Highway and shopping area.

My experience was bad overall
Initially, things were okay. The staff changed and so did the service. I began receiving monthly statements that claimed I owed a couple hundred dollars more than I actually did, NOT including the additional heating charges that didn't make sense to me or my neighbors. Then, I began receiving letters that stated I owed one amount, and statements in the same week that stated I owed another amount. The accounting system is way off somewhere. All the while I am contacting them with proof of how much was paid, I would still get contradicting documents, and event eviction threats if I didn't pay the extra few hundred dollars. Because I refused to pay what I know I didn't owe, I continued to receive this kind of correspondence, which was very stressful. The phone calls about the correct amounts didn't matter. Bummer! I was stuck between calling a lawyer and/or moving out. I am definitely moving out. Then, I had an ongoing plumbing problem. I was there for three years, and I moved in with this problem. The neighbor downstairs has been there for many years, and keeps having the same problem. After repeated attempts to fix it, I stopped contacting the maintenance staff. They suggested I keep my hair from going down the drain, ignoring the fact that this problem existed before I moved in. I gave up! Neighbors believe it will just be too expensive for them to fix, so they continue to put a Band-Aid on the problem. Very frustrating--taking a bath while trying to take a shower! Washing your hands as quickly as possible so the sink doesn’t overflow. Not fun. The sink was falling apart when I moved in. They would not fix/replace it.

I enjoyed my stay at Willowbrook s much that I am interestd in residing there again. The only concern is that heat is not included and can be as high as $200 extra a month. Other than that the place was great. The office staff was very always polite and helpful.
