An okay place to rent.....cheap.
I lived in this apartment complex for a little over a year. I had really nice neighbors, I never had any issues using the laundry facility in the basement. There was a storage space for each apartment in the basement. The rent was fairly inexpensive. I got my entire security deposit returned to me when I moved out. But I did repair all the nail holes in the walls, and repainted, and scrubbed and vacuumed every inch of that apartment when I left. I had no issues with the management or maintenance either. There are a couple things though. Shortly after I moved in there, someone was shot right outside my building apparently over a drug money incident, and after I moved out, I heard that someone was raped in one of the stairwells. However I never felt unsafe there.

THE WORST PLACE I HAVE EVER LIVED! Don't Move............
Hi Pal,<br> You think this is cheaper,But when you move out they will give big bill for damages even you did not do anything.<br><br> Some one already told me that don't take that apartment because The management people do sometimes over charges like eventhough you do nothing they will be charged.I never care.But now this is what i got a reward from them.I never pay single penny in my 7 years rental history.<br>Don't live in this apartments.I moved in jun 10th,and i vacated on March 30th due to job transfer. Everything i gave it clean,Eventhough they charged me 619$ for carpet cleaning.Just think about it.<br><br>They said carpet has stains throughout the apartment.So they charged me that much.<br><br>My suggestion is This is Worst place!!!!!!! For your safe if you want to move in/out better take pictures before and after,If yu wish you can shoot a tape also.But Don't Move............especially in block # F1-2

Run....quick, and go rent somewhere else!!!!
This is my second year renting at Hatfield Vilage. The first year, I had a one bedroom apartment. It was pretty nice, but some of what you hear from these reviews is indeed true. I did have problems with centipedes and plumbing at this apartment. The neighbors on my floor were very nice and courteous, but whoever was living above me played the same CD over and over again, and of course it was loud. The walls are incredibly thin, and yes you hear everything.<br> This past year, I moved into a 2 bedroom apartment in another building. What you hear is true.....Indian music blaring at all hours of the night, children playing soccer in the parking lot and sometimes they throw things at your car. The laundry facilities are a joke, and most of the time not in service. You smell curry all the time. And the random pissings do happen. I came out one morning to find my car pissed on----how nice. People living here generally have no respect for one another. Oh yeah,..and that "assault" a few months back, was a RAPE. Theft is a problem here...as are many things with this complex. It really does matter what building you are in. My first year here was pretty okay despite the centipides,.....Now---I can't wait to leave. It's shady and unsafe here, do yourself a favor...pay a few extra bucks and go anywhere else.

------ living!!
Where should I start? The smell, the theft, or the noise... All postal packages have been stolen from right outside my door. There are people blaring music from their cars and having social gatherings in the parking lot. Then there is the highly unpleasant smell that hits you as soon as you come in the building. Holding your nose isn't really an option when you are on the third floor! I would not recommend this place to anyone.

good maintenance, everything else is horrible
the one good thing there is the maintenance.<br>they are usually there that day or the next day when you put in a request.<br>the two young guys do a very good job everyone else is so so.<br>the leasing people are all very rude, especailly the black girl at the front desk <br>oh no sorry the young kid in there is a moron also.<br>other than that the grounds are usually pretty clean exept for those stupid compactors always piled up with trash.

no real problems
i am just about to move out after a 6 month lease. i moved in over the summer and there was somewhat of a bug problem, though i never had roaches. the management staff is great, and repairs are always done within 24 hours. they only lost my rent check once...and i just called the bank and they took care of it. it sux that u have to pur ur trash in the car and drive it to the dumpsters, and when i first moved in, the smell of the new (extremely cheap) carpets was awful. i dont really feel safe going outside at night ever since the "assault" in december, but at least i know theres always someone within earshot...i was in a ground level apt, and the drains in the sinks and tub clog about every 2 months, but like i said, they come out and "snake" them right away. the only thing they never fixed was my door...it doesnt close all the way, but the deadbolt still works, so i wasnt worried. noise was never really a big issue, i think that just depends on your neighbors (i can hear the guy upstairs snoring sometimes, but its not too loud) parking is great. rent's cheap location sux, but come on, its hatfield, pa.

THE WORST PLACE I HAVE EVER LIVED!
My husband and daughter moved here from Ohio. They show a model, not the actual apartment. We fell for it. We lived on the third floor and the smell in the building was sickening. I put air fresheners (Glade Plug-Ins) in the outlet in the hall upstairs and someone kept stealing them. I used to hold my breath until I was in my apartment. Then there were the roaches, which they so fondly call "waterbugs". Everyone knows that is a cute word for ROACH. We used to leave our lights on in the hall, kitchen, and bath to deter them from coming in. We exterminated ourselves as did they and nothing worked. I stepped on one in my barefeet and that was it, we paid our way out of our lease and moved. Thank heavens.

Best Bang for your buck
I have recently moved into this apartment complex. I am renting a two bedroom. The centipedes are there. I see them once in a while, but what I have read about them they are harmless to humans(Wikipedia, house centipede). Infact they feed on other pests such as roaches, termites and silverfish. They are pretty big and can be scary if you are afraid of bugs, but I think some level of bugs are a part of apartment living. I have not seen any other type of bug besides this one. Infact I have never even seen them in the kitchen, mainly in my living room and bathroom. I just use a 25 pack CD spindle cover to catch them and release them outside.<br><br> It does suck that everything in the place is electric, but whats nice is almost all the rooms are zoned and can help you save on electric costs. In Sept. and October my electric bill was $30, and in Nov. it spiked to $70 with liberal use of heating. So far everyone who visited my place have said that its really great. The place is really quite. My grandmother who is light sleeper, and has trouble sleeping at night was able to sleep the whole night through at my place. I know that couple living across from me have a baby, but I have never heard it from within my place. If you go into the hall then you can hear things like the TV or the baby crying. I have searched other places near this one, and I believe that this gave the most space and features for the lowest cost. It is no luxury apartment, but in my opinion it is a above average place to live for the price you are paying.

Rent at your own risk!
I lived in Hatfield Village for one year before purchasing a home. THANK GOODNESS I got out of there when I did. DO NOT BE DECEIVED BY THE "MODEL" APARTMENT. Be aware that it is NOTHING like the real thing. There were fleas in the apartment when we moved in. The walls are seriously paper-thin, you can hear everything and I mean EVERYTHING going on above you and on either side of your apartment. The smell of curry permeates through the walls; it almost knocks you over when you step out into the hallway.<br><br>Parents let their children play unattended in the parking lot. It's not uncommon to see children playing ball in the parking lot bouncing the balls off of parked cars. Countless nights I was awaken by Spanish music being blared from a car in the parking lot. The majority of the people living there lack common decency. Drug activity is a common scene even with the police dept. next door.<br><br>The one bright spot at Hatfield Village was the friendly maintenance staff. They were always timely in fulfilling the requests that we presented.<br><br>Through college and grad school I have lived in five different apartment complexes. Even living in a large college town, I have NEVER experienced the noise problems and other issues that I have experienced here. Trust me; you will be sorry if you rent from Hatfield Village. By the way, the office staff is worthless. If you have a complaint, their response is to "write a letter,” which, incidentally never gets answered.<br><br>If you are looking for an apartment in the Hatfield area, I would recommend Brookside in Lansdale. My best friend is renting there and she has not encountered any problems. <br><br>I am still trying to figure out the positive responses to Hatfield Village on this website. Unless the apartment buildings within the complex are COMPLETELY different, I am convinced that the majority of these posts are from the managers or office staff trying to drum up business. How pitiful.<br>

Hatfiled Village Apartments
I been here for about 3 years. The maintance department is stellar, but the management in the office is not up to par. They are rude, and very unhelpful when you have a problem.They do nothing but collect the money. If the owner of the property knew that they had such a bad management team, they would all be fired on the spot. I would not rent here again and I am glad I am in the process of leaving. Also the shooting everyone heard about in the vilage was not a car jacking, it was a drug deal gone bad, you will find many drug in this complex. <br><br>Renter beware

Become a village person!
I've lived in the apartments for over a year now and have been pleased with everything. I was actually impressed by how clean and up-to-date everything was when we moved in. The appliances, air conditioner, and decor all looked good. I know that some apartments are 70's looking--a friend of mine had one but she lived there for six years. I even called maintenance when I first moved in to see if they could lower the shower curtain a couple inches. They politely took my request and came that same day. <br><br>The staff that I've interacted with have been super nice and helpful. If you're not a demanding jerk to them, (which most people probably are) they are great people.<br><br>The walls can be thin but we've had very quiet neighbors and many of the apartments are vacant right now. We also live a one bedroom area which, I think, tends to be quieter because there aren't families with kids. <br> <br>As for the bugs, there are also spiders from time to time but that's how most buldings are. Not a big deal, really. And, yes, we even had a few roach sightings, but I called maintenance and they came the same day to exterminate--successfully.<br><br>The pool has also been a nice perk. It looks nice and 9 out of 10 times I've been there has been quiet and not crowded.<br><br>As for safety, I have always felt safe. When you have 1000 apartments you're bound to get a couple crazies in there. But seriously, If you think Hatfield Village is ------, you've obviously never lived outside of suburbia. <br><br>So if you're looking for a good deal and a nice location, check it out.

You get what you pay for
Don't be fooled by the furnished models and the clean condition of the model building. You get what you pay for here. Everyone knows it's the least expensive complex in the area. In my building, the hallways are dirty and smell horrible. People leave trash and strollers in the hallways and kids leave bikes and dirty sneakers. Many 1-2 bedroom apartments have 9-10 occupants. Kind of odd eh?<br><br>Positives about this place:<br><br>(1)Besides the areas around the trash compactors, they keep the grounds nice. (2)Maintenance people have addressed all of the problems in my apartment courteously and promptly.(3) Apts are large and spacious.(4) New tilt in/out windows.<br><br>Negatives:<br><br>(1)Huge roaches, centipedes, spiders, and squirrels in the walls and in the attic are quite common. (2)You have to pay for an updated kitchen and bathroom, otherwise it's circa 1970. (3) Electric heat is very expensive in the winter. (4) Walls are not well insulated and you can hear everthing next to and around you. (5)Laundry facilities vary from building to building but are inadequate for the amount of people living in the buildings. I complained to office about laundry facilities that are always broken and they instructed me to call a service who never does anything. I have only been able to do a load of laundry one time in the past three years. Most people go to an outside laundromat which is really a hassle. (6) Poor Community Management as explained below.<br><br>Recently they removed all the dumpsters and replaced them with trash compactors that only work some of time leading to huge piles of garbage and trash. In the summer - that has meant wasps, bees, rats, and other vermin all over the place. <br><br>Hatfield Village Management instructed all occupants how to use the compactors in a letter and gave everyone a code. Some days my code would work, some days it wouldn't. I got sick of complaining. Office staff was rude and gave me to use the "universal code". Not that it mattered -some days the piles of trash were so high by the dumpster, I couldn't get near the door you were supposed to throw it in. <br><br>When I complained, I was told to be patient and wait to take my trash out. One day I had to take my trash out because I was going on vacation, only to find the trash piled high. It was night time and as I walked to the compactor I saw dozens of rats all over the place. <br><br>A good management company would have had universal type picture signs in the trash areas showing people how to use the new compactors since many people living here do not read or speak English and didn't understand the written directions. This is 2005 and I think a little sensitivity for the diversity of the community would have been in order. I have since stopped going to the dumpsters and instead take my trash in bags to work with me and use the dumpsters there. <br>

Response: Ratfield Village
In response to the "Ratfield Village" posting - I was there as well and I mean I literally saw the man less than 5 minutes before the shooting, and while it is unfortunate - it is just that. Hatfield Village is in a suburban setting surrounded by open space and trees. It is safe and secured by multiple security doors and a pretty heavy police presence (since the police station neighbors the property they drive through it on a regular basis). You should have noted in your review that they have over a 1,000 apartments in the complex and while a shooting is never good, it is the only time something like that has ever happened in at least 20 years. I lived there for years with my family and while I wasn't a 100% happy all of the time, I can honestly say I was never, ever frightened. I have relatives who live there now and visit frequently and can say that while it isn't a "private gated community" it is definetly not "horrible" or "unsafe". Perhaps you are young and haven't really experienced enough to make such a judgement...

No...no...no!!!
Bugs, weird smell, counted already 13 maintence requests, and been only living there 7 months. <br><br>The bugs are huge! Come up from the bathtub, carpet and the sink.<br><br>Maintence always fixes the problem...but why so many?<br><br>Managers are awful and never respond to complaints.<br><br>But i guess the sayingis correct....."you get what you pay for"<br><br>As for my truck also being hit in the parking lot three times with no note or a sorry. Brand new truck....junk now! Thanks<br><br>DO NOT RENT HERE!!!<br><br>

Avoid this place!
Worst of 5 apartment complexes I have lived in.<br><br>Roaches seem to invade all areas of your room.<br><br>Vandalism on cars seem to be a regular activity.<br><br>Parking is aweful.<br><br>Management is rude and worthless.<br><br>Gym is poorly maintained and very dirty.<br><br>Air conditioners continually break and are loud.<br><br>I hope no one suffers the pain I had to deal with in this pit of stench.

<br><br>Do you ever get lonely? Well, you'll be sure to love the infestation of centipedes. We kill at least 3-5 per week. And no, not little baby ones, but big long thick Big Daddy centipedes that scurry indiscriminately everywhere. <br><br>Ever feel like traveling to India? Well, now you won't have to. We affectionately call Ratfield Village "Little India" as there is always the smell of curry in the air. It lingers, too, or maybe that's just because our neighbors enjoy curry for breakfast, lunch and dinner. You might also enjoy hearing Indian music blasted at all hours of the night as they have multi-generational gatherings and yell at one another in indiscernible Indian dialect.<br><br>Another cultural thrill of living here include the Mexican mafia who like to relieve themselves in the parking lot while exchanging drug favors. I was sitting in my car, merely finishing up a cell phone call, when a man comes over and looks right at me while unzipping his pants and pissing in the grass. Unbelievably disgusting. Oh, and they also drive up at 3am and park while playing Mexican rap.<br><br>The laundry machine is generally infected with pieces of dark, coarse hair that no matter how many times you run an empty cycle with beach, will not go away. We moved here last summer, and it was after being here for a month that I got a horrible, long-lasting rash that while not harmful, is unsightly and revolting. It went away after SIX WEEKS, but my doctor asked me if I recently began sharing laundry facilities or swimming in a new pool...........................<br><br>Children run around completely unsupervised and act utterly clueless that oncoming cars preclude danger. Parents have no qualms about letting their little ones roam unsupervised at any hour of the day or night, despite the criminals that inhabite this place. Other residents drive at minimum 55mi/hr around the property, despite the children constantly out and about.<br><br>Overall, this place reminds me of a very ------ college dorm. Anceint air conditioners, terrible ventilation, smells of disgusting cooking, tenants who don't take out their trash (we smell rotting baby poop quite often)and insects galore. <br><br>By the way, all the "positive" reviews on here sound like they're being lifted from apartment brochures. CLEARLY Hatfield Village or Scully Company decided to "inspire" us with these messages of "affordable, clean and safe living!" Liaaaaaaaaaaaars.<br><br>The only positive thing I would say about HV is the maintenance men do try to do their job well. The secretary always acts like she has way better things to be doing than taking your phone call, but I think they are so overrun with requests that the attitude problem can barely be helped. There are a couple of older workers who have good attitudes and are extremely kind and helpful. One of them cusses up a storm and I received quite an education one day when he came to clean out our clogged bathroom sink (right after we moved in, not from us).<br><br>DON'T RENT HERE!!!!!!!!!!!

Not the best, not the worst.
I lived in Hatfield Village for about 8 months and had to break my lease, which was 3 months rent (625 X 3), because my boyfriend got too sick to work. I was in school at the time and couldn't afford it. I wrote a letter to the management pleading my case - it's not like I was just being lazy - and they denied it, making me pay the full break-lease amount. My encounters with the office staff were terrible - RUDE women who don't want to be bothered and have major attitude. You have to go back a number of times to follow-up with issues.<br><br>Maintenance wasn't that great either - often had to come back a couple times for the same problem. But I really didn't have that many problems to fix. The air conditioners are really old, though, and that's where the problem came in - especially on the third floor.<br><br>The rent is the cheapest in the area, though, and the apartments are pretty spacious. We were fortunate enough to have brand new carpeting. Things were generally quiet - neighbors especially, but I got lucky living next to older, single people. The children playing in the parking lot was annoying, especially when trying to study. I didn't have this problem, but a lot of places wreak of curry smell. My sister currently rents there and her apartment smells from her neighbor's curry smell across the hall - hard to get rid of. <br><br>Security is good - there are two security doors. The front entry and then each floor's door is locked, so I felt really secure. I never witness or heard of anything around the complex that would scare me either. The people generally looked on the up and up. Certain buildings, toward the back, looked better than others - people-wise.<br><br>The gym was a little creepy when I was in there alone. People seemed to generally wipe down the machines and didn't really bother you. Sometimes there would be teenagers hanging around, but they didn't seem to cause any trouble. <br><br>All in all, I had a pretty good experience here and would recommend it to someone looking for cheap rent in the area. Just make sure you ask for a building in the back - you have to make your demands up front. Probably an average place as compared to others.

Ratfield Village
Even with the police station next door, I never felt safe living here. I was around for the shooting. Whether it was an alleged carjacking or a "pay-back for a raw deal," it really does not matter. The fact is that the people who live in that neighborhood and hang out there are s-h-a-d-y. I also had the opportunity to see the guy living upstairs get arrested and taken away in handcuffs on two different occasions. I really don't think they screen any of their applicants or have any standards when they accept residents. The office staff seems friendly but their response to complaints is to "write a letter" which, by the way, never gets answered. If you are a decent person and you have morals and standards, I would highly recommend that you look elsewhere. Ratfield Village may be cheap but I would rather pay a little more and have the safety and security to get a good night's sleep.

Don't do it!
I lived here for a year and from the very first day I moved in, I had problems. (Of course, that was about 5 years ago. So, things could have changed... or gotten worse.)<br><br>The day I moved in, there was a spot on the bedroom wall about a yard in circumference. After failed attempts to paint the spot (the kept showing up), management determined that water was coming through and decided to knock part of the wall out and replace it. Before long, there were trucks outside digging up the parking lot because the "water" problem had gotten so bad. ...In addition, there was rust in and around our bathroom cabinet, corrosion continually ate through the base of the toilet, and there were pieces of the enamel chipped away from the tub. I never took a shower without flip-flops and never walked on the bathroom floor barefoot. ...I hated this apartment.<br><br>On a positive note, the grounds were always well-kept... and the shuttle service was a very nice convenience.

I found this place to very nice, considering you dont have to pay and arm and a leg for the spacious rooms. You do get what you pay for, but this place isn't the dumps and far from a ------! They are in the process of updating alot of the decor and appliances in the units.When I had a problem with anything in the they responded accordingly and promptly. There were a few cases that something fell threw the cracks,but that happens.For the majority of the time, it was good service, and they would follow up with e latter. I found the maintenance to be friendly and easy to talk to,I even made friends with a few of them. The same goes with the office workers. As far as the alleged car jacking, there wasn't one.It was person getting paid back for a raw deal. Did somebody say police?!..How fortunate for us, the police dept is right around the corner. And I do mean right around the corner, you pass it on the way into the apts, comming in the back way.The majority of the residents are pleasent, will wave at you or just smile and keep to themselves. There were a few cases of bad tennants that I knew of, but when they were recorded by the office along with the police dept calls. They were dealt with " Quick,Fast,And In A Hurry!" I found this place to be extremly nice for family or bachelor living.Oh and as for the lease goes, I would recieve a letter in the mail 2-3 months before it ran out.I just hope they still have room for me, once I return from deployment.<br>Sincerly<br>Walker II,Charles L.<br>SSG, USA

Fair quality for reasonable price
Short Answer: If you cannot afford to spend 800 dollars or more per month, this is the best place to live in the area.<br><br>Long Answer: There are definately problems to this apartment complex. Some small and some severe. However, many of the most important things about this complex redeem it. <br><br>To explicate: <br>1. pro: adjacent to police building (very helpful police); well-maintained grounds, no trash or broken glass on ground; outside of apartments well-maintained, as good as an apartment costing 1000-1200; price is very reasonable-700 for one bed; good appliances (except a/c); door locks on each floor and front door w/ voice entry system.<br><br>2. con: bugs, bugs, bugs, although the issue seems to have been addressed in my apartment; walls are not "paper-thin", but poor at resisting sound, you will hear noise from other apartments, but not distinct words, etc.<br><br>Overall, there are noticable problems, but if you want a safe place to live with lots of families w/ children, it can be a happy home.<br><br>

Affordable but too Noisy
Rent is low, very spacious, but buildings are very old and too noisy. Adding to that noise of kids running around.. I have seen them leasing 2 bedroom apartment for families with morethan 3 kids.<br>

This was the worst place to live. I had to stay up all night listening to the people above me have sex and fight constantly. Kids play soccer in the parking lot and won't move for anyone. The security is non existant. Someone got shot in a car jacking the month I moved in. It may be cheap, but just remember, you get what you pay for...CRAP! Oh and the rental office doesn't care. I wrote 3 seperate letters per the request of the rental office and was laughed at and basically ignored.

I wouldn't be surprised if the office staff actually completed every positive review here. <br> <br>With the exception of the courteous and competent maintenance department, this place is absolutely terrible. By the way, Maintenance has their work cut out for them, because everything is cheap and falling apart. <br> <br>The office staff is not courteous or helpful, but rather rude and unresponsive. They will lose your rent check and serve you an eviction notice, and then they won’t return your calls. <br> <br>All of the stories about the Curry smell are true. Not to be insensitive, but if that bothers you, beware. <br> <br>The Ant infestation, and it is an infestation, is a serious problem. From April to October, I kept cans of RAID stocked in my cabinet. Exterminators come around once in the summer to spray, but it only helps for about a week. Leave for a week, and your apartment will be overrun. It’s disgusting. <br> <br>Don’t rent here. <br>
