Great Property!
I love this property! I have lived in this community for a few years now and there is not anything I could complain about. The rent is affordable, the leasing and maintenance staff are very friendly and helpful, and it is a peaceful and quiet community. There are many amentities that are included in the rent such as a business center, fitness center, lay down tanning bed, and a pool! The best part is there is no extra charge for any of these! I think overall this a place I can call home and that is very comforting for me! I highly recommend this community!

Madison @ Hunt Club
I have been living at Hunt Club with my daughter & son for the past 3 years. We are very happy here. Some of my favorite amenities are the pool & walking trail. We enjoy participating in many of the social events that they provide, which brings our community together. The Staff is friendly & helpful. Maintenance is prompt & efficient. I would recommend this place to anyone.

So Happy!
We moved here this past summer and our so pleased with our choice! Hunt club is luxury living! The staff is so friendly and I love the events that they have. Tonight we are taking our Daughter, Marcia, to the Halloween party. She is so excited to see Lauren, Ben and Nicole. (She has a crush on Ben) ahhhhh! 2 yr olds!!!! The Maintenence staff is great too. we really haven't had too many problems, only when Macia locked herself in her room but Jason the kind Service Director quickly responded! Wonderful Team!

Love it Here!
I love it here. The grounds are gorgeous, great location, great staff, great neighbors. What more can I say, GREAT place to live! Recommend to anyone looking in the area. Much better than the competition.

Awesome location!
What's not to like about this place? The apartments are beautiful, especially the recently renovated ones. New carpet, paint, etc.. I love having a patio outside. They allow dogs which was perfect for me and my dog loves walking on the trail. The location is perfect. I work right down the road and I can stop at the grocery store, mall, licquor store all in on my way home! I've only used the tanning bed a couple times but it's pretty cool to have. The pool is super nice and never too crowded. Staff is helpful - no complaints.

We love our new Country!
We love our new room! we move to new country and love our new room! We love Ben! He so nice! He smile all time! We like all people who work here. Nice peoples! Ben smile lot! Our room is on top! we like our room! They have big pool and nice aerobic center for fitness. We play tennis too. We love Hunt Club!

This company sucks!
I hated living in this complex! The manager was stuck up and has absolutely NO customer service skills. She was always giving me and my family a hard time and was not friendly. The place is falling apart and smells like mold. The noise is constant; always people outside partying until late at night cursing and drinking, especially at the pool. The company in general is horrible and I can't believe I got suckered into renting from here! Next time, I'll be smart and check out web ratings and BBB ratings. All they care about is money and keeping snobby managers who only care about themselves in the office.

Where did I go wrong?
I moved here last year and won't be renewing my lease after some of the stuff that I've seen and heard. Things weren't so bad when I first moved in, but that's usually the case. You have to live somewhere long enough to get the true experience. 1. Maggie the manager is rude and doesn't care at all about the residents. She cares more about the "prospective residents." I even saw her kicking some people out over a can of soda! 2. The computers in the "business center" are always crashing and are slow and out-dated. 3. The gym is filthy. 4. The bathrooms are filthy and never have paper towels. 5. The walking trail is over-grown and hasn't been maintained since I've been here. 6. The apartments smell of mold, and I'm constantly having to replace my alergen filter in my air conditioner. Overall, I'm very disappointed and would not recommend this place to anyone! Ever!

My opinion just being there
I'm not a renter at this location, but have visited on several occasions and have used their facilities. My opinion is not a reflection of my complaints as a visitor, but of things you can expect as a resident. The grounds are nice and they offer a car care center, tennis, basketball, and salt pool (not chlorine), which is nice. The gym is tiny and not ventilated at all, so it smells like Indian food and sweat every time I go in. The computers constantly crash and are so outdated; they still have old CRT monitors, old software and don't even have MS Office installed. The walking trail is almost ideal, but they don't maintain it and it's become well overgrown - just enough that you walk through spiderwebs and get attacked by bugs on your way through. I think the prices are way too high and not worth the aggrevation of dealing with a property management company. In case you're interested, the Madison Apartment Group is not accredited with the Better Business Bureau, which usually means (as explained on the BBB website) that the company doesn't want to be held accountable for poor service or they have something to hide. The PA division of the company received an "F" rating and the whole company (including other states) received a "C-" rating. Also, I've seen cops there too many times to consider ever moving there myself.

Overall pretty good, but has its issues
I moved into a 2BR/2BA at the Hunt Club in June 2009. Rent is decent for the area. You get a bit more space for the same price or less than at some other complexes in the area, but Montgomery County is high-priced in general. Good Points: -Decent sized apartment (bedrooms are average size, mater bath has lots of counter space) -Porch & individual entrances -Storage closet (approx. size 5*5) on the porch -Plenty of parking near to your door -great location (near to trains, shopping, etc) -lots of open space w/ walking trail, tennis & basketball courts & park right there -pet friendly: allows dogs w/o size restrictions, clean-up stations (bags & waste can) along sidewalks -Mailboxes at front doors (no community mail areas) -Pool area is nicely re-done -Friendly community/residents -Full-size washer/dryers included -Management staff is friendly and accomodating, when you talk to them in person, response time on phone calls (almost always have to leave messages) are not so swift -Office/on-site maintenance hours are very good (7-days a week, usually until 6 pm or later) -New windows & doors in all units (August 2009), repainted all buildings & resurfaced roads & parking -Community activities are arranged by the management staff on a frequent basis over the summer and occasionally in the winter (ice cream socials, community yard sale, super bowl party, desert bake-offs, etc) -Wissahickon school district (why we moved here): excellent school district; It's the only rental community in the district that isn't located IN Ambler -Well lit outside in parking areas and along sidewalks Just ok points: -Kitchen could use more (or better laid out) cabinet/counter space. But, it's a galley set-up, so you can't expect much more -No garbage disposal or sprayer on kitchen sink -Hot water to kitchen and master bath takes a few minutes to get there -Cannot hear noise from other apartments, but when upstairs residents walk up the steps to their door (which are outside), it's very loud if you have the apartment under the steps -Snow removal is so-so, but we had those massive storms (2-3 feet) this winter. If it snows at night, they don't clear until about noon the next day, and by that time it's packed down from drivers, so they leave about an inch of snow on the roads. Parking spots usually aren't cleared for at least 24 hours, so most are cleared by the residents. Sidewalks are usually cleared sooner than the roads -Maintenance response is spotty. -Called one time for a toilet that wouldn't unclog & overflowed, they showed up within 24 hours (called around 5 pm, they showed up at 4 the next day), -Called another time because the window in my sons room broke & it was fixed the next morning -Called another time about a light fixture in the kitchen that broke (wiring issue - lights wouldn't work even with new bulbs). Ended up fixing it myself after 3 days with no response. Maintenance worker showed up after 5 days but my son was home alone, so he wouldn't let the worker in, so the guy left a note saying he'd be back the next day. He didn't show up again for another week, but I was home this time and told him i fixed it myself -Online rent-paying system is very hard to initiate (must register with a resident ID and an e-mail address that has to be provided to the office staff prior to registering on-line which they have never gotten into the system for me) Issues: -Electricity bill -I live in a downstairs apartment in the middle of the building (2 floors with 16 units in the building) with no window exposure to direct sunlight -Bills for July to November were about $105-$115 with the air conditioning staying at about 77-78 degrees and the heat set to about 72-74 degrees -Bill for December bill arrived - $245, and we were freezing for most of the month. I got an indoor thermometer and discovered the following: -Set the heat to 78 degrees (thermostat is in the hall in the middle of the apartment with the heating unit on the other side of the wall)& verified the temp at control unit was maintaining the 78 degree air temp -Temperature in the master bedroom never got above 62 degrees (temp was usually about 55 to 58 degrees) -Temp in the second BR never got over 68 degrees -Temp dining room was usually around 69-70 degrees -could feel cold air gushing in from all of the electrical outlets -whenever there were hard wind gusts outside, you could feel the wind in the master bedroom (yes... the wind, not the wind shaking the windows) -Bills for January, February & March were betwee $225 and $240 each month -Move-in promises -Was shown one apartment, verified that it was available the day I gave them my application and deposit (hold fee) -Application was approved and I went to sign the lease & was told that apartment was already rented out, prior to my turning in the application & hold deposit -Showed me another apartment just vacated the week before (same floorplan) and promised that the carpet would be replaced and thermostat would be changed to an electronic one prior to my moving in (three weeks later) -None of the promised repairs were done prior to my moving in (or after) -Carpet -First floor apartments are build on a concrete slab -didn't realize that there is also next to no padding under the carpets until a month later when my feet began hurting too much to walk around barefoot - have to have shows on at all times to avoid damaging my feet any more Overall, it's a good place to live, but you have to be prepared for the issues that crop up occasionally (electric bill). All of the neighbors (that I've met) are friendly and willing to help out (carry furniture/groceries, etc) when they see the need. Lots of open space for kids to run around in. The kids that do live here don't go crazy and bother everyone.

Great place
The Hunt Club was a great place to live and I'm going to miss it. The staff was always very helpful and got back to me within one day. The apartment was very spacious and it was great having a washer and dryer in the apartment. I'm a water pressure freak and I can tell my fellow freaks out there that you won't be disappointed. I only had a few maintenance requests during my stay, but they were answered promptly and if they didn't get it right the first time they did not give me a hard time about coming out a second time. Did I mention that they offer Verizon FIOs? If I dig deep I only have two complaints, one of which is completely circumstantial. That one would be that I could hear some noise from my neighbors. The neighbors adjacent to me fought like cats and dogs and I could hear them yelling just about every night. The neighbors above me had a big dog and I could hear every step that it made. When I signed up for my apartment they gave me an option to choose if I wanted to be in a dog area or not, and I'm pretty sure I selected not to be in a dog area, so I don't know if they ran out of apartments and had to stick people above me or what. The other complaint would be the air system. During the winter it seemed like the fan would kick on, but no actual heat would come on until the temperature dropped to a certain level. I've never had experience with a system like that, so I don't know if that's common or not, but it seems to me that it wasted a lot of electricity. Once the heat would kick on however, it was nice and hot and did a nice job. I guess I made my two complaints take up most of my review, but those two things are really the only negatives I have about the place. Everything else was great. Please go see it for yourself. You won't find a nicer guy than Ben Hines, who I typically dealt with. I did my best with guessing the pet policies below, but what I put may not be entirely accurate. I addressed why I gave a low noise rating in my review. I gave them a 4 out of 5 for safety only because shrubs being cut back from walkways are included in that. Last summer I remember that the shrubs were allowed to grow until they covered 90% of the walkway to my door before they were finally trimmed back. I don't see why that is a safety hazard, but if I didn't mention it I would be lying.

Thinking of moving here
I have visited numerous apartment complexes in the area and narrowed my choices down to Madison at Hunt Club and another apt. I am leaning towards Hunt Club but want to ensure I am making the right decision. I am wondering if current residents are happy. I have read the reviews and people look much happier than the other complex however a lot of the data is from 2009. I would appreciate if current residents could share the pros and cons. :) Many thanks.

all i want to know; is it quiet?
i have been in the english village apartments for 4 days, and i clearly hear every conversation going on around me. babies wake me up in the middle of the night and the downstairs neighbor comes home at midnight and stays up for a while talking to his spouse and i hear every word. i complained to my girlfriend about it, and i think they heard me because they started whispering afterwards, but i could still hear everything. i've tried sleeping in the living room, the den, and the bedroom, and every time i hear everything. i need a quiet apartment and am still within my grace period to cancel the lease. i am not a light sleeper by any means, but this place keeps me up at all hours. i wake up early for work so i need a full nights sleep, any suggestions would be greatly appreciated

Loved It
Maybe things have changed, but when I lived there I loved it. It was quiet and I never heard my neighbors. I had a fireplace and a dishwasher which were so nice. The front office looked luxurious and had this great smell. Only downsides were an AC unit outside my window which could get noisy, and sometimes we'd get these little bugs in the carpet. But overall, I'd recommend it.

Love it here
I have lived at Hunt Club for 4 months now and have found it to be a very pleasant experience. I had made some requests prior to moving in to have some things fixed/cleaned and upon moving in they weren't. After speaking with someone from the management team, I had a $50 gift card and promises to have it taken care of within the week. And it was. They are making lots of improvements and the staff is friendly and helpful. Having a washer/dryer and dishwasher in the unit is great! Parking is never a problem, the walls are a little thin for my taste but nothing terrible, and the neighborhood is clean and quiet. I have to relocate in 2 months because of work and I am having difficulty finding anything that matches Hunt Club for the price. Definitely move here!

DO NOT MOVE HERE
Like said below, they will be the nicest and most accomdating people until you sign the lease and have to deal with the IDIOTS in the front office. The stupid indian girl doesnt have a clue what she is doing, i dont even think she knows how to get home at the end of the day. The new managers are nothing but dishonest and out to screw you any way they can. Stupid Corporate bastards. I cant believe I was a sucker to even move there, what the hell was I thinking. Very overpriced and they even try to raise rent, when you go to battle about the raised rent, the "professionals" fold like a lawn chair and keep your rent the same way it was. You would think after their dumpsters start to get full and people start to pile trash outside of them that they would come up with a plan to keep that from happening, but thats not the case. If you need a good workout plan, just park your car at hunt club because there is no spots because people from other buildings park in your spots and you end up parking your --- down the street,rain snow or shine. I hope they read this because the way I am talking about them is the way you will be treated. They will deny all facts above because it's what they do best. Whewwww thank god im out of there.

No rights and freedom
Madison at Hunt Club (north wales pa_)is a bad place to live if you enjoy peace and freedom. It is a great place live if you want a home in a construction site or if you like the prison scene. They will tell you anything to get you to move here. It sounds great at first, pool healthclub nature trail. Nicely looking apartments. What they don't tell you is that it comes at a high price. They will invaded your home at anytime without proper notice to make renovations. They told me I would have 2 weeks notice before replacing my windows. When I asked again as time drew nearer I was told I would get 48 hours notice. In reality I recieved a days notice. When, I went to protest this because I have a dog with a medical condition, and a husband who is sick and construction would make his illness worse along with my dogs. They didn't care and blew me off saying they could enter my apartment at anytime. The pool is dirty and the water to cold to swim in and the health club is poorly ventilated and is to hot to work out in. The nature trail is muddy and full of ticks . The place is under always under construction so you can forget about peace and quiet. All the management cares about is making money, and will lie. I give this place a -10. They also do not make requested repairs in a timely fashion. They will only make repairs when they see fit. I was told I could go a whole weekend without a light in my kitchen because it wasn't an emergency. Who are they to decided that I have to go all weekend with out lights. It is hard to live without proper lighting.

Hate It
The apartment grounds and location are really nice and the management staff is very nice when you first sign up (but NOT when you live here!!!!) - in fact, they'll do ANYTHING to sign you up. They lied directly to my face and told me that I could store my $500 grill on my balcony, and after I moved in threatened to charge me a lot of money and throw it away if I did not remove it. Additionally, my bedroom ceiling molded through completely and told my wife and I that we had to pay more money to move to a different apartment or would have to move out and go somewhere else for a few weeks. Be careful what you get into, because they charge $2000-$4000 MINIMUM to get out of your lease...

What hunt club doesn't tell you is how the other apartment people come into the hunt club area and mug people, put a gun to their head while jogging and robbing them, break into cars, until it happens to you. Well, it happened to me and I went around asking people if they had problems and everyone I asked had a similar experience. I talked to the front desk and they said they didn't want it going around the complex. hmmm I'm glad I left and now i feel much safer where I am now. I don't have to look behind my back, get out of the car with goosebumps, etc. Hunt club is not well lit in many areas. also had a problem when I moved in with lease so they put a washer and dryer in my unit.

love it
I've been here for 8 months and could not ask for a better apartment or community. Our apartment has been well taken care of, new carpet and paint when we moved in. The amenities are great, including the pool, gym, nearby park. One of favorite aspects is not hearing my neighbors very often, which was a major reason I left my last place. I also like the neighborhood-like feel, it doesn't feel like i'm just living in an apartment building. Maintenance is always quick to respond to requests. The only negatives I can really say are that the windows are a pain to open/close(still not a huge deal) and the rent is pricey. If i didn't share a 2 bedroom, I dont think i'd be here. I definitely reccommend Hunt Club!

Great Place to live
I'am so happy that I moved......I'am very close to my job and I love the fact that I no longer have to worry about my commute anymore. The manager has her staff in order and overall I would reccomend this community to my friends. It took a while for the landscaping, but overall it's quiet and in very good condition here. Not to mention that this was one of the only communities in the area that would accept my DOG.....One place had the nerve to ask me if I could leave my pet at home with my parents...lol at that....well anyway I like this community.

Not bad
I've lived here for 10 months. I think it's been a pretty good place. Maintenance is quick and effective and the amenities are nice. I have the one bedroom den unit. Pros: It's nice to have central air, a dishwasher and a laundry room. Car wash station is very handy. Don't hear my neighbors, it's pretty quiet. Cons: My carpet is pretty old, had a problem with the bank with automatic bill pay and got hit with a 10% late fee, it was a one time slip and I didn't get any leniency. Overall, I like the place, and might stay if they'll extend me month-to-month, but it seems unlikely. My rent is 1200.

Questions for a soon to be leasee
Looking to be in a 1 bedroom apt. -What type of Electric and Water bills are most of you seeing currently? -If you live on the first floor, is there alot of noise like people walking around comming from the 2nd floor? - Are they really cold in the winter like some reviews say? Any other issues?

customer service?
Have been a resident for about 4 months now. Had a problem with my bank and was late making a payment. 10% of months rent is late fee. I'm in the military and have been around the country and the few times i was late on rent, never paid that much. Management did not contact me back when requested to. Roommate contacted instead saying they were going after our credit. All of this in the same month!!! Staff is very "snooty" and management is "too busy" to speak to you. Otherwise apartments are fairly small for the price. Quiet community and little problems.

Great place to live!
I lived here from May of 2006 until May of 2007. Shared an apartment with 3 other people, a two bedroom. Great place, never had any problems. Washer and dryer in our apartment made it very convenient, never had to worry about throwing quarters in to wash and dry clothes. Great thing to be able to run out to the store or go to sleep without having to worry about people stealing your clothes from the washer! Great closet space, no loud neighbors, over all fabulous place to live in. Would definitely recommend. Never really had to deal with maintenance more than once. But they came within a few hours. Car wash center makes it easy to wash your car without having to pay anything. Lots of nature trails if you're into jogging. Lots of parking-- great place to live. Only negative would be lots of memos from the management always in your door knob and a few weird checkups from maintenance. Didn't give alot of notice to say they were stopping by. I forgot to add that there are alot of deer too. If you get up early for work, there's deer all around the complex. Saw some deer in a few people's backyards. Beware if you leave the apt between 4-6am.
