Interested in renting...Any Help?
After reading all of these reviews, both good and bad, I am still pretty interested in renting at Hunt Club. I looked at an apartment and I thought it was decent. Im moving to the area for work and need a one bedroom at a relatively decent price. compared to most decent looking places in the area, this is cheap! Either pay 1250 for a 1 bedroom somewhere brand new or pay 900 at a filthy place?! Anyway, I was just curious if anyone could tell me what utility bills average in that community for a one bedroom. Obviously, it would be different person to person, but just a general idea. I haven't read any reviews complaining about that (which many other renters do), so just wondering if anyone had any input. Thanks! Also, are there any insect or rodent problems aside from a few spiders and such here and there? Thanks for the help!

Homey environment
I moved into the Hunt Club in May. The environment is so pleasant and I feel safe and comfortable just being there. We have a nature trail and bird santuary behind our apartment. Just coming home to all the beautiful landscaping makes it feel like home. I have a swing on the porch along with my plants and just sit outside and enjoy the serenity. The one bedroom is a bit small if you have a lot of furniture but overall we like where we are. The staff are quite helpful and friendly especially Wanda. I would highly recommend the Hunt Club if your looking for a homey atmosphere. The maintenance employees are efficient and do a great job.

Great Place to Live. Sorry I have to leave.
I have been here for two years and would stay if I could. The staff is wonderful and always very helpful. The grounds are kept in amazing shape. I was amazed the my first snow storm last year on how quickly my walk was cleared (before I even left for work). The amenities are amazing, tanning beds, fitness center, business center and a beautiful pool. I can't be thankful enough for the washer and dryer in each Apartment.
I have never once had to park less then 4 cars away from my front door. I cannot say enough!

At your own risk
Checked out apartments...wasn't sure what to expect based on lackluster reviews here...staff sent us to an apartment with the wrong keys, handled the whole situation very unprofessional. was not impressed...I crossed them off my list very quick. Apartment itself looked nothing like models...not worth the price.

The downward spiral continues
I am a current resident who is not going to renew. The trash dumpster problem still has not been fixed, the cigarette butt problem is still going on, it is becoming more noisy, and I just can't take it anymore. For the price that my rent is going to be when I have to renew (I have a 1 bedroom apt), I could buy a house worth approximately $165,000 (depending on property and school taxes cause some areas are a lot higher than others). They are not doing a good job of keeping current residents, which is why they have a lot of availability. The place is not bad, I have enjoyed most of the time I have been here, but it is not good enough to keep me there.

It was something back in 1996
With everything that is going up for constuction in the area, why would you choose such an older looking place. It is not kept up with the landscaping and frankly the people in the office aren't up to par. There are a few other communities in the area, I just moved out of Hunt Club and now I am on rt 202 and 309. I am happier and thery have more to offer, pretty much for the same price.

It Ain't What it Used to Be
I've been at Hunt Club for almost five years (in two different units). For the first few years, I loved it. Beautiful grounds, great maintenance crew (friendly, fast). In the past 18 months, there has been a drastic reduction in the look and feel of the place. The grounds are unkempt (I'm talking trash and cigarette butts all over the beautiful grounds, dog owners who don't clean up after their pets--and management ignores it. Trees and plants are deteriorating and don't seem to be replaced, and, the number of unsightly units has increased--I shudder when I pass a few of the units).

The trash situation has become a nightmare...most weekends, the trash is piled everywhere by early Saturday. There have been MANY weeks when I've had to hold my garbage for a few days because the dumpsters are not working. The trash situation is very concerning, as the hot, summer months approach.

I'm not sure if the maintenance staff has been reduced, but there are some issues with snow removal. Though they plow the street fairly well, there have been a number of times when I've had to shovel a walkway out of my apartment to my car...which is some distance.

I am sorry to see these negative changes and, am not planning to renew.
A nice place, but going downhill
During the last 7 months, the Hunt Club Apartments have been going downhill. The one dumpster has been taken down and replaced in the parking lot with an open dumpster that smells real bad. The staff is generally nice and the manager is nice at times, but doesn't seem to be understanding like the old manager. I don't expect the new manager to just bow down to the residents, but she needs to work on her people skills. The convenience of having a washer/dryer in unit is one of the main reasons why I chose this place. This place definitely needs assigned parking spots. I sometimes have to park around the corner because the people in my building have about 15 cars for about 7 people. The overall rating I give this place is about 85. A few little problems get fixed and I would give it a 95 (there are some things that will only be fixed when the renters clean up their act).

Not the best..
I've lived at the Hunt Club for 16 months. Management and maintenance have both changed hands - not for the better. The new office manager is extremely rude, makes you feel sorry for the other sweet girls that work with her... Maintenance responses quickly however usually don't fix the problem. In a year we've had a multiple problems - leaking faucets in both bathrooms and kitchen (kitchen faucet still is waiting to be fixed), water leaking through the ceiling in the master bed room, there's green mold growing in the bedroom closet-the fix was to paint it. I'm not talking about a little mold - It's all the way up 2 walls!!! They admit the roof leaks, when asked about plans to fix it?? Still waiting!!!!

Only good thing is location, safety and accepting dogs over 30 lbs. Which coincidently is why I'm still here. Currently looking for a new place that will take my pooch.. Feel free to let me know if there are any good places out there! I'm sick of Hunt Club!!
It's worth the price
I have lived here a year in Nov'05. I was thinking of moving somewhere else. The rent is a high here but after looking around it is the going rate. It is definately worth the peace of mind to pay xtra knowing that things are always taken care of. They really keep it nice. I love maintenance. Jason is my neighbor and he was in yesterday for the quarterly maintenace check. They replace the air filter in the furnace/ac. I have a dog and he must have given her a treat. I found it on the floor. She is a little shy since she was abused before. When I had my other dog and he would come for repairs he would take her for a walk. He loved Casey and she really loved him. It's the little things that really matter. The personal service and nice and helpful leasing office. They are always very responsive to me. Check around and you will see why Hunt Club is fully leased and never has problems like the others.

A White Pickett Fence of Happiness
Every patio and balcony has a white pickett fence!!!We were transfered to the area from MI. Based on the other apartments in the area, Hunt Club is the best value. Yes, a little high in rent, but the cleanliness, politeness, and piece of mind are worth the xtra money. There is a full size washer and dryer along with a modestly sized wash room area. The complex is safe and beautiful. Great for everyone of all ages young and older. The complex is close to everything and the park and walking trails as well as the huge clubhouse and pool were beautiful! Now that we are back here,we know that we will never find a more plesent apartment or an atmosphere as safe as we found at Hunt Club and certainly not our pickett fence.

Stress Free Living!
I have had a wonderful experience living at the Hunt Club. This is my second time living there and I really like the community! The staff is always helpful and willing to work with you! The property is always well cared for. All of the appliances are top of the line. I just wish the units were for sale, I'd buy one in a heartbeat!

- Expensive. But worth the peace of mind!
- Floor Plan could be bigger. But, I like the layout of the apartment.
- Covered / Locked parking would be nice.
- I'd like to see the Club House used for more resident organized activities.

Overall A

Not as nice as advertised, but not bad either
When I was thinking about moving to this area I checked out Hunt Club's website. Although this is a nice complex, it is not quite as nice as it appears on the website. The apartments themselves do not quite justify the relatively high rent; it's what's nearby that makes the rent a reasonable value.

I like the fact that the complex is very close to a number of places I visit frequently: Whole Foods Market, Starbucks, Staples, etc. Montgomery Mall is only a couple of miles away. There is also a very nice, albeit small, public park next to the property. I don't mind paying a little bit more rent for this convenience.

Neighbors seem nice. My only complaint is that people do not pick up after their dogs...Hunt Club makes it easy for people to do this by providing appropriate bags and receptacles, but most of the residents just don't use them.

I have not lived here long enough to form much of an opinion about maintenance or management, but everything seems great so far in those departments.

Its Okay
I lived at Hunt Club for three years my 6 month old brand new car was vandalized and stripped twice which isn't neccesarily the managements fault. Parking was tight, some neighbors liked to leave their trash on the breezeways to spite my attempts to put notes on their doors and report them to management. My 2 bedroom apt. was a little tiny but the views and walking trail made up for it. When I first moved in they made me fill out an inspection form noting scrathes, marks, etc. on the counters and so forth upon which there were many, so I would not be held responsible for the damage. Though once I recieved the refund of my security deposit after moving out I was charged (a lot) for the same scratches that were there before I moved in and I know I had not added to them. Overall Hunt Club is an okay place to live. And to the gentleman who complained about leaving his license in the office during the tour. This is done at almost all apartment communties to protect the saftey of the staff.

I like it here
I can't get over the negative comments about the Hunt club. I like the grounds, the apartment has a huge washer and dryer. There are woods to walk the dog. I wish my neighbors were more diligent with poicking up the poop, but what can you do, it was the same in the city.

I like it here.

"Luxury" Apartment, NOT!
Spare yourself the agony of living here. These apartments are "very" pricey, and you don't get squat for what you pay. The do entirely too many inspections and give you about 24 hrs. notice. The office staff is pretty friendly, but they will tell you what you want to hear to get you in and change their tune once you're in. Be prepared to give a full 60 days notice before you vacate regardless of whether your lease is up or not. Also, if you need verification of rent payments, be prepare to pay $50. There is dog feces all over the grounds, and the apartments only have lighting in the bathrooms and kitchen, the rest is up to you. Also, I have read others opinions about the apartment being cold in the winter and they are right on. You have to keep the heat set to 75 and wear a sweatshirt to stay warm. I wouldn't recommend these apartments to anyone.

Not perfect but a pretty nice place to live
I have lived at Hunt Club for 2 years now and over all like the place. The pit bull that another reviewer referred to is gone, but it was pretty nasty and the owner had little control over it. The piles of poop is pretty much myth. There are always going to be people that don´t follow the rules, but for the most part owner pick it up. I have never had a problem with getting things fixed, but have gotten anoyed with the number of times my apt is accessed for routein things. One day the furnace filter, the next the smoke alarm battery, then next the fire extinguisher. Made me wonder why they just didn´t give all 3 tasks to the same guy and lower my rent. Trash is a pain, there are 2 compactors that you have to haul your trash to in your car, unless you want to walk 1/4 mile with a big of garbage. For the rent we pay it should be picked up at each bldg. The staff has always been very friendly. Pool and showers are clean and nice, and the trail is very nice when it´s not muddy. Over all this is good, safe place to live.

Great Place To Live
I have been living in this complex for over nine months. I must say I was very surprised with the negative reviews. I guess if somebody can not afford this place anymore, it suddenly becomes "undesirable".

Office staff are great. They are not only very responsive to the needs but also very friendly. I did not have to wait for maintanance for more than a day for my un-emergency calls.

I love the secure environment, walking-trail, nice, quite neighbors and free tanning.

Yes, it is pricey compared to other places around. I would say only the big windows of these apartments with ample daylight is enough reason to rent if you see the other apartment complexes´ with "prison" size window openings.

Two Strikes before even seeing apartment
It´s early afternoon on a weekday, we´re two early 30´s professionals moving a LONG distance looking for a place to live.

When we walked in, the office staff ignored us - so I step into their office and say I want to see a place. They tell me to wait and someone will be with us.

The leasing agent comes out, and STARTS with the "business" stuff - rent, deposit, pet fees etc (violation of "Sales 101"). Without seeing an apartment, the monthly rent isn´t overwhelming, but then comes the "non refundable pet deposit" and an additional monthly fee for the pet.

(Because our dog is model citizen, I *hate* the pet deposit and extra monthly fee, but understand that bad dog owners give a black eye to good ones. But I digress...)

Then the kicker...they charge a fairly substantial "move out" fee (I forget the exact amount) for "cleaning the carpet, repainting the walls, and things like that."

I say "well, isn´t that considered normal wear and tear?" Leasing agent responds with an indignant "yes" and bristles when I say "I don´t see any reason I should have to pay for that." If I wanted to pay for cleaning/replacing carpet, fresh paint, etc...I´D BUY A HOUSE! And, isn´t that what the SECURITY DEPOSIT is for?

Then we have to leave our licenses to look at a place (which I think is ridiculous). We follow the agent to the apartment building, still trying to give the benefit of the doubt.

The apartment was dingy looking and SMALL. Carpet was old, walls weren´t repainted only touched up (wonder where the previous tenants "move out" fee went?). Storage area was tiny too. This place would´ve been over $1400/month. Nowhere near worth it. Oh, but "this apartment may go on special next week" and we could knock $30/month off. Saaaaay, where do I sign?

When we get back to the leasing office, I overhear a different agent say "did he get any better?" That other agent gave me a nasty look as we were leaving, so I just smiled back knowing I ruffled their feathers. Heaven forbid you call them to the carpet on ridiculous fees.

After all this, the agent had the cojones to call two weeks later to see if we were interested in the place. Nope.

We found a nice three bedroom, 2.5 bath, full basement, garage and yard townhouse for under $1300/month. No extra monthly fee for our dog, no pet deposit, no BS "move out" fee.

Skip Hunt Club. Keep looking. In fact, we were so disgusted with this experience we tell everyone to avoid places owned by AIMCO.
