Love IMT Cool Springs! It’s convenient to stores, downtown Franklin, parks and the interstate. Plus, I’ve never seen an apartment community with its own Resident Services team to help you after you move in. The landscaping is always so pretty. It’s in a great school district too!

Great Amenities

I have lived here throughout different ownerships and IMT has done the best job of all. They have added amenities like 2 dog spas that we love and new equipment at the fitness centers. Jake has always been so helpful at the Leasing office in keeping the amenities clean and refrigerators stocked. I highly recommend IMT Cool Springs for anyone looking to move to this area. The school district is also great with award winning schools.

Loved Living Here

My family lived here for a year after we relocated to Franklin before we bought our house. It was perfect for our family. The kids enjoyed the pools and our dogs enjoyed the walking trails. They are very pet friendly by the way! If you're looking for something in Franklin that's a good fit for families, I recommend you look at IMT Cool Springs.

Nice, quiet apartments

We toured these apartments and instantly knew it was a perfect fit. Our leasing agent, Tyler, was very friendly and informative, and he really sold us on our apartment. The complex is very quiet, and we are loving it here!

Great Service and Care

The move in experience was great. Very simple and concise. The tour of the apartment and the facilities really highlighted the great options available here. I had an issue with pest control and Charity was amazing! She was so helpful and caring. Got someone over right away and followed up with me the next day! Highly recommend this community. It’s clean and in a great location.

Good job

Solid place to live in the area. During my time there I had a 1x1 and felt like it had solid space. Maintenance helped when needed but things didn’t just fall apart. Good amenities, safe crowd, responsive leasing company.

Great place to live

I lived on this property from late 2020 until early 2023. Really did not have any complaints during this time. The staff was always very respectful and responsive. The leasing office was very professional and made the move-in process very easy. The maintenance team was always quick to process any work orders. I was also very impressed with how well kept the grounds were at all times there was never any trash and landscaping was always looking pristine. I have recommended this property to many people.

Nice Apartment and Fast Response

Best community to live in Cool Springs area

I've been a resident at IMT Cool Springs for 3 years, and the outstanding maintenance team is what truly makes this community shine. Maintenance requests are always addressed quickly and efficiently, often resolved the same day with high-quality work. This rapid response and technical expertise make living here incredibly comfortable and worry-free. I want to give a special commendation to Foster from the maintenance crew. Recently, he fixed a water leakage in my garage and repaired fan under challenging circumstances. Despite the hardship of the job, Foster maintained an impressively professional and positive demeanor throughout. He demonstrated top-notch technical skill, ensuring the issue was fixed thoroughly and correctly the first time. Foster consistently went the extra mile to minimize the inconvenience to me as a resident. The entire maintenance staff, especially Foster, is an invaluable asset to IMT Cool Springs and a key reason I highly recommend this place.

About maintenance

I feel really happy to stay here. I raised tickets. A person came in time and I got my problem fixed without any further delay. I asked the person to fix two more minor issues. He fixed that as well on the same day with happy face. Thanks for the wonderfull service you are offering to your residents.

Wonderful moving experience

We are so grateful to Cassidy! She really made our entire move-in experience seamless and we couldn't be happier. She helped us since April 2025 with virtual tours over the phone, providing detailed information over emails on what we needed, and up until we finally moved in July with a warm in person welcome. The entire complex is absolutely beautiful and everyone here is so friendly. I would highly recommend living here and working with Cassidy! :)

An absolute FIVE STAR experience! Foster actually mistakenly knocked on my door but he was very welcome because I had recently submitted a ticket of a few things that needed to be taken care of. So instead of apologizing for knocking on the wrong door and leaving, he just smiled and said lets take a look at it anyway. He took care of it all quickly and professionally. Very polite and friendly. His positive energy really made my day!

My Home at IMT

IMT has been my home for many years and I am very happy here. The office staff are always so nice and very helpful and have always made the community feel like home. I appreciate each one of you including the maintenance team! The response time of the maintenance team is consistently fast and efficient including after-hours maintenance. The management always keeps the residents informed via email of routine maintenance, contractors performing work on the property and also informs the community of inclement weather conditions (this is always appreciated!). My apartment has a spacious floor plan with large windows and great parking. The workout facilities are very nice and the equipment is well maintained. The property in and around the community is very well cared for. What I enjoy most are the green spaces and walking trails both in and around the community. The car wash centers located at each property are very nice and convenient without having to leave the property. IMT is a short distance to local grocery and other shopping so if you like to live and shop close to home, this is a great location. The management hosts many functions throughout the year. I love the annual pool party in July, the movie night in Autumn, seasonal festivities like the hot cocoa day, patio decoration contest, patio decoration contest, Valentine’s Day cookies and the annual Easter egg hunt for the children. There is also a vendor fair which is always nice to visit and shop for gifts. All of the IMT staff and events create a great community atmosphere. I am so glad to call IMT my home!

Best apartment complex ever!

I have lived here for a few years now and it is by far the best apartment complex I have been at. The property is clean and homey with lots of trees and plans, the staff is friendly and always willing to help, and the amenities like the gym, pool, and business center are a great plus! Outstanding Move-In Experience Thanks to Cassidy!

Moving into my new apartment was a great experience, and I truly have Cassidy Finley to thank for that. From day one, she made the entire process so easy and stress-free. She even made arrangements for me to get my keys after office hours, which I really appreciated—it showed how dedicated she is to making residents feel welcome and taken care of. Throughout the whole process, Cassidy was always incredibly responsive and attentive. Anytime I had a question or needed help with something, she answered my calls right away and provided clear, helpful information. It really made a difference knowing I had someone I could count on during such a big transition. When it came time to move in, Cassidy personally walked through the apartment with me and helped identify anything that needed fixing. She put in all the work orders right away, and it was clear she genuinely cared about making sure my new home was comfortable and in great shape. Cassidy’s kindness, professionalism, and attention to detail made me feel confident that I made the right choice in moving here.
