It is very quiet and feels safe enough for me to go for walks at midnight. The grounds are very well tended. Repairs and maintenance are attended to and resolved quickly. I would not hesitate to recommend these apartments to a friend.

Nice community. I haven't had any problems. Staff is very friendly and knowledgeable. You can walk around the grounds, take your children out and exercise on your time. Maintenance comes out when I have an emergency.

We have had several floods in our apartment. A few break-ins on our vehicle and neighbors vehicles. Asked for kitchen light to be replaced last year still not replaced. No direct parking spit visitors take our spots. Pit bulls live in the complex and are being walked with no leash.

It is not bad honestly, for a beginner or someone just starting off. The parking is atrocious and hard to get a spot because there are people who don't belong there staying, so imagine coming home at 3-4am and having to park at building 16 and you live at building 14. The dog ---- around the premises is atrocious and abundant, they need stricter dog waste pick up rules I'm tired of stepping in dog ---- and a lot of people don't have small dogs so it's mounds. It's quiet for the most part, gym cool, car wash amenity needs some upgrading, and the easy center they are upgrading so hopefully they actually work better now. I pay 1,050, for the price it's fine, but definitely needs improvement

It's been good. My only problem is rent going up every year. It's not fair to tenants who been loyal to pay more than new ones. Other than the pricing it's a great community. I've had little to no problems living here.

The community is nice. It's dog and kid friendly. Cable and internet are included I your rent HOWEVER, every month there is an issue with water. Sometimes you are reminded and other times we are not. It's very inconvenient to have the water shut off during all times of the day. I've only been here 6 mos and the water has been off at least 5xs in the last 2 mos.

I moved in 2025, no problems worked out in gym several times, quite no cursing and shootings . Workers work on lawns all the time. Garbage gets ridiculous, people not using compactors properly, the complex immediately clean it up. I like the the complex very well. Maintenance doing very good job repairing items, andy painters, carpet layers are on the job pretty fast. Keep up the great work MAA. James Cox

Trash compactor is always full and tenants are forced to pile trash on the ground next to it. Maintenance requests are closed out with no repairs being made and that's assuming they even acknowledge the request.

Good friendly community, not the newest apartments and show signs of age depending on if you get an updated unit or not, but even non renovated are fairly clean it appears. Website claims tanning bed on site, that is not accurate and sauna does not get hot, but gym is good for free 24 hr apartment gym.

The property is clean, the apartments are modern and the amenities are great. Some residents don't assist with keeping the property clean. Management does their best to enforce and keep the property clean. Maintenance is responsive and efficient.

This is by far the worst complex I have ever lived in. I have complained several times to management about my neighbors and their domestic situation with no resolve. I have called the police several times on them with no resolve. I was told by management, before resigning my lease, that it would be handled. They have done nothing. I was told that I would have new carpet before moving in. I did not. There was still hair and dark spots from the previous tenant. They have not cleaned the breezeway since I've been here. It looks like I live in the hood. They randomly cut the water off for "maintenance" without notice. I was referred to this complex by a friend and it has been the worst mistake. They are overpriced. The walls are thin so I hear every person going up/down the outside stairs. The electrical sockets barely work or go out. Overall, I would not recommend this complex.

It is a very quiet neighborhood. The neighbors are nice. The staff if very helpful in the office. Parking is bad sometimes you have to park at a whole different complex. The only flaw is that towing company that got me 4 times for small things.

Maintenance is quick and efficient. The office has previously set up little parties for the residents like for christmas, there was a chance to take pictures with Santa and have refreshments. Very accommodating

MAA Southwind is a great community to live in. Anytime I make a maintenance request they are always coming within a day or two normally only a day and get whatever the problem is fixed. The only thing i will say that i am not the happiest about is parking and house geckos in my unit but as i previously said maintenance always keeps that taken care of and under control with traps.

I obviously signed up for one apartment but was ultimately assigned to three with electric bills for each one. The person who got the electric bill never turned the bills to the apartment complex causing me to have past due bills

I have been living here 3 years. I love my apartment. If something needs fixing they are right on it. The grounds are always clean and pretty with beautiful flowers. I haven't thought about moving because it's just a nice place to stay.

The apartments are very nice, and the grounds are as well, the office staff attends to the residents promptly. The security does rounds efficiently, but whatever you do, please don't park in the Handicap, you'll be towed away

All nice people and willing to help with my needs. Parking has never been a problem and neither have my neighbors. Everything is so close to the apartment, such as places to eat, groceries, fuel and banks.

Since moving to this community in 2015, it has been relatively quiet. Outside of the constant problems with the water system, there hasn't been any major issues with this location. I think they should lower the rent for tenants that has been living her for more than 10 years.

Great Community! Office staff is very friendly. Community is tucked away off the major roads and right on the edge of Germantown near the cities nicest golf courses! Maint staff is usually on point which your needs as well!

I strongly advise against renting at this property due to significant issues with management, maintenance, and safety. While the office staff are helpful during the initial leasing process, their attitude changes drastically once you become a resident, becoming unhelpful and dismissive. The maintenance team is consistently unresponsive and often lacks the knowledge to properly address repair requests. The community amenities are also poorly maintained; the car wash is frequently broken, gym equipment is in disrepair, the sauna is non-functional, and the garbage area becomes unsanitary and overflows on weekends. Most concerning are the recurring safety issues, including frequent police activity and several serious incidents on the property. The complex lacks a security gate, and a poorly designed entrance ramp creates a daily hazard. Furthermore, a recent change to their payment portal led to my payments being rejected. Instead of providing assistance, the office staff blamed me, revoked my access to online payments, and unfairly charged me fees for their system's error. For the price, you can find far better and safer options in the area. I recommend looking elsewhere.
