To be completely honest, for such expensive rent my experience has been sub-par. The amenities are nice and all but truthfully just not worth it. Between management's lack to be available when needed, never having hot water for more than 5 minutes, not to mention security cars flashing lights all throughout the night I just don't believe I'll want to stay when my lease is up.

    Pros: Quiet community. Grounds are kept neat and clean. Cons: Maintenance. My apartment specifically has come with endless water leakage. Starting with the apartment above leaking into my apartment, then multiple leakages in my apartment from the bathroom to the kitchen. Outdated gym equipment.

      I love the apartments, very quiet and nice. Since I've been here, I haven't heard any crime or ruckus. The only thing I wish was different is the payment. It would be easier to submit a payment when I have the money or at least submit half in between check to keep from being late.

        It was great the first few years, now its horrible due to constant barking of upstairs neighbor. I call and complain and nothing ever changes. The entire year of 2024 was a nightmare trying to get meaningful sleep due to all the barking. I have to wear headphones all day at home to try to drown out the barking and I can still hear it.

          It's nice and quiet for the most part. Front desk is really helpful and maintenance could be quicker/more communicative. Wish it was cheaper but it feels very safe. Most neighbors are respectful and nice.

            My residence at MAA Southwind which was Lincoln on the Green originally, has been a pleasant one. Good area, good amenities. Good staff. Good experiences so far. I would recommend this as a premiere choice of residence for newcomers to the Memphis area and natives who are looking for better housing opportunities. I look forward to continued prosperity at this living space.

              The management and maintenance staff are pretty exceptional for apartment living. I would love it if they had more security but other than that it has been a very peaceful stay considering we are in Memphis. Iykyk.

                Overall, my experience has been lovely. It's nice and quiet. There are only a few changes that I think will improve my living experience here. For instance, the trash compactor area is always unkept. It makes the community look bad. I wish there were more trash compactors in each section so that people wouldn't have to put their trash in their cars and take it to the compactor. It's tacky.

                  I've been at MAA for three months, and thus far everything has been good! I've had a few maintenance request and they've been satisfied within a timely manner. Agents are often helpful and insightful when needed.

                    I've been here for six months and there's really nothing I can complain about this far. Quiet neighbors, fast maintenance, good landscapers and managers.Security are always monitoring at night. Great!

                      My first two years here were absolutely amazing. Unfortunately, over the last year that has since changed from the cleanliness of the complex to the safety. My daughter's car was stolen and there was an attempt to steal my vehicle. The trash at the compactor is beyond disgusting. There are dogs that are swimming in the pool with their owners. The water being shut off is becoming a normal activity.

                          Really love this property. It's very quit and well maintained. The maintenance crew is top notch along with leasing team . Hope my rent don't go up to much next year because I would love to stay another year if possible.

                            MAA is a good company so far - my husband and I moved in around month ago and we have not had any concerns for safety or ourselves. Neighbors are quiet and to themselves. Apartment is perfect for us, it's only us.

                              This is hands down the WORST ever community I have ever resided at ! When I say I wouldn't recommend a dog staying here I WOULD NOT ! You're paying a high --- rent and barely can get a good night sleeps here . I can not wait to get the ---- away from these apartments !

                                    Nice apartment but the maintenance response times are horrible. I have several requests that haven't been addressed and I've only been here a month and a few days. I've had to put in several requests and call the lease office for things to be addressed

                                      I have been living here for four months it's a good place to live in a good area I just wish if the pools are cleaner and if there is more rules for dogs being leashed and control over the people that have them if and to control the pooping area for animals poop is all over the place , and I wish if the hallways and the stairs are clean more regularly

                                        I moved in march 2023, upon move in stove burners parts missing from stove, windows leaking, bathroom lights flickering never, Then I moved this apartment , the leasing agent showed me apartment before it was ready and it would be fixed I moved in nothing was done and Jenice asked me to give her opportunity to get things done. I have been here since April no nothing is done. My tub was suppose to resurfaced and tile and bathroom tile replace baseboards painted and sealed. Bathroom baseboards rotten. I was informed that this was suppose to be a renovated apartment it is not . 2 different leasing agents views apartment and said it was ready. Toilet is not flushing properly. Icemaker broken upon move-in, bathroom sink was not sealed , major leaks under the kitchen sink and bathroom. Pest problem gnats, flies and cicadas. I am very unhappy with this apartment. So from April to now nothing has been done resolve my issues with apartment.

                                          I like the peace and quiet. The landlord is amazing. I got sick a couple years back and she went above and beyond in helping me with food and drinks to help me get through since I got Covid and couldn't leave. I feel safe living here which is why I've been here for years.

                                            It used to be awesome. There was minimal noise. The garbage area didn't used to easily become a dumping mound. For the past year & a half, that has started to change. For the most part, it's still quiet; however, cars driving through reving their pipes/engines has become more frequent. The fellow residents are now just dumping trash on steps when compactor is full versus compacting. I still feel safe enough to go outside & come back; the quality of residents just seemed to have went down.

                                                Overall above average . Very close to services we frequent. Maintenance worker Zach Shoemake is excellent and so is Marvell.                                                   Community is amazing and friendly, however when there's a problem in the homes; Maintenance is delayed. The office people don't seem to communicate to each other nor to maintenance about serious issues in the homes, which leads to maintenance not knowing. I've had a serious leak in my home since June 10th. I emailed both maintenance and office about it, however, it was never fixed. There's one trash compactor that everyone shares, so it gets filled pretty quickly. Trash sits outside of the compactor for a few days, which leads to many people having trash sit at their doors.
