I live in the new phase apartment and almost to the corner. But my friends staying in the middle of the community, especially buildings 16, 15, 14, 10, 7, etc had some terrifying experiences where the cops were asking if they heard gunshots door-by-door.

Biggest mistake ever made when I signed my lease with them. They all lie and say you are saving and you get such and such amount off your first months rent, but come the first month you are owing about an extra 200 and they don't know how to deal with it and blame it on their computers. I kept all my paper work with them and suggest you do too if you make the mistake of moving here. I felt safe here and neighbors were friendly, but big waste of money. I would never recommend anyone to mover here. They all have attitudes in the office, act friendly but just want that commission from your sell and once they get it they are rude. DONT MOVE IN HERE!!!!

Rent is little expensive. The Comcast cable charge should not be included since we do not use cable. Pets should not be allowed to move free without owner. Community is very good. All Malls, school is nearby. We enjoy staying here. Thanks...

Lincoln on the Green has been a wonderful place to live so far. The property is safe, clean, and quiet. The office staff is super friendly and helpful and their mannerisms are professional. The maintenance crew has been very responsive and prompt each time I have made a service request. It is in a great part of town near all the shopping you could need. I love it here!

Friendly people but very unhealthy surroundings On trash disposal for the whole community ,,, dirty garbage in the middle of the street .. high rent for the quality.. ..The streets are not maintained either .. full of bumps and uneven ..The mailbox area is dirty and in a mess.

Terrible. Loud music at night, used condoms in the parking lot, beer bottles and chicken bones thrown in the back of my truck. Maintenance is a joke, got tired of reporting things after going to the office 7 times the first month. Wish I'd have never moved in. Lawn crew makes it look good... But they blow 3 in of garbage onto the balcony every week. Wouldn't dare step outside in the parking lot on a Friday or Saturday night... Too many thugs hang out.

The property management staff act in a manner as if the tenants do not have any rights. They treat tenants like they are on welfare and the property is getting welfare from them. I pay the full rent and should not be treated like this! I have had the leasing manager, Missy, to boom my door down and not even wait for me to open it. I have placed a work order over a week ago, just returned home to find it had NOT been done. There is price-gauging going on in which there is one price on the washer but by the time you insert your credit card it increases by over a dollar. This is deceptive. This is rude and disrespectful!

I have been living here since last 7 months. Great location , convenient and easy access to highway, shopping etc. Maintenance is prompt , the website call logging system works very good, Most cases, the maintenance person is here the next business days. However, the quality of work leaves a lot to be desired. The apartment has old appliances and they breakdown quite frequently. There is no replacement on offer, and you have to live with having the maintenance person come time and again to your apartment and do the same old crappy fix. That is frustrating. Otherwise reasonable rent, and value for money place to stay.

The floor plan, space, and storage are excellent but please be aware that using Comcast for your cable service provider is a requirement and apart of your rent. The overall grounds are kept very well and it makes me feel good to come how everyday.

I've been living here about two weeks. The community is quiet. There is ethnic diversity and the location is ideal. There's plenty of places to eat and easy access to shopping. I'm new to Memphis but I find that's it's no more than 20 minutes to downtown or finer shopping in Cordova. The area feels safe. My apartment was in good condition. My apartment seemed like it was cleaned when vacated but had been vacate a while. No one came in to do a wipe down. It wasn't filthy and I didn't make a stink because I was going to clean over everything anyway. I paid for upgrades and I'm assuming the upgrades were in the carpet, sink/faucet fixtures and cabinetry. It would have been nice if it had been extended to the tub fixtures ( they're old and tarnished and falling apart) as well as a tile free shower (I hate tile) or a garden tub. The bathroom and kitchen floors have faux wood vinyl covering (maybe to match the cabinets). While the closets are roomy, the living room and kitchen are tight! I like to entertain in my living space so I'm going to have to sacrifice in that area. While they do allow you to wall mount your TV, if you choose not to, you'll have limited seating. Anything other than a sofa and two chairs (forget about a loveseat and sofa unless you want to sacrifice walk through) and you're crowded. I do love the built ins with the adjustable shelving on either side of the fireplace. I may have to change my focal point for the room. Bedroom sizes are average size. Parking is terrible here. If you can afford the covered or assigned parking, go for it. By nightfall the pickings are slim so prepare to park out of sight of your apartment. It's a very large community. I think there's over 600 units so if you want something quaint you won't get it here. I'm on the second floor and the noise level is typical. Mostly heavy walking and loud thuds when something is dropped. I don't know why they can't put some sound proofing in these places when they build them. Digital cable is included in the rent. Maintenance was quick to fix my issues. Overall, I'm fairly satisfied with the place. I do believe is overpriced compared to where I came from (this version of an upgraded apartment would have cost me $800 tops with assigned parking). From what I hear they go up on the rent with every lease renewal. It's a shame because depending on how much it is, I won't be here but a year (in my apartment back home for 3 years and no rent increase). I was hoping to be here two years before house hunting. Cheaper to buy. Oh and that lease- look it over well before you sign it. Should you need to get out of it, it'll cost a pretty penny! Sorry for rambling but tried to get it all in.

The apartment itself is nice. However, I have had issues with noise from surrounding apartments (including animals that bark throughout the night). The grounds are kept nicely for the most part, but the community dumpster is frequently a nightmare, with trash strewn everywhere around the ground leading up to it. Overall, I've had an okay experience here.

Its been on average of 1-10, 1 being the lowest and 10 the highest , I will give a rating of 7. Everyone has areas of improving including me lol, overall its a great property. The staff could use some lessons on how to treat there tenants, although there are some great staff members but theres a few bad apples that are rude no matter what your trying to speak to them about.

looked at many facilities in the area when first moved to Memphis. Found Lincoln on the greens to be one of the best maintained,modern & enjoyable facilities around. The friendliness & professionalism of the office and maintenance personnel can't be beat. The grounds and landscape are always kept beautiful and clean, as well as all the amenities. It has been a joy moving in and becoming acquainted with this community. The only thing I would change would be the laundry facility. It would be much easier for our schedules if we were able to load money on our laundry card in the laundry room itself and if the laundry facility was open 24/7. This is the first apartment I've lived in where the laundry room closes.
