yoy are exactly right!!!!!
The laundy facility is a joke. most of the machines are unplugged or don't work and you do not know this until you put your clothes in the machines and scan the card that you have topay 5 bucks for and that does not include your usage charge. You have to put money on the card. The tv is stil broken and the so called entertainment area is filthy and full of spider webs. There are ratrs running around the 1 trash compactor for the whole community. The office staff is very not customer service friendly. They act like you are bothering them and the pregnate girl never smiles. the club house is in the office are and is not for the residents. Some one should sue for false advertising. There answering service in the office as well as their brochures are 80% lies. They rent the appliances for more than it cost to get them yourself. The security is crap in refernce to right loks on the doors and courtesy officer at night. The linileum is very tacky in the kitchen and baths. They should put tyle down. The specials are not that great. You have to pay the complex for the water, sewer, pest control and poor garbage sevice monthly. It is quiet and a lot of people from India reside here that are not too friendly.

WORST STAFFS YOU EVER SEEN
The staffs are all RUDE and UNPROFESSIONAL. They won't listen to you and solve your problems. I will not complain about dogs barking, babies crying..., because I know this is apartment, what can you expert. However, those STUPID staffs... they are like UNEDUCATED CAVE PEOPLE!!! They just know how to dress up, hanging around in the office, and yell at you. Also, maintenance people is not very nice either. One time, a maintenance guy almost get into my apartment without my permission. <br><br>Laundry room is lousy. Gym is suck too.<br><br>I stayed there for three years. If not because the apartment is slightly ok (as long as I stay away with those stupid evil staffs) and it closes to my office, I won't even stay there for a minute. Now, thank God that I am out of there.

Unfriendly leasing agent
We went to see this apartment a few weeks back and the experience was not so good.<br>Talking and seeing the model apartment, I felt as if they were doing us a favor renting it. Feels like they were paying us to stay there.<br>Apartment looks good but the floorplans are not flexible to handle your furniture.

a very mediocre apartment community
Most leasing agents are very very rude. No security in day or night. No gates at the main entrance. Parking is not organized well and driving psace is very less. Not all parking lots are covered. <br><br>I will not recommend LOG, if you have other options available. I am stuck because of my lease.

brats runnign every where in the complex
very bad and congested community and silly maintenance people and extremely bad behavior of office staff. They promise to fix things and then MFs forget about it.

Great Location!!!
I have been @ Lincoln for a year now. I am fixing to resign my lease. Maintance is great, the staff is wonderful. I am a single female and keep pretty busy days and odd hours I feel completely safe. I love it.

Rude leasing agent
Update: I contacted the management about my experience. They were very apologetic and have handled the situation. Although I am pleased with their response, it is unlikely that I will consider Lincoln on the Green as a home. <br><br><br>I visited Lincoln on the Green this past weekend wanting to view an apartment. I already had all of the information that I needed and was very interested in renting, but wanted to see an apartment first. The first statement out of the leasing agent's mouth was that she would not show us an apartment today because it was after 4:00 (the office did not close until 5:00). When I asked why she would not show an apartment, she simply said that the office was closing at 5:00. Only after I got visibly upset with her did she offer to show an apartment. By that time I was very agitated and had made my mind up that I would not be renting from that community even if I have to pay more elsewhere. I was very disappointed with the way that the leasing agent handled herself. Even if it was indeed too late to show a model (which I dont believe it was) there was a more appropriate way to handle the situation that would still facilitate good customer service. Instead, that leasing agent lost a customer and earned a health vote of disapprovement from me.

Horrible Management, decent apartment
This apartment is in a great location with a decent amount of parking, but that's about all the only good points there are.<br><br>I found this apartment through an apartment guide, and it mentioned things such as an entertainment center in the laundry facilty, a good fitness facility, and a highly non-responsive staff.<br><br>First, the laundry facility is horrible. I can't tell how well the washers work, but unless you hit the lottery and pick just the right dryer, you better have set side a couple extra hours and a couple extra dollars if you want your clothes dry. As far as an entertainment center, there are 2 century old bike machines, a dingy old couch, and a TV missing almost all of its buttons with no remote (can't change channel).<br><br>The fitness center is a joke. The elliptical makes a clunking noise when you're using it. Two of the three treadmills made weird noises, at least until they completely broke (over a month ago) and are still Out-of-Order. The weight machines are probably older than I am. I swear I tweaked my shoulder on the "bench-press" because its so ergonomically incorrect. The bike machines look more ragged than a car in a junkyard, and there is occasionally a weird smell in there (and I checked myself, just to make sure).<br><br>With this many unsolved problems, you have to assume that the staff doesn't seem to stay on top of it. I'm sure that I'm not the only one who has complained about the laundry, and you can tell the gym is out of date just by looking at it.<br><br>If these problems are solved soon, a petition will probably be started and sent over the the corporate office. They claim to have a great reputation in rental properties, so I hope that the corporate office cares a bit more than the management staff here.

Lying Maintanence Workers
When I moved into my apt 3 months ago, the linolium floor that seperates my kitchen from my bathroom was peeling up. I reported it to my apt office who put in a request to fix the floor. Needless to say, after 4 request to fix the floor, it still is not fixed after 3 months. I finally demanded a service request for the 4th request which stated the maintanence person closed the request and said the floor was repaired.

EIGHT PLUS YEARS...STILL A NICE PLACE TO LIVE
Positives: relatively quiet, depending on whether you are on parking lot side or golf course side (recommended!!), or if your immediate neighbors (above & beside)are quiet. Beware! As in any apt.community, loud neighbors (barking dog/loud music/parties)make for miserable living. Be sure to ask office staff if any complaints have been filed against your potential immediate neighbors before you sign a lease. But staff is good about following up with complaints. Back to dogs, watch where you walk!! This problem continues due to very inconsiderate pet owners. Property stays relatively clean except periodic trash accumulation at dumpster. Maintenance is prompt & dependable.<br>Office staff is professional and responsive.<br>NEGATIVES:no showers in workout/pool areas. Tenants must now pay for water, trash, sewer. Perhaps this is customary everywhere?<br>I suggest you drive through the entire property & scout it out(cleanliness,noise,trash accumulation,etc>)& see for yourself. I do recommend this apt.community. I speak from experience.

Yeah, I know it's a holiday weekend, but today was the only day I had to go find an apartment. Lincoln on the Green was the only rental office open today. They'll get my application. That's true customer dedication. Also, they were one of the few properties that didn't have a GREEN swimming pool.

Good experience
I have lived there over a year. Good, safe location near shopping, dining, etc. Fifteen minute drive to airport...twenty-five minute drive to downtown area. <br>Grounds and maintenance kept up. Didn't care for laundry facility though. I would recommend you have your own.

Nice community-horrible conditions
The first 6 months of living at Lincoln on the Green were wonderful, but when my apartment began falling apart, nothing was done. The roof leaked after a heavy storm and I was told that maintenance would be checking all of the apartments for problems. A year later, I still have brown stains on my ceiling and walls. The complex water is constantly being turned off and on, so my ice is brown at least once a month. The office staff is often unavailable or unhelpful. Dogs are let to run off of their leashes. When I was recently bit at by a dog in the complex that tore my shirt, I called the staff and was told that I would have to take it up with the owner of the 150 pound St. Bernard. The weight limit for dogs is 30 pounds. Loud, cursing children throw footballs in the parking lot damaging cars. This community has the potential to be very nice, but the staff is helping to run these apartments into the ground. Renters beware!

Doggy Doggy
I wanted to make an apology to the staff of Lincoln on the Green. I´m one of the guilty one´s who has let my dog run loose in the mornings and after I get home from work. I stand and watch her, but not on a leash. She´s never bothered anyone and I guess I did know that the property rule is not to let her out without a leash, it´s just I´ve never needed to. I do now realize that her out unleashed may be bothersome to my neighbor´s. I did notice that management posted a letter about this in the mail center. I usually don´t take the time to read the stuff they post but I saw the word pet and dog and read it. For my disregard to the rules I wanted to apologize, especially since my lack of regard has caused others to speak ill of the staff. Broken promises of rent is one thing, if that´s even true and holding the staff responsible for residents lack of respect for their neighbors is another. Again, I´m sorry!!!!!

Underage painters, uncaring staff
The underage painters got white specks of paint all over my car--the office staff uncaringly passed me off to the contracted company for damages. <br> An associate offered us a deal when we moved in and said we could get a corporate discount on top of that if we brought in proof of employment. Well, upon showing a pay stub, we were informed that we could not receive more than one discount per lease term. When we told them we were promised both discounts, we were basically told that the incompetent associate was no longer employed there and that they couldn´t honor her mistake! <br>The noise level is hideous, and the smell of cigarette smoke wafts in through the air vents like smoke billowing out of a chimney. Our entire apartment stinks of smoke. And don´t even get me started on the number of dogs that run around without leashes!! And, for all of these complaints, we were told by the front office that we needed to handle it ourselves. Is that what management is? <br> <br>Stay far far away--I´m getting out soon!!!!!!!

Grossly Incompetent Staff
Well, let´s see what all has happened since I moved in 2 years ago. Two broken refrigerators that took weeks to replace, showing my apartment to other people BEFORE I HAD MOVED OUT... Oh, and how could I forget their ----------------- PAINT CREW getting specks of white paint ALL OVER MY CAR (which they will not take responsibility for; now I have to deal with people that can´t even speak ------- and try to get damages from them)!

the best place ever
I lived here for 4years and would have only left with the job transfer that I had to take. The management was great. They treated me like family. I had to go through cancer treatments while here and they always cared. I never had even one problem. I think living in an apartment for a little over 4 years, give me the right to say-the management is great! Do not think twice about living here. I wish that I did not have to move out of town and leave.

great place
I´ve only lived here for 3 months-I have a travel job, but I´ve had a great experience. The apartment I lived in seemed brand new-no problems. Although I´ve heard apartments in the front of the complex are the older ones-be sure to ask what you´re getting. Parking was pretty much never a problem-right in front of my complex. Quiet neighbors.. The only complaint of mine is that it´s a good 15 -20 minutes from all of the fun midtown/downtown memphis stuff-which I enjoy. Other than that, no complaints.

QUIT BREAKING STUFF!
I´ve just left the office of Lincoln on the Green to complain about a tv in the fitness center that has been broken for a while now. I was told that a replacement was on the way but due to destruction of pricey items done by the residents the chances of replacing these items becomes slimmer and slimmer. I enjoy watching the tv while I work out and I would appreciate folks treating these things like there own.

HOW DO YOU SAY................THANKS!
Just wanted to thank the staff for allowing my family to stay in an extra overnight apartment during a flood I had in my apartment from the upstairs neighbor washing machine. I don´t have renters insurance and a hotel room would have cost me $$$ i don´t have. Thank you. D.P.

Pool open longer.
Every complex I have ever lived at closed the pool right at Labor Day. Thanks Lincoln on the green staff for letting the pool stay open several weeks past labor day. I´ve mostly heard the B.S. excuse of managers closing pool at Labor Day because of money issues, not these guys. We live in the south so it´s hotter longer. Again, thanks, it was great to lay out and enjoy the cool water longer. By the way, the fitness center looks great. Nice job on the redo.

Fair Place to Live
I would rate this place as a C . I have found the staff accommdating. However, I live in Phase 1 and the appliances are pretty old. Also, there have been serious issues with bugs. This has been the safest place I have lived in Memphis and one of the quietest. Overall, I would reccommend it to most anyone....but...in Phase 2!

OPEN ARMS-THE BEST
I just wanted to thank the staff of LOG for thier great job in hosting a family whose son is seeking medical attention here in Memphis. The program, which is company wide, is called Open Arms. Several communities owned by Mid-America have an unit that is free to those who have serious, possibly fatal medical conditions and have no where to stay. I´ve dealt with the staff on many occasions and they´ve just been the best. They are currently providing housing for a little boy, who is very ill, and his mother. Last year the held a community food drive and stocked the pantry for this family during Thanksgiving. I hope you guys do it again, it was wonderful!
