good community, but we are hearing much noise from second floor, even from side ways while steeping to second floor. Carpet needs to verify timely to make it clean and customers to feel happy. Service is good and front office is good and friendly. But comparitively lease amount is little bit high

This is my second time living at Lincoln on the Green and I am very happy there. The staff that I have dealt with have been very courteous and helpful. The location is great with plenty of shopping and right next to FedEx Headquarters. The landscaping both in the complex and in the neighborhood is very pleasant, making walks enjoyable and they have two nice pools onsite.

Great Apartment! I love all the space I got from just a one bedroom! It is also a very quiet environment that offers peace and relaxation! The only downside about the apartment is the staff in the office. Communication with them is not the easiest thing to do!

Good Community and located in main place and gardens and trees are surrounded with this community. The Maintenance is good and resolving our request and issues are as soon as possible. Will get the apartment as per our wish(Models, spaces)

With the exception of a few.staff needs to be more polite and courteous in dealing with residents. they need to agree with the resident reporting the problem. More speedy completion of service requests required with less follow-ups to office for clean-up requests after completion of service request.

It used to be good, but now spoiled to extent with bad office staff and management. Office staffs are so arrogant, non-responsive and lazy. Seriously MAA management should revamp entire staff including everyone. Tennis court does not have a light from past 3 months, they don t care, all apartment are getting old and lots of issues to report every day, no proper team to handle. Tenants retain efforts not been made by office staff and want to fool new tenant giving non-standard apt to suffer. Car wheels, house theft is common here.

It appears that Lincoln on the Green is more concerned with occupancy rather than maintaining the current renters. When I moved in last summer, the toilet in the guest bathroom had leaked into the guest bedroom closet. Movers had already been scheduled so had to deal with the maintenance crew for a week, they finally replaced the toilet all together. The wall behind the new toilet still has not been painted! The apartment was dirty, especially the kitchen. Had to have someone come in and clean the kitchen, again! All the baseboards are over-caulked and falling apart (bathrooms & kitchen). The sinks and bathtubs look like they were caulked and cleaned by a two year old. The neighbors are noisy! Screaming adults and children are the "Norm." I pay $15.00 a month for covered parking which turns into a mud bath when it rains and lighting from 1970. Broke down cars everywhere. Some cars sit on blocks! The walkways are dirty and poorly maintained. Police (Sherrif) activity is on the rise. The management has become overwhelmed and project a flustered attitude. I will be contacting the headquarters on Poplar next. I would not recommend living here. Rent is overpriced for no security, no gates, poor maintenance and lackadaisical management. Such a pity being right next to Fedex World Headquarters!

I'm wouldn't rent here. Maybe you should stay away from Memphis in general. It's dangerous and many apartments have been broken into and the staff doesn't care. They're really asking for a law suite because the complex isn't properly lit at night and they refuse to hire a security guard. I've witnessed drug runners in the complex yet International Paper's relocation is forced to live here when they relocate to Memphis.

The most unprofessional, incompetent, poorly staffed office I've ever been involved with. Day one: we're told that we can move into a new apartment immediately and that due to a special promotion we wouldn't owe any rent for the remainder of the month. We sign the contract and lease and pay the deposit and the application fees. Day two: we get a phone call telling us the apartment has been doubled leased and that they are working hard to get us a new one. A few days later we move into another apartment, bugs are everywhere. We're told that pest control will come and spray regularly and that the bugs will die off. It's been a month, they're still here. Our bill comes in the mail for $655.00. I take a check over and pay it immediately, the following week there's a letter on my door saying I have late fee of $160 because I haven't paid my rent in full. Turns out our special promotion we were given on day one wasn't correct. Property manager says not to worry that they'll take it off our bill because it was the staff's error. The next week, there's another letter on my door asking for $10.00 in late fees. Mind you, each letter threatens us with eviction. We take it over and after long debate, we pay the fees. A few days ago, our air went out. We call in a service order and the man says he will send someone right over that same day. The apartment becomes unbearably hot, we call the office several times, each time they assure us someone is coming. Three hours later, I walk over to the main office and they tell me maintenance has gone home for the day. I inform them that my air is out and that I had placed a service call and had been waiting for over three hours. After a long period of them trying to figure out what to do, a man pops up in the office and agrees to come over and fix the air. He fixes it. The next day, the air is out again, this time the maintenance department calls us and says, they have to flip a breaker. They agree to meet us at the apartment at noon. I leave work and come home. Of course, at noon, no one is here. I call and am informed that the maintenance man is out to lunch. A few minutes later another man shows up. The breaker box is painted shut and he can't flip the switch. He pulls out a knife, cuts open the paint around the sealed box and then flips the switch. The next day, we attempt to log into an online profile that has become the mandatory way of paying rent. My roommate can set up her account with no issues, but my account keeps saying my information is wrong. Well, I'm pretty sure I know my name, my birthday, my social, and my email, so this is clearly a problem on their end. We check the mail this afternoon and we have a paper bill in our mail box that has several tacked on fees that we've never heard of that bump our base rent up nearly $80.00. To add insult to injury, there's a charge on the bill for having to send us a paper copy because we haven't signed up on our online profile. This is definitely some bull crap because we have until the first of the month to set up our accounts (according to the flyer they ve left on our door), and my roommate set hers up today, while I am not physically able to set up mine because it will not accept my personal information. On top of all of this, they refuse to give us a copy of our new welcome letter with the correct address on it, since the first one they gave is now null because they double leased it to another tenant. I'm not a problematic person and I always try to handle my business and do the right thing, but these people make it impossible. In my opinion, there is an obvious lack of communication and the front desk workers are not skilled or competent in their job. All in all, I'm pretty upset. I just moved in here, so I have 11 months left. I just want to live in peace, but there is no peace here. Every day I fear coming home because I know there will be a new problem, another letter on my door, a new late fee that they've "forgotten to tell me about" or "should have been explained to you at the moment of signing." If you're thinking of moving here, try not to be suckered in by their beautiful landscape and convenient location, because honestly, that's all they have going for them. The main office is nothing more than a well run circus act. I despise having to turn over my hard earned money to such careless and unprofessional company. Today is Sunday and their office isn t open, so I ll be posting reviews instead.

I liked living here! It's peaceful and quiet. Great size bedroom, lots of storage. No problems finding parking either, except occasionally on the weekends. They have a very nice laundry facility and workout room. There's even a free place to wash your car! The staff is nice. The price is good. Communication is good. I did have a problem with a noisy neighbor, but it got handled and no problems after that. The only thing I disliked is that sometimes the pool was crowded with kids/teenagers, and on weekends the trash piled up outside of the trash bin. I would recommend this place. Convenient location close to the highway. Cable is included in the rent.

People who are working in the leasing office are so rude and bad. Maintenance people are stealing stuff from your apartment while the are "fixing". I complain for a lot of things here and no one didn't even call me back to set up fixing or nothing. Smell....huh...I cant open my door because of smell. I cant wait to move out and I will not recommend anyone to move here. Stay away as far as you can.

Every maintenance request is forgotten after an initial visit where they never are able to do the job. Numerous requests for the same things have to be put in. BED BUGS unfortunately have plagued my apartment since I've moved in over 6 months ago, only actually figuring out we had bed bugs long after we had moved in but bites have been occurring since move in. Office staff is a mix of nice and not nice. Very little followup on any issues even the bed bug problem that I have to constantly hound them on. I am at the point where I am ready to move out or stop paying rent. Sadly having picked up bed bugs here means I have to be super careful when I move and I'm scared to take furniture or other items with me due to the problem.

Endless list of maintenance issues upon move-in inspection. It's one month later and majority of them still have not been fixed. Some of these issues include 5 out of 6 windows in my apartment not functioning properly. My front door knob is falling off. They've had to come twice to fix my disposal. Walls/floors/ceilings in apartment are paper thin...thinner than most apartments. Trash compactor (1 for entire large community) overflows many times per week. Parking spots are very narrow (I don't drive a wide vehicle.) No privacy lock in my apt which means if you don't answer your door, maintenance will walk right on in regardless of what you are doing. (I work nights, so I sleep in the daytime and didn't hear the knock & doorbell. Once I heard it and was close to my door, 2 men saying they were with maintenance were already walking into my apt.) On a positive note--huge walk-in closets.

NOOOO dont move in i had property stolen my compliant went unnotice by staff by Glenda((not sure if shes still employed) i lived @ log maybe 3 yrs it was great in the beginng until undesirables started moving in music was often played during late hours which kept me up all night a neighbor underneath me constantly hit a punching bag most of the nights apt patrol officers could not control the issues at hand people were starting to bbq yes bbq underneath the car ports with loud music i moved to phase one some of my property was stolen by the maintance staff(durng y move they assumed i had finished moving there was a miss communication i had two days remaing to move they started the clean up process) my sons piggy bank uniform clothing radio crock pot my dad gave me etc... my compliant went unnotice by Glenda just an awful place to spend $$per month i would not move in unless you like living amongest undesirables!!!!!! i have moved to the westbury i am in love great staff mant. crew no noise luxuray living and you are not forced to buy cable

Do Not move here. I lived in an older floor plan and i don't know if that was the case but these apt has a bit of a pest problem. Roaches...yes roaches...and I lived on the 3RD!! floor. The wall are thin and yes I know my neighbor daily routine. If you are planning to move there, there is no set price per floor plan...each unit has a set price. A 590 sq ft floor plan may be $530 but the same one, but in a different building could be $630 a month. The maintenance is kept up tight. Landscaping (leaves blowers) blow leaves every morning so if you sleep during the day wear earplugs. These are not gated. Some units have screen on their balcony sliding door and some don't and they WILL NOT order you one. The smallest floor plan do not have washer/dryer connections. You get what you pay for. The cable is tacked on to the rent and its with the worst cable company in the world..Comcast. Parking, there are reserved spots(do not pay for reserved spots bcus its treated like a regular parking space), no garage and the newer units has cover car ports. There are areas where the lot is not lighted.. I strongly advise to not use the facility laundry room...your time and money will be wasted and clothes may get damaged or stained. On Sundays the main dumpster is floored with trash and bugs. The staff is nice.

DON'T LIVE IN BUILDING 5! Hello No!! Don't stay here unless you LOVE ANTS!!!!! These apartments are to expensive to live in if you have to live with ants 24/7. They say it's because of the pipes. But that is a lie. I saw ants on the outside of the building traveling up to the roof. I've been telling them for the longest to spray the outside. But they don't listen. They said the pest control man comes out every wedenesday and spray. My neighbor who lives above told me, she saw the pest control guy from "Good Earth" knocked on her door, she told the guy to hold on because she just got out of the shower. The guy put a note on her door that he stopped by. She saw him sit in his truck smoke and drive away. She said that more then likely he didn't gointo anybody apartment to spray. Because they live a note on the counter when they do spray. It has gotten so bad that now there are ants in the bathroom, closets, and they can set off the smoke alarm. I AM NOW TAKING ANTS TO WORK! The ants are all over building 5. I can't wait until my lease is up. They won't accomandate you or give you a discount on the rent due to the ants. But they sure as hell want there money for rent every month. WHAT EVER YOU DO, MAKE SURE YOU DON'T LIVE IN BUILDING 5!

I've been at LOG for about a year and a half. PROS: I like the office staff except for the guy. Alisia and Cristen have been nothing but great to me from the moment I moved in. I always can park right in front of my building. Maintenance staff always comes within two days. They even came on the weekend when my water heater went out. And they are always nice to me. I haven't heard of any crime. I feel safe. Even the teenagers in my area are always respectful to me. Love the playground. Cable is $45. Love that. CONS: Garbage overflows on weekends. CHEAP paint on the walls. If you splash a cup of water, it's stained. Rent is too high. I feel there are going to be cons with any place, but there are more pros here.

i lived at LOG for 2 years and it was the most terrible apartment i have ever lived at. To start off with all of their windows leaked, and ruined a lot of my furniture. A pipe broke under my bathroom sinked, ruined everything. Both times they offered nothing for these damages. ANTS are everywhere and the guy comes to spray but they dont go away. The landscape people use their blowers 365 days a year at 7am. Repairs (good luck) either they dont come or they half the job and are rude the whole time. the staff are the rudest people i have ever met and they care nothing about the residents. the manager called me an idiot on the phone because he couldnt explain to me why everything in my apartment was broken. they are indian people everywhere and it constantly smells. lots of car break ins. the price listed as your rent is about 200$ less than what you will pay. and now they allow section 8 housing, so its only going to get way worse. dont do it. stay away from all MID-AMERICA apartments. they are all like this.

I have been here at LOG for about 6 months. I wanted to rent here because the area was nice and quiet and the apartment looked great. When I signed the lease, the leasing agent told me that my rent would be 676 plus light utilities and I didn't have to pay a cable saver fee unless I signed up with their cable man through comcast. I did call the guy but I picked up my own equipment from comcast and set it up myself. Now I'm paying a $45 cable saver on my rent, water, trash and other fees added to my rent..which makes it higher than what she told me. plus I'm paying comcast cable fees so that cable saver on the rent is B.S. its not saving me a dime. The apartment is small enough for me but the walls are thin and I'm having a really bad ant problem. Pest control came but he did maybe two sprays in each room. My ants just laughed at that and are still taking over my bathroom and kitchen sink. I want to break my lease. The leasing staff pretends to explain things but they aren't clear on why you owe certain fees and they pretend to want to help with late rent. I am continually paying something on my rent to get the balance down so I sign promise to pays. I signed my third one a few weeks ago, now they sent me a notice for a court date and told me I didn't have to move out or go to court if I am not contesting the amount, but I will have to pat $233 legal fees. A lie..I will not. All of this is stressing me out. This Apartment complex is stressing me out..If you're trying to save or want more for your money, I do not advise to move here. If you're rolling in cash and are willing to argue with these people then this is for you.

Apartments are old, stinky and in very bad shape. Amenities and utilities are very old and something falls apart or breaks down almost every week. Maintenance is not prompt, staff are very arrogant. Not a gated community and no security. Clothes get stolen at the laundry are get thrown out on the floor. The swimming pools are dinghy little ones and are filled with lots of people looking unsanitary.

I lived at LOG for 7 years. Very convenient (0.5 miles from work)and it looked cute at first. While living there I've seen it all: rude management, esp in the last 2 years; trash bin overloaded every single weekend (Obviously they don't have a clue how much trash is left weekly by the # of tenants they have); pool can't be used early in the morning - just from 10.00 am... ; the Gym is a joke... treadmills don't work half the time... again, they don't have a clue how to calculate how much equipment they need for the # of tenants they have); roaches all over. Fortunately I shared my apartment "just" with few ants colonies; got eviction notice on my door...thou I always paid my rent on time. I had a very unusual and disgusting dialog when I asked them "why",I was treated like a murderer and never apologized for being treated like that or for the mistake they did. They water the grass even when it's raining (you pay the water!), and have the workers start their work at the most unusual hours (leaves blower early in the morning, Saturday at lunch). They forced you to have comcast, and give you some work: you have to set up the appointment for Comcast to install it, you have to go and return the box...even if you never wanted it.... I lived there that long because I rarely stayed at home.

DO NOT RENT HERE! While the premises are nice and very conveniently placed for FedEx employees, their staff is the most rude and the managers are cheaters. We left LOG, had an inspection done to the apartment with everything checking out, just to find ourselves 2 months later with a 250 dollar fee for "damages". We called the collection agency that they refereed us to just to find out that they were supposed to provide as an inspection form, upon leaving the property. This was never provided... These are low quality people who have no shame or honor. They will cheat and harass you for pennies. Be aware when you vacate, or you will be scammed!!!

This is one of those places you never want to live at The apartements are overprices and there are break-ins all the time and people steal tires of your car..Not a safe place to live at all and on top of this the management staff is very rude, they dont care about you once you sign the lease. They dont care if you lived there 2 years or 2 months...they are very inconsiderate and have no skills on how to provide a decent service....The thrash is always overflowing and is left like that over the weekend. I'm ready to move of of these apartments the moment my lease expires and woould not receommend these apts to anyone..
