Riverset Apartments is a wonderful place to live. The staff are kind and friendly, and they respond quickly whenever a repair or maintenance request is submitted. Thanks to the gated entrance, residents can enjoy a strong sense of security. Additionally, the fitness center is well-equipped and available for use 24 hours a day.

Poor service - maintained always need multiple calls and emails and even then they don't always fix everything but close the working order saying that word is done which is a lie. While the location is good, management is poor

Living in this apartment has been extremely frustrating because of the ongoing maintenance problems and the poor response time from management. From the beginning, there have been several issues in the unit that have needed repairs, but they are rarely fixed correctly the first time. Maintenance will sometimes come out and do a quick temporary fix, but the problem usually comes back shortly after. It feels like the issues are never fully addressed, which means tenants end up having to submit multiple requests for the same thing. Another major concern is how long it takes for maintenance to respond. Even when something important is reported, it can take days or sometimes even weeks before anyone comes to look at it. When they finally arrive, the repairs often feel rushed or incomplete. Because of this, problems tend to reappear, which becomes very frustrating for residents who just want their apartment to be properly maintained. Communication with management has also been disappointing. When concerns are brought up, it often feels like they are not taken seriously, and there is rarely any follow-up after a maintenance visit to make sure the issue was actually resolved. Living here has been stressful because basic maintenance problems take far too long to be addressed. Overall, the lack of timely repairs and proper fixes makes it difficult to feel confident that issues will be handled the way they should be.

This is a nice secure apartment with direct access to green line park, reasonable pricing for monthly rent and great amenities. Maintenance people are friendly and supportive for all tenets. Had no problem renting from out of town without on site visiting.

Affordable and well maintained apartments in a secure place. The office staff is pleasant, friendly and proactive to settle all the issues. I moved in these apartments last year, community center is well maintained, swimming pools and clean.

The apartments are nice. I am currently in a two bedroom, two bath. Very spacious bedrooms. The speed of maintenance is very good and I have not had any issues since moving into the apartments. I've been there roughly 4 months.

This is a Clean Diverse friendly community. Worth looking into. I have been renting from this company for about three years. They are amazing. Any issues I've had they were right on top of it either the same day or next day.

Worst experience ever and we cannot wait to move!

I don't even know where to begin with our experience here. It's been almost 3 years and some of the maint. issues are still not resolved. I will save your time and get to the main issue... If you are a non-smoker and you value your health and well-being, go elsewhere. It states in the lease that smoking is not allowed. There were some new tenants that recently moved in underneath me, and since then, there has been a constant issue with cigarette smoke coming into our unit. I have severe asthma and I am highly allergic to cigarette smoke. I have begged management, including the district manager, to do something about it. They will not do anything. They claim that they cannot smell the smoke themselves. Now this usually happens late at night when the office staff is closed. My roomie and I both smell it and when we have company, they can smell it. Basically, everyone can smell it except for the office and maint. staff. I think they pretend they don't smell it because they do not want to address it. There was a former maint. man that lived in the complex that agreed with us on the smoke smell. He could smell it just like we could. I literally wake up from my sleep coughing and sneezing from the smoke. I asked for another unit to stay in until this issue was resolved, and I was denied. They stated they did not have another available unit, even though there is over 50 empty units here. There has been times where we had to go stay at a hotel just so we could have some clean air to breathe. I have also been to the doctor quite a few times with second hand smoke issues. Those doctor bills and hotel bills are piling up and I am seeking damages. On a positive note, I have filed a lawsuit against them with a local attorney. They will cases like this all the time. I have asked to relocate to another unit at their expense since this is no fault of my own. The moving company is asking $900 to move our things down a flight of stairs and into another unit on the property. We were denied that also. I also have over 100 emails from management begging for something to be done. All they do is give me the run around. This is only 1 of the many many issues that we have had. I would like this to resolved asap and I do not need a repetitive response about how sorry you are about this issue. You all have know about this for a while now and it needs to be addressed before further damages happen. I do not need to call you or speak to anyone as you all are well aware of this issue. As much as we pay for rent each month, we expect to have clean, healthy air to breathe. With this being said, save yourself a lot of trouble and go elsewhere. For the same amount of money or less, you can have a lot better place to live.

Good luck getting anything fixed, the side gate was broken for over 3 months and they only fixed it after 6 cars got broken into. The car wash thing never worked what so ever, somehow the staff managed to break my mail box. I ask them to fix the vent in the bathroom and so instead of fixing it they just replace the air filter and call it a day. if you like doing everything your self and then being fined when you leave something in the breezeway high recommend

At this point would not recommend. Staff never answers the office phone nor does maintenance. Trash around the property is increasingly getting worse. Most of my outlets do not work or are so loose that cords just fall out. Multiple car break ins. Gate is consistently broken. Most of the property lights haven't worked since I came in 2023. Much much more.

Would not recommend. Maintenance takes a long time to complete repairs or you have to follow up multiple times to get them completed. Gated but anyone can get in and there have been attempts to break in cars during the middle of the night.

The community is nice. It is located across from a park on the Mississippi River. It is quiet and nice. The staff is helpful and friendly. Management strives to keep the community clean and they host events around the holidays. I hope they bring security back for the summer for the pool.

New management company seems to be making improvements, however when you call the office one of the workers (who was very kind when we were looking to rent) could care less about the people who actually signed a lease and live here.

I do enjoy living here. Great view and mostly safe neighborhood. So far able to afford it. Hopefully they won't continue raising my lease as I renew it. Sometimes there are frequent water shut offs due to repairs, unfortunately. Other than that, happy for now.
