Overall a very good apartment...
Overall a very good apartment community. Staff is responsive to maintenance or other issues. Location is ideal as you are near the toll, Parmer, and close to MoPac. If anything the decor is outdated and would be nice to see a refresh to it. Noise is normally not an issue. However, this is an apt community and this is all dependent on your neighbors. For the most part the neighbors have been respectful in regards to noise levels and the staff has addressed issues quickly when they do get too loud. Parking can be an issue if you don't have a garage or if friends come visit. It's very limited especially with the assigned covered parking. At the time of my initial signing it was the best deal out there based on layout, sq footage, garage and overall rent amount. I would recommend the Artisan to a friend.

Very satisfied with staff...
Very satisfied with staff and overall apartment community. Well maintained, very courteous and responsive maintenance staff and always available. Great landscaping and more eco-friendly than most. Very competitive rental rates, pleasant and quiet living environment. To increase usage of covered spaces, recommend reducing monthly cost by 50%; I know that my wife and I would certainly opt for a covered space at the reduced rate to insure protection for our vehicle during inclement weather and overall protection in general.

When I first moved in...
When I first moved in I did not receive the full tour, my apartment is in the same building as the office but I was just so thankful to have found a place that worked for my family that I did not realize until later. Such as when I wondered about whether we had any recycling facilities, or when I drove around looking for the community center and discovered a car wash. Crazy!! Plus I just renewed my lease and have yet to receive a signed copy. Will have to go and ask again. Also, when i first moved in I was able to access the back way out to make a left onto Parmer or even go straight to 620. The loss of that convenience makes it much harder to navigate out of this complex and I see that as just another reason to move.

Satisfied with the size...
Satisfied with the size of our apartment and the layout. Love the pool! Do not like that there is not enough parking and people keep there cars broken and taking up space. Needs to have more strict rules and policy when any member living in apartments vandalize or disrespect the apartments and people living in them.

The appearance is nice....
The appearance is nice. Other than being pretty far out in the middle of nothing. The office staff have done nothing about my concerns or questions. If you come home late there will never be any parking. The noise is insane. There is construction going on very early in the morning. The office staff seems to not care about fixing problems they just apologize a lot.

Excellent, well kept place. Wonderful friendly and attentive staff. Incredible service on any maintenance issues which are rare, immediate attention. Peaceful and quiet. Many monthly activities. Great pool and nice area to walk dogs. Spacious roomy apartments and lots of floor plans.

Not what we really wanted...
Not what we really wanted in an apartment, however since we're saving for a house, it's a good overall deal for what we got. It's a good one-year lease, temporary home.

This community started...
This community started out quite nice, but has gone downhill for the past several years. The management cares less and less every year, and the quality of residents coming in has seriously decreased.

The interior of the apartment has poor finishes. There is very cheap shag carpeting, with waves in it from its poor installation. Single pane window glass is not good for energy efficiency. The doorway from the master bedroom to the master bathroom is about 2/3 the width of a normal doorway. The ducting does not make sense since the air return leads to an interior space within the wall, and not in metal duct work. The electrical outlet in the apartment for the dryer was hooked up wrong, so the dryer did not work. When I moved in there was a lot of broken/damaged portions that I did not notice before I moved in. Now I am going to be charged for this garbage. The dishwasher is about useless. The ceiling fan in one of the rooms only had two speeds. The parking situation at the apartment was terrible. If one went out at night, be expected to park a few minute walk from ones apartment. There were no limitations on parking, so one could abandon ones vehicle there for months without worrying about it being towed. The grounds were poorly kept. Fire ant hills were everywhere. Dog crap is everywhere, which is both the fault of the pet owners and the office staff. The office staff put out many emails about "fines" for not cleaning up after the pets, but they never enforce it. Instead of walking around the grounds to try to enforce it, the staff spends much of their time on their cell phones or playing on the internet. The office staff is poor, and that is being generous. The staff lost my rent check several times. The staff has no concern for the safety of the residents, giving their standard phrase of "there's nothing that we can do." Getting them to respond to anything is a serious challenge. In all of my years in living in apartment complexes, this staff is by far the worst that I have experienced. The staff is also snobby for some unforeseen reason. This property was OK when I moved in, but has been on a constant deterioration since that time. I would not suggest to anyone to live at this complex.

Has been pretty good overall, my biggest complaint has been the office staff that changed in recent years and don't seem too engaged with residents or eager to proactively assist.

The staff acts like they...
The staff acts like they are genuinely concerned about your issues, but it is fake. As soon as they get you out the door they do not follow through on many promises made. The management is aware that tenants are driving illegally on the property and has done nothing to address the issue. Staff puts you off assuring action, but no action is ever taken unless you behave like a squeaky wheel. The hallways and stairwell are filthy. Tenants act like they live in a college dorm and have no respect for the fact that families live in these apartments, too. The complex rips you off, making you pay for a car port instead of following their own 2 vehicle per lease policy. The pool is only maintained during the summer, even though people are using it into November. The only reason we are staying is because we do not currently want the expense of moving. If we had money to throw away, we would probably move. However, most apartments have some sort of issue with parking and tenant behavior. But it certainly makes good tenants feel better when the management at least attempts to address illegal driving, loud late-night drinking and yelling and parking issues due to parties via newsletters or emails, etc. When management receives these complaints and nothing is even mentioned about them to the community as a whole, it makes it clear that all the complex wants is my money and for me to go away and shut up...no problem...I'll remember that when I do have the money to upgrade or move.

For my current job, the...
For my current job, the location is suitable and the rent so far is decent by north Austin standards, but I am concerned about any potential rent increase. Also, I was only able to rent a unit facing the morning sun, so it is very hot and bright during the day, and the blinds can only do so much. Litter is sometimes a problem, but the apartment complex is usually ok. If you work in North Austin, this place has good value, but if you had to switch jobs and commute farther, then traffic on 183, Mopac, and Parmer is very bad during weekday rush hours. I would like to see more recycling bins, and better water irrigation management. Many waterspouts shoot into the sidewalk and waste water, and I doubt there is any use of smart technology to regulate the precise amount water adequately needed to keep lawns green.

Property Management seems more concerned with getting new residents to move in and less concerned about keeping current residents. Hallways are dirty and there is no little or no upkeep to common area in the back of the property.

The office staff seems...
The office staff seems to have a lot of turnover and always seem understaffed. For the most part I feel like I get a lot of bang for the buck considering the building and unit I live in. However, I wish the design was more creative and less like a "box" feel. The noise levels of being on the second floor are pretty bad. There has been consistent tumbling and loud banging from upstairs and I have heard extremely disruptive noises (fighting, partying, and private noises)from the unit next door to mine. I think we share a master bedroom wall and it's not pleasant to be that close and hear somebody else's bathroom and bedroom echoes. Parmer Lane traffic is also horribly loud at all times.

Awful. Just awful. The staff repeatedly ignored my requests to deal with noisy neighbors, and then they lost my notice of intent to vacate, blamed me, and charged me with $1500 in rent.

The space is just loveley....
The space is just loveley. I do enjoy living here the only thing I dont love is how thin the walls are and how porley insulated they are other then that I love love living here.

Overall good place to live with only a few problem areas imo, 1. Noise there is minimal to no sound isolation in these buildings, Mgt should frequently remind all residents to be mindful of noise. 2. When I first moved in the property was maintained much cleaner, pressure washed more often. Halls and stairwells are not kept clean. And 3. The mailboxes are in bad shape, doors falling off, no longer use the package boxes. Some neighbors complain about lack of parking but there appear to be plenty of carports or garages available and worth it in my opinion. Great location, I miss the strict mgt we had in the beginning. Property was very clean and very quiet but had less residents, and I understand the goal to fill the place up.
