Great except with office staff. They misplaced a required document, not once but twice. And I'm being charged for their mistake. Been trying to clear it up for 2 years and I'm still waiting to hear back from corporate. I can prove that I had renters insurance from day one but I get the run around , probably because there is always someone new in charge

It's been wonderful. The front office service is great! Never had any issues. Love the fun activities and the food trucks. I like the security that it provides. And the complex seems to be attentive to what their renters need. Also like there's a salon and restaurant at same location

Our neighbors are friendly. Some people don't clean up after their dogs, which is annoying. Rent is cheaper than most other comparable places. We haven't been to any community events, so we can't comment on that.

The best thing I like about being here is the community gatherings of the food trucks they have weekly (and/or) monthly and there is multiple ways to get in/out of the complex. I see cats/dogs of all ages/breeds except for the extra large dog breeds as in (Grait Dans / St. Bernards). There is limited parking after 8PM and you can find most things you need/want within a 20 minute drive.

I moved in right before COVID, so this year has been awkward. However, The Artisan Apartments were more than accommodating with late rent payments, and payment plans. The office and maintenance staff are friendly.

I like the safety & quietness of the community. But,the leasing office management is poorly organized, unprofessional & lack of expertise.The maintenance team is the worst I ever seen& took long time to fix minor repairs.

Worst place to live for anyone. Worst office staff ever. No help in any form. They want you to break your lease and pay extra to move. Would never live here again and would not recommend to anyone. They need to replace the office manager ASAP

I, absolutely, love living here. The management is stellar, the office staff care, the Community Engagement team is unbelievable, the maintenance crew is nice. It is great. I love all the activities that we have going on like camping in the park and movies outside. It is great. I love my neighbors and know them all. It is just a great place for families.

The staff in leasing office are great. The maintenance staff are useless. You are better off fixing your own repairs, because the maintenance team don't follow up and don't take the time to complete the work.

At the beginning of July I applied to the artisan apartments in Austin tx and got denied. I was supposed to get a refund for the deposit of $150. MORE THAN ONE MONTH LATER on 8/19 they sent out the check! I moved out of my apartment that they had on file for me on the 27th and changed my address with usps. Almost another month has passed by and i called they are claiming that it got lost in the mail and now are trying to charge me $30 to reissue a new one! what?? That is totally unacceptable because 1. why did it take so long to mail one out in the first place? and 2. they use the slowest carrier service possible. The people on the phone and email are no help at all and i feel like they did this on purpose to try to get more money out of me. I should not be responsible for the reason the check got lost in the mail that is not my fault I have done everything i was supposed to do.

They have shut the water off for a second time this week. All day without water to fix a valve that has been "repaired" a total of 4 time the two years my wife and I have lived here. They will come into your apartment without asking, and say "by calling in for a repair order, you give us permission to enter your home." Even though when I called, I said explicitly that I needed to be home while the repair person is there. Took a MONTH to get my water heater replaced, and the first repair was so badly done that the thermostat almost caught on fire. I was turning off the breaker to the water heater for at least 2 weeks because I didn't want to wake up to a fire! Pool is always dirty, management is terrible and they never call you back, and they will ALWAYS have a problem finding your package if you have a delivery to the front office. No street lights in front of building 11/13 so crossing the street is dangerous. They charge you so much for trash and water and sewer that you would think that the toilets are made of gold, but they're not, everything is horrible here. Thanks to Covid, we have no choice but to live here longer. Rent ANYWHERE else!!

It's not a bad community, it's just ugly. And for some reason, the water/sewage rates are astronomical here.... I'm a single person and my water/sewage goes over $100 in the summer. My last apartment in Austin was about $30, and they billed the same as Artisan. Something is really fishy. I l know someone reported them to the PUCO, but nothing came of it. Just budget for $100 for 1 person, or $200 for 2+ people if you decide to live here. Parking is also tough, so budget for $30 carport, or $85 for garage. $35 for trash. It all adds up. Also, get an apartment in the back of the complex, because the front of the complex is NOISY! Parmer Lane is louder than you would expect, and there is always some kind of noise coming from the parking lot... delivery trucks, trash trucks at 6am, maintenance carts beeping when they reverse, car alarms going off on accident, etc all day long. One more thing... do NOT be late on rent, they will charge you a TON of fees, no exceptions. All exceptions have to go through the owner, who is very strict. They don't give property management any power to manage.

I have been having a good experience so far, the community is clean and quiet. I have made several maintenance request and the team always show up right away. I always like their service until, the very last maintenance request that I made. The guy showed up to my unit without MASK in this critical time ( did not lote that.) Also when renewing my lease I was required to provide an updated rental insurance, unfortunately due to the COVID, I sent the rental insurance late, 3 days after lease was renewed and it clearly shows that I was covered for the 3 days. Yet the charged me. I sent them an email asking them to remove the charge, they replied stating that they will not lol. Showing that they don't have my best interest. But beside that, it is a nice little community, it is safe and clean .

I have been a resident at the Artisan for 5 years. I have found maintenance responsive and, until recently, the staff. Turnover is common and be aware of the valet trash fee -- whether utilized or not -- included each month. Also, there is a $35 "violation" charge. Excessive weight is one of the violations. No information on actual weight in excess is provided and the only work completed by the valet service is a picture. It appears this "violation amount is now used to collect miscellaneous income. Upon inquiry, the reason given: "It is (buried) in the lease agreement." This will factor into my decision to renew.

Horrible experience from the start, was delayed in moving in, because apartment wasn't ready. The move in date was January 24, 2020, but they stated that it would not be move in ready until January 31st. So I had to delay my move out from my other place, and then when the day came, the apartment still wasn't ready. needless to say, I was not able to move in until February 8th, and they wouldn't even credit me for those loss of days. Then they charged me late fees, when management was suppose to give me a new total for rent, after talking to corporate about getting me a credit, but like I said I wasn't given a credit for those loss of days or out of pocket costs. Plus they still haven't fixed my A/C, and now they tell me I'm stuck in a garage far from my apartment until my lease is up, even though I had requested a garage close to my apartment because I am disabled. They didn't have one open at that time, but now they do, so I was asking to be moved, but they said NO. They told me I can rent that garage, but I can't get out of the other garage, because it is part of my lease. Trust me, they are real nice when they are trying to rent to you, but are really cold after you are a tenant, and not very helpful. Last but not least, why would you have hardwood floors on a third floor apartment? I have now gone through my second set of upstair neighbors, and I can hear every jump, and running like a herd of elephants. it is nerve wrecking, and you can't focus, because they are literally doing exercise. I was told I can't complain because it is during the daytime, but come on a little courtesy. Also if the floor had some padding and carpet to soften the noise, it would help.

This apartments are to overpriced as they are not maintained for what's worth the rent & nothing of luxury as they promote it's become to ------. If u look outside each building or walk in the hallways looks dirty & not maintained properly. The Buildings growing mold & Paint coming off and doors ??not painted & very dirty hallways to your apartments, outside etc. The property is not taken care well. Other their to many cost for trash they charge u several property charges example valet trash $25 + REGULAR trash $10.00 plus billing fee for trash and others. The appliances are old & gym equipment the 2 computers and printers they had for us to use never worked properly always down. Their to many things this property needs seems the new management not looking out for the property well.

Beautiful well kept and managed community located in the perfect location with easy access to major freeways . The community has a old town European feel with excellent restaurants and stores on site . Wonderful experience will highly recommend.

Initially moving into this apartment 2 years ago was a nightmare. We were lied to about our initial rental rate including a washer and drying in the unit. The unit was clearly not move in ready (i.e. damaged closet rod, missing shower rod, dishwasher and water heater needed to be replaced, light switch on ceiling fan needed to be replaced, multiple garage issues, AC unit needed to be fixed). The countless issues and others were eventually resolved but it was not easy. Getting a work order completed was like pulling teeth and required constant follow up with the leasing office. It was clear that apartment was never cleaned or inspected before move in (flooring and cabinetry were filthy/covered with dirt and there was still items left behind from the previous resident even though no one had lived in the unit for a year before we moved in). Now that most of our problems have been fixed, it is overall a nice place to live. The community is well kept and the apartment itself isn't bad. As long as you don't need constant work orders, you should be fine. As a side note, this isn't the fault of the apartment complex but a lot of our neighbors are EXTREMELY noisy. You would think they have a hundred kids tap dancing with steel toed shoes based on the noises they make at all hours of the day and night.

Community is nice. Maintenance workers are on point. My only issue is I've never received an apartment upgrade that's offered with each renewal. For the cost I still can't beat the space I get. Would definitely recommend.

They respond quickly to maintenance requests. They are typically very easy to work with. The only issue that I have had is my electricity bill in the summer. I also live on the 3rd floor and my building gets direct sunlight after 1:00pm, so I'm sure that contributes. Units are not well insulated.

I can't wait till my lease is up! I have been thru 8 managers, at least 5 assistant managers,mild that had to be cleaned out of the air ducts twice, maintenance is horrible except with Miguel. The staff is very unhelpful. It's like an act of congress to get them to check to see if you got a package. I am a business there and have had several packages ( work products) missing! Very hard to get the manager or assistant manager to return a phone call request. I went three Times last week to show my approval for a loan to pay my balance and the snotty leasing agent just smirks and says she will give the message. I have been there almost 5 years without ever being late not even a day! I have improved my leasing property immensely ,compared to how it was when I received it.! It has been a nightmare since the manager Melissa Oliver left. She kept everything g kept up. Imy mailbox was. Token for 3 weeks? Dog poop all over the corridors, my window still leak when there is a large rain, ruined my whole computer system. Cockroaches galore e because the front door sweeper does not work! Ac finally working ok, but the list goes on, the owner clearly doesn't care about her tenants and eventually it will catch up with her. I know at least 5 of the business people there very unhappy and would agree with me. Not a way to run a community. The only decent human working there is that maintenance man Miguel. He actually cares if you have a problem and will fix it.

My experience when moving into the Artisan Apartments was negative from the moment I first saw my apartment. They would not let me see the apartment I was moving into beforehand and therefore it was missing cabinets, the air conditioner did not work, rust was obviously painted over instead of being fixed,etc. It was dusty, had hair from previous owners and was blatantly not cleaned. I am ashamed that I did not read into all of the horrible, yet accurate Yelp reviews left for this complex. This place is overpriced and outdated and I suggest finding another place to stay.

It's been great thus far. Great office staff and management, the response time to emails could be a little better but it's not SUPER bad like some Apt. Complexes. Well kept and clean community, also quiet really quiet, it's a rare occasion to hear super loud noises (aside from some vehicles every now and then). The maintenance is quick to respond and get things fixed in a proper and timely manner. And as a last note the amenities are pretty great, decent sized pool as well as an okay not great but okay fitness center, that they have said they plan on improving. And a game room and a computer room with 2 printers, both have a little to be desired but not BAD by any means just a little small is all. Prices to Square Foot ratio is fair for the most part from all the units me and my roomie have looked at, even the biggest units they offer arent over $2k. How ever the one thing that drives me up the wall, is the parking, that is, to me the worst thing about this complex is that right there. You'll either get a parking spot close to your unit, or on the opposite side of the complex. But thats a small 3rd world problem as i call it. Overall would recommend. 8/10

I LOVED this community when I first moved in. Since then it has gone downhill. Management has changed multiple times, many of the staff are VERY unfriendly and unprofessional, and the grounds itself are horrible. Breezeways are NEVER cleaned and look disgusting. The valet trash is ridiculous, you shouldn't have to pay for somethign you don't use. I can walk my own trash to the dumpster in back. I used to Manage the gym at RIATA aparments homes and we would have never been allowed to leave our property like this. If we saw a piece of trash and didn't pick it up we would have been fired.
