The recent repairs, additions, and updates are a significant improvement to the complex and amenities. The new management and office personnel seem more attentive and responsive. Still a work in progress, but moving in the right direction.

    We enjoyed this community, but because of the noise problem moved when our lease ended. Apartment management was well aware of the noise issue. Maintenance has been improving. And management is making a serious effort to make things better here.

      Love the new changes they've made to the community! The pool is gorgeous and the new Dog Parks are huge! I love that my apartment is spacious and has an attached garage! The staff is super friendly too. I'm so glad they got a new gate system that allows you to let your visitors in without having to go outside too!

        good place to live. near what you want including schools and shopping and dining. good park for kids, family friendly. just added a dog park. has a walking trail. Comcast is only Internet provider but what not apartments fault.

          Good location but needs major updates. More for families not singles. Nice trees and park. Pool is large. Grounds are nice. Parking is good, unless the staff takes over the residential spots. Jog trail nearby.

            The staff and managers are awful! Takes forever for people to fix things. Maintenance comes into your apartment without notice, I was in the shower one day and walked out to a man in my living room. The grounds are dirty, trash always overflowing, mail room a mess. The worst is they want to charge a $300 pet fee and $15 monthly for a cat and then when you move out try to charge more for damages that were not there. I asked what the pet deposit was for and they said it was a fee for allowing the pet to live there and did not count towards damages. I went to corporate and they were just as rude, hanging up on me and threatening to sue. The only nice person was -------- the leasing agent! He was always friendly but agreed the management was horrible. In one year the management changes 3 times

              I only stay for 3 months here and 3 managers, no one interest in you, they only care about money, they charge me 40 days more than my contract becouse of the 60 days notice, and they have a very big list to charge when you move out, like 25 dlls for faucet clean, 40 dlls for carpet clean, 35 for refrigerator, 30 for range, 100 dlls month to month charge, 150 dlls for the light energy thath I never use because I was already living in my house, and obiusly the $2000 dlls for the 40 days rent without living there and the list never ends... make yourself a favor and look for a place when they treat you like human being..

                THREE managers in six months? How does that even happen? The leasing agents come and go so fast, we quit trying to keep up with them. They're all rude and dismissive unless you're a possible tenant. They will NEVER respond to an email. Why? I haven't figured that out, because if I treated my clients like that at work I would be fired immediately. So the "ignore your tenants and hopefully they will tire of trying to get a response" mentality comes from the top, which says it all. Any management company that allows this kind of behavior from it's employees definitely has no business running any kind of business, much less apartments where people feel like victims instead of tenants. 1. Water/Drainage - most of the property stays under water. Drainage is basically non-existent. After a rain, there will literally be ponds of water everywhere, breeding mosquitoes and rotting the roots of the beautiful oak trees. 2. Mail Room - disaster zone. If you get your mail, you're lucky. People are so used to getting the wrong mail, they just lay it on the trash can for everyone to sift through. And don't use online bill pay, your check will not reach the office. They have to be hand delivered to them. 3. Ants/Wasps - the entire property is covered with them. It won't do any good to email them, they won't respond to emails. Honestly, I think the exterminator that we pay additional money for monthly is a phantom and doesn't really exist. If you move here, be prepared for an ER visit. 4. Mosquitoes - due to the standing water, the property is a giant mosquito breeding ground. If you have pets, make sure you give them heartworm medicine, make sure you're inside before the sun goes down and never let your children play outside without protection. 5. Crime - look it up, it's bad. A few years back, a guy ran over his girlfriend with his truck and left her laying in the parking lot screaming. I think it broke her back. It was horrible. The courtesy officer quit, so the property has no live-in security anymore or security cameras in the front. 6. Trees - zero maintenance. Because they sit in water 24/7, dying at an alarming rate. It's a real shame too because they are so beautiful and really add beauty to this deteriorating property. 7. Landscape - the photos say it all. Zero money is being put back into the grounds except for the front office area that is visible to the public, and mowing. My downstairs neighbor said the mowers used to blow off the patio for you, but after Rait took over, that went away. They just blow the grass INTO your patio so you have to sweep it off every week. 8. Lighting - needs to be much brighter for safety reasons. 9. Pool - always filthy and has leaves, trash and bugs in it and the sides and bottom are covered in slime. The last time I swam, I was stung by a yellow jacket on the palm of my hand. 10. Underground water leaks - CONSTANT repairs are being done to leaking/bursting water pipes under the cement. Everywhere you see green algae/slime in the parking lot - that's a leaky pipe. They're everywhere around the property. They even replaced all the pipes several years back in the entire complex and they are still leaking. Don't drink the water here, make sure you buy bottled water. 11. Noise - the walls are paper thin. You can hear your neighbor's conversations clearly through the walls. There are literally gangs moving in and are fighting in the parking lots at 2am. 12. A/C Units - 15 years old, rusted and extremely noisy. I've heard people on the bottom floors say they "rattle so loud they have to turn their tvs up very loud" and break all the time. 13. Fence Behind Complex - the ------ is located directly behind the complex and they cut the fence and help themselves to our property. The fence is always compromised and never repaired. When they do pick up trash and limbs, they just throw the trash over the fence! 14. Parking/Road - cars are vandalized here frequently, and the office leaves notices on our doors warning us not to leave valuables in our vehicles. The roads have huge potholes and are in very bad shape. 15. Back gate/kids/bus pickup - the back gate is a nightmare when the school bus runs. Parents congregate in their cars and it is so congested that it is easier to drive up front to get out. People have complained to the office, but no response. 16. Never meet anyone in the leasing office and use the table in the main room because they will come out and scream "You can't conduct business here and if you don't LEAVE NOW, I will call the POLICE." Yes, there is a business center in the back by the gym - so make sure you use that and never make this mistake! Extremely unprofessional behavior. 17. Intercom (or lack thereof) - this is the only complex that has old antiquated equipment that only allows them to program the front gate intercom system to a LAN line. So unless you want to get in your car and drive up to the front gate to let your guests in, make sure you install a LAN line phone because they can't program it to open with cell phones. 18. Spiders - those "white" spots that cover the entire door and light fixture in the photos are SPIDER eggs. They used to pressure-wash the complex once in a while, but when RAIT took over, those fringe benefits flew out the window. They won't spend a dime on wasteful things like that. So the entire complex is covered in spider eggs all over everyone's doors, light fixtures, hallways and stairwells. Don't say you weren't warned.

                Hi There, I know it has been a while since your review but now that Venterra has owned and managed Coles Crossing for around 6 months I thought I could speak to some of the issues you had. We now have a solid office and maintenance staff that will likely be here for years to come. We have added drainage in areas that ponding was an issue and all but eliminated this problem. The mail room is kept neat and tidy on a daily basis. Our landscape crew regularly treats for ants and we do our best to control other insects but living in a beautiful, naturally wooded community does come with some nature. Tree trimming project has been completed within the last few months and will be an annual occurrence going forward. We have just completed a landscaping overhaul that addressed the entire community. Existing lighting has been repaired and retrofitted with new LED fixtures and we added 15 new light posts throughout the community. Our pool and splash pad have been re-plumbed and are in pristine condition now. There are no underground leaks to speak of. The gate system was replaced in its entirety and is now programmable to mobile devices as well. I would love the opportunity to show you around and point out the many improvements the new Venterra team have been able to make here at Coles Crossing.                 I lived here before when I returned from Iraq and the decline in quality is night and day to me. Staff is rude. Parking sucks. Always trash in the stairwells. I moved back b/c I loved this place the first time. Times have changed. The area behind the complex is crime ridden and I believe they use Cole Crossing as their own little ATM machine. They need money, they just pull on in here, scoop up a motorcycle, then pull right back out the always broken gate. Three motorcycles that I know of. Two bicycles(that were mine)were taken right off the third floor landing, there are 56 vacant units out of 370. This place was full before. I love living in Cypress. There's something for everyone here. Even a ------.

                  There has recently been a change in staff. The one constant from this change has been Terrance Harris. If for whatever unfortunate reason you decide to move here, please note that the only person who will make sure your problem is resolved is Terrance. That being said, I've never seen such poor customer service in my entire life. I've been in the customer service industry for 6 year and I would never dream of handling clients the way the women of this office do. I have a bathroom that doesn't have any working outlets (request for maintenance has been put in 3 times). We have had mold twice (in every single vent and under sinks). And the most outrageous, RAW SEWAGE COMING OUT OF THE MAN HOLE IN FRONT OF OUR GARAGE. When we called the office to address this problem, the manager said "We are aware of the situation. This isn't the first time we've had this happen," never was it ever mentioned to us when they thought it was safe to move residents into that apartment. As a result of the sewage, our garage was over-run with the roaches that once inhabited that said man hole. We received 4 notices of a pizza party happening in the guest house, but never a letter explaining the situation and what was done to ensure our car tires won't be covered in han feces. Finally lets talk rent. We have never paid rent late. Ever. Never had a complaint filed against us. When the day came to pay rent, I went and bought my 2 money orders as usual and slipped them into my nieces diaper bag to keep them from getting wet from the rain. The next day, I come he from work and realize I left the checks in the diaper bag that was now in San Antonio. I called my sister, she confirmed she had them and that she would be back in town on Thursday. I went to the leasing office the next morning, explained the situation and the woman at the desk began to calculate my late fees. Almost $200 more dollars were to be added to my rent the one and only time I've ever had to turn them in late! The manager wouldn't talk to me directly. So after a small back and forth with the middle man, they would allow me to turn in my rent fee free if it was in their hands Thursday morning. I again call my sister, get the checks overnighted to me and take them into the office at 10 on Thursday. I'm addressed by the manager as "diaper bag girl" and she pointed me into another office. The checks check out. The woman sitting behind the desk looks me in the face and says, "I just want you to know, no one here believes you". We have found a new place to live and are waiting to hear about our application when we get a phone call. For 3 days, our new complex has been trying to get our lease history from the office at Coles Crossing and no one would help her. I had to go to down to the office, and stand and make sure the papers were sent out. Thankfully Terrance was in and made sure I was taken care of. The manager had my papers sitting on her desk and just didn't want to send them out. The staff at this apartment complex can turn a great place into a hell hole. PS the one star on staff is for Terrance only. He's the only decent thing about that office. .

                    The worst experience ever, I just want to say that nobody cares about you in this apartments,,, they only cares about money, you pay more than the complex offer, the pool is durty, the service never response, my range doesn't work properly and never did, the theather room never is in service, and the list is huge ,, so sad about this people.. you can see in the photo that my range is allways on even when is putting off, and have a PF error sign

                    The maintainence is the absolute worst. They take forever to service your apartment and when they finally arrive, the work is rushed and half done. One guy in particular seems like he really doesn't like his job and has an unpleasant attitude. The maintainence supervisor cares about as much as the indignant workers under him. Office staff isn't much better. I've had maintainence issues not submitted at all and the guy working there seems to have a very poor demeanor. The staff does not care about the tenants. All they want is the rent. Another issue that needs to be addressed is that my guests have to wait at the entry gate because the gate code requires a land line! Who uses a landline anymore? The problems here can and should be easily rectified but complaints seem to fall on deaf ears. Be warned if you decide to move here.

                        Honestly this place is not safe, the management knows it and they don't care about it. They kept a fence facing vacant lots damaged so anyone could slip in in the middle of the night and rob people and when we got robbed they acted like they didn't know. The worst part is it took them 2 weeks to fix a broken door. 2 weeks of not feeling or being safe. The apartments are ok but if you like being safe or feeling like the staff isnt lying to your face, live somewhere else, anywhere else.

                          DO NOT MOVE HERE. I am paying to get out of my lease early because of all the issues I have encountered. First, they put me in an apartment that recently had water damage and the carpet had to be replaced...I found that out from a neighbor when the pipe busted all over my stuff. Futhermore, people smoke marijuana in the parking lot and someone in my building smokes as well. I have complained and they do nothing about it all. The office only offers excuses for their actions or nonactions and does not offer resolution. Biggest mistake I have made in a living situation but I would rather my the consequence than spend another minute in this ticking time bomb.

                            Management team is horrible. Maintenance takes few days before they answer a problem. One of my major problems was... I had my thermostat fail and it took over 2 week for them to respond and another week to fix the problem. Management did horrible job in communicating. Later on I find out that it took a week to fix the problem cause they had to order a part which took 3 days. I was without for 3 weeks luckily i had a friend i could stay with. These apartments are the oldest apartment in cypress area - for the price you pay you are better staying at one of the newer and cleaner apartments. Carpet is crummy. You can tell they would rather fix things than replace. For Example in my apartment i think a dog lived their prior because the carpet was replaced in only sections, and the door instead of being replace was just chalked (and they did a horrible job). When my lease expired they tried to pin these problems on me, but luckily i took dated pictures before i move in to have proof that i left everything as it was given to me. They tried to hold my deposit, and i had to go above people head to get my deposit. HORRIBLE HORRIBLE PLACES TO LIVE

                                We've been here a few months and it's been pretty good. At little too expensive because the apartments are a little old but they are kept up ok and what you are really paying for is the "home" atmosphere from the complex. The overall property area is kept up very well, no litter or trash anywhere. We have adequate parking and have had no noise complaints since we've been here. Moving in we had a couple of problems with the knowledge level of the staff - I'd try to speak with the manager only as she has complete and up to date knowledge of the property, availability and policies. Also we had problems with the particular unit we rented. We didn't get to see it prior to moving in and it was not ready at all when we signed - despite the nice but not knowledgeable agent who said it was ready and in beautiful condition. The whole thing needed a major cleaning - floors, fridge, walls, carpets, vents, EVERYTHING. It looked like no one had cleaned in a really long time. I had to ask for a paint refresh because everything just looked so dirty. And it needed pest control done. After those two things (and a thorough cleaning that I did on my own) everything has gone really well so far.

                                  I am applying for an apartment at Broadstone Coles Crossing. I have been working with Mary Zaragoza a member of the staff at that location. She has made my search very easy. She has also made my selection for that property very easy. I am a senior woman and I have been looking for an a place that is close to where I need to be, safe, clean,quiet and beautiful grounds.I have been looking for awhile so I know what I am talking about when I say not everyone is as welcoming when visiting their properties. Mary stayed in touch with me every step of the way. She was always there when I had a question or wanted to view the location again. When a property did open she called and set up an appointment right away. Mary did just as she promised, which meant a lot to me. Thank you Mary for making my search as important for you as it was for me. I don't know what I would have done without your thoughtful concern.

                                    I had a wonderful experience and wanted to share it. I went to Broadstone Coles Crossing looking at the property. The person whom helped me that day was Mary Zaragoza. I must say she made everything easy to understand and did everything she could to make my visit a plus. Since I visited that day Mary also called me to let me know what was coming up and would be opening that I may be interested in. I have not found this to be the case in several other places I have visited. Thank you Mary for all of your help and keeping me notified when there are openings that fit my needs.                                       I had to transfer from Austin to Houston for work, and quickly transferred to Coles Crossing. The apartment is a bit dated, and the management was going through a change. The new management was working hard on creating a better living environment and working on beautification. It was starting to look amazing! Would recommend for anyone who is looking for an out of the city apartment that is close enough to enjoy Houston living.

                                        The management is horrible. One day they tell you one thing the next day it is completely the opposite and then they blame all the confussion on the resident because the staff is perfect (yes that's what the manager said). the gates are broken every other week the paving in the parkinglots is horrible. Lived here over 2 years and they are just now finished fixing it and they started before I moved in. The water is shut off days at a time. you come home to a letter explaining either the water will be turned off or there has been another break in atleast once a week. These apartments only care about money. They are nice when you sign the lease but the second after they have you in a contract they treat you like you're nothing more than the gum beneath their shoes. I have never met more disgusting and disrespectful people in my life.

                                          I loved it here!!!! You can look at my reviews, and almost everywhere I have lived over the last 10 years has SUCKED, usually MAJORLY... Broadstone Coles Crossing is my **ideal** apartment! I was in #19105, and it absolutely rocked! The staff was awesome. There was *usually* enough parking... if I arrived after midnight, sometimes, however, I'd have to walk a LONG way; one time I had to walk ~1/4 of a mile cuz every unit all around me was packed and I had to park clear opposite way down the way. But overall, it affected me about 5x in a year, so not horrible. Everything was so nice and neat and maitenance was always prompt, courteous, and efficient, as were the office staff. And the price was excellent! I never heard a peep from the neighbors (thick walls), no one ever told me my music was too loud (I am conscientious, however), and my electric bill was an *incredible* $45 in JULY! and $20 in December. Omg ;o And, strangest of all per my recent experience: NO HIDDEN FEES AT LEASE CLOSING *AND* it marked the 1st time I received my full deposit back without gimmicks (see my Alexan City North review for that $4,400 surprise!). I'd recommend this place to anyone. I **long** to go back. The apartment I moved to (to be a lot closer to step kids) is *horrible* in comparison ;-/

                                            In 2012, these apartments had 1 break-in every month. And the management tried to deny it until you remind them. I lived here for about a year and got my apartment broken into when i went out of town. But no one has been caught for these Once-a-month burglaries, seems like it's an inside job. It's a nice and quite area, but gets scary at night. The lightning is horrible, the trees are not well kept, you will feel like you are literally in a jungle. Parking is always covered in water in some buildings. Also, you will find stray dogs when you get home. But remember, YOU 'WILL' GET YOUR APARTMENT BROKEN INTO SOONER OR LATER. And the mgmt will only tell you, 'You should start looking into getting renters insurance'. They will not do anything to make their tenants feel safe.

                                            If your idea of living in the apartment is to drive in and find 3 cop cars, CSI van and medical unit parked in through the day - by all means stay here. Also be prepared to walk on the roads and get knocked down by cars - since the so called paths and tree covered green spaces are actually shitting grounds for pets. Management tries its best - but they do not do a good job in selecting the right type of people to live here - usually those with absolutely no upbringing. I saw 2 kids make out in the pool 3 months back - both should have been arrested on indecency charges anyways. Glad I am going out of there.
