Excellent Place to Live (especially if you have kids or pets)
I have now lived here for Five (5) years. Until I decide that I want to move into a house I plan on staying. I have never had an issue here that was not resolved. Yes, things break and get old, but as long as you tell the management they get maintenance on it ASAP. It is very easy too...you can tell them in person, call or email them. Usually I email them and within 24 hours problems are solved. Over the five years that I have lived here the rent has increased, but that will be with any place that you go. Especially this area. This is a good part of town so demand for living space is great; therefore market prices go up. Of course, I would like to pay a cheap price, never get my rates increase, etc. but that is not life! The prices have always increased in small amounts (but not even every year). I have heard of there being a few petty problems in the complex, but I have never personally witnessed any. The reason that I hear of them is because management makes all of the residence aware of the issues when they happen by passing out &/or posting notices. They even provide tips on what to do to help keep you safer. As far as parking, sometimes it gets a little full but I only see this problem on rare occasions. This usually only occurs when someone has a friends over. I do not witness a lot of loud people parties but because the area is so nice residence often have their friends over to BBQ at the grills, play volleyball, swim, ride bikes on the trail, etc. I personally have dogs that I walk many times a day therefore I walk the complex quite often. As far as the lighting is concerned there are no dark areas. Sometimes lights burn out but unless someone tells management about them it is hard for them to know which lights need to be replaced and when. Every time that I have ever told them about a light being broken or burned out I have ALWAYS seen he lights working again within 24 hours. My biggest problem with this complex (which really is not a problem at all) is that I have to drive very slowly through the complex due to all the kids playing. To me, this is a good sign. Parents obviously feel comfortable enough to let their kids run around the complex and play with their friends. I always have kids on either side of my building riding their bikes, playing Cricket (yes I did say cricket) or just hanging out. There are usually younger kids between maybe 3-12 years old. They are well behaved, have fun and do not cause problems. Often times my dogs even go out and play with them. Overall, I LOVE this apartment & complex and would recommend it to ANYONE! Since I have lived here for over five years I have seen some of the front staff come and go but management has not really changed. I have dealt with just about everyone up there and have nothing but good things to say about all of them (especially ROXANNE). If you are looking for a new home in the Cypress area then look no further....you are home!

I live here and love it!
I have lived here w/ my 2 teens in a 3/2 for a year now. We live downstairs and have an attached garage. My only complaint is the upstairs neighbors sound like bowling buffalos... I have learned that is to be expected in any apt... The maint. staff is very fast and courteous.. I request a new air filter every month (that they bring and install) it helps keep my electric bills down too. Any light bulb inside or on the porch/patio is replaced free also.. I have walked my pet at night around the property and feel totally safe. Never any weird people, or noise, or problems. I renewed my lease here because I looked at other places in the area and NOTHING else was like Broadstone. 30 acres of wooded area and trees all over.. A walking trail.. plus an on site officer that parks his police vehicle near the entrance.. not because there are problems here, but it is nice to have his SUV parked there. The other big thing is the pool in the summer.. last summer it was never over crowded or too loud.. it was always relaxing and well controlled.. the office staff is very on top of things also. I have called about 2 minor issues previously.. one was a neighbor that decided to hang tons of laundry all over there patio, facing the parking lot too... it looked HORRIBLE! And we have full size washer/dryer in every unit.. no excuse to hang jeans, underwear etc... on patio.. I called to complain and within 20 minutes all of the laundry was off of the patio and never hung again!The next day the same family with the haqnging laundry had a vehicle parked by my unit and it was up on all 4 sides on BRICKS! Again, I called Roxanne in the office and in 1 hour that car was gone... not sure how they did it with no tires, but when I got back from the HEB it was GONE, and never another problem again.. I said this because nothing is ever going to be perfect, but if there ever was a problem it was taken care of super fast.. I am telling you that you get what you pay for and Broadstone is a great, classy, safe, and quiet place... from the front office all the way to the very back where I live.. I saw some negative reviews and felt I needed to say something.. And the landscaping reviews shocked me... they mow weekly,Ishmael and the other maint. guys are always cleaning up and driving around on their golf carts taking care of everything and the in ground sprinkler system is on a timer and waters the grass automatically etc... comwe and drive around yourself.. it's really peaceful and feels like home here with a million trees! I feel if you pay your rent on time, follow the rules, etc.. there is NO reason to write anything negative about Broadstone. Seriously!

I wouldn't do it
Apartments are okay but the parking is terrible and the lighting at night is bad. I would come in at night and have to park far from my apartment because there is not enough parking. Plus it is very dark at night. I heard alot of vehicles got broken into but I did not have a problem. I felt the electric bills where a little higher than they should have been. I had a friend live there in a small one bedroom and her electric bills where high too...at least 250.00 a month and it was hot in her apartment. If you do lease there make sure you don't get the setting sun. I thought the managment was great when I was looking but once I moved in they didn't give me the time of day. I was told once on the phone when I was calling in with an maintenance request that if I could call back she was on the phone with a future resident and didn't have time to take my request. I thought that was a little rude...but I did it..I called back later. If you live over a garge they are noisey when they go up and down. I feel they are letting the place go down hill...not really keeping up with landscape or repairs.

Terrible place to live..don't do it!!
Managment is terrible. They will promise you everything and then you move in and they don't have the time to deal with you. Electric bills very high and if you live over a garage of someone else you have to hear it go up and down..very loud. They aren't keeping up with the place. They say the have bikes and they don't. The volly ball net was down the 9 months we where there so we couldn't use it. Maintenance did not repair anything correctly. I had a leak at the kitchen sink the entire time I was there. I was told they would come out and check the a/c due to the high bills but no one ever came. The dog poop on walking trail is so bad you can't enjoy it(I have dogs--that I pick up after) I had a leak in my apartment and they had the roofers some on a saturday to repair it but they only painted over the damage on the inside of the apartment and the mold grew through the paint. I went to the office to speak with the manager and she was out and never called me about it. I called the office to talk to her about it and she never returned my call. I ended up having to break my lease and move because my dauther got very ill from the mold. We only had 3 months left on our lease and they are charging me over 7000.00 in fees and reporting it on my credit. Don't do it...there are better places to live.

Not terrible, but not home
I moved in with my two friends and we all spilt the cost of rent. Everything was really nice and neighbors were friendly, only real complaints I'd have to say is about the gate. We never got a gate passcode and it seemed that the left side of the gate( when entering the right enterence) never worked. Also, parking issues was a big deal too. One of the reasons I'm leaving infact. Also, I need to agree with the other users commenting about the staffs rudeness. I felt none of them were pleased to sees when I went to get my packages. They were okay with my roommates, but had a fake smile when I needed something. (unles I was bringing the rent). Other then those things, everything was nice.

Love living here.....
I don't understand why people are unhappy here. My husband, our 3 year old daughter and our two dogs moved here in February 2008. We moved here from a three bedroom house while we look for another home. I dreaded the idea of moving into an apartment from a house, but it was something that had to be done. I have enjoyed being here from the beginning. We have a two bedroom apartment with a garage and it has been comfortable even with our brood. Water is a flat rate here as well as the resonable pet rent we pay each month. The apartment is quiet, the pool is goregous, the lawns are always manicured (and yes there is dog poop) and the office is incredibly friendly. Anytime we've had a repair, the staff is here that day or the very next. Our neighbors are quiet and friendly, as is most everyone I've met. Yes, there have been some break-ins, but when we lived in our subdivision (which was incredibly nice) our neighbor's home was broken into there....it happens everywhere. Overall, I would recommend this community to anyone looking. Great location and nice apartments!!

Not That Great
I lived in these apartments from the end of 2006 to the end of 2007, and I couldn't wait to leave. I had the one bedroom with attached garage. Whoever designed this complex designed a 3-bedroom over a 1-bedroom. There were 3 adult roommates above me and they were very noisy! The apartment obviously wasn't insulated very well. We never used the playground, b/c the 1st time we visited the playground my 2.5-year-old son stepped in dog poop. It's probably an issue at all properties from what I've read. The staff is as some of the reviews say...nice before you sign the lease, then after they treat you like you're and inconvenience to them. The water was shut off quite frequently and the dumpsters were often overflowing. The parking is bad, but that's also one of those things I read a lot of these reviews. I personally wouldn't live there again.

Burglaries
All, I've lives here for 3 1/2 years and there definitely is a change over the last year. Today myself and 3 other apartmetns were broken into and our electronics and jewelery stolen. That's bad, but this is a big city, stuff happens. What bothers me the most is the blatent disregard apartment managment had for this incident. The management was not on site when all tenants robbed were called in and had to file police reports, no questions or support from managment, nothing. I went to the office and they clearly had been informed what had happened and asked how my day was!!! Are you kidding, just show some concern, publicize to tenants what happened, make some security change, but nothing, sit up in the office waiting to get off work. It was beyond belief. In addition there are rumors and solid rumors these burglaries were done by existing tenants and that even possibly some of the maintenace staff at minimum has knowledge. (2 tenants robbed speak spanish and overheard staff). It was also rumored, not confirmed by me, that another apartment has been burglarized one week previous to these without any notice, shameless if it's true. These apartments were nice but managements total disregard for security and lack of caring is running them down. Don't pay the prices they charge.

Excellent but watch out
I lived there for about 3 years, just moved out recently. I don't know what people are talkiing about as far as letting the place go. They are always mowing, gardening, etc. I've never seen it slip. Also maitenance requests are always handled the same day. Basically as with any service, it you ask respectfully they will give you executive treatment. They always tend to my matters/questions right away. But I do agree that the parking suks. I got a tow-warning on my car for going a little over the line into the handicap space but I wish they would tow my car. I'm like, go ahead and get sued for keeping the parking lots so dark that you can't see where the heck you're parking also with just about every parking space full, then having the nerve to penalize a tenant for the bad parking arrangments. I'm sure I could find some "safety/bad design/what the f" legal liability in that. Otherwise, the place is excellent. I recently moved out because I've been there 3 years and suddenly I have neighbors under me who are a Jerry Springer hot mess. They yell, run around, call each other all kinds of *******! etc. The first noise problem I've had. Also, they raised my rent $75. I'll get the same size apartment WITH an attached garage for less at Broadstone Cypress down the street after taking in move-in specials (new property).

DONT DO IT!!
For those of you thinking about moving here...Dont!! It used to be a nice place when we first moved in but over the course of a year they have really let it go! They had the nerve to increase our rent when there are other brand new complexes going up all around us that are FAR nicer. The manager has an attitude, like everyone says. The parking is always full on the weekends and if you park in a restricted zone they do threaten to tow. (no where else to park!)Dont be fooled by the main lobby because they tend not to keep the rest of the property looking that nice. Our lease is up this month and we intend to move to Verde Cypress Creek. A brand new, much nicer complex (granite countertops that will be cheaper than what we've been offered to stay. I suggest you come look there and get more for you $$$$ and forget this place....good luck

needs new managment
Way way way overpriced and management treats you like dirt as soon as you sign the lease. I'm sure the prices will be falling very quickly there with the 3 new apartments being built in close range. I'd say if you actually have to move in here then wait it out or do a prelease at one of the nicer places being built close by.

One of the nicest places to live
We moved out there back in 2004 and were the 1st to move into our apartment. The rent has been rising each yr we renew, but that happens everywhere. The office staff has always been friendly and knows our names and apt number and each time we've had a maintenance request it's been addressed within 24hrs. We've started looking for a new apt due to a job change and are finding it hard to find other places where the appliances and floorplans are as nice. The carpet's even a nice pattern to help hide stains and dirt. We live facing the walk area and get to hear the crickets and frogs at night. We will miss living here.

Never Again!
The women in the office treat you like you are luckey that they allow you to live in their over priced apartment! There is dog poop everywhere so dont let your kids in the grassy areas! You can hear every step the person above you takes and can hear the kids crying in the apartment next to you. The gates are always broken..one night a bunch of thugs came in and were vandalizing the place...broke my neighbors sliding glass door...the office didnt seem concerned at all. The day before i moved out..the guy above me flooded his apartment..water was running down the walls soaking all of my boxed up belongings...alot of my things got ruined. ...the carpet was so wet it squished when we walked on it....it stunk. I didnt get my deposit back because they said it smelled like cigarette smoke...i dont smoke...the smell was from the place being drenched! Don't waste your hard earned money here! They charge a lot because they want to pretend that they are high class. Oh and the dumpsters are ALWAYS overflowing with trash blowing everywhere...I guess because they are too cheap to have it emptied as often as it needs to be!

nick and dime operation
This place is just about the nickels and dimes. They will happily find anyway to charge you extra once you get in the door. I hate places like this because they put on a great show when you come to see the apartments but then the other side comes out once you sign the lease. This place is all about grabbing an extra 25-50 a month from each tenant. Can't wait till my lease is up in a few months. I'm sure they will also find some bs reason to want extra money from me once I move out. I'm expecting the $50 oven cleaning charge from these jerks.

overpriced and manager has an attitude
Overpriced for the market in this area, 1960 and west road are much cheaper. Gates are always broken like most apartment complexes. There is a crack head that they kicked out from behind the dumpster of the pre-school across the street, yes you heard me right, that is now wandering about the back of the complex. He lives in the large ditch behind the complex. The manager has a huge attitude problem. Although she has to play the role of enforcer she doesn't have to act the way she does to current residents. The other staff is very nice and the ------ is extremely hot. She also tasted very nice when she came over to my place the other nice.

Overpriced if you don't use the amenities. Not a friendly place to live.
This place was expensive 31/2 years ago when I moved in. Since then the rent has increased 3 times. When they needed residents they would offer renewal specials. Now that citywide occupancy is up,they won't give you anything but a possible rent increase. Parking can be impossible, depending on where your apt. is located. If this was not the most convenient place for me to live I would have been gone years ago. I still can't believe I've stayed here. Just such a hassle to move. The office staff is hot and cold. Four years ago you could count on good service. Not as good now.I could go on about other problems I've had, but the bottom line is--find somewhere else to live. You can rent a nice house for what you pay in rent, for a decent apartment, here. Now that's what I should have done. If only I knew.

Great place to live
I honestly have no legitimate complaints about this place. My wife and I have lived here in a nice, spacious 2-bedroom for almost a year. We love the apartment layout and nice kitchen, and how we can't hear anything in the surrounding apartments. We also love that we look out of our windows into really nice shaded landscaping that makes us feel more in a home than a complex. Management is terrific. They are always friendly and helpful; they leave notes whenever they are planning on having someone come into your apartment to check sprinklers, spray for insects, etc. Also, I can't believe how reliable they've been with maintenance service. Whenever we've had any kind of problem with our garage door or disposal or water filter, they've sent someone WITHIN 24 HOURS to fix it right back to normal. Other places we've lived have been horrible in this department, so this was a huge relief to us. Rent can get a little pricy for 2-bedrooms and up, but if you want guaranteed quality then it is worth your money. Safety is never an issue here. People I've met living here are all friendly, plus lighting is great. You can walk to the apartment gym or mailboxes 24-7 with no worries of running into shady characters. Only minor problems I've had are with people not picking up their dog poo after walking their dogs. If you're walking through grassy or wooded areas you probably need to watch your step. Also they've had a few kinks with the rear gate, which a lot of people use. For about a two-week stretch recently it was totally out of commission. Now the latest twist is that you can't come in through the gate unless someone is already coming out. The remote control used to work on it but for some reason doesn't anymore. Even so, this is a pretty minor inconvenience. Overall, you definitely want to live here if you enjoy quality facilities, responsible and friendly management and a safe, extremely quiet living environment for a mid-range price.

Nice place, but some issues
We have lived at the apartments since July. When we moved in the office staff was amazing. Always nice and helpful. Now though, they have some extremely snooty people working up there now, but one nice one that I still know off. I've been up several times for different items and to pick up packages and they are just not very helpful anymore. Also, we have some very rude and inconsiderate people who live above us who have like 6 kids living in a 2 bedroom apartment that stay up all hours of the night and make a great deal of noise, but I guess there is nothing they can do about it. Although, I didn't think that many people could live in an apartment that small. Just recently, we've had a problem with things disappearing from near our front door and from our patio. During Halloween, we had two huge pumpkins by our front door and someone snatched them and I've had several plants and a chair from my patio come up missing. I don't know if it's a thief or just the freaking kids around there. All I have to say is many people around there DO NOT watch their children. They just run around the complex unsupervised. My husband and I both have almost hit a child before who will just run behind the car all of a sudden when you're trying to back out of your parking spot. It's crazy. We will be moving soon and I'm glad. The complex itself and the accomodations are very nice, but the other residents leave a little to be desired. Also, don't move here is you have a pet. We got a dog and they charged us a $500 pet deposit (which only $150 is refundable)and increased out rent $15 a month for pet rent. I don't understand this.

Beautiful place, like no other
I have no complaints about this place. The office staff has always been so nice and helpful. The maintenance always takes care of my work orders the same day I place them. Yea, the water has been shut off a few times but always during the day when I am at work, so it does not bother me. I love this place and have recommended it to many people!

Broadstone reveiw
I have remained at Broadstone coles crossing for three years simply because it it close to my work. I'm going to keep this short and to the point... The office staff is nice and helpful at first, then they could care less. The parking is HORRIBLE (unless you have a garage). the water mains leak and pool up in the parking lot, causing the water to be shut off about once a month for repairs. The "security" gates are stuck open half of the time. And the office staff does little to enforce it own policies...EX: last 4th of July everyone was celebrating at around 9PM when a resident became irate and decided to bring out a firearm to end the block party, the Harris county Sherrifs showed up and fixed everything (office staff did nothing) Several people have complained about people walking dogs without leashes and the dogs being agressive ( again the office has done nothing) and the lists goes on and on.....

Pretty nice place
I moved here in July, the office staff was AMAZING and VERY helpful when it came to answering any questions I had. They were also very understanding of prior situations that their tenates may have experienced. The apartments are clean and quite nice, I haven't had a single problem with anything. I can also say I feel completly safe here too! (And being a single female that is a HUGE deal) I have slept with my windows open all night when the weather is nice and felt COMPLETLY safe! The crowd is a little older than me but everyone I have met has been great! I can't say anything bad about this place! It may seem like it is a little far out but I have no problem driving the extra few miles since I live in a nice, quiet complex. It may be only a mile off of 290 but you would never be able to tell since the land scaping makes it look like you are off in the woods somewhere!

This community is absolutely the best place I've ever lived. The maintenance is great with fast response. The office staff is very nice and take care of any problems I have. The location is a little far out, but everything is growing so fast out here it's not that bad. <br><br>I would definately refer this place to anyone who ahs to live in an apartment.

Hmm... I wouldn't live there again
The water shuts off once a week. The clickers to open the gate suck. The apartments have mice. It's a little expensive, but nice I guess.
