We stayed here for 2 years and loved the community! They have beautiful landscapes with lot of green. Our little pup used to enjoy the grass and play area. The leasing manager is friendly and helpful. Maintenance staff is efficient. Rent is worth the community and prime location. I was a UTD student and they gave me 10% discount on the rent.

poor service, bad experience
First of all, the leasing office's service is poor. I do not want to see a bad face; especially I spent a lot of money. And these apartments are really old and have cracks everywhere. Where they spent the money they charged? Secondly, the rent is not too high, but they charge extra money for some stupid excuse. It is not worth the money you spent!

Love it!
Yes it does get expensive as per other reviewers. Our monthly bill is usually around $100 on top of the rent. It only raised $25 when we resigned, but I'm hearing they now charge $300 more for the same apartment to new renters. Screw that! I thought it was a good price when I first moved in because of the 10% discount for UTD students. I also liked the mandatory $35 for cable because you can't get it for that cheap anywhere else and I wanted cable anyway. I feel pretty safe. Parking is pretty crappy only late at night but its mostly covered which is nice. The few problems I have despite loving living here is the staff. ----- is the meanest and rudest person I have met. Especially someone who should be sweet because they want you to rent there! She has no expression, I've never seen her smile or heard any ounce of nice in her voice. She always sounds annoyed or burdened by anything you might need. The other problem is the millipedes. They're like tiny little centipede things, they don't do anything and aren't that gross just annoying, and they're everywhere towards the end of the year. I think we only had the problem for about a month or two, and everyone had it. Reviewer was right about really thin walls too, you hear everything. Otherwise, I love this place.

Nice, quiet living
I lived at the Courtyards in a 1 bedroom for a year. I was a fulltime student at UTD and they gave me a 10% discount! The office staff was always very helpful and available. I used AT&T u-verse as my cable provider, and Green Mountain for electric. It was always very quiet; there were never any cops or anything driving by. It is located in a residential neighborhood and there are no other apartments around it. It was very convenient to the campus, Target, Wal-Mart, grocery stores, restaurants, and more. I am a single female and live on my own, I always felt very safe. I do not know if the management has changed or not, but I would 100% recommend living there.

Worst experience of my life.
On Aug 3, 2010 I reserved a room to move in for Sep 3, 2010. Everything was fine until the afternoon of Sep 3, after I had paid and moved in, where I find out I am not eligible to live there. Through their criminal screening process, they had deemed me unworthy by a 2003 incident of which I know nothing about in which I was neither convicted nor charged, nor had any paperwork written about. I've served 5 years in the army (after this alleged 'multiple crimes against people' as they put it), and held a _top_secret_ security clearance, but was yet embarassed by these imbeciles and insulted more than I've ever been in my life. But that legal case is a separate matter. They lied and said they just received this information 6 hours after they gave me they keys, to cover up their own incompetence. I was left pretty much homeless. Please do yourself a favor and pay the extra 100-200 dollars a month, it's easy to forget what dealing with a staff full of high school dropouts can feel like.

Nice complex but look out for all the added costs
I viewed an apartment at this complex since they were advertising a 2bd 2ba at a decent price. The person who showed me the apartment was pleasant and professional to deal with. On other occasion I have dealt with the manager and her assistant - neither of which are easy to deal with (bad attitude and terrible follow up). There are few things that concern me. one-extra costs that you have to remit to the complex in addition to rent increase total cost per month $75-100. These include:water,trash,cable,pest control,renters insurance.Two.The upfront costs are insane! $50 app fee per person over 18,admin fee and a deposit.For me this meant $400 more.three.Forget wanting to rent short term (6 mo). They charge you an extra 24% over a 12 mo. term.Four.The price I was quoted increased overnight by 1.2% and has continued to increase every night thereafter. It really blows my mind how these apartment complexes are operating. Capitalism at its worst.

Things to be cautioned about
I have enjoyed living here until recently. Last year the rental rates were increased unreasonably. The monthly bill which is in addition to the rental can be $30 to $60 and covers gas (hot water), pest control, trash service, water service, and sewer service. We have been told that starting shortly we will also have Time/Warner cable added to that list ($35). That fee will be charged to each resident whether you have another service or not, whether you want cable or not, whether you even have a TV or not. We have many retirees living here who are on fixed incomes. Rental increases and add-ons like Time/Warner mean a hardship for many. Local management says it is out of their control. If you cannot afford it you must move. This is a rather unpleasant attitude expressed to people who have lived here for many years, maintained their apartments well, contributed to making this a pleasant place to live. Perhaps because this property is managed by a company in another state with many properties on its roster the corporate attitude is that we should be happy they are allowing us to live here and that if one has a problem with the way the complex is operated one can find another home somewhere. That type of thinking by novice corporate personnel in many fields of business has contributed to the current financial crisis this country is experiencing. Dallas has a high apartment vacency rate at the moment, according to the Dallas Morning News. This complex is usually near capacity thanks to a special rate given to students at a nearby university. Which may explain company attitude towards tenants at the moment. However, new living facilities at the campus may soon end that good fortune. One cannot help but notice the frequent change of tenants in the apartments. That has to be costly for the company as most apartments need repainting, recarpeting, cleaning, etc. Keeping long time customers happy would certainly cut down on those expenses. That theory seems to escape the thinking of the home office personnel. If cost is not a concern of yours, if you don't mind an aging building, if the laundry and workout equipment not being well-maintained is not a problem, if you like pleasant surroundings kept up well by a lawn service, if you like convenience to shopping, schools, major highways, bus and train lines, and a generally quiet neighborhood, this place may be just the one for you. For me the skyrocketing costs have finally caught up with my ability to pay so I have been looking around and found some much newer and less expensive places to live. Those places may have problems I have yet uncovered, but I shall not be renewing my lease. And what a shame that is.

Nice, hassle free living
This complex is older. If you have problems with living in an older complex this complex isn't for you. The floor plans are great. My neighbors are nice and keep to themselves. If you are a student, this place is perfect because UT Dallas is two intersections away. I was late for class and still showed up on time because I lived so close LOL. I would definitely recommend this complex to students and people under 35 without kids. Maintenance issues are resolved next day, if possible. The staff is courteous and always has an answer for any question. If you want hassle free living in a nice neighborhood then this is the place for you. Just make sure you walk through the apartment you wish to rent first. Most people who rent here and are dissatisfied seem like people who moved here without doing any research.

Bugs, noise, horrible plave to live!!
First of all, these apartments are really old and have cracks everywhere. The cracks and the terrible pest control allow bugs to come into your apartment. You'll be spraying bug spray and chasing bugs around your apartment all day. You get ants, spiders, mosquito eaters, and bugs i've never even seen before. I'd be sitting on my couch and feel something crawling on my arm, look down and see a bug. That happened to me several times. Secondly, DO NOT get an apartment close to the shopping center or you'll be hearing these incredibly loud trash trucks and semis coming through waking you up at 3:00am. Plus they come once or twice during the day. We were supposed to get the apartment we originally looked at that wasn't behind a shopping center, but on move in day, they decided to tell us we were in a different apartment. We had no choice. Lastly, these apartments have thin walls, so you'll be able to hear your neighbor flushing their toilet, sneezing and coughing! Also, our apartment constantly smelled like cigarette smoke because our neighbor's smoke would seep through the walls and the vents. So anyone looking to move here, please think twice or you'll be hating life. Oh, and FYI, my boyfriends car was broken into just feet from our back door, and they stole $1000 worth of sound equipment out of it. NOT SAFE!

Looking to move
I really love the location of these apartments, however I have to say I wasn't quite impressed with the apartment itself nor the grounds. While they may have a lot of vegetation, it's definitely not an elitest landscaping project. The appliances are visibly worn, the cabinets were skinned and in need of touching up. The bathrooms left much to be desired as well. While the location is right - the price is not for what you get.They've just raised the rent prices yet again - about 60 bucks more per month. There are other apartments in the area with comparable prices and much better aesthetics.

More Good Than Bad
I've lived here so far for a little over a year. So far it's gone pretty well, not too many problems. Compared to other apt's I've lived in, this one is the oldest and yes you do pay for the location. My rent for a 650 sq foot 1/1 is $660 and since I live on the second floor the electricity bill can be a little high because there isn't very good weather stripping around the doors so your constantly running the heater during the winter and the ac during the summer. It's very quiet at night and I enjoy the scenery and the ducks that visit from Twin Lakes Park which is a short walk away. There aren't a lot of kids here so the pool is usually empty during the summer which is cool. I luckily haven't had anything break yet, but the microwave and dishwasher and the stove are old appliances. But at least the fridge is newer and has an ice maker. As long as the stuff works it doesn't bother me. No real issue with bugs. I haven't seen one cockroach thank god! But there are silverfish sometimes ew! The sidewalk floods when it rains so you have to be sure to wear your rainboots or walk in the grass to prevent your shoes from getting soaked. I never even talk to the people in the office so I can't really comment on that, they were nice when I leased though. There is no gate, but covered parking is free and I've never heard of any break-ins or thefts. My neighbors are cool, pretty quiet. One even left a Christmas card on my door and I've never even met them! My downstairs neighbors sometimes cook smelly food and play music but everyone usually abides by the 10:00 quiet time rule. Overall the pro's outweigh the con's so if my rent doesn't go up too much when my lease is up I'll probably stay.

Horrible Managment, Beautiful Grounds
The Courtyards at Campbell are placed in a beautiful neighborhood with lots of great wildlife. Although some tenants don't enjoy the ducks I personally love the atmosphere they bring with their presence. I have enjoyed many things about this apartment complex but there are many other things that make it unbearable. For example I noticed that their maintenance people are are -------- and don't speak much English. You have to speak with the office for any problems you may have. Personally I do not like any of the women in the office. Each are dismissive and demeaning to the tenants and any issues you may bring forth. For example my heater has failed to function properly since moving into our new home. Each time the maintenance people have come to look at it they beat at it until it kicks on, but they never actually fix the problem. Also I used their 24hour emergency maintenance call service when the supply line on our toilet ruptured. We eventually had to call a plumber after waiting to hear back from the apartment for four hours. Now if I have an issue and speak with the women in the office they are very dismissive and try to push you out their door with out actually absolving your issue. I honestly am disgusted by the staff. They are unhelpful, rude, and when I moved in they were very unhelpful. I have not had a single good experience dealing with Ida, or Shay. Shay was kind to me and very helpful until I signed my lease. Its really very sad. There are many problems with the appliances also. They don't function properly and are very aged, almost ten years old! I have not had a very good experience with these people and I would like people to be aware. It is a great place to live but the maintenance problems, and office staff issues are terrible.

THEIR IS NO WAY ANYONE LIKES THIS PLACE
Okay.. I moved out of these apartments about 6 months ago, and it was such a relief! First off, I was fined $100 for leaving trashbags on my front porch for LESS THAN 12 HOURS. I put them there at 10pm at night (I am a woman who lived alone), and on my way to work the next morning at 9am I threw them away. When I came back home from work there was a letter on my door for a $100 fine. I disputed this throughout the last month of my stay, and upon move out they forced me to pay or said they would send it to a bill collector. Although it was no where in my lease. The main manager (I think her name was ---) IS SO RUDE. It was quite ironic, bc after I moved out she ended up coming into the doctor's office I worked for and tried scamming the doctor! When he caught on to what she was doing he kindly told her exactly how he knew she was trying to scam him, when she then went off on everyone in the office including myself (not recognizing me apparently) and telling the doctor that she would make sure his career was "RUINED FOR GOOD!!!". I have never met a person in my life who was so abrasive. The girl working for her was actually very nice, but the manager - RUDE. Maintanence was never answered to. We had AC problems, leaks, weather stripping falling off the doors (leading to a bug problem and high AC bills). That never, NEVER got answered. I changed out my own Air filters, bought my own weather stripping and installed it with the help of a friend! The location is just about the only good thing these apartments have to offer, but if you plan on needing any help - don't count on getting it here.

An extraordinary haven
The Courtyards are simply the very best place I've ever lived. I have no idea what others here are talking about when they mention bugs, management availability, etc. The construction of the buildings is excellent; the management is extraordinary -- very responsive, very professional, very caring -- at least in my experience. The sprinklers are often used because the place looks like a garden -- it is extraordinarily beautiful. Deep shade, flowers, ivy. For me, the Courtyards were paradise; I loved coming home at the end of the day. I loved the families of ducks who lived on the grounds. The pools, surrounded by enormous trees and superb gardens, are peaceful and very well maintained. Another reviewer here mentioned thin walls and noise. Absolutely not. I never once noticed noise. I usually didn't even know I had neighbors. The electricity and water rates are entirely reasonable. In short, the Courtyards are idyllic. I live in a Plano house now and would return to the Courtyards in a heartbeat.

Yes, the water bills are high. Probably because of the sprinklers. However, even with the water bill, the rent is cheaper than most other places around. Cheaper than Waterview for sure. I don't know about McCallum but I never wanted to live there anyway. The buildings are old but well taken care of. If you want a really nice looking place, go elsewhere. If you do not mind a few flaws in return for lower rent, this place is good. Management is nice and mostly available. They often only have one person in the office during the day, so sometime they are out showing an apartment. It never caused a problem for me or my roomates. We never had bug issues. The location is great. Convenient for UTD students and their non-student roomies. It is also a quiet place in a neighborhood. Very little noise in the complex itself. Covered parking is free. In general, this is a good place to live. Few hassles, fairly cheap, good location, good maintenance.

Only positive is location and peace
I have rented a one bedroom/one bath 730 sq. ft. apartment from Sept 2005 until present. It is on the second floor and has raised ceilings.<br><br>I'll start with the positives since that is what most people come here for.<br><br>1. Location: Coit and Campbell is such a prime location for everything in Dallas. Quick access to 75, 635, Dallas Tollway, and 190 provide the main appeal for these apartments. And even after the Albertsons closes, there is a Tom Thumb, Walmart, Whole Foods, and Central Market all within a few miles. There is also a mailbox place right across the street where you can rent a box with an address that any package can be shipped to and not have to worry about the apartment ppl keeping up with it.<br><br>2. Peacefulness: These apartments are located on the east side of a very nice neighborhood that has a pond and ducks. They are not at all like UTD and the apartments off McCallum. The apartment buildings are spaced out with plenty of grass and big trees surrounding the pool/courtyard areas. Lots of families and older individuals live here and enjoy it. Very quiet at night.<br><br>3. Covered parking is not extra (at least not listed on the lease as extra) and there are plenty of available spaces in my area of the complex.<br><br>4. Again, location.<br><br>Now for the ugly,<br><br>1. Bills are extraordinary! I have never, ever lived in an apartment where the utility bills are this high. The rent prices are right, but what you pay in electricity and water bills will more than make up for renting in newer apartments. I do not know the exact age of these apartments, but I am sure it plays the biggest factor in these bills. If I did not use my A/C or heater for the entire month (very rare in dallas) my electric bill (Green Mountain) was around 70-90$. This is with full sized washer/dryer loads (maybe 6 a month) a computer and my entertainment center. My bill for the coldest months this year peaked at 185$!!! The water bill is collectively billed and distributed resulting in no matter how little water i used and no matter how wasteful i was the bill remained 40$ a month. I rented a house in Plano with 4 people and never paid more than 80$ in one month for water. I do not have a home phone, cellphone only and use Comcast for broadband which is ~60$ a month.<br><br>Total it all up and i'm paying nearly 900$ a month for this 30 year old apartment with a great location. Not my idea of a good housing situation.<br><br>2. Noise carries. I have repeatedly heard my downstairs neighbor sneeze. There is no telling how much noise i'm making downstairs when i hear the board squeak at every step. Walls are extra thin and i can hold a good converstation with someone in the living room with the bathroom door shut. I am sure every bass note from my stereo is heard by the ppl downstairs as well. I might as well be in the same apartments that Peter lived at in Office Space.<br><br>3. Sprinklers. This would really explain the high water bill. This apartment complex should be reported routinely to city for waste of water. I stayed home from work one day and counted the sprinklers running for 30 minutes at a time, 6 times. The ground is left soggy and muddy. Green moss/mold is actually growing on the walkway to my apartment because it is so soaked every day. Pools of water collect on the sidewalk afterwards and force me to walk around the front of the complex to get to my car with no mud on my shoes.<br><br>4. Bugs. Lots of bugs during the spring/summer months. I am a very clean person and do not leave any food or dishes out and empty my trash can every morning, yet i still came home on several occassions to roaches in the kitchen. Big ones - the size of my thumb and i'm a guy. Throughout the years I have tiny little gnats flying around which attracted spiders. I dont mind the spiders since they eat the gnats, but other people might not like them. I think this is due to the old sliding glass doors. The seals on the doors have decayed and need to be replaced.<br><br>5. Management not always available. There have been numerous times throughout the day that i have called or went by and they were not available. On the weekends, they have a lady who lives in the apartment complex feilding any questions that she can answer - which is not much, even if she is polite. Left messages and notes and never received a call back. Expect to do your own follow up on any issues you might have.<br><br>6. Dog crap. This is at the end of my list because they have considerably improved on this point but it is still a problem. I know it depends on how caring your neighbors are, but there seems to be a lack of concern for picking up after the pets found on my side of the complex.<br><br>Overall, this is been one of the better apartment experiences I have had. But then again, I'm comparing it to UTD and another complex ran by the same mangement company. I cant wait to move out.

A great place for students to live
I have lived here half a year after moving out of one of the horrid McCallum Blvd. apartment complexes and what a huge change of living environment it is. <br><br>I have never lived at a better place, even when I was back home in the suburbs. I moved to this area to attend nearby UTD. I'm very glad I found it because I really doubt there are many other places with the same qualities that Courtyards has to offer. <br><br>If you are a student and plan to move in, make sure you ask for a student discout on rent. I got about 10% off each months rent. My roommate and I got a 1000 sq. ft. 2 bedroom for only $750, marked down from $839. Best deal in the area.<br><br>Most of the problems I encountered in the two previous apartment complexes are not present here. <br><br>My biggest concern is always safety. The complex here is built within a suburban neighborhood, so it's almost as safe as you can get. After living a year on McCallum Blvd., I understand what safety at home truly is. The street was entirely crime-ridden.<br><br>The parking here is great. I never have trouble finding a spot. The parking is covered and does not require a parking fee nor tag. There are plenty of spaces for visitor parking. <br><br>Since the complex is within a suburban neighborhood, the noise has dramatically lessened. The buildings are only two stories, resulting in less neighbors and noise. The complex even has a late night policy about the noise which helps tremendously. I used to be awakened at night by car alarms, loud music/voices, or sirens in my previous residences but I can happily say that has never happened once here. When I go to bed, all I hear is the rustling of the trees.<br><br>The look and feel of the complex is very relaxing. The grounds are very well maintained and attractive. There is a lot of work that went into the planting of all the greenery here. The buildings themselves are quite sound, although I think there may have been some foundation issues due to cracks I have seen on the buildings, but that is mostly minor. <br><br>I could not have asked for a better office staff and maintenence crew. They were some of the friendliest people I have ever met. They have always been welcoming when I enter their office. <br><br>Eventually I will probably have to move out one day, but I think it will probably be very hard to leave this place. I enjoy living here very much.<br><br> <br><br>

Huge water bills
One has to pay huge water bills. The rent is low when you first sign the lease but got shocked when I got the water bill. All put together one shells out quite a bit.

Great Place to live!

Great place to live
Great place to live, especially if you are a UTD student (much better than Waterview). Staff if friendly, maintenance is quick to respond, and the grounds are well kept. It is also very quiet, tucked away in a nice neighborhood. Free covered parking too. Look and lease special cuts the price down significantly.

Pretty Good
Had good access in and out usually but sometimes it was difficult to go left on Campbell. Pretty spacious and the grounds were real nice. <br>However, the second month in the complex my roof fell in. Only a small portion but it caved in over my computer. It took management two-three weeks to have it fixed. It seemed to be safe and overall I would recommend it.

First Apartament
This is my first apartamnet after moving out of my parent´s house. My roommate and I looked at NUMEROUS other apartaments before choosing The Courtyards at Campbell. After living there for about 5 months, I still stand firm on our decision for this complex. The staff could not be nicer; Especially Tammy. Whenever I had a problem, maintanence was quick to alleviate it. It´s convenient, affordable, and ideal for my situation. I am so glad that I´ve made The Courtyards at Campbell my home.

Don´t move in
I just recently move out this apartment after I stayed there for about 4 years. Between all these years, I transfer one apartment to another apartment. When I transfered to another apartment, nobody helped me to walk through the apartment, and nobody helped me saying the move in inventory is very important and you may get charge of it. Because they just hurry to ask me to move to new one. Right now, they charge something that has been on the apartment since I move in the new one. And they never mention how important to fill out the move-in inventory sheet. So, don´t move to this apartment.
