I feel I need to help my fellow citizens, do not move here
I was helping a friend find a new apartment and was showing him this site when I looked up Horizons at Sunridge (my last apartment, where I lived for over a year, moved out a couple months ago) as an example. I was shocked when I did not see 20 "NO" recommendations.<br>I find it absolutley impossible to believe that in just a few months they have changed it from the worst place I have ever lived into, as one reviewer wrote "..one<br> of the best run apartments that I have ever seen" Businesses do not change their complete operation from one polar to the next in just 2 1/2 months. I suspect whoever wrote that, may actually WORK AT Horizons. <br>When I moved out of there it was for the following reasons:<br>1. Noise was horrible. Trust me, I know the difference between normal "apartment noise" and the type of noise from the parking lot and neighbors that keeps you up at night. Horizon's is beyond bad, it just seems that some units are filled with people who have no regard for the lives of their neighbors. I probably complained to managment about noise 5 or 6 times, and had to call the police for noise 4 or 5 times.<br>2. Safety. One of the final decisions for me to move was after a series of break-ins. I also relize that break-ins are common in Apartments, but this was the third time in a year and the last one was serious. I literally did not feel safe walking up to my apartment at night, a large amount of just suspicious looking people standing around in the parking lot. It got to the point that friends of mine told me the did not feel safe coming over to my apartment.<br>3. Maintanace, I was unfortunante enough to have an apartment that faced the Sunset<br>on afternoons and can you guess what happened? My A/C broke...in Texas...and the sun would literally cook my apartment. They "Fixed" my A/C by just refilling the freeon, which did nothing to help. After 4 months of complaining, they finally replaced the unit in August! I had to try everything from Tinting my Windows to Covering my windows with foil until they finally replaced it.<br> Overall, every apartment on the face of the EARTH is going to have some problems, but Horizons at Sunridge is beyond "some problems" it is a problem in itself. It<br>was probably one of the most uncomfortable years of my life. I would not recommend it to ANYONE. PLEASE understand that I have no agenda here, I have no reason to lie to anyone, and that I wasn't even planning on posting here until I read that some people actual had the audacity to recommend this place. <br> Also, understand that I was a good tenent, when I sent a fax to the office stating I would not be renewing my lease, they offered to charge the same rent and even explained how they were in the process of evicting several of my neighbors. I wasn't buying that for a minute! The problems remained until the day I moved out (I can remember moving my furniture out trying to weave in and out of my downstairs neighbor's party, no one would even get out of my way).<br>There are plenty of other apartments in Arlington, don't get drawn in to this one because of the low price! If you take any random advice from someone on the internet, please let that someone be me, I am trying to save people from a horrible unfair life at the worst apartment in D/FW. <br>

A GREAT PLACE TO LIVE !!!
I have only lived here for a short time, But I must say that it is nice and one of the best run apartments that I have ever seen, the management staff is great and the maintenance is quick and polite as well as experienced!!! Every apartment that I had looked at didn't come close to matching this one at all. Especially in terms of polite management, maintenance, and overall care of tenants needs. Ms.C.Page

SINCE THEY GOT NEW OWNERS THEY HAVE DONE ALOT OF WORK TO THE PROPERTY. GROUNDS LOOK GREAT AND I REALLY HAVE ENJOYED LIVING HERE. MANITANCE IS GREAT BUT COULD BE FASTER AT TIMES, BUT THEY DO GET THE JOB DONE. I DID READ ALL THE OTHER COMMENTS I DONT AGREE ABOUT THE NOISE FACTER IT IS AN APARTMENT COMPLEX AND THERE IS NOISE TO BE EXPECTED. IF YOU WANT QUIET MOVE TO THE COUNRTY....

Do not live here. Noise is unbelieveable. The place really starts hoppin around 11pm, with the rap music shaking the walls on all sides. Not very reliable when it came to repairs in the apartment, mostly everything was halfassed. The complex manager is unreliable in time and not pleasant to work with. The city of fort worth is doing major utility construction which has been a headache over the past year.

I CURRENTLY LIVE HERE AND I'VE READ SOME OF THE OTHER REVIEWS AND I DON'T AGREE WITH THEM. IF THEIR NOT RACIST THEY WOULD MENTION THE DRUNK WHITE GUYS THAT ARE OUT AT NIGHT WITH THEIR LOUD TRUCKS GOING MAKING A LOT NOISE, AND ALSO THE WEIRD WHITE GUYS THAT ARE OUT AT NIGHT THAT LOOK LIKE SEX OFFENDERS. I'VE LIVED HERE SINCE FEB AND I REALLY DON'T LIKE THE COMPLEX BECAUSE IT'S SO OLD THE APTS HAVE A LOT OF PROBLEMS THAT THEY PATCH UP AND DON'T FIX, BUT I'VE NEVER HAD ANYONE WHITE OR BLACK ASK ME FOR MONEY OR HARASS ME. THE ONLY BLACK PEOPLE THAT ARE OUT LATE ARE COMING OR GOING TO THEIR CARS AND THEY DON'T GIVE ANYONE TROUBLE. Don't do it!!!
This apartment complex is horrible. The water is always getting cut off without a notice and the parking is horrible. There is always someone hanging outside watching you go into your apartment. You will be better off living in your car than in this apartment.

Going downhill FAST
When I moved into "Eastchase Terrece" as it was known a year ago, it was cheap and close to UTA. It's gone downhill since then in a really bad way. Crime is out of control. There was a neighborhood "meeting" the other day with the Fort Worth police who mentioned how there have been allot of break in's and burgalries. <br> Also, there is ALWAYS someone with their radio up so high that you can hear it inside your house. It's getting ridiculous, I've had to call the police on several occasions just so I could get to sleep. I am not a racist in anyway, but I am one of the only white people in my complex. I've been harrased by local thugs driving around who yell racial obcenities at me. I am considering paying the fine for breaking my lease just so I can move somewhere that I feel safe at night. I can't even get my mail without being approached by someone smoking a joint, asking me if I have any spare money. NOT RECOMMENDED!

Worst complex I've ever lived in, in my entire life!
I moved here because it's the best priced complex I could find that was near UTA and came with a washer/dryer. HUGE MISTAKE, EVERY.SINGLE.NIGHT there is some idiot BLASTING rap music loud enough to hear clearly in my bathroom on the third story. It's ridiculous, I've never called 911 in my life but I've had to call the cops 5 different times to put in a noise complaint. Thats not a typo, FIVE DIFFERENT TIMES I've had to call about people blasting their music around two oclock in the morning. This is over a period of just 12 months! Even worse was the horendous battle I had to put up with the management to get my A/C fixed. It did not work at all (and you know how hot Texas gets) but the managment kept claiming they had fixed it, HOW CAN THEY CLAIM TO HAVE FIXED IT WHEN IT DOES NOT WORK!~?!?!!? I finally had to go down to the office and literally yell at them, I literally had to threaten a lawsuit. Please, understand that I am not that type of person but I had never been so frustrated in my entire life. Do yourself a favor, DO NOT LIVE HERE, it is not worth the price, the managment does not take care of your basic needs, its not safe (found a flyer on my door just last week stating that there had been multiple break-in's and gave tips on how not to get your car burlarized), and there is ALWAYS and I mean ...ALWAYS someone either blasting rap music or a car alarm going off. I'm not exagerating on any of this. I've lived in 4 different complexes around the metroplex, Sunridge is the cheapest but you get what you pay for = A horrible home experiance. <br>P.S. don't expect a parking spot within 2 blocks of your home on the weekend and also, if you have a girlfriend/wife you'll need to walk them to their car every time as so they don't get harrased by the neighborhood 40oz drinkers that always seem to show up around the complex at night.

Good Complex
I think these comments must be old, because this complex is very well managed. We moved in and the only thing that was wrong was two broken wall outlets, and a sort of leaky shower. It was all fixed promptly though. Big apartments, big balcony/patio, large closets, and a fireplace all for $420 a month. We have some obnoxious neighbors, but other than that people seem nice overall.

The new company is wonderful!
This new staff is so wonderful. Anything we ask for they take care of immediately! The maintenance is fantastic now that the new owners are giving them the money they need for supplies. I'm signing another lease this weekend. Thank you for the new ownership and employees.

It's turning around
I've lived here for a year and will be signing a new lease for another year. When I first moved in, it was horrible. The management (yes Samantha and LeeAnn) were the worse 2 witches in the world. They were uneducated, unprofessional and overall just plain old RUDE. Now that a new management company has taken over, things are turning around. They still have not fixed that DARN gate, but I have confidence it will happen. It's quite (at the back of the complex) and the neighbors are all pretty nice. I would recommend it, especially now that they are trying to clean up the image from the last management staff, they have some really good deals.

Run as Fast as you can
I lived here for 2 years. When I finally decided that I would move to a bigger problem that's when all went bad. I was moving out in 30 days...I called the office and let them know that my A/C was broken and I needed some other repairs. The assistant manager called me and said that she would not be fixing my requests because in her eyes I just didn't want to pay for any damages. THE A/C was out, I have kids...tiles falling off the wall!! Don't move here. Go to Camden Terrace down the street or something...just keep going. The management is awful, the apartments are small. My car was broken into twice. The laundry room dryers don't work. Just RUN!!!

This is in response to the last comment posted. I think you are able to take them to court and get something like 3 months rent back for them not returning your deposit within 30 days, I would look into it. They usually wont tell you this but its worth a shot.

Rat Hole
I'd rather live in a rat hole. I suffered through a leaky roof for half the time I lived there. Parking was awful. The gate was ALWAYS broken. Leasing staff was uneducated and unprofessional. I despised Samanth and Leighann. It took me 90 days to get my deposit and pet deposit of $221.96 returned. Texas property code states that this money must be returned withing 30 days. If you are still suffering at Eastchase call the management in Houston. Worst apartment ever, even when compared to many others!
I had limited time to find an apartment before starting my job, and I had a friend living here, so I thought that these apartments would be okay. I can't count the number of problems that I've had on two hands. I had a short in my frig, and the maintainance guys would just come play with it until it came on, then say it was fixed, so my food went bad two or three times before they replace the frig. My A/C leaked onto the carpet for like a month before someone came to fix it. The building that I live in is in some sort of low spot, so water doesn't drain properly. This has caused mold to grow. I'm not sure where it is, might be in the walls, but I have alergies and can tell it's there. Twice I've had sewage come up into my tub. The first time it overflowed onto the bathroom floor and got on the carpet in the doorway. After one rainstorm, a wet spot appeared on my ceiling, and still has not been taken care of. A pin in my lock broke, so I was locked out of my apartment, but luckily that I got fixed. And now to the worst of it.... I came home one night to find that my apartment had been broken into. How this happens in a complex like this without someone seeing something still boggles my mind. My guess is it's either someone in this complex or one of the employees. Final note: This is a gated community, but the gates are currently wide open and have been so for at least two weeks. When they do work, it really doesn't make much difference since everyone knows and uses the same code. Try to stay away from this complex. If you must live in this area, pay the extra money to avoid the hassles I've had to deal with.

This is the worst apartment complex I have lived in. Strangers came to my door telling me to open up. They didn't have good lighten for the buildings. People jumping over your balony looking in on you or doing what ever they want to do. Then I notify the apartments and they tell me I have to put in a 30 days notice in order for them to put me in another apartment. It was horrible. They don't have codes for the walk up gates....meaning any and every one can come up and break in your cars or apartments. The gates barely worked. PROBLEMS, PROBLEMS, PROBLEMS. Ants everywhere...food, pots, pans, bathroom, everywhere

YOU DON´T WANT TO LIVE HERE
I CURRENTLY LIVE AT EASTCHASE TERRIBLE (TERRACE). IT IS A DUMP. THEY SEEM TO HAVE A PROBLEM GETTING PARTS TO FIX THESE APARTMENTS. AND THE MANAGEMENT SUCKS!!! SAMANTHA SHOULD NEVER, NEVER BE ABLE TO MANAGE AN APARTMENT. SHE IS CLUELESS. AND FORGET ABOUT PARKING. IF YOU LIVE IN THE BACK YOU WILL NEVER BE ABLE TO PARK AFTER 6:00 P.M. Mixed Thoughts On Recommendation
We recently signed a long term lease. We randomly spoke to a few people on the grounds before doing so. All had nothing but positive things to say. <br> <br>GOOD: We couldn´t have asked for a better price between all the discounts and specials we rec´d. Our neighbors seem to be very polite. No problems there. We live in one of the ´good´ buildings as far as parking goes. Samantha, the new mgr. said she will probably have assigned parking soon to remedy the parking problems most people have. We have had terrific experiences dealing directly with Samantha. I can´t say I care for anyone else working there. The tenant that was burglarizing the vehicles was arrested a couple of months ago and is still in jail according to Samantha. <br> <br>BAD: There were several things wrong with the apt. the day we moved in. The apt was vacant for ~ 1 month before we moved in, so I feel these problems should not been present upon our arrival. An appliance was broken and that was VERY obvious upon inspection. We had multiple wasp, dirt dobber (sp?), and bird nests. I also found a snake in our outdoor storage unit. There was also ceiling damage from an old water leak that they didn´t fix until after we moved in. <br> <br>UGLY: We had to contact mgmt several times to get anything fixed. Communication errors seem to be the culprit. The quality of the work of the maintenance crew is laughable. They damaged a wall putting the replacement appliance in, (just a drop or three) painted on some of our possessions while attempting to repair the ceiling, painted over all outlets w/o masking, etc. When they repaired the ceiling, they used a bright white paint on that section when the rest of the ceiling was much, much darker. They didn´t even texture it correctly. I have taken it upon myself to redo most things instead of harassing them to fix it, considering the poor work they do. After waiting over a week, I took it upon myself to remove all of the insect nests and to seal off the storage unit outside to prevent further problems with insects and snakes. I will be repainting the ´repaired´ section of the ceiling myself this week. <br> <br>I would make the same choice if I had to do it over again. For me, the money I saved makes it worth the hassle. Some people may feel differently. I have had similar experiences at many other apts, so I don´t consider it to be out of the norm. YMMV

Terrible complex, find somewhere else!
I lived here for 13 months. In that time my air conditioner leaked on and off. Maintenance came out TWICE and still couldn´t fully fix the problem. The worst part of this complex is the office. When I moved in they never cancelled the previous owner´s water. So it took over 6 months before National Water and Power sent me a water bill for $200 in someone else´s name. It took the front office over 2 MONTHS to correct this. They sent me 3 notifications that I was late with my water payments. Each time they gave me another notification I would have to re-explain the whole situation for them because they had no idea what was going on. The girls working the front desk are completely useless. I went in one day to pick up a package that had been delivered earlier that morning, but the girl couldn´t figure out which key was needed to open the closet. So she told me to come back the next day to get it! Parking is BEYOND terrible. Unless you live in the first 2 buildings, good luck finding a spot after about 8pm. All-in-all this place needs some serious organizational leadership before I would ever recommend it to another renter.

Dont live here
When I moved in everything was pretty awesome besides the fire that happened. Then the manager left and a new manager came boy did the company make a mistake. The new manager obviously got the short end of the stick for brains because she just didnt know anything?!! No help from her when I had problems in my apartment and various other problems, and the assistant was even worse she was cold-hearted to sum it up. When I would need to talk to her about rent and so on she would roll her eyes and huff and puff like I was a burden on her. The only decent people in that office was the leasing staff. Even though it kept changing they were always helpful. The parking was rediculous. I live in the back of the community and if you got home past 7:00 you would literally have to park in the front. It was very dark in the parking lot and during the time that I lived there someone got held up at gunpoint got all their money stolen and their car. The maintenance was a little off too took them a week to get to anything.But they were always curtious.

Really good
I liked these apartments, the only two down falls were that the gate was broken and we personally had noisy neighbors. Other than that this is a great apartment for the price.
