Oh My Goodness
I moved in here in 2004 and it was great but now there are a lot of break-ins. One of my neighbors has had 3 in 9 months and the last one was clean, no damage to the door or windows. The management are not even telling us about them. We have to hear it from each other. When Camden sold the complex, this new company started moving in all kinds of people. People are hanging out and watching everybody go to work. If you don't believe me , check with the police. We have police on the property now walking around, but that don't help if they leave and the gates stay open for a week. This is a crazy place. I can't wait until my lease is up. Don't move here.

We recently renewed our lease.
This is not perfect but a good place to live in Houston. We love the pool area and the landscaping looks cool. But we like the most the low monthly rent. This is also a clean place, the trash is picked up every day. The only bad thing is that there are some unathourised occupants who keep their cars on our parking lot. I hope manager will take care of it soon.

Not happy with Morgan Staffs
We can't wait for our lease expire this summer 2010 to move out to other apartment. We lived here sinc 2004. Camden was doing great. Now it is bad managment and we don't like Morgan staffs. Stove, Heating and A/C and the fireplace are aging and start to be deteroing. For Stove, I requested to be fix due to burners are deteroing as not cook very well, they said they are fine. Creep!!! Again, We can't wait to move out and so we will not see Morgan staff's faces again in future. Also the rent price are not agree because of how old the apartment and all applicances are very old as 15 to 30 years old. Take care...

Stay here or it will cost you
I moved in while it was camden stayed for three years when morgan took over everything went bad no security poor maintenance loud music parties.Rent has to be mailed to NY. Late charges depends on when it is received thus got to pay rent on the 25th. Online payment takes two days thus got to have the money by 30 or 31st of the month. With this economy this is not just cutting it.One ends up paying expensive rent because of the late charges. What are they trying to send everbody away??????????!!!!!!!

It's Alright
I am listening to all the comments on here and I agree on some. We have been living here for over about 2 years this is my 3rd apartment here. I now live by the pool. I do agree that they have pool parties all hours of the night. We have reported this to Camden so many times. They did nothing about it. Now this new managment team has put locks on the gates and have provide security. I have seen people jump the fence after pool hours and I do see that HPD has came to see to that issue. One thing that you have to understand when Camden left the grounds they left this new managment company anything. No gate code, no information on residents. These people came in and has to figure all these issues out. Now as far as the shooting thats a first I've heard. I have heard about the robbing that goes on. And management makes us aware of what goes on. Parking Sucks. But No matter where you stay or go people still gone rob and create problems rather you leave in an 800-1500 dollar apartment or anything like this. It's not the perfect place but it a good place.

since camdend gone.....crap!
dont even think about moving here. ever since camden left, new management has messed up everything. thugs are everywhere now, ive heard multiple gunshots in front of the complex where i live, someone stole a bike from in front of my door. pool sucks, and maintenence is never there......my blinds came down, and i went to the center, and they told me that maintenence doesnt work on weekends, only in emergencies, and i said hellloooo, everyone can look inside my apartment!!!!!!!! sooooo glad when my lease is up.

Management violated all tenants leases and orders payments to be sent to NYC
This action violates the contractual agreement with the tenants, forcing each resident to incur a charge to mail a rent payment and to send it certified to ensure no loss of payment and NO, they did not give us 30 days notice. They gave us the notice on December 30 2009 to take effect 1/1/2010 Attached is the memorandum passed out with is a violation of the tenants lease agreement. This should be illegal!! I think we can get a class action lawsuit for the cost of mailing at 3.75 each for certified mailing times the 800 residents, costs the residents, collectively at least $3000.00 a month in additional fees, just to ensure rent is paid. Texas Apartment Association and Texas Association of Realtors leases does not consider the postmark for mailed rent payments at the date of the payment.The TAA and TAR leases state that rent must be received within the grace period (not after). The landlord has the right -- at any time -- to alter the method of rent payment, unless otherwise stipulated in the written lease. Hate it
I have been living here for about a year, my lease ends in October and I can't wait to move out. First problem, tv max only. The apartment AC sucks...the air runs all day so u can imagine how high the light bills are. I have called the office numerous times to fix the problem, they always say there's nothing wrong with the AC. This was the final straw for me...I got off work late one night and was locked out my apartment, apparently the lock was jammed or something but no one came, no one called to see if I got into my apartment...they suck!! The only good thing is the rent is fairly low. I guess u pay for what u get.

Not safe at all. Monday evening about 615pm. A silver car drove through the open security gate and the dark tinted window lowered and a gun was presented and 2 shots were fired at random towards resident apartments. I was visiting my nephew there and he called the apartment phone number to get the on site security to handle this, but the phone rang and rang and no one answered and no emergency answering service picked up. There was 9 people in the front of the complex and 6 of them all dropped to the ground when shots rang out. This was a drive by and my nephew contacted the police but was told to come in to file a report. I am concerned that the on site security is never available. Even at this time, 1am on 8/20/09, there are people partying in the pool who do not reside at the complex. They have jumped the fence and playing loud music and it is so ------ the antics of those people. They are very easily not resident with the dialect and attitude of residents from the section 8 housing down the street, which is government housing. This place is very ------ and is a gang members haven.

Improved grounds clean apartments
Since moving in a year ago there has been alot of change in this complex. Owner ship changed from Camden to Morgan West Oaks. The grounds have become better maintained and the maintenance has stayed consistently competent. There were some lapses durring the switchover between Camden and Morgan which explains some of the previous bad reviews. But since then things have been steadily improving. Today our gates work and the code that allowed anyone to enter has been disabled. The grounds are in top shape, and we have security on site durring busy hours. They have boarded up holes in the fence and the grounds seem secure. Payments are now done online and can even be set to auto renew. I was woried about them knowing when I made my payments but since its electronic there is a record of when you make the payment not just when it charges your account.

No longer Camden. Now, Morgan West Oaks. Can it get any worse?
Residents are complaining about ridiculous billing on water and trash. Not to mention, at night, the government housing down the street, has its residents walk and bus over to play in the pool. They even jump the locked gate and yet, nothing is ever done. Even during the day, the ------ takes over at the pool and the pool suffers. For instance, see the picture i supplied of the pool now. Boy, how beautifully green it is. Yes GREEN! Ewwww, sick! Lately, now in the area, there are homeless people pan handling on the corner and beggars walking in the complex. Since the economy has got worse, you should be careful here and any place for that matter. Especially at night.

Affordable
I was not sure if i wanted to move here...now I am glad i did. The office was a bit busy when I came in but I was not ignored and that's a plus! I like the fact that I have a full size waser & dryer in my apartment. It's close to the pool and tennis courts. Every now and then you have those rotten apples who go against the rules and make it worse for those who like peace and quite. My a/c went out a couple of weeks ago and they were kind enough to allow me and my newborn stay in there model. I really appreciate their hospitality. I will recommend these apartments!

I am going on my fifth month living here.I have had no problems pretty quite place, the staff is friendly, great pool and tennis court. The trash does pile up every now and then but it's mostly during holidays which is understandable. I would defenitely recommend these apartments.

what once was is no longer
I moved into Camden West Oaks in 2006 into an efficiency apartment. At the time it was a nice place to live, very affordable ($395 a month!) a great little starter apartment for a 19 year old just moving out on her own. I felt safe there, the staff was friendly. All of that changed after Hurricane Katrina. At first they were able to keep out a lot of the crime by not accepting FEMA vouchers, but eventually the evacuees would just get a few friends to move in with them. Between 4 or 5 people a one bedroom apartment is fairly easy to pay for. Still I remained there for three years, but this last year after a robbery at gun point and a rape all in the same week I said enough was enough. The only member of the staff who cares about the tenants is Erika; the others are lazy and don't bother to handle problems when they are phoned in. As a result the maintenance takes forever. Also, they are being sold off because Camden doesn't want the property any longer, which will screw tenants over because they will lose their right to transfer to another Camden without paying any applications fees, etc. Avoid this place at all costs.

Friendly Staff
I do not have any major problems with Camden West Oaks besides some occasional loud neighbors. They do have a security patrol, the staff is pretty friendly, the pool is GREAT, and the cost is outstanding!

This place is very ------. Not for decent people.
I think my neighbors use the pool as their daily shower! Not to mention there are like 10 people living in it. I see new people walking in and out everyday. So much for feeling secure. I hate this place.

Mold develops the next day you start living. They would not tell you about it.

Really think twice...
Okay, here's the fundamental problem. Camden does background checks on prospective tenants upon application. Ever since I've been here, all I have been exposed to are persons who really make a mess of what this apartment complex has the potential of becoming. It's so bad that the apartment community boasts a gated community, but we find everyday is that there are cars waiting outside the gates to rush in behind someone who legitimately opens the gate. Security? Think twice. The staff doesn't help either. Yes they're young lively individuals, but they are really not that very helpful. I tried fixing some documentation with them recently and they complained that they had to reprint the documents after I decided on a date change. Where did the conflict really lie? Not between me and the staff member, but among staff members themselves. And I was initially blamed for it. Poor customer service. Yes the land appears to be landscaped, but you have bums living around who keep their trash in their patios... not more to say about that. Ever since I moved in this complex there have been several instances of disturbance. On my second night a fight broke out near my apartment, and the persons involved were pushing each other against my car. Not cool. Even the police had to show up to get everything back to a sane level. The nightly noise does not help either. residents here are not conscious of their environment. Back to the whole screening issue. I really don't know WHAT is being screened. As for everything else, the living quality is okay in my unit. I can't really complain. But it's just too much, and I've decided to break my lease. A drastic decision, but it's just not working here. And I think everyone should really weigh their options. I truly do not feel safe here nor do I feel comfortable living here. Think twice.

BAD PLACE - ABSOLUTELY AVOID
VERY VERY UNSAFE place, too many incidents of CRIME, read the accurate comments by other reviewers Very OLD complex (>30 years) with a deceptive coat of paint, internal piping very old and leaks are frequent, water shut of relatively frequently mostly without notice,water quality suspect and possibly unhealthy, to fix all pipes probably have to tear down everything. Unless its first level emergency maintenance can take one week to show up. The air ducts are mostly unclean as very old complex so bad quality air too. UNETHICAL management staff kind of like useless paper pushers - can easily be replaced by robots/computers, with everything going online they may just have a big ATM machine there I guess. Budget for unreasonably high water bills as no meters. Do not deserve a rating more than 15 percent.

Bottoming out; it's no longer worth living here!
There are too many cars driving through with bass. Too many cars, not enough parking, and most cars are non-residents who leave their vehicles for many days/weeks at a time. It is noisy at night, cars will park with doors open and stereos turned up. I paid a huge non-refundable administration fee and a long application process to live in peace and quiet. Management is not proactive/responsive, so you're on your own. Maintenance is pretty good, it's the only thing worth mentioning. Don't be fooled by the "Blue Star" certification. There was a mugging and a violent fight near the office during business hours in the parking lot. My car has been dinged and hit, and the water trash rates keep going up in addition to being forced to pay renter's insurance, as part of the lease requirement. It's a pool party for the ------ in the summer, and there is no courtesy officer or security person at all, UNLIKE the other Camden Properties. Camden has already let go one of their nearby properties, wouldn't be surprised if this one is next.

Quiet, Great staff well maintained
I have to tell you that I have lived here going on 7 years, and I have always had maintanence fix issues on a timely manner when needed. Everyone will always complain when living in an apartment complex, something will always come up, from a neighbor turning their music up load, to something needing to be fixed or repair. No apartment complex is perfect. However, at this camden property, the staff is friendly, professional, the maintanence always ready to take care of the problem. My neigbors are great! quiet, Havent had any problems, I ahve considered ,oving to another property, just because I want a change, but what keep me here is the my neighbors, the staff,and over all it is a clean property, at least on my end it is. I have not had any problems. If you live here, and you think this place has problems,Good luck when you move, because when I read the reviews, seems like there is alot of crime in alot of other apartments. At least we are not surrounded by other apartment complexes. Thats the one good thing I suppose, and the rates are reasonable. I would recommend this property, especially if you live in the back area. Its really quiet.

I live in the subdivision 1 blk away...
This compex has always been a problem for the rest of the subdivision. Our homeowner's association has had several meetings about the activities of their residents, one of whom mugged one of our neighbors. Lots of truant kids, and loud stereos, etc. Litter, crime, threats, gunshots - you name it. My own property value is plummeting due to my neighbors moving away. The new convenience store and adult bookstores on the corner don't help either. Homeless everywhere. They sleep in the covered parking areas. What A Change Since 1999
I use to live here in Camden West Oaks in 1999 . This was a wonderful nice safe enviroment to call home . The staff was almost professional and provided outstanding customer service . I moved back here in April 2007 and this complex has really went down , we are haivng problems tires on cars but on slashed , car battery being stolen , my 2007 honda windshiled was cracked , lots of noise at night , gun shots sometimes , and the pool never closes . a neighbor that lives in the homes behind Camden West Oaks was mugged while walking his dog at 7pm . in the evening .

WOW..i'm at a loss for words..
i moved in march of 2005 with a year lease. i lived way in the back left and never had any problems with the neighbors or parking. my ac didn't work right and it made my hallway a pond. that was fixed a couple of times..seems like they just never fixed it right. since my apt faced the land on westheimer i always had bugs. they were doing some diggin to make a shopping center i think [not sure if they ever put it up or not]. i had all sorts of bugs in my house and it got to the point that i would speak to them because they were there ALL the time. haha! when my lease was up march 2006, i thought i would do another year lease because everything was cool. little did i know august was going to be the worse month ever. may of 06 i noticed that we had a lot of people walking the parking lot. that's the first thing i look at when i move somewhere, i can't stand the loitering. loud music, beer, people being loud the whole shabang. i use to work from 1-10pm everyday and august 21st i got home to all my lights on. someone broke a window and robbed me. THE WORSE DAY EVER! 22 years old and robbed of my precious memories..things i busted my butt for. i called the cops and they never showed up. it was after hours so i called and left a message for maintanance and dude showed up but couldn't fix the window cause the cops had to see it. i called the next day to see what had happened to the cops and they said they never had a call to come see my apt. i had called FOUR TIMES & you didn't get any of that. after the cop came and checked the place out i called the office to send someone to fix my window. the dummy at the office didn't even know i was robbed. WHAT THE HELL? there was a message on your answering service and you're gonna tell me NOONE at the office knew about it? i grabbed my things and left the apt forever. not only are the neighbors bad, but the office people change so much and seriously are stuck up. they act like you owe them something and mind you i'm not a rude person whatsoever. so it's not that you get what you give..i always paid my rent a month ahead so they shoulda been kissing my butt. to make it worse, the cops are crap there, not to mention they are right down the street. they care more about their damn landscaping [which they do early as hell] then the damn apts themselves...they are old buildings. one other thing when it rains the parking lot floods like crazy. i would never recommend this place to anyone. i call them the project camdens, cause they don't look like any of the other camdens in the south and they're ------ as hell. the prices are not worth it.

Getting worse by the month
Was ok when i moved in about a year ago, but now there are too many bass boomers, parties, drugs, and people (non-residents) walking through the complex. Maintenance is ok, but I guess they are letting just about anyone move in. Recent turnover seems high, almost every week there are moving trucks, and the cleaning crews are loud, working sometimes past 9pm on week nights. No security, no courtesy officer. Cars are vandalized and broken into frequently. New gate was installed, but cars just drive through the exit or wait for a resident to enter. Parking is bad, no regulation whatsoever. Many non-residents leave their cars for several days at a time. Definately the low end of the Camden experience, I'd call it a Class 'C' property.
