Love it here
Galleria Oaks is a great deal for the money. I was on a strict budget but wanted live within a two mile radius of the Galleria. I found this property on line and went to visit the property and was pleasantly surprise. The model looked great, but don't they all, so I ask the leasing agent if she could show me a vacant unit so I could compare the interiors, so she did. The units on this property are the really deal what you see is what you get in your own unit. They don't sell you a bill of goods. I have lived here about 4 months and have thoroughly enjoyed my apartment along with the beautiful pool area.

Staff is rude
The internet person here is unbelievably rude. He'll tell you there's no problem even when you're staring the problem in the face. Looked into their network, and they're running equipment that's so old I'm surprised they can still find parts for it. I've never had such a bad experience with a service technician before.

Poor Service
Let me start by saying that overall, the apartments are pretty good. The price is competitive, and the area is safe. However, absolutely, positively, never ever ever get the internet at this place. It's down more than it's up, and when it's working it feels like you're using dial up. The IT guy just gives you the run around when you call him, and tells you the problem is on your end. I'm not an IT specialist, but I know my way around a network, and I know when someone is full of it. This IT guy has definitely not been keeping up to date with the industry, and is in over his head. It's one thing to be ignorant--you can always go to a few tech seminars--but to try to cover up that ignorance with rudeness and gibberish is another thing entirely. That said, go with AT&T or Clear WiMax. Anything is better than what they've got here.

First apartment that I've EVER renewed a lease
I have never once renewed a lease since I turned 18 and moved out on my own. 7 years later I have found a place to call home! I love it here. my apartment is sooo bright and open. (I opted for the big kitchen). I'm currently single and there is just enough space for me, but probably not for 2 unless the girl has no clothes whatsoever. My apartment shares one wall with the garage and I hear nothing! It's weirdly quiet. I can hear my upstairs neighbor sometimes but that's because there's no carpet, which is so amazing I don't care about the noise. parking is great for me, but that's because i have a great location, it'd suck to be on the far right side. the plants are pretty, so is the pool. HOT guys! everyone seems to be a young professional. there aren't any ------ types around and if you want to pick up a movie, you can walk 2 minutes to best buy, need new makeup, walk one minute to ulta, one minute to the gym or a resteraunt. the electric bill is ridiculously low! 40 bucks?! i've never paid less than 200 at my other apartments. cable is tv max and sucks but liveable. i've seen 4 giant roaches since I moved in, which scared me terribly, but it's the galleria area and they're everywhere. plus my cat has my back. I refuse to pay a thousand dollars a month for an apartment (why not buy a house) so for the price, I have a beautiful apartment with NO carpet, cool management, cool neighbors, and looooooowwwwww bills. (p.s. i think i'm in love with my kitchen. it's so white and pretty. change out the boring white knobs for colorful ones and omg gorgeous)

Great Value - Great Service
It's unfortunate that on this site not very many people write positive reviews. It kind of makes sense because people have to be really happy to say something nice, but only mildly ticked off to spout a negative review. We lived here twice and had an awesome experience both times. The managers are fantastic and the maintenance crews actually take ownership of any problems. The only downside is that you only get 1 parking space per bedroom in the garage. There is always plenty of parking beside the complex though.

Great Location
I moved in about 4 months ago and I really have enjoyed living here. The location is very convenient to my work and also shopping. The property is extremely well kept and the staff is very helpful. You can not beat it for the location and price.

Decent for the price...
I have lived here for a year and a half now. It is a nice apartment for the price, but I can't say there is anything that stands out as extraordinary. Parking - It is what it is. They can't really offer any more spaces than they have I suppose. It hurt a little to lose the deserted lot next door. I kind of wondered why they stopped letting us park there, but they finally started doing something with it. Hope it's not anything to make parking worse. But I have yet to see the street full, so guests should be able to find a spot easily. As for safety, just lock your doors and don't put valuables in plain site. Duh. I haven't had any problems when I've had to park on the street. If you park in the garage and come home late, you'll have to park in one of the random spots not near your own apartment. Costs $200 to replace the parking sticker if you lose it, not sure why that is. Seems a little steep to me, like the pet fee ($400). Noise - If you don't like noise, don't live near the pool courtyard. Even though this place is populated mostly by young professionals, sometimes they aren't so professional on weekends in the summer (Techno music parties at the pool). But I don't live in that courtyard, so it's fine. I hear no street noise or parking garage noise whatsoever and can only hear my neighbors when they turn the TV or music up to a level they don't really need it at anyway. Grounds - Beautiful plants all around and the pool and hot tub areas are mostly clean. Weekends leave a little garbage, but it gets cleaned up on Monday. The pool and hot tub get closed one day a week for cleaning and chemical treatment. It is a little complicated to move big pieces of furniture up the angled staircases that get narrower as you go up, but just hire movers and you won't have to deal with it. Safety - I have yet to feel unsafe at this complex and I lived alone for awhile here. Everything faces inside to the courtyards and all entrances are gated requiring an electronic opener. Cameras are posted all around. The place is so small that you know most of your neighbors. Construction - Er... The places are from the 60's so they have their problems. I've had many plumbing issues in both bathroom and kitchen. The water becomes brown on occasion with no warning from the complex that its going to happen. Its not nice to get in the shower and have the water spurt out all over the place brown. It also leaves white rings of... stuff... on my cups. Bland, middle of the line white appliances, but that's what you get for the price. Mirrored closets are a bit tacky, but lots of space! The layouts vary from place to place though so not all units are the same. I think they used to be condos. Also, a never-ending battle with the outside roaches. I have my place sprayed every time they come, but still find them. I'm a clean person and they aren't the small ones you get from being dirty, but the ones that come from outside. Maintenance - 99% of the time, they have been very friendly and prompt. Only one time have I had an issue and it was after hours. I couldn't get someone to come out and had to mop up a leak myself for hours until it stopped. Staff - Hmm... they seem eager to help. A couple of them did go out personally to clean up tree branches after Ike, I thought that was really nice. One big problem with the place is the stray cats everywhere. Residents play with them and someone (either here or the Bristol) is feeding them, causing them to stick around and hang out on my car after I get home. Doesn't seem like anything is being done about them. Also, you are forced to get TV Max cable and it is not good at all. You have to pay $22 a month plus a minimum $4 for these cable boxes. It cuts out often and if you call them, they give you the standard "Turn it off and turn it back on". I can't remember any problems with the internet, but it is $47 or so, kinda steep. My electric bills are very low ($50-90) even though I have the A/C on all the time.

Who comes up with this nonsense?
I'm not sure who wrote this review, and don't really care to know. It's very obvious that they are mad about something- and it's probabably insignificant. I have lived on this property for well over 7 years now, and would not continue to if these complaints were relevant. Yes, parking may sometimes be an issue, but the person moving in had the option. I, fortunately, was able to hire movers when I moved in so I never "witnessed" this maze like chaos. I have questioned management in regards to the water leaks in the garage, I was told that they were the drains from the roof top gardens. After questioning their repsonse... I did a little research. Yes, it's the drains. No biggie. Grow up people! I hang out at the pool every summer and find nothing but great people! Everyone likes to have a party every once in awhile! Who wouldn't in this gorgeous Houston weather!!! If someone is grilling... all is invited!!! You actually can meet your new best friend here. Everyone is really nice! NEVER do you see the disgust that was mentioned. The property is clean at all times. There are children that live here, so I know the parents would not tolerate it. As far as the dirty old man... if you took a moment to learn about your community, you would know that the person they are talking about is handicappped and leaves his door open for fresh air. Some people have a WICKED IMAGINATION!! I have a great relationship with the management, although- I have never been late when it comes to paying my rent... Some of the things I have seen Sally and Tina do for this place, is out of control!! NEVER would you find people so forthcoming and honest! I could go on and on in banter... People know how to read between the lines. My lease comes up in October... I will be renewing. I love it here! The grounds are beautiful... a little scarce from IKE but see additions on a daily basis. The roof top gardens ARE beautiful. Those of us who can afford the $800 really enjoy them. (That was a jab if you couldn't see it).

The reality of living here.
Here's a real not a faux "written-by-a-leasing-agent-looking-to-boost-sales" review. I lived at Galleria Oaks for 7 months. I refused to sign a new lease on this place. Lets begin with the obvious complaint. PARKING - A mess. One space per apartment unless you have one of the ten two bedrooms on the property. Obviously this is a modified 1960's hotel. Anyone tells you otherwise, full of crap. You can't have people over. There's no where safe to park outside the community. Hit and runs are as common as the stray cats wandering the property. Moving in - SUCKS! They make it seem easy, but it's actually quite dangerous and be prepared to take a 1st floor unit because the 'rooftop gardens' and neighboring units are so hard to get to. Your moving truck will sit outside while you maze your way through and always wet and dripping garage. THE POOL & HOTTUB. NASTY! Gross, gross, gross. Whether it's drunken barely clothed teenagers, TMI mom, or a bunch of fat old men, going to the pool is always a stomach turning event. Cigarette butts, broken beer bottles and used condoms are all things I have seen at the pool by Monday morning. The hot tub? Either teeny bopper types are screwing in it or there is a dirty old man living next to it watching you. He keeps his door open for the festivities. The Units - NICE. Love the tile, the hardwood. Some units have washer/dryers and/or connections. But there is also a laundry room. However, it MUST be said, the units are small (again aside from the elusive two bedrooms) and sometimes awkward. No sectionals here. Seriously. It won't work. The water in the complex is very often BROWN. From who knows what, but once in a while when it's particularly grotesque, they'll actually send out a memo. The management. Okay. They're nice, fake nice, but that's not uncommon. They do listen and it seems they will do what they can (not much) to help. If you are a broke individual with one car, a love for heavy drinking and stray cats, and feel like you MUST live near places where everyone else has rockin' apartments but you, this is your place. I was up to living there at first, but realized I took the "pretty" tour. See the whole place.

Wonderful place to live.
We lived here for over 3 years. Nice quite place, beautiful grounds, friendly and helpful staff and great access to everything around the Galleria. Over the years we loved coming home and enjoy the variety of places around us for entertainment, food etc.

great place to live
I have lived here for almost 1 year now. I have really enjoyed the area and love the location. I have gotten to know many of my neighbors who I really enjoy. The staff has been so helpful with everything. My A/C broke down once and the maintenance fixed it quick and also gave me an AMAZING indoor unit which made it seem as if my A/C was never broken at all. The pool is beautiful and I LOVE that I have a hot tub. I have loved living here!

Read before you sign a lease...
Where to start? No parking, flooded streets, bad management, horrible and slow maintenance, duct tape used as all maintenence problem solvers, rust in water so you brush your teeth and bathe in brown water, not enough hot water because they work on a boiler system, mildew in the air, mold because of all the roof leaks, no washers/dryers and the card that you have to use is in the office which is often closed, horrible for pets unless you are management or favored resident, can get loud, noisy management and neighbors that complain alot. Basically, if you are never home and do not care about your health, please sign a lease. If you care about yourself and you like being at home, think again.

Current Resident with a Positive Experience
I want to offer a fair, unbiased opinion of Galleria Oaks. Granted I have lived here for just about a year, I have to admit, I seem to like the place. As you read these reviews obviously the parking is an issue. Then again, I have trouble parking at many places across Houston where there isn't 50 acres to park on. In this year, I have never had to park outside on the street. (However, I find it strange when I am walking friends out that there are cars with G.O. parking stickers on the street...not a good sign) I can assure you that if you have a permit to park here, there will be a space for you 99.9999999% of time. (I better cross my fingers about right now for my own luck) The worst time for limited parking spots....midnight to four in the morning. The towing company that they claim comes around definitely exists. "We are currently working on the parking situation..." ahhh sometimes in business you have to fib a little. In fact it wasn't far into 2008 that we lost the ability to park in the lot across from McCue. This was a huge blow and a reason, I think, that the "parking issue" has become an issue again....that and the "Legend Parking" spots they assigned...lol that was strategic change that wasn't accepted too well. I think the two urban myths at Galleria Oaks are the "other pool/rec area we are going to put in..." (residents I have discussed this with have indicated that this mysterious area has been long promised) and "we are working on the parking." Can't really park vehicles on top of vehicles.... Maintenance...from my experience...they are on top of the ball any time that I put a work order in. It gets handled immediately no matter the size of the problem. There is always documentation that they were in my apartment. The management of the apartments want to protect their investment, so I can attest that they handle issues immediately...(lets go ahead and exclude the cosmetic damage incurred to a small area because of the hurricane.) Other apartments claim that they have people on call to handle situations after-hours, I know for a fact that someone will show up if the problem meets certain criteria. (Sorry, but if your smoke detector is beeping because the battery is low, that is no reason to call in the troops after hours.) I've had no problems with maintenance here. In fact, maintenance has gone above and beyond the call of duty to assist me. They are a group of friendly individuals. The office staff....they aren't the best in the business, but they sure blow most places I have called home out of the way. In my opinion, they do the best with what they have, and quite frankly, I've witnessed the fact that some of my neighbors are down-right rude. Actually, I am amazed at the level of professionalism that the Property Manager and her Asst. Property Manager show some people during these confrontations. Since staff live on-site, sometimes there is no way to easily separate work life from personal life, therefore, yeah the management is going to be knowledgeable about some people's business, because they are our neighbors as well. In such a small community, as with other instances of close human cohabitation, you will have the "Melrose Place" effect. (By the way, the only scene missing is the blowing up of the pool, but yeah, this place is eerily similar to this now canceled 90's weekly drama) I think the sense of community is a positive to the place. Other issues you may deal with at Galleria Oaks include Richmond flooding, the back gate inoperable after 10 at night, and the occasional stray cat. Every place has good and bad aspects and I feel that in the end the positives outweigh the negatives of living here. The place is old, but the price is right...and the apartments are very modern looking. I think the 3 month- 1 year waiting list to get an apartment speaks for itself, but check the place out for yourself.

Nice place but has its problems
Parking is less than perfect, but for this price in this location, I can't really complain. I did have a hard time getting my furniture into an upstairs apartment, since a Uhaul can't fit in the parking garage, but again, that's another issue with parking. I've been pretty satisfied with most everything else. I did have a terrible sugar ant problem for months until they finally resolved it, but it may just be my unit. I wish I had gotten a chance to look at it before moving in. Maybe I would have seen the ants all over the kitchen. Some of the office staff is more helpful than others, and I find that the office is empty and locked far too often during business hours when I need to get in there to put money on my laundry card. Maintenance has been prompt, though not always satisfactory. They turn off your water without notice all the time. Sometimes it's just the hot water, sometimes it's both, and it seems to last an hour or more. The internet has gone out several times in my 6 months here, and no one can tell you when to expect it back. Usually it goes from about 5am to 9 or 10 am, though it did last an entire day once. If you rely on internet/work from home, better get your own service. They told it was "T3" when I agreed to pay 48 bucks a month for it. More like the extra slow DSL. Neighbors are quiet. There's trash valet 3 times per week. Pet fee is a little steep at $400 non-refundable, and there's a weight limit of 25 lbs. The units themselves are really cute. Bedroom is spacious. Grounds are very well kept. Feels very safe and the pool and spa areas are lovely. 15 mins from Ikea and mere blocks from the Galleria are a plus if you enjoy shopping. A lot of the complaints on here seem unreasonable, and would certainly be warranted if rent here were a few hundred more- but for $7-800/month I have no serious complaints. If you're looking for an apartment in the Galleria area that's safe, cheap, and attractive, it's still a good deal. Just try to get a unit with W/D and get your own internet and half the problems are gone.

Honest Review
I will touch on many aspects of Galleria Oaks, Both good and bad. Staff - Quick maintenance, friendly attitude, semi-helpful in general. Grounds - well kept, beautiful landscaping, rotting wood on walkways, roach problem inside and outside of apartments. Parking - 1 bedroom = 1 spot. Meaning if you and your wife/husband move in, one of you gets to park on the street. My car has been broken into once (nothing was stolen, but had to replace a window) and hit with another vehicle on 3 occasions. Apartment - Paper thin walls, on the weekends when the kids have their extremely loud pool parties it sound like I'm at a rave, when Im actually sitting in my bedroom. Apartment - Hope you enjoy taking a shower/bath or brushing your teeth with brown water. Apartment - Appliances are in good shape Apartment - walk ways are so narrow that everytime I go to check my mail i have to walk maybe 6 inches from someone smoking outside their door, inhaling all of their second hand smoke. Happens EVERYTIME I check my mail. Location - Location is very nice, i think that may be why the complex gets away with as much as they do. Owners - Owners are ghosts.. never see or hear about them, but they make all of the rules and management cant help you with anything important. Which leads to the "call back in 3 weeks" answer you'll receive if you ever ask a question. Pool - Very nie pool area, when it's not infested with drunk 20-somethings. Safety - Overall I feel very safe at these apartments, only time I feel vulnerable is when i'm walking from my car at night after parking on the street...3 blocks down.

Great location, great staff...
I've lived at these apartments for 2 years now and I have to say that I love it here. The staff is always friendly and helpful and what few maintenence problems we have had in the past have all been taken care of fairly quickly and have been done correctly. You can't beat the location either...downtown is 15 minutes, so is Rice Village and mid-town is even closer. The summers here have been awesome. The pool is a great place to have a BBQ or just get some sun, and the walk-in hot tub is best for when the sun goes down. I would definitely recommend this place to anyone who enjoys a nice, quiet place in a great location.

Almost here for 4 years
This has been the best apartment I've ever lived in. Location is great. Staff is friendly. Nice and quite back where my unit is. Beautiful landscaping. Maintenance has been very attentive although that does bring up my only real complaint. The AC unit has been troublesome requiring them to recharge the coolent multiple times a year. A bummer in Texas but as long as I call when I notice it not cooling they're usually quick to resolve.

Great place... Great price... Great staff...!!!
I have lived at Galleria Oaks for about a year now and have had a chance to be able to experience life here INSTEAD of just reading about life here. To start, the location is Great. Galleria Oaks is located in the heart of the Galleria while being able to escape the Galleria life. You make your way through the property and you begin to feel as if you were on vacation in a resort far far away. The trees and flowers drape over the property in a manner that escorts your thoughts towards a quiet and relaxing small town despite being in the center of a hustling and bustling city. And when you brace yourself for the Galleria Price the friendly and courteous staff surprises you with a small town rate. The well equipped apartments include many amenities that many do not for the price. You receive in many floor tile,wooden floors,art niches,wine racks,wooden laminate flooring,microwaves and tiling on the counter tops. You want more than that? Well add on the fact that for 1 year,365 days,24 hours a day,(which is plenty of time for "things to happen")I have never heard of any serious safety occurances on the property. In fact, quite the opposite. Most residents appear to be quiet and well mannered. Many keep to themselves which is a good thing in apartment living. And I truly believe that if a problem were to ever occur, the staff would assist me and any other resident in a prompt and attentive manner. The one con as many have stated is the parking but from what I understand, they are actively working on the problem NOW. As anything in life, things (including apartment complexes) should be put on a balance and then judged. If done, then you would see that the Pros outweigh the Cons by far. I am actually moving out do to changes in my life(baby boy on the way) but if it were not for me having to seek living closer to family, Galleria Oaks would be home for me for a long time to come... I highly recommend this place and I assure you that you would too after having lived here...

I have lived here less than a year now and have experienced no problems at all. My biggest complaint with this complex is parking. There is absolutely NO visitor parking, besides the 5 or so spots on Richmond that are super competitive. My boyfriend parks on McCue every time he comes to visit and has had no break-ins, but his car did get slightly scraped from another car trying to parallel park. There should be more lighting on McCue, just as a courtesy to the visitors who park there and the residents who are issued only one parking spot. Another issue is the water...if you've been gone for a week, you should run the water for a few minutes to let the yellow water pass. I fill my Brita with water from the tap, so the quality of the water concerns me. Other than that, I love this apartment and the location. I plan to move out only because I am getting roommates, and this complex is not conducive to more than one resident per unit.

nice place, nice atmosphere, nice management
I just want to write a review w/ another side. My sister lives here & LOVES it. I have stayed with her on several occasions & I have to agree. The management is always friendly & helpful. The atmosphere is great, it's very cozy and at home feeling. People are young for the most part & most everyone speaks to you or at least smiles. There is a security guard every night that walks the garage and property & takes time to learn faces and names and will stop you if he does not recognize you. I would recommend this place to anyone.

i hate this place
This place has mystry owners who are never around but make all the rules. It's old. Everything moves super slow when it comes to maintenance. Parkign is a HUGE problem. You will NOT be guaranteed a parking spot.... but they are very quick to charge you late fees and any other ridiculous fees. Staff in leasing office usually speak to you as if they are talking to a small child. not recommended AT ALL

Plusses and minuses
I lived here for two years and only moved because my job changed. The one thing that kept me living here as the maintenance man. I can't remember his name for the life of me but he was easily the most cantankerous chain smoking but knowledgeable super's I've ever lived under. Once you get to know him, he's a big softie that will bend over backwards and then some to help you out. The front office staff was about average. The actual apartments inside are great and pretty well done. Every one was unique. The cons: parking. Parking on the street will result in you testing just how good your insurance is. Both my wife and myself had our cars either broken in to or otherwise damaged parking on the street. Parking in the garage is good as long as you get there early. Get there after dinner and you're SOL finding a spot. Another con is the residents. Quite a few professionals and normal people that are pretty darn friendly. Also, quite a few dancers and what could only be described as smack heads sitting in their doorway staring into space. My ground floor was flooded from the upstairs twice and once from a tropical storm. The apartment did respond pretty quickly though when we called. Lastly, some of the grounds are beautiful urban oasis's. Other parts look like a flop house who didn't bother to clean the grounds. Oh, one final thing. That is the whole safety issue. The apartment has just one entrance/side if you have a downstairs apartment so if there is a fire in the front of your apartment you are pretty much toast. As I said, I miss the godlike maintenance but don't miss the parking and the chemically enhanced neighbors.
