Wish I could stay

I truly do not want to leave... If I didn't need a 3 bedroom (only 1 & 2 are here) I might never move out. Apparently, I'm not the only one who feels this way as I know residents who have lived here 5 - 10 years with no plans of leaving. I would have even purchased had that been an option. Management is awesome. The grounds are absolutely beautiful. The apartments have been renovated and are stunning. When the son in college leaves home, I hope to move back. GREAT location. Oh... did have some problems last year with cars being broken in to... It is my understanding they've gotten that under control.

    Not all properties are perfect

    I have been living here since 2003 and i have seen nothing but IMPROVEMENTS. The pool looks GREAT (i can't wait for the Summer). My neighbors are very friendly. I enjoy my visits to the office, because the management is actually friendly and very willing to listen to my concerns and show empathy and ACTUALLY care. The follow-up process with maintenance and work orders and resident needs has improved TREMENDOUSLY. I am a FIRM believer of ACTIONS speak much louder than words. If you are looking for a unit, i HIGHLY recommend you to stop by. Trust me, it is WORTH a trip.

      potentially good/potentially bad

      The good points<br>1. location is optimal<br>2. the individual units are nice inside<br>3. landscaping renovations could potentially make the place nicer on the outside<br>4. friendly management <br>5. ample parking in the garage<br><br>The bad points<br>1. seedy looking overall (both ppl and property)<br>2. there are shopping carts all over the property, as ------ as ------ gets. and the management doesnt care...in fact, apartment workers are the ones getting and using them and leaving them all over the place<br>3. they still use front door garbage pickup....which almost every other property has stopped because its nasty, looks horrible, and breeds roaches.<br>4. no rules about what can be kept outside on balconies...so there are random grills and lawn furniture left outside - very unsightly<br>5. there is 1 chief maintenance guy...and he is very nice and very capable...but also very over worked...which means he's also spread thin<br>6. inadequate visitor parking....no safe place for friends<br>7. current landscaping looks like 1970s hodgepodge of leftover plants with no uniformity - in short, its ugly (but they are doing some renovations...so there's potential)

            Enjoyed my time here

            I lived here for 3 years and loved it. The extior does not give the interior justice. The management is very friendly. The only negative is Richmond Ave. floods pretty bad and it was always a pain to drive home in heavy rain.

              Update Living at it's Best!

              WOW...I was knocked off my feet when I toured this property! The exterior of this property does not do the INTERIORS justice! Galleria Oaks is a PHENOMENAL Property, these apartments "ROCK"! Let's talk about the STAFF...AWESOME! From the minute I walked through the doors I was greeted as if I was already a resident. I will let you know I live there and from the Maintenance Staff all the way up to the Management Staff they have met and exceed my expectations!

                Galleria Oaks has become my new Home!

                I am so so so very pleased with this property! As each day passes, a change occurs to better this property. A new resort pool is being constructed for us, as well as our doors and walls getting new paint. My neighbors are extremely caring and friendly. They show concern if they don't see me for a period of time. I LOVE the management! They are truely there to meet my needs as a resident and at times have gone the Extra mile to put a smile on my face as well as other residents. I am truely lucky to have found a place here that i can call Home and mean it....

                  Great place to live!

                  I moved to Houston by myself for my job exactly a year ago. Galleria Oaks was the first place I looked and I can honestly say I have been very happy. The management staff is very friendly and helpful. I get lots of packages for work and they call to let me know when they are there and sometimes even bring them up to my apartment. The comment under this one is very true--lots of updates to the property including the new pool and paint job. As far as noise goes, I have never heard my neighbors which is great compared to a lot of the brand new places where the walls are paper thin. The location is awesome as well. I am within walking distance to 24 Hour Fitness, Best Buy and Chic-fil-a, and 610 and 59 are right here. I would recommend living here!

                    Good for your money

                    I lived on this property in '03 and will definitely agree with the previous postings on some of the issues. However, I recently moved back and have found that many many things have improved. The grounds are incredible, the pool is being completely redone, the parking garage is newly paved and security cameras have been installed. The property is also soon to be painted. The new office staff is more than helpful, although everyone is going to have one problem or another, be it minor or not. I had to laugh at the posting about wanted Galleria Oaks to do something about the vandalism on McCue.. that's like asking a business downtown to do something about a car being broken into on Main, just doesn't happen, it's common sense that it's your own risk on a city street.

                      HORRIBLE!!!

                      run! I've lived here for four LONG months and I am counting the days until my lease is up!!! The plumbing is bad, the parking is bad, the staff is rude, the grounds are ugly and unkept, and my car was vandalized inside the locked parking garage two weeks after we moved in. I guess they were trying to welcome us to the complex.

                        Good value, but the manager is a pest

                        I lived here for 28 months. Its the best cheap apartment I've seen. You get a lot of value for the dollar. The apartments are quite nice, the grounds are well kept, and the location is great. However my car was stolen from the garage. Also, the manager Ana Valdez is annoying. The people who live here are mostly in their 20's and are here for the cheap rent. The parking lot is filled hoopties and junkers. Beer cans and cigarette butts are often found in the common areas. I upgraded to a classier community.

                          Avoid this property

                          I originally posted the "Great So Far" post below last year, which was about 3 months into my lease. Since then a lot has happened. Crime has skyrocketed in the community. The office is starting to deliver notices about high auto theft rates and break ins. TWO of my friends cars have been broken into while parked next to the property on the side road (The only place to park on a weekend, since theres only about 9 guest parking spots out front). Galleria Oaks will not install security cameras on that road, and basically told me to take it up with the HPD. The side road is littered with glass all the way down from concurrent break-ins. I can no longer have people over because no one wants to take the risk of getting robbed on the street. The management is sub par... the maintenance guy started complaining to me about not getting enough vacation when I told him about my AC not working on a saturday. The plumbing really is horrible... Shower heads have been replaced with crappy ones, tub drain is an inch wide and clogs regulary, and it wouldnt be a stretch to say that my toilet has been clogging for half the time I have lived here. After living here for one year, I can say that these problems are more than enough to keep me from ever coming back.

                            I've lived in my apartment for 4 years and have never had a problem with ANYTHING there...the location is awesome, the staff is awesome and the apartments themselves are awesome!! I would reccommend this property FOR SURE!!
