The community has well kept landscape along with all the community spaces. The units are quiet and relatively large. Neighbors are nice and it is very quiet and family friendly. The common areas in the buildings need a good power wash from years of stains and could use more frequent cleaning. The staff are really responsive and provide great service. Overall I have enjoyed my stay at MAA Vintage Park.

    This complex is so ------. You would think for $1700/month you would get some class. Units are trailer-ish, dwellers are ------, dog ---- every where, gates always broke, the worst thing so far is the trash problem. The dwellers throw mattresses and huge ---- in or on the dumpster, it breaks, then they park the dumpster outside in some parking spots and it looks like a ------- landfill for days on end. Your neighbors above you can have 4 dogs barking 247 and they will do nothing about noise violations, or dog ---- everywhere you go.

      Positive note: Maintenance team polite and responsive. Negative note: Residence are not held to account to clean up dog mess. Often strong smell of cannabis throughout the apartment blocks. Only one trash collection point in the whole facility which leads to residence far from the drop off point leaving smelly trash outside their apartment doors for a period of time

        The surrounding area is excellent, but you'd still have to look over your shoulder a little bit, I hear there are frequent brick break-ins in autos, luckily, I have a garage to steal my vehicle. I have had my scooter stolen out of my garage, which may have been opened because I was having maintenance work done

          I think it's just ok. I've grown tired of this community, and I've been ready to move for several years now. The office staff has constant turnover, people moving in seem somewhat undesirable and the area itself is becoming more and more dense and populated. Some of these things are separate and apart from the property, and I realize that. When my lease expires in June of '26, it will have been 6 years living there and that is just far too long in my opinion. I need a change of scenery

            It has been ok only issues i have seen dirty on the hallways some people leave dog pop on hallways also pest control should be done more often theres alot of fleas, spiders, roaches and other bugs. Hallways have alot of spiderwebs

                Tamir is amazing. The maintenance person that has been working here a long time is very good. I'm not a big fan of any of the short term people who have come and gone. The last two new hires have been pretty abrasive in their approach.

                  The location of this apartment is very convenient, close to markets and schools, and maintenance requests are usually handled quickly. However, there is a serious problem: many pet owners do not clean up after their dogs, leaving poop all over the grass and creating a disgusting smell. On top of that, some residents walk their dogs, including pitbulls, without using a muzzle. This is extremely dangerous because these dogs can easily attack people. Even though management maintains the property, this situation makes the community unsafe and unpleasant. Strong action is needed ? management should strictly enforce pet rules, issue fines, and require muzzles for aggressive breeds. Residents deserve to live in a clean and safe environment.

                    After being in a house for the past 36 years it was an adjustment to go back into apartment living. Pros: Maintenance Team is amazing and handles requests quickly. Community Staff is always friendly and helpful. The building I'm in is very quiet. The few neighbors I have met have been very nice & helpful. Very diversified community which I love. Community is right next to Vintage Park with many restaurants & movie theater, as well as H.EB. all in walking distance. Cons: Heavy walker lives above me. Not a lot of friendly neighbors. Only one trash dumpster for the whole community that most of the time either is broken or the tenants don't understand how it works. The trash just piles up outside and tenants use the recycle area to put their trash, which defeats the purpose of recycling. There have not been any community events since I've moved here in March, very disappointed as I was hoping to meet people.

                      The community is nice. The people are polite and people are respectful to each other. The staff is just okay. I feel like there is a lack of transparency there. Our trash compactor wasn't working for some time and instead of sending and email to let residents know, we got silence. The trash built up outside and it looked like a landfill. Staff never took the time to communicate with residents about what happened and how they planned to take care of it. First community I live in where there is just no actual communication other than weird, vague emails about the property rules that is lukewarm at best. When it comes to the actual property, people respect that a little less. There is sometimes garbage left on the stairs and people dump furniture at the trash chute and just leave it there. There doesn't seem to be much pride in living at this complex.

                        I have been in this community for about four months. Thus far I like it a lot. It's relatively quiet and clean. The staff in my experience have been professional and kind. Kind goes a long way with me. I live in front of the complex. I would advise anyone going into any unit to be aware of what comes with living near the gate and the swimming pool. Both bring their own kind of noise. But overall I love this complex.

                          The community is very clean. Management ensures landscaping and the general grounds are taken care of. The office is helpful. It is very easy to request maintenance and turn around time is quick. Only "complaint" I have is the concrete floors inside of the buildings could be pressure washed. Lastly, I appreciate that the gates seemed to be functional 95% of the time, only being inoperable for a short period to be repaired.

                              They build quality is horrible. They also come into the apartment too much for whatever bs reason I've lived here only half a year and they made a mandate on people entering my apartment for dumb farce reasons. Also the upkeep of the weigh room is terrible I told staff bench press bar is bent they do nothing

                                Awesome place to call home. Staff and everyone is so professional and nice. Location is exceptional. If you're looking for the best place to live in Houston, MAA is the perfect place to reside. There's close and easy access to stores, restaurants and entertainment on weekends. Everything is within walking distance and such beautiful scenery everywhere around the MAA.

                                  Huge downgrade after new owner/management took over. Every couple of months you get charge renters insurance non compliance even when you have active coverage. And then you are responsible to fix a problem the company has created by using an app that seems to "forget" the data.

                                    It has been great. I have no real complaints. I've felt safe and the office has been responsive and helpful, especially Tamir. I appreciate the cleanliness and how the maintenance team takes care of things quickly. Leo is always friendly and the residents have been kind. The only request I have is that I wish there were cameras around the community so the office can see who's not picking up after their dogs. Kick them out. Thats bothersome.

                                      I found this amazing complex after meeting the manager at another complex. They were so helpful, quick to provide assistance, have clean grounds, events they put on, a beautiful pool and work out facility. I can't say enough about the staff from the office to the maintenance. The security is great - gates, night patrol, they send messages about upcoming maintenance work. When tenants move they redo their apartments - paint, fixes, etc to prepare for the next tenant and do them well. They accept all types of dogs, and have doggie bags, a dog area, a car wash area, and the complex is close to great places to eat and parks to enjoy. The complex is at least 90% full which is a great sign that it has a good reputation. They offer garages for storage and lots of parking. They are always updating the complex to keep it clean and appealable.

                                        The leasing staff was very attentive in following up with me after I first inquired about moving here. I was notified as soon as an apartment with my desired floor plan became available. The move-in process was very smooth, and the apartment was in excellent condition. My maintenance requests have been handled very quickly. I love my apartment and the whole facility!

                                          I love the community, spacious units, and amenities that the property provides. The main thing that I am struggling with is the dog feces and tenants not picking up their dog waste. I've reported tons of times but the issue still consists.

                                              For the most part my experience at this community has not been positive. There have been countless break ins. The cameras do not work and the front gates are always broken. Making the gated community wide open. One of the female leasing agents always has an attitude when you call for assistance.

                                                Worse Apt/rental experience EVER

                                                The pictures attached were the condition of the apartment when I moved in on 09/30/23 from another state. I had roaches, ants and my apartment was INFESTED with gnats from day 1. Oh and there was dog/cat feces on the floor, what looked like blood stains on the floor, urine on both toilet seats, food in the pantry, water damage under sink in kitchen and from the vent in dining room, oh and dented up broken refrigerator. I sent the apt complex an email the night I moved in because they were close by the time my plane landed and I got settled. My things from my previous state did not arrive until 10/11. So clearly the bugs did not come with me. I had 3 refrigerator replacements in 3 months and my refrigerator was still broken when I moved 09/27/24. When I informed the office that my refrigerator was still broken after the 3rd replacement I was advised there are a lot of residents refrigerator with the same issue they just deal with it. Hence never being fixed. I had the inspector people out quite often on Thursdays when they come. They advised me my drains needed to be cleaned and that was why my gnat problem was so bad. Drains were never changed or cleaned. I had blonde hair in my master bedroom shower coming out of the drain. I am a black female with black hair. My toilets flooded/backed up at least 4 times while I was there. I was told it was not an emergency because I have two. Dont I pay for 2 working toilets? I had a neighbor who was an absolutely nuance to all the neighbors. Walking up and down the hallway screaming and cursing. The police stayed next door to me on a regular. I have video footage. The office was so incompetent when they evicted him they forgot to evict him from his garages. 3 of which I might add he had. So then he lived out of his gargages! I had so many problems with my apart that instead of just fixing the issues they agreed to let me out of my lease early. I didn’t want to move I had to move. I paid over a 1000 in vet bills because my cat stayed ill from the gnats getting in his food and water. My allergies were through the roof. They were so bad in November of 23 when my family flew in to visit me they were so grossed out because they could literally see the gnats landing on there food. Towards my live out I started getting ants. One day I came home from work ants were all over my dresser in my bedroom and couch in the living room all on the same side of room but different rooms coming from outside where the caulking/paint was cracking. I gave notice 08/15 for a move out at the latest 10/15. Moved 09/27 because I had to. Did a walk thu on 09/29 was told I was fine. Still paid until 10/15 because they told me I had to. 10/07 final pmt was made that they gave me. On 10/21 I was sent a statement subtracting my deposit for a cleaning fee and normal wear and tear from picture hanging. First of all since I paid the final bill that they told me I should not have received another water bill/etc in an apt that I no longer had keys to effective 09/19. Secondly if the apt was not cleaned or repairs needed to be made I should of been notified during the walk thru especially since I would of had time to fix or clean anything since I was still responsible until 10/15. This apt complex has had several staff members since I have lived there in a year. The staff is incompetent and has nasty attitudes. I have never lived in a community with such low professionalism in my life. I have so many emails, invoices, pictures, videos etc of everything I endured while living in this community. I have always had and maintained a beautiful home I am a complete neat freak! I could not take it. I had no plans of moving again in a year or less being I am new to Texas. But I had no choice. I paid my rent every money on time… In fact my rent stayed on auto pay the ENTIRE time I lived there even though I was not working at least half the time I was there. The fact that they have the nerve to not give me a 250 deposit back when I paid over 1700 for a 2 bedroom for my cat and myself is absolutely absurd. They may have should of picked their battles! With everything I have on them. No matter what the issue was from the very beginning they showed no sign of a care in the world! It was more so like oh well…. Never tried to fix a thing. Emails to prove that. Even the email they sent letting me know I could get out my lease per my wishes. The property manager stated “since you’re not happy with your apt my manager has agreed to let you out your lease…” Umm excuse me I would be happy if I didn’t have bugs/rodents as my room mates, or if I had a working refrigerator or even if I had moved into a clean apt etc. You got your monies every month on time I should of been able to live in a safe and healthy environment. However I was not able to do that.
