    The office staff is professional and courteous. The maintenance staff is great also! They always take care of any issues the same day or first thing the next day. I love my place! It's nice and spacious!

        The staff has been great but I do not feel safe in the community. It's a great amount of space for amount of rent paid, but it doesn't make up for the downsides. It's very loud, both from the train tracks nearby and the neighbors who live in other units. The complex added valet trash service without asking the renters living there, which tacks on an additional $30/month to what we pay. Now I have neighbors who leave trash out all the time--they do not enforce the times that go with valet trash. It has made the community look and smell like garbage.

          So far everything has been nice. Response to maintenance issues are a bit slow. The apartments are very nice. Floor plans are spacious. Great value for the price. Community isn't far from anything you could possibly need.

              Office staff don't care all they care about is money. Moved me in an apartment, but didn't clean the carpet, my dishwasher isn't working properly and they haven't fixed my toilet since I moved in. Maintenance is okay but it's some stuff they can't fix. Not worth it for the price I'm paying

                Great Spacious Apartment . Staff is great. Move from Dallas & the Ladies in the office; made move Seamlessly. Location is close to Interstate. 15 mins from Downtown. ApTs are very very spacious. Great community for students, working adults. New to city great community to start in.

                  The apartments is next to a train that rides through every 30-45 minutes in stops on the tracks that causes traffic from the front exit gate near the leasing office. The buildings and walkways need to be pressure cleaned. Also I'm unaware of security schedule on property or if there is security on duty.

                    Maintenance is great answers immediately. Please do look at the apartment you are leasing before you sign. DO NOT do a lease without looking no matter how much of a discount you're offered. Please know that there is an additional 75+ for valet trash, water, sewage, drainage, and service fee.

                      We moved in only a couple weeks ago, but so far it has been a good experience. We had a few issues at the start, but the office staff were very helpful in getting them resolved. The maintenance staff are very friendly and courteous. Overall, this apartment is a great buy for the amount of space and being within the loop. The Metro runs right alongside the property which is convenient access, but if you are noise sensitive (we are not) you might want to be sure to get a unit away from the rail line.

                        I really haven't had any recent issues. When I first moved in my car was towed and I have no idea why. Management at the time claimed that they didn't have any videos to show where I was parked and if I was parked illegally, which I wasn't.

                          The experience overall is not bad, although I've never heard of mandatory trash service, that you have to pay for. It is close to the university which is my only plus along with decent pricing as well. The maintenance team could use improvement on better service.

                            My experience overall has been great for me. Great location to move around in the City. The garage areas always seems to be a very embarrassing problem most of the time, but not from the maintenance staff not doing their job, it's inconsiderate residents & guest. Also later I have not seen the presence of Security if we have any at all. The dogs on premise the owners have no respect for the property at all. Dogs do their business wherever. My requests for inside have always been completed in a timely manner and I have been pleased overall.

                              Everything is going great so far ,I really don't have to many complaints. I'm enjoying my place ,I really just hate the fake I have no where to chill outside sometimes,we have no patios,so it's like you have to stay cooped up in the house ..Which I don't like that ,apartment is nice and spaceship,Also if I'm spending 1000 a month for a one bedroom I should have state of the art applies all my appliance is old,my refrigerate diesel even have a Ice maker .

                              To be honest if I can give this place a 0 start that would even be too much. I am telling you now this apartment will SCAM you out of your money. This place is literally not worth it at all. The ladies that work here are super rude and not helpful at all. They will not work around your needs and will not help you out with anything. The only good thing about this place was that for maintenance they would come real quick. This place is INFESTED with roaches. The crime around this place is on another level, the train is always passing by, youll see too much traffic, and it gets really loud during the night. Please look into other places. P.S. When I moved into this apartment there was literally mold growing on the blinds.

                                So far my experience is been good! I really see the value of inexpensive rent and having a big spacious apartment, that could be the main reason for me to renew. Helped me to save money. Overall is peaceful and quit in my building. I like the fact that there's only 4 appts in every floor so no much traffic walking by my apartment. We a courtesy officer that is always available to look after residents.

                                    High crime rate in the area. Two ppl have been killed in these apartments the past 1.5 yrs. Train yard next door.. you will be waiting at train in the nothing 30-60mins depends... I'm done with my review

                                        Beyond the few college students that live here, it is not a community you would want to be involved in. It consists of individuals walking around late at night making noise outside of your window. Other residents sit outside openly drinking alcohol and using illegal drugs while playing loud music. This is beyond the complex's control, but the park next to the apartment always has homeless people sleeping in it asking for money. On top of all of this, the property is never clean. There is always trash out in the parking lot, and the entire complex has a dirty look to it. I wish management did a better job of cleaning up the place.

                                          Very spacious apartment. Well enough room for 1 person. Only thing i don't like is the landscape of the apartments. The buildings needs to be either power washed or repainted.& the walkways going to your apartment are dirty the ground needs to be power washed as well, leaves needs to be raked within the apartments & grass needs to be planted where the grass is dead & muddy. A drawer was broken in the kitchen & my facet was cracked even though i was told by an leasing agent she did a walk through & everything was fine. Overall it was fixed in a timely manner so no complaints there.

                                            Very comfortable and simple experience. I was helped significantly by the office staff and given ample information about my rent terms. The stay is so far enjoyable and the biggest benefit is the rail line right next to the apartment complex where you can take a quick ride downtown.

                                              Some of the policies of this community does not benefit the renter. The apartment is very spacious, but the wear and tear after 3 years is showing. Rent has been increased but the value of the new amenities are not worth it. Parking and speeding is a big problem here.

                                                I would give this zero stars if I could. I am experiencing the same thing as other bad reviewers. Make sure you take a picture of ALL of the bad conditions of their apartment when you move in. I did not do this as thoroughly as I should have and now they're charging me $100 for the small bent of the blinds that as you can see are very low quality material. We never play with the blinds and keep it at the same position. We didn't even notice this small bent. Apparently, it's not wear and tear enough. I'm attaching photos they sent me to this review. You can see how it's made out of cheap plastic. They charge us again for shampooing even though we already hired a professional cleaning service up to standard when we moved out. I was raised to be courteous and respectful. The condition it says in their contract was to leave it as clean as we received it. Apparently, they have some magical cleaning carpet company to do this so you should not bother. I shouldn't have tried to accomodate. They charge us again for water bill and claimed it was back tracked. This does not make sense. All of our monthly water bill has always been consistent and we pay for the month we used. Now, they're charging us for almost double the amount we usually pay for ... sewer/ water? Two charges at that. Just so you know, water shut down in this place can happen SEVERAL TIMES a month. The place I live in right now is much nicer and luxurious, more cost in rent but very less in all these weird bills. We have went to their office asking for gate card replacement when they first introduced it and it cost $25, now in their contract it says $50. The lights outside of our apartment always goes out. They keep flickering like a horror movie. Even when we asked them to fix it, it always goes back either dead or flickering. Seriously. All of the reviews saying it's a bad area, gate is often broken, security was not of any help because there was so many crime that happens, and actually a murder that happened just outside of my building, and rude management, it is all TRUE. Why did I move in here then? Cost effectiveness and it was the closest to UH Purple rail. We were UH undergraduates paying our own rent at the time and close proximatopn to school was priority. My advice to you if you decide to move in here anyway is DOCUMENT EVERYTHING, and BE STRICT ON THEM. We have always been lenient and understanding of their average to poor quality and facility, we understand the rude management too, because hey, you get what you paid for right? I wouldn't expect 5 star treatment when it's comparatively cheaper in what I pay. But, apparently, they expect their tenant to deliver to their 5 star requirements. You can judge what you will from my review, but I just want to share this so it won't happen to you. I thought the other tenant's experience must have been because they are non-compliant. For two years of being compliant tenant, this is what you get. They are going to be VERY STRICT on you. And watch out for all of the ways they can charge you extra when you move out. Don't believe me still? Keep scrolling down to the older yet LONG and THOROUGH complaints from their reviews. They all say the same thing as I am saying. Please, please consider somewhere else. It's not worth the cost saving on what we endured and what they're treating us now. Pay a little more that treats you better. Right now, I'm still trying to settle this outrageous and unfair bill they're trying to charge us on top of keeping all of our deposit. But seeing how they treat their tenants, I'm not expecting much. But mark my words, if they keep this up, this place will pay the price back one way or another.

                                                Irene, Thank you for taking the time to share your concerns. We appreciate your feedback, though we wish it were to share a more positive experience with us. As you are aware, the return of the deposit is based on the condition the apartment is left in. When we walk move out units, we always take pictures of anything that could be charged to a residents account. We have the standard blinds which are plastic and can break. Breaking blinds are not normal wear and tear. We do charge for shampooing the carpet at move out if it was not cleaned by the resident. As stated in your move out instructions " a copy of the cleaning receipt must be provided to the office as proof of this cleaning to avoid the basic cleaning charge". We did not receive a copy of any receipt on your carpet cleaning. Gate cards charges have always been $50, I believe you were provided documentation with your signature acknowledging the charge. The water bills are back dated and each time bills are sent out they reflect the dates of charges. We are in the process of replacing all building lights on the community. Our team strives to provide excellent customer service, and always respond quickly and efficiently when maintenance issues arise. We sincerely apologize if you feel this does not match up with your perspective.
