Unprofessional staff that make you feel as if they’re out to get youâ€¦ called me while I was out with my dogs and accused me of not picking up after my pets AS I AM STANDING AT THE DOG PARK. Threatened looking at their cameras which I actually told her to do because they’re WRONG. Office hung up on me and acted like highschool girls when I came in expressing how I felt about them lying on me. If you want drama, move here.

Good place to live in nice prices prompt services no issues good staff quiet and peaceful good Lakeview, good amenities and approachable to all the daily needs schools everything would definitely recommend to somebody who would love to come in here in my family and friends clean no parking issues no trash issues. The valet trash is the best thing they have would love to live here.

Staff is Friendly, Helpful & out of your hair. What more can you ask for? This community is a nice tranquil area in Pearland. The biggest knock on this community is the lack of walkable areas. I'd say it's kind of annoying, because sometimes I don't feel like driving to get to a place less than a mile away.

Ask questions because they won't ask you the proper questions to prevent you from wasting time and money. We went in there with high hopes and walked thru the process only to be slapped in the face later with information that should have been disclosed prior to applying

In wanting to switch apartments, I don't like that we would have to reapply. We've lived here for almost 2 years and would have to start the process all over again or move out. That doesn't seem very fair.

I actually moved here in 2026 but that wasn't listed as an option. So far everything is going well, we've only been here a couple weeks so it's hard to say what we like or dislike. Hopefully everything continues going smoothly.

I only moved in about a week ago. I applied online on a Saturday, the apartment was and lease was approved and signed on a Tuesday. The apartment was clean and very well maintained. The ground around the complex are very well groomed. The gym is in very good shape and so far there hasn't been any noise issues beside my music being too loud but it was totally my fault, and I apologized. So hopefully the next 7 months continue the same.

When repair work is done while resident is not at home, it would be helpful if the repair person left a written note or business card that the work was done and who did it. Reserve At Tranquility Lake has a really quick response time to all requests for service.

It is a quiet community. Lake view and lake access. Office staff can be unresponsive sometimes. Maintenance staff was good and communicative. Close access to main roads with restaurants and shopping centers.

Love this community and the people who work at this location. From the front office staff to the management and all the maintainence staff are absolutley amazing. If there is an issue, it gets solved timely and correctly. Would highly reccommend this location to anyone.

Subpar... too many issues that's ive tried to resolve and 2 years later nothing has been done. Turn in forms for carpet and tub maintenance and multiple times they say they dont have it. Dog park is a continuous problem and no body seems to care. Cars getting broken into, but main gates are consistently open and not working. Neighbors smoke week on a daily basis, mentioned it to office and nothing has been done. Trash company is unreliable, some days trash is picked up others its not( during the time frame that they operate) walkway to apartment has thousands of spider nests and spiders crawling everywhere. Gym equipment broken. Pool during summer is loud, people do what they want, a lot of non residents in pool area. We personally witness a group of 15 people coming from the complex behind ours and all getting in the pool.... blinds are cheap dont work properly and break easily( probably will get a fee when I move out even though they brak so easily)

Thank you for sharing your experience at Reserve at Tranquility Lake. We re sorry to hear about your concerns, though none of these issues have been reported to our office recently. To clarify, there have been a few car break-ins in the surrounding area, not exclusive to our community, involving unlocked vehicles, and we promptly reminded residents to lock their doors and keep valuables out of sight. The gates are currently working properly, though when they are damaged usually due to someone hitting them we repair them right away. Our dog park is inspected daily, and fines are issued to individuals who violate the posted rules. Duane, our groundskeeper, services each building on a rotation since spiderwebs tend to form quickly in our area, and residents are encouraged to help keep the space outside their homes tidy. All gym equipment is functioning except for the elliptical, which is awaiting a replacement part that has already been ordered. Our courtesy officer performs routine patrols around the pool area but cannot be on site 24/7; residents are encouraged to contact him if any issues occur. Lastly, the blinds provided in our apartments are standard fixtures consistent with what is typically offered in similar communities. We remain committed to providing a safe, clean, and enjoyable environment for all residents, and we encourage anyone experiencing concerns to reach out to the office directly so we can help.

I personally can't wait to move. The apartment I'm in looks outdated versus the apartments online on their website. The gym is small and not worth the amount of rent I'm paying. The "community" or pool area also looks outdated and filthy.
