I can honestly say that I am satisfied. Even with the minor issues that have arised, the staff goes over and beyond with trying to meet expectations. Especially Schreeda! She has the most bubbly personality I have ever experienced. She makes you feel like you've known her for years, while still maintaining professionalism.

The experience has been good overall. Valet trash is pretty reliable so that the family does not have to walk a quarter mile to the trash can. Staff are friendly and usually available during business hours. The community gym can use improvement with some more weight lifting machines & weights, more than 1 TV station, and better AC control. Property is definitely well maintained (landscape and apartments)

the house is clean; the landscape, especially the surrounding lake is very nice; the maintenance people fix problem in a very effective way; the community is very quiet, except some laughing and lovely kids play outside on weekend; this area looks very safe; the leasing price compared to others is more cheap; i like the officers and the manager, they are really nice guys, and they helped me a lot to settle down and made a lots of calls for me because of my poor english; this is much more like a family, i like it.

Our experience was nothing short of amazing. There was little effort we had to put forth, secured an apartment with a deposit, and the entire process was described up-front with no hidden charges/clauses/fees. Management was friendly, and we were given answers to anything we asked about. We knew the kind of apartment we were getting by requesting to see the actual floorplan of a vacant apartment. We were shown the location of our apartment, and told about all the amenities. Really, it still almost feels unbelievable to have such a good value that it almost feels like we're on vacation every day. We love our new apartment.

The current management team is warm, approachable and very friendly. I appreciate that my concerns are heard and acted upon. I sincerely appreciate how quickly maintenance responded to a need I had very late in the evening once. While the call was placed late at night, my need was addressed within 30 minutes. This is a peaceful and quiet complex. The landscaping makes your time there feel more welcoming and homelike. There are also a lot of families that live there, so my kiddos always have others to play outside with. The staff is also very nice and have always been helpful when I needed anything.

This property is the definition of "just good enough." It's not so bad that you want to leave, but there's nothing special. It's is just a place to live in the short-term, until you move on to someplace better (with amenities. that aren't constantly out of service).

Staff: The staff is really friendly and attentive. When a maintenance request is submitted, they are quick to respond. The rental prices are high and the rates fluctuate daily, but that's everywhere, not just here. The 3 Bedroom Townhome units: The townhomes are not energy efficient and are poorly designed. It is impossible to keep warm to any level of comfort. Last winter resulted in seclusion to the master bedroom most of the day with space heaters just to stay warm. Because of all this, the electric bill is ridiculous. It's just shameful to have to pay in the high $200 to mid $300 to still be cold. In the hot months it is similar, but not as bad. It's easier to maintain comfort, but you'll still pay. The kitchen is small with limited pantry space. If you're claustrophobic, you will not like the master bath shower as it is extremely tiny. Living room is cramped as well. The main attraction to the townhomes are the master closet is decent sized and the two car garage is attached and it is convenient in that regard. The grounds: The front security gate is routinely broken. It's a good thing that crime is low in the area. The pool is a nice feature and comes in handy in the warmer months. They have a volleyball court that I never see used. It would be more beneficial to make that into a basketball court in my opinion. The workout center is decent but the elliptical machines have been broken for several months, and two of the three treadmills could use repair or replacement. It is sad to see that an amenity that is shown as a benefit for living here is not maintained as well as it should be considering the rent involved. The grounds are maintained extremely well. The entire apartment complex is extremely pet friendly. The complex is next to a large lake that you can fish from. The area is relatively quiet and neighbors are quiet overall. Location: The location is convenient to most everything in Pearland, and it's not a far drive to get into downtown Houston. There is plenty of good restaurants and stores nearby. Schools in the area are all rated high. Again, to be intentionally repetitive, the staff in the front office are extremely nice, friendly, and responsive.

I really like living here; It's quiet and the areas are very well maintained. The only thing I would suggest is that there is better upkeep of the equipment in the gym. Some of the treadmills don't work at times. I would also suggest that the lighting and ventilation in the gym be looked at. its sometimes dark and hot.

The grounds are well kept. He cleans the trash both in the complex and on the main road all the way to Broadway. That's great. There is rarely trash around the complex. However residence rarely pick up their dog poop (large dogs, too). There is never loud music in complex or coming from homes.

It was a bit of a hassle getting my apartment and lease together. A few mistakes were made by one of the leasing agents, but once I moved in, it was better. The biggest issue I had when I moved in was an awful cigarette smell (from previous owner) that I just could not get rid of after trying EVERYTHING! The office was so nice about it and brought out a company to put a machine in my apartment that cleans out the air and it was immediately better. I do pay an extra $3/month (required in lease) for pest control, but I have come across a few bugs with it being summer. Other than that, it's been a great experience. The common areas (pool, gym, etc) are great! I like that it's gated. The apartments are a great size! Maintenance is really good about getting back to you ASAP. My A/C went out on a Saturday night in August so I called first thing on Sunday morning and there was a guy here fixing it in 10 minutes! Also, I love that the property is right by a lake. Makes my evenings relaxing when I want to walk out there.

This place is wonderful to live at if you don't enjoy getting mail and packages. Apartments: good, amenities: good, location: good, staff: needs major improvement. Maintanice staff is great, do an awesome job in a timely manner if something is broken. As for mail and packages. Let's say out of 10 packages you order, you only receive 2 of them. This place is worst at losing your packages. They also have attitude when you present them with emails stating the package had been delivered and was given to the office!!!! "I don't know." Isn't a good term to tell your tenets when you have a problem. I wish I could tell you I'm one of those up tight people that get upset when packages and mail don't come on time, but not. I've had to have companies and people resend me things because they have "not arrived" at the office. I also had to have special requirements made to pick things up now instead of them delivering them. Cool place to live, nice atmosphere and no problems seen at all except for the occasional broken gate that doesn't open. Besides the "teenager attitude" in the office, this place is wonderful to live. I'd give this place all stars if they could figure out how to log packages in correctly, but for that they get 2 stars. Live here if you want to be off the grid and never have mail again.

This is a great community with great amenities for our dogs. Being situated on a man-made lake, the apartment community has access to the lake with a long peninsula jutting into the lake. Our dogs love to run off leash out there and I've seen other water loving dogs wade into the lake to play fetch. The self-serve car wash space is super convenient and valet trash is awesome. The apartment itself is a great size for the price. Members of the community are respectful of each other and their surroundings.

Ok so far no problems with staff. Occasionally trash is not picked up but the following day it is picked up. I don't know if the property has security cameras; if not it may be a good idea to install some. You probably have no control over this but it would be nice to have a signal light at the intersection of OakRd & Broadway. Signage on Apts needs to be improved . It is hard for Taxis an delivery people to find us.

This complex has really gone down, trash is a problem, staff is not helpful and they have high turnover of tenants. The ammenities are taken over by unsupervised kids, and guests. There are more and more rules being implemented and that are not practical and just cause people to break them. Also management has no real plan for enforcing these rules.
