The property is very well kept the staff is amazing I love it here at the reserve at tranquility lake the pool is amazing they do pool check daily to make sure we are residents if there are any problems the manager will get back with you in a timely manner

The leasing staff was very welcoming especially Sylvia. The application process was easy and took only a few hours to be approved. The apartment itself has a few issues I felt should have been better taken care of before move in. The carpet is worn and has white paint spilt on it throughout the entire apartment. The maintenance crew has been very efficient and responded quickly to my request. I am very happy with the trash valet it works well for me being a single mom who works full time.

For the most part the staff is friendly. Property is under new ownership which you can't really see a difference yet. Property landscaping and outside facilities are maintained. Gated community but everyone gets in anyway. Well lit. Not many community activities are provided as in group events. Lots of children and teens are on the property.

The lake is great, the pool is nice, the work out facility is perfect, the maintenance staff are prompt. Great place to live for a decent price! They have plenty of room to take your pets for a walk which is very convenient. The location is centrally located but secluded which is nice.

I lived here for 12 months. I was about three months into my lease and could not wait to leave! The staff are very rude, particularly the manager. Teen age girls were always at the pool swimming in their bras. There were break-ins all the time. All of these reviews are put on here by the staff. They are trying to BS people to come and live there. The apartments 'look' nice... but I started having mold grow in my garage and in my apartment by the windows. Their solution was to come in and paint over the mold. My garage door opener would open by it's self. I NEVER felt safe. I had kids coming up to my 1st floor apartment and look into my windows. Tons of kids ran all over the property. All I can say is... DO NOT LIVE HERE!!! KEEP LOOKING FOR A BETTER PLACE!

Great place! Very quiet and peaceful, big difference from the city. I'm very excited to see what the year brings! The leasing office staff is very lovely and so full of energy. The maintenance staff are always so polite, I haven't needed anything just yet to be done in my apt but from what I can tell they are a great group.)

I love living here so much. I live in a lake view unit and the landscape and view every day is absolutely perfect. The community is very pet friendly, and me and my pup both love living here. The only downfall is it being right off of 518, which is a very high traffic road. Other than that, it's perfect for me and my dog.

Moved in the community used to stay well maintained. New management took over and haven't seen too much. Price has increased but property going down. Kids think the gym is a playground, I would hate to see anyone's child get hurt playing on equipment in a non proper way since they are non supervised as the policy states.

First impression is EVERYTHING to me. On my move-in date, my orientation was basically rushed. There are still a couple of things I'm unsure of, however, I've learned and found my way around the apartment complex quite well by walking around to find certain amenities and etc.

The property is upkept well, i really enjoy the fitness center. I haven't had a chance to try the pool yet, but it also looks nice. The apartments are comfortable and I enjoy living here with my dog. The office staff is very friendly and helpful.

I am a single female but I feel safe here. The gates are always operational which adds to the security. The office keeps late hours and is well staffed with friendly employees. The property is very well maintained. I have not had a need for maintence to visit yet. Very happy here.

Great property great staff very nice units and a great lake view for some units the pricing is good and fair couldn't ask for a better place to live I can be anywhere from hobby airport to downtown Houston in 20-25 minuets the complex is off the main road so at night its quite. overall great place to live.

Overall a good experience except a few problems with moving in with the old management and getting storage arranged in a timely manner. THe landscaping around the pool is very pretty. I like the view from the workout room but wish it was better equipped.

My apartment isn't anything special, but it is reasonably nice, and the complex seems to be well managed. Unlike most places where I've lived there is plenty of parking, and the complex's gym is nice enough for most of my needs.

It has been exactly what we expected when we signed the lease. The people that live directly around us are friendly and the grounds are relatively well maintained (minus the people that don't pick up after their dogs). Having the lake out back is a great place for families to fish, or for people to go and let their dogs run. One major flaw is you can't get to any of the shops just west of the complex without driving because they have the gate on that side of the building chained shut for some unbeknownst reason. Thus, you have to drive to get there. For the price, it's hard to beat. My wife and I considered moving after our first lease ended, but subsequently renewed because we could find nothing that beat the price point. It's a solid place to live.

Everything has gone great so far. The only issue we've had is that the valet trash service has never taken our trash yet. We enjoy being close to pretty much everything in Pearland. The office staff has always been polite and ready to assist with any problems (of which there haven't been hardly any).

Grounds are kept very clean. Staff is decent but office hours are a little short. They have a habit of losing your mail or not notifying you when packages arrive. Haven't had a maintenance request in the past 6 months however i have heard a lot of good things about maintenance staff

It is a beautiful, quiet, well-maintained, safe place to live with high quality amenities and activities that make it a welcoming environment for families to enjoy. Living here can increase your desire and love to be at home. It has the feeling of living in a home even though it is apartment living. The attention to detail inside and outside makes me proud to be a part of a growing community.

a good experience so far... love the property and office staff. the maintenance staff could work a little fast but overall good and I would recommend it to a friend. I would like the trash pick time to change it and lower the garage prices.

Been a resident for 7yrs total. Very quiet even on weekends. Neighbors are nice. Very diverse. Pet friendly. Maintenance responds in a timely fashion. Would recommend The Reserve at Tranquility Lake if you want a home feeling but not yet ready to buy.

I don't even know where to begin. I've been here for 6 months now and I have had countless problems. Most of which get dismissed by the office staff as mediocre or insignificant. To start, the front gate hardly ever works. Then they fix it, and it deactivates our clicker remotes. The valet trash service that we have to pay nearly a dollar a day for, comes near midnight and skips at least one day a week causing me to put my trash BACK INSIDE MY HOME or I will be fined by the office staff! Speaking of the office staff, they are either clueless or just flat out do not care about their residents. The management did change a few months back. I will admit, it got better. However, they are still quite rude and unhelpful most of the time. They allowed a third party contractor to come into my home with his young child to fix a clogged dryer vent from the apartment above me. This was considered an "emergency" when they contacted me via phone to let me know someone was entering my apartment. I was on my way to work when the man and his kid got there and had no choice but to trust my home to the staff's professionalism and good business decision making. This proved to be a huge mistake. Literally everything in my home had been messed with. Things were poured into my fish tank, there was paint on my furniture, my bathroom had noticeable been used and left a mess, my bedroom was entered when the issue was not in my bedroom. The list continues. I contacted the office and didn't get much more than "Can you email me about that?" followed by a "sorry". They did offer to clean my furniture which should have been an obvious first step but that's where it stopped. The man clearly did not finish that day considering I returned home to a huge hole in my ceiling and one of my rooms covered in plastic wrap. TWO DAYS LATER THE SAME MAN WITH HIS CHILD tried to come back to finish the project. I had clearly stated to the office that I did not want this man in my home. Yet they had given him the key again after the issues had been brought to their attention. They've also tried to bill us for multiple charges that were not ours. As many of the current residents know, they failed somewhere along the lines with the electric company. This was then our responsibility to simply PAY. That's all they advised us to do, pay. Our amount was ridiculous and when we asked why, the MANAGER of the complex just pushed us off and told us to call the electric companies. So after we did all of the work for her and presented her with the correct information and amounts that we were accountable for, she accepted. Not before being turned away from her a few times because she was too busy to speak to anyone. These have been my only big issues so far and for both I considered contacting the Better Business Bureau because I felt I was wronged by the complex and they did nothing to reciprocate for their mistakes. As for the apartment homes themselves, they have many pros and cons. They are quite nice and the floor plan of the 2 bedroom 1 bath is great. The french doors to one of the rooms is a great feature, as is the television alcove. The floors, ceilings and walls seem to be very thin though, or my upstairs neighbor has quite heavy feet and the people beside us yell every word. The location is great for the two of us. Only 20 minutes from the Med Center, 5 minutes from either new or old Pearland. I don't necessarily feel unsafe here since all of the break-ins happen during the day by the dead-beats and I have a CHL, so that covers us while I'm home. My balcony is not private at all and I am rarely out there but it is nice to have some outdoor space compared to none. They need to update their hard floor surfaces. The wood laminate in the kitchen is awful. It's not laid correctly and has gaps between the sheets. The apartments are also advertised to have microwave ranges which is simply a lie. Our range doesn't even work. The pool and pool area are actually very nice and I enjoyed spending time there in the summer. It can get a bit out of hand with children running around doing whatever they please while their parent(s) are nowhere to be found. The grounds stay well maintained and there is a gazebo situated near the back in the middle of a few buildings. Access to the lake is easy. There is a pool table and shuffleboard table in the office lobby but not wanting to deal with the staff, that's something I'd rather just miss out on. All in all, I like where I live, but I do not like who runs where I live and who I live around. I will be moving out after the completion of my lease.

My experience has been okay but recently I've noticed a lot of stray cats on the property. This looks very trashy. In addition, the trash isn't being picked up on a regular basis and this is a service we pay for

The apartments are nice, landscaping and amenities are well kept, but for the price you are paying vs the size and quality of the apartment there is much left to be desired, I have lived at other apartments that were about equal in size and quality as far as the type of cabinets, flooring, carpet, etc. and the price here is a lot more than what I have paid for in the past for similar quality and sized apartments, and the staff, although it has changed since I moved in, was not very helpful at all when I first moved in, I can't say a whole lot about the current staff as I have not had any dealings with them, the original staff did not know how to put my number in the gate access directory so I had to walk down to the gate and use my remote anytime I had someone over, and I was not told when the trash pickup would be, where to pay my bill, and everyone seemed either clueless or just plain didn't care, but like I said I haven't dealt with the new staff that has since taken over.

My experience here has been over all -- very good. The quality of the apartment itself is nice with garages and views that we feel we could not get anywhere else. The apartment complex has changed ownership which does mean we have better more knowledgeable staff than we had before, but prices increased a lot... to the point we seriously considered moving. Upgrades to the apartment and community were lacking with the increase in prices and I would have been more satisfied if they upgraded apartments (cabinets, countertops or appliances) or the pool area or something when they came in (that's not a jacuzzi). But we did decide to stay because our apartment is very nice, we have a good floor plan and garages and view that we did not want to give up, so it must still be worth it huh? The truth is, I love living here. It's close to both new and old Pearland, it's a quality apartment, and it suits my needs perfectly. I love the lake access and view and we have online billing that's convenient. It may be a little overpriced but I'm still enjoying living here.

I've only lived here less than a month. Overall I feel satisfied with the apartment. I will say I have noticed that there is ltitle light down the entrance road. It feels somewhat unsafe. I've noticed someone had hit the median im sure due lack of lighting. Also, at the exit near the office someone ran over the median with a large truck and left huge track marks in the landscaping. Probaby due to poor lighting also. But overall I am satisfied with the apartments.
