Disappointed in the end.
I have lived at the Reserve for three years. I have an attached garage so parking has never been an issue. I love the layout of my apartment. It is pretty apparent, however, that the builders cut corners to make it affordable. The walls are very thin and you can hear EVERYTHING. Not until recently, have I had problems getting maintenance to handle issues in a timely manner. It has taken over a week for me to get a light changed and some hedges that are scraping my car trimmed. I've contacted them 3 times now and I'm still waiting. I don't know if the new management is to blame or if they don't care about how they're treating me because they know I'm not renewing my lease. I went ahead and took a pair of scissors and a kitchen knife and cut the bush myself. I used to rave about my apartment with the exception of the noise (whenever my upstairs neighbor was home). At this point, however, I am disappointed with the way that things are turning out my last month here. Initially, I was sad to be moving away but if this is the trend with this new management, I guess I'm leaving at the right time.

TERRIBLE CUSTOMER SERVICE
I wlked into the office to view the property and waited for 10 minutes while the leasing agent jabbed to a guy in her office about her dog!! She not once addressed my presence or asked me for help...so I walked out. Very unprofessional and rude!! I wonder how many potential residents these people lose everyday with their staff's lack of basic customer service!! Don't waste your time!!

Looks can be deceiving!
All of the previous reviews are dead on! The staff is so rude! They do not help you at all! I have seen kids smoking weed right in front of me and I have called the staff and they do nothing! I have also witnessed kids coming from the yellow apartments and breaking into our gym and swimming in our pool and the staff did nothing! Jennifer is a horrible manager and only hires her "friends." Callie was fired and she was the nicest and most attentive employee! The maintenance man is a perv and sprayed mud all over my car and the office did nothing about it. Kids have cut up the water hoses in the car cleaning area and have flooded the laundry rooms numerous amount of times. Kids have also kicked boards out of the fences. There are constantly large groups of teens walking around in pajamas and smoking cigarettes. Parking can be a pain in the butt on the weekends, so don't even attempt to work a night job or you will have to walk a mile to get to your apartment. Delbert is the only responsible employee there so if you want something done, ask him! We cannot wait to move and will surely spread the word on how bad this complex is!

Rude Rude.... Dont lease here!!!!!
Before I could even sign my lease I requested a refund off fees. The office staff and courtesy are just as important as the actual apartmentbeing "nice". I'm not sure if they realize but reviews go a long way and Jennifer had the nerve to tell me as an interested applicant"we really don't care about your one bad review". Very nice apartments but can and WILL spend my money elsewhere!!!!!

THE RESERVE on OAK RD....ITS NOT TRANQUILITY BAY!!
their are alot of issues at this property. there is ALOT of crime and vandalism here. also there is alot of weed smoking that goes on. many apartnents have been robbed during the day and rims have been stolen off cars. the office does not care at all what happens to you or your property. the so called courtesy officer NEVER patrols the parking lot. the apartment quality is mediocre at best.. we have very expensive light bills in the summer the highest anywhere weve been! the area is going down hill very fast. i have talked with officers about this place and they say alot of the crime is coming from the yellow apartments behind the reserve. the police say they had alot of Katrina victims go there and its government-section 8 living. the crime is only going to get worse and the office will not do anything to improve thiings. DONT MOVE HERE!!!!

i am needing help
my recommendation says no but idk what to expect,so honestly how is this aprtment now? is it still as bad? i i read a lot of negatives things but that was before so wondering about today... i need to make a decision asap so need to figure whats going on? it does look nice inside, but dont want to deal with ants, and non safety things..please help!!

Nightmare on Oak Road!
We've had problems with this place since the first day we moved in. We hadn't even unloaded all of our furniture from the U-Haul, and we already had two black kids ask us for a lighter so they could light a joint. We've had problems with the neighbors above us with their little boy running, jumping, slamming doors, slamming the toilet. Yes, we can hear everything. So bad the light fixtures, dishes in the cabinets, and candle holders rattle. Come to find out, according to the office manager, it's "just the quality of the apartments". Very nice, right? We made several complaints about the noise to management over the phone and in person. I talked to Sophie on one occasion about it, and she gave me an attitude and rolled her eyes at me. Callie was supposed to call us but never did. My husband's been up there twice, and both times the boy's mother slammed the door in his face. One morning we had a major toilet leak and I called the office because both my husband and I had to go to work. My husband had to fix it when he got home because maintenace didn't end up showing until the next day. He's also had to fix the cabinets and he'll have to fix the floor because the floor tile is coming up. And their pest control is horrible. We have sugar ants everywhere, especially in the bathroom and the kitchen. There's a dog that barks in the adjacent complex at all hours of the night. And the gate to the apartments is broke every other week. The parking is ridiculous because there's not enough parking spots. There's some nights we have to drive around for a while just to find a single parking spot a hell of a way out of the way. There's a bunch of kids that run around out in the street with no supervision, and cars that blaze through here. Just last night, a girl almost got hit by an SUV because she ran out into the middle of the street right behind the garage where the SUV couldn't see her. It's pretty pathetic that we have to pay so much more than other apartments and their management and apartments are so much better than the ones we have. I've never had so many problems, and have been so dissatisfies to write a review. And I've lived in many apartments. We'll do anything in our power to keep anyone we know from living here.

Great Apartment
My husband and I moved here as our first apartment after we got married and we lived here for a year. Great apartment and we loved it. We have no bad things to say about it. We were transferred to a new location for job reasons, but if our jobs had stayed in the area, we would have resigned with these apartments again. We never had any problems with the staff or anyone and we had great neighbors. Parking was never a problem and it was nice for our friends and family to come visit and be able to park wherever without worried about getting towed. I liked the security of the complex with the gated access and we liked being centrally located to all the amenities. Being a little bit further down 518 was a little more peaceful and quiet than the locations right next to 288, yet it was quick access to both 288 and Beltway 8. Can't say enough good things about this place and we really enjoyed it. See the attached picture for the view that we had almost every evening in summertime. The lake view is definitely worth it.

Living At the Reserve
Overall on a scale of 1-10, I rate them like 6 and a half. The new Manager appears to be trying to make better changes. The complex has too many kids n it, that ride bikes and do all kinds of stuff n the parking lot. It does appear that ppl liter all of the time. I hve been here 7 months and I'm planning on moving when my lease is up. B4 I moved it took forever for them to process my forms. I had to keep calling them back. I hthe asst manager is horrible n a major way. The asst needs to take a class on dealing with the public. Mt apt was not painted well and the carpet should have been replaced not pieced together

Can't wait to move here
I have been approved for an apartment here and am looking so forward to moving in. I have talked and emailed with Sophie and Callie and they have been more than helpful to me. Have gone to this apartment complex at all times of the day and evening and have found nothing out of the ordinary. People walking their dogs and taking a walk themselves. Not one time did I notice any unruly behavior or any loud talking or screaming. The property is clean and well maintained plus they are some of the biggest floorplans around this area. Hope the duration of my lease goes as well as it has in the first part.

Can't wait to move
We had a really bad experience. Came home with my husband and kids to find out somebody broked into our appartment. They took all the electronocs, it was a bad feeling. We called the police and filed a report. The next day we talked to the manager, Laura and explained to her what happened. She promised to find us another unit but she never did. When we asked her about it she said that the incident happend a while back (maybe 2 weeks) and we needed to pay the move out fee, even if you are in the same complex. We just wanted to move intoa different unit since we think we know who did it. I just want to feel safe, specially because of my babies. The manager said she was going to give me an answer and never hear from her again, terrible customer service. And they have plenty of units available. On the other hand I had good experiences with the maintanance department. They always fix my problems..thanks guys! Our lease will expire soon but we don't kow where to go. Any ideas for nice and safe places in Pearland?

Horrible!!!
They kept our deposit money after we waited a month to find out if we were approved or not. We came in to just ask for our deposit back after getting so aggravated from waiting. They said we couldn't have our deposit back because we were approved for a 13 month lease even though we told them we wanted a 7 month lease and were denied it. Avoid the lady with the disgusting smokers teeth. She is a liar and makes you feel like a child when she talks to you. Rudest staff ever. I'm glad they only got my deposit and I didn't sign a lease with them.

Horrible Office Staff - Avoid Sophie
Don't let the appearance of the complex fool you. The office staff is horrible. It took them almost a month to approve our application, and we still never got an answer. They just suckered us out of our money. The property manager isn't any better. Sophie has to be the worst leasing agent ever. She was hesitant to show an apartment on the third floor because she didn't want to walk up there and she's a big liar. Every time I called to ask about our application she always said it was in the "supervisors" office an they wouldn't be back until three days later. She promised to return phone calls and never did. When I called to speak with a different person they never knew anything either and would redirect us to Sophie. Go somewhere else, avoid if possible.

Not my cup of tea.
My lease is almost over, and thank goodness for that. From day one we have had issues. I had come in and signed my lease with my move in date, paid the deposit, the whole 9 yards. Two weeks prior to my move in, I was called and told that the people occupying the apartment I was supposed to move into decided not to move out after already putting in there notice that they were. So, because of this, they chose another apartment for me without me being able to look at or its location. Since they had the same floor plan available, I wasn't able to get my deposit back. Not even a month after moving in, my a/c system broke two different times. As far as the electric bill, this is enough to make someone not move here. I live in a one bedroom 1st floor apartment, and even during the winter time my electric bill was around $150. Now it's the summertime and it is even worse. I have notice light coming through the doors and wind noise. The doors here do not seal properly causing the a/c having to run constantly. I keep my a/c set at 72. Next issue is that this complex is surrounded by low income apartments. They have the most ------ people roaming around here, and quite frankly makes me nervous. These hoodlum kids have broken our entry gates I don't know how many times. In fact, one night they broke the entry gate and there were a line of cars trying to get in the complex. It wasn't until I had my partner go get our other car and open the exit gate to let everyone in. I have also put in numerous work requests for lights that are out in the apartment (they are supposed to replace lightbulbs here). They still have not replaced them, and I have been complaining about this for 3 months now. Looks like I have to do it myself. The front office staff is nice except for Sophie. This women is a complete nightmare. Avoid her at all cost. She is the ----- incarnate. I can't wait to get out of here.

Pearland ACCUSED MURDERER LIVED IN MY BUILDING!!
I assumed that the Reserve was a safe place. I could NEVER be more wrong. The property has SEVERAL courtesy POLICE OFFICERS living on the property, however, the ACCUSED MURDERER lived in my building and had been gone UNDETECTED for several months until he was captured after a failed carjacking. The apartment complex next doors accepts SECTION 8&HOUSING, which, sadly enough, is a recipe for disaster. I have driven home, only to smell marijuana at the front gate, and several people walking through the gates of the Reserve to go to the other SECTION 8/HOUSING apartment complex. I made a promise to myself to move out of the Reserve when my lease is up because the office management staff are not professional at all. 8 months since hurricane Ike has passed, there are still repairs that need to be made. You would think that if you pay over $1000.00 a month, repairs would be made in a timely fashion. Well...think again. The carports are still TORN up from the hurricane, AND there was a heavy rainstorm approximately three weeks ago, and water was leaking into my living room and kitchen, and if that wasn't enough, SHEETROCK started falling out in chunks. As soon as I was able to enter my apartment after Hurricane Ike, I contacted the leasing office and told them that I had some water damage, and I saw that water leaked through. Had they FIXED the problem when I told them about it, I wouldn't have had SHEETROCK falling from my ceiling. When you let the office staff know that you have a complaint, even it it's minor, they treat you like you're on WELFARE and pay SECTION 8 RENT.

BEES
I was displeased with office staff and how they handled my recent issues with BEES. I came home to find several bees in my apartment. I called a service order in, but never received a call back (FEMALE ALONE OUTSIDE @ 9PM). The following day I called the complex, only to discover, that they had no knowledge of my service order, but would send someone out to LOOK at the bees. I was also informed that day, by office staff, that I could've gotten stung by a bee anywhere. WOW! They sent maintenance out, not an exterminator. I was then informed that the issue had been taken care of. They taped my vents shut. The following day I discovered more dead bees, although I was told the problem had been handled. After returning to speak w/ office staff again, I was told that I did not move to the complex for safety. Well while that might not be her reason or my main reason, it was a factor. I was unhappy and voiced my opinion. It took a total of three days to get an exterminator out. I still have tape over my vents, although they said they would take it off in two to three days and I found more dead bees. OFFICE STAFF IS THE WORST, POSSIBLY IN TOWN. Sad to say that I will be moving because, I actually like the apartment and price, but I got what I paid for. GO FIGURE

Im Glad Im Leaving!
This Place Is Infested With "Hoodlooms"!!! And They Are Loud And Since they Dont work they are wondering and loitering all over the place! my lease is almost over!!!i never received my trash can or my gate opener after reminding them every single week!both of my kitchen and bathroom sink leak! rent is way too high im fixing to move to a house and im so glad im leaving this dump! office personel sucks also! and there is never any parking! check out the safety! around here! i saw a young teenage boy walking around with a ankle brace! wich means house arrest! WOW!

I do not advise ANYONE to move here!!!!
We moved in May 2008, and at first we were ok with the place. We met one guy in the WHOLE complex that isn't a jerk. We had problems when we first moved in like our AC didn't work, our toilets still to this day dont flush. They told us legally as long as they come plunge on the toilets everyday we can not do anything about it. I believe these apartments have seriously gotten cheap but they won't tell me what the price is. I ask and they pull my file and tell me they price we are paying. It is ridiculous. The staff is AWFUL AND RUDE!!!! They are the most unprofessional staff I have ever seen in my life. The new manager is a joke. We have a 2 year old and yes he plays alot , well our bottom neighbors used to beat on our floor/thier ceiling with a broom or something when we would literally walk across the floor, then at 3:00 in the afternoon one time he had the nerve to come up to our apt. and demand us to be quiet and was a complete jerk. We are closing on a house next month and are counting the days till were out of this dump!!!

horrible office staff
I was pre-leased an apartment I loved, then, right before I was to sign my lease, they told me the one I had applied for wasn't availible, if I refused to take the one they offered me I was told I would loose my deposits. On a fixed income, I couldn't afford that, I HATE, the unit they are forcing me into, hate the access, the location etc and would NOT have applied for it. They baited and switched me and when I objected, they got nasty, I was denied acces to my origional application and paperwork and have had this terrible unit rammed down my throat completely against my will. I watched them swindle a lady out of her deposits when she had to leave even though she hadn't signed a lease, been formally approved or gotten a move in date. Can anything be done about this? I'm sure what they are doing has to be illegal. I am frightened by the packs of young men loitering around the parking areas at night, had I known this place was so hidiously managed I would have never stopped there in the first place, now I am trapped, miserable and afraid and I haven't even moved in yet.

A few pluses (very few!)
Aside from the ginormous, chain-smoking, mary-kay caked on, know-it-all manager at the office the place is okay. The initial rep I spoke with when I got my tour told me that they would provide maintenance even on the weekends....BIG LIE!! After 3 weeks of not getting my maintenance call attended to...I came to find out that they NEVER put it into the computer after I witnessed one of them write it down in their beat-up little notepad they all use. Advise: Write your own requests and make copies of it. Also, Hurricane Ike hit about 7 months ago. WHY DOES ONE SIDE OF THE COMPLEX LOOK LIKE IT GETS HURRICANES EVERYDAY?!?!?! Can you please fix the disgusting car ports that blew over 7 months ago already?!?! Granted nobody ever parks there but it's a sore sight to look at. Then again...you all probably don't take potential tenants to the OTHER SIDE do you? Two words: FALSE ADVERTISING. If you plan on moving into the complex or ANY complex for that matter..make sure to drive around the ENTIRE complex and see for yourself what they don't want to show you. More Cons: 1. VERY THIN WALLS!... I'm ashamed I know my neighboors' sex life and I'm sure they know mine:( 2. THE GARGANTUAN MARY-CAKE MANAGER...she's fake. Don't let her fool you. 3. Slow maintenance but quick to kick you out for a late $19 water bill... 4. Front office hours are always changing..make up your minds! 5. Rent should be ACHed from our accounts. Who writes checks anymore??..GO GREEN! PROS- 1. Low rent 2. Nice floor plans 3.Some may hate that the complex is hard to find from FM518 but I don't mind it..I like that it's secluded. 4. Pretty lake view. 5. Inform you on latest news (ex.The pearland kidnapping) 6. The number of onsite officers.

Newly Pleased
I have to admit that things have gotten much better...it must have been about a year or so ago that the maanagement changed, which was for the good! The first year I lived here, I couldn't wait to leave...maintenance was poor, staff was very rude, etc. but there has been a real turn-around! The place has always been quiet, there is always parking and staff seems pretty freindly. So, I would say that after two years that I am hoping that when I do move, I will be lucky enough to live a pleasent place like this.

We love it here
I have read a few of the reviews here and there is very little validity to what I read. The management and maintenance crews have been very helpful and responsive to any needs that we have had. I will admit that there have been ants and spiders on the grounds (yes, outside where they belong....people get a grip!) We have never had any infestation issues inside our apartment, but we keep our apartment clean, so there is no reason for them to come inside. We have a 4 year old son who has the oportunity to play with the neighbors children and we have found some wonderful friends here. We did get awakened in the middle of the night once because of somebody trying to break into a car...but since we have a police officer who lives here we had 8 policemen here within 5 minutes. Other that that we have never had an incident that I am aware of. I feel that we have more security than most places. The policeman patrols the complex every night and the officer that lives here is extremly vigilant and nice. All of the staff here will wave and smile when they see you. I am sure that there are exceptions that exist, but if you treat people poorly, it is unlikely that you deserve a smile. So for all of you that feel that the manager must bow to your every whime, try to realize that bugs belong outside, it may take a few hours to fix your issue, but try to be nice to people and I am sure that they will return the favor. Again we have great neighbors here and we apprieciate the staff that work to ensure our safety and comfort.

THIS PLACE SUCKS
This place sucks. I have BUGS all over the place. When we first moved in there were Tree Roaches and I was told "well it is Texas" now there are HUGE spiders and roaches and I am being told that it is all my fault. So I am trying to get out of here but it will take lots of money.

I beg you! Don't move here!!
The worse customer service you will ever receive in your life! The manager and asst. manager don't have a clue on running a apartment complex. They are rude, ignorant and clueless on everything. They tried to evict my family because they said my children made too much noise until I informed them of the law and the change there tune this was the worse renting experience we ever encountered. I would not suggest anyone to move here. The apartments look nice on the outside but all that you will experience living here is the Care Team that's the only thing worth a dime but all the money you will pay in rent the dime is not even worth it!! Listen Don't MOVE HERE THIS IS YOUR WARNING! IT WILL BE YOUR WORSE MOVE EVER!!
