Management is unaware of thier billing an maintenance issues. Been charged for several bills that weren't mine. And my apartment was left a wreck, because mamagement let a random third party contractor and his child in my apartment. I repeat a random person not employed by the complex was let into my apartment with his kid. HELLO are we trying to make residents unhappy!

Very nice looking, for a fair price. New management liberally interpreted prior lease agreements in forbidding storage of barbecue grills on patios and sent obnoxious compliance request. Management also has organizational problems with being responsible for received packages.

The living experience has been as expected, the only issue has been the quality and availability of the gym (I like to work out in the morning, and for a time it wasn't open until 10AM and I go to work at 5AM).

Don't apply if u think you have bad credit paid deposit and had everything set up to move in then 2 weeks before I am to move in they call and want am additional 1000 bucks to move in I had to find a new place because on top of what I had to pay for Nov there was no way to come up with almost 2k before two weeks and then they kept the administration fee because the held the apartment waste of time and money and the attitudes of the staff horrible they can't work anything out after throwing that news on you they want all up front I applied about three weeks ago they could have told me sooner

I have enjoyed my time here, and have had few problems (one being the ac unit leaking and causing mold in the guest bathroom) and the issue not being resolved immediately was a health hazard...I do wish the complex would repaint and monitor the status of the units from time to time to avoid chips and damages that equal a dissatisfied aesthetic view. The management is friendly, the pool and lake are a joy to come home too as well.

I believe we are only paying for the lake that we dont have a view of. The wall cannot be cleaned because the paint comes of with. The tile in the kitchen and restrooms are very cheap and an eye sore. And the rent is way too high for a microwave to not be included in any floor plan.

I have lived here for over a year and when I first moved in the grounds were very well maintained and the staff was very helpful. Whenever I had a problem or issue with other residents who would grill on their balcony or left numerous bags of trash in the hall over the weekend the staff always quickly addressed the issue. But now that there are new owners the property isn't well kept any longer. Trash in the halls and the parking lot, auto repairs are done in the parking lot and old tires have been left in parking lot for over a week, not a good look for a luxury apartment development. When guest come over they are very disappointed in what they see compared to what is shown on the website. The new management company could care less when you bring things to their attention nor do they response quickly to any issues or concerns they just want your rental payment.. There have been issues brought to their attention 2 months ago that they have yet responded to. Not happy and looking to move as soon as my company opens a new open office in another state.

I turned in my orders to Ranita...I was not given a 30 day notice and she told me that I was going to be held to pay for 30 days. I'm getting medically retired and I'm relocating to VA and currently don't have a job lined up. I explained this to Ranita and she didn't care, she told me I was either going to pay for 12 extra days that I didn't need or be sent to collections. So what did I do....I went to their corporate office and spoke with the general manager of Riverstone for the Houston area....Thank God for Jeff. He heard me out and told me they weren't going to charge me for the additional 12 days....and I also made a formal complaint against Ranita. If you ever have any problems with her I suggest going straight to corporate.

Moved in September 2013, and absolutely love it here! The only reason we are planning on moving is because we want to move to the cypress area to be close to family. We have a lake view, which is beautiful and so nice to sit on the balcony and have a drink! This apartment is very quiet and still haven't met some of our neighbors. The only problem that i have had so far is that the paint on the walls are very cheap and if anything spills on it or if you touch something to it, it stains. Besides that the kitchen light went out, and they came the next day to repair it! The office staff are mostly nice, minus one guy in there. They play bingo every month to get 150 off of your rent for that month which is very cool! WOULD recommend people to live here! Love it!

Moved out of here late 2011 but there is a ton of parking. Was never pressured or felt the need to rent a garage/carport. Pool area was the best feature. I lived in the building closest to the pool and it was not noisy and never had an issue of being too packed. Staff was always friendly. The only issue I ever had was that I was locked out twice because my door lock was not working properly. The key wouldn't turn. It was after hours and their answering service was not very prompt or maybe they didn't think this was a big issue and it was not escalated. I had to almost break into my apartment. I had to have my family come over to help me get in. Good thing I lived on the first floor and my little brother jumped the patio fence and unlocked my patio door. However they made up for the maintenance issue. Our AC went out around September in the middle of the night and we called it in on Sat around 3am and there was a maintenance guy fixing our ac around 6 or 7am that morning. Turns out we had to install a whole new unit. They are also very good with pest control. I think twice we had to advice them and they sent the pest control guy during his next visit. Only con was that my upstairs neighbor got a bit loud at times but you have to get use to this when living in apartments. Its also a bit pricey for the square footage. But I wold still pay for this compare to the apartment complex I'm at now.

I lived in the complex for year, and moved out not because of any issues but to move a little further out of town. As a single woman I felt pretty safe there. Sometimes using the pool was in issue becuase it was full, and when I say full I mean packed with people having parties and way too many guests, however I do belive the personal responsible for the lound noisey parties has moved out..it was much better as I was leaving. Parking can be an issue especially if you live by the pool. Maintence on the grounds was good, and I never had any issue with the valet trash service. The one issue I did have was when my AC stopped working on prob. the hottest day of the summer, but someone came with in the hour and it was a Sunday so I was very grateful. You get what you get with apartment living, yes you hear your neighbors above you, and yes some residents don't leash their dogs but all in all it was a pretty good experience. I always dealt with Renita and she was really nice, the others are all new. I normally don't write reviews but i didn't want anyone to get a bad idea of the place becuase of a bunch of complainers.

I really enjoyed my stay here.

To verify the validity of this post, anyone can feel free to contact me regarding this review. I unfortunately am moving out and since I have experienced life here for ~12 months, I would like to share my positive experience. This is a very quiet place; sometimes I forget that others live nearby as hearing people is a rarity. The lake and lake breeze adds another layer of serenity that I know many would die for. It is really too quiet for me and am moving inside the loop for that reason (where I probably belong..)! The maintenance men keep the grounds looking superb and are some of the nicest and hardest working guys that would give the shirts off their back for you. Staff was always courteous and helpful though there was a bit of staff turnover. All apartments are different, but mine looked and even smelled new, had plenty of living area, and I loved being on the balcony facing the lake. One last thing to mention, I was completely blown away the gate NEVER broke once that I knew of during my stay; this gate reliability is a rarity that is much appreciated! The goods far outweighed the cons, but some of the downsides: Surrounding apartments house section 8 residents and I believe the staff should be more pro-active in keeping the outsiders off the property; I found staff talked a good game especially when it came to enforcing residents only at the pool, but never enforced it worth a darn; in the summer many residents at the pool were not from the reserve. I watched trespassers migrate in herds from neighboring apartments to the pool and property and could just shake my head. I do understand there is only so much that can be done. Parking can be bad at night and so I purchased a covered spot for $10/mo and never had a problem though again. I have a slight ongoing roach problem but anytime I ask to have place sprayed it is taken care of; just cant seem to knock the succers out completely though. I found past management to be complete pushovers when it comes to enforcing trash rules as everyone dumps trash under stairs and I am the only one on my whole block that uses the required valet trash can. This is the only thing I give past management a complete "F" on. Notice I used past tense; management just was completely changed and I now see people using their cans instead of chunking plastic bags and boxes everywhere- it looks like new mgmt (last month or two) might have stepped up to the plate here. This is not a problem for me but will deface the property over time if not enforced because the bags break and stain the concrete. Plus- I hate driving to the dumpster to observe community rules when my lazy neighbor just chunks his boxes and crawfish juice garbage bags outside his door. The pro's far outweight the cons here, and I recommend this place to anyone unless you just cannot deal with the things I mentioned. Happy hunting!

Convience IS everything

My husband and I just signed another 1 yr lease. There are many reasons to LOVE living here.......Valet Trash service, Remote Controlled Access Gate, Attached Garage(s) select units, washer/dryer connections, patio w/storage unit, gym, beautiful tropical pool, 24 hr emergency maintenance and a very courteous office staff. I would definitely recommend The Reserve at Tanquility Lake to anyone.

GREAT APARTMENT!!!

really love living here so far. The staff has been nothing short of amazing (-------------- (sorry if i misspelled) y'all are the greatest and have been incredibly helpful). The apartment is big and roomy and is the largest square foot wise for a great price. I am an artist so I like plenty of space and it definitely has it. The floor plan is nice and open and leaves you a ton of leeway to be creative with your furniture and decor. I love the fact that I have options here you have a lot of opportunities to make it YOUR home the way that YOU like. The grounds are kept very well and the trash is picked up regularly. Noise hasn't been at issue at all. I very happy here and am very comfortable. All of my neighbors have been nothing but nice so far and seem to be genuinely happy people which is such a great thing in my opinion to have around you outside of your individual apartment. Great place if you have dogs as well mine seems to love it here especially by the lake. There are conveniently located dog waste bags and trash can to dispose of them. Amenities are awesome the pool is very nice and the weight room is great and very convenient, the lake is beautiful and such a peaceful thing to look out on. Parking is great as there is plenty of it and it doesn't seem to get over crowded. I also seem to be able to park in one of the same few spots very close to my apartment. I would definitely recommend this apartment to someone in the market to move into one its been nothing short of a great expirience.

My Home

I've been a part of this community for three years come January. These apartments are great for families and singles and the people of the community make for a genuinely tranquil experience. Not to mention the amenities all being accentuated by a gorgeous lake. The apartment staff really does care about any of your concerns and are extremely personable,almost like family.I could endlessly gush about the apartments but I will end with this; Most people go from one apartment to the next just trying to look for a house to live in. I've remained where I have and will continue to be here because The Reserve at Tranquility Lake is my HOME.

Great place to live

My son & I have lived here for approximately 5 months and we love it. Of course he fell in love with the pool & he's looking forward to summertime again already. I love how quite & clean the property is. The office staff is amazing, its pretty nice when everyone is so pleasant and concerned about your needs. Great Living!

My husband and I have lived here two and a half years and we greatly enjoy living here. We love living minutes away from restaurants and shops. The apartments are spacious, and we enjoy the view and access to what seems our personal lake to fish and walk around. They property has made some renovations which looks great as well. Contrary to other reviews, we have always been able to call or walk in and talk to the staff of any issues we or others may have had. They make us feel important to them. We do miss Callie for she was amazing, but the people who came in her stead have been equally as grand. I would recommend living here.

GREAT APARTMENT

I LOVE THESES APARTMENTS.I HAVE LIVED HERE 6 MONTHS AND NEVER ANY PROBLEMS I CAN LET MY 2 BOYS GO OUT AND PLAY AND NOTHING HAPPEN. ITS GREAT DURING SUMMER POOL IS AMAZING AND SAND VOLLEYBALL IS COOL. I THINK THEY ARE VERY SPACIOUS AND THE AMENITIES ARE REALLY NICE HIGH CEILINGS WITH CROWN MOLDING IS WHAT I LOVE ABOUT THIS APARTMENT AND I HAVE A GREAT VIEW OF THE BEAUTIFUL LAKE.. I WOULD ADVISE EVERYONE TO LIVE HERE.THE STAFF IS WONDERFUL EVEN THOUGH ZEB LEFT WE LOST A GREAT OFFICE MEMBER BUT GAINED A GREAT ONE IN HIS PLACE. JENNIFER IS ONE OF THE BEST OFFICE MANAGERS THAT I HAVE HAD SHE LISTENS TO YOUR PROBLEMS AND FIXES THEM FAST AND RIGHT. THE MAINTENANCE IS ALWAYS ON THE BALL I HAVE SOMETHING WRONG I CALL THEY FIX IT BY THE END OF THE DAY.. Poor On-Site Management

Truly disappointed with how management handles escalated situations. This is a beautiful facility but it won't be long before management drives it down to the ground. The property sells itself but customer service is still relevant. Zeb and David by far have been the most helpful leasing agents in assisting residents. If you are an inquiring future resident, I wouldn't recommend assistance from anyone else but the two. It is quite obvious maintenance is a little short staffed. However, head maintenance Delbert has been quite persistent in getting issues resolved or at least in attempting resolution within his means. On the contrary, on-site managers are rude and exude no integrity! I'm in a rare situation that requires action from on-site management, in which both managers Renita and property manager Jennifer Galjour have made poor decisions in resolving in a timely matter until higher measures were involved. My overall experience with on-site management has been very poor, and there has been numerous encounters that I can attest to that validates this rating.
