when i lived at the reserve we had black mold growing in our garage and all they did to fix it was to paint over it. parking was ok as long as you didnt get home too late and cell phones barely worked unless in one part of the apt

Place is beginning to look like a dump
I felt the apartments were nice when I first moved there ;but now I have questionable neighbors,who make alot of noise. The enforcement of the neighbor to abide by the rules of trash collection days. Trash is everywhere.

Pretty good place to live
After 7 months, I havent really had any problems at all except for ants coming from the vacant lot next to my building. They were so bad at the school bus stop, it looked like the ground was moving! But that has been taken care of. Although atractive, the complex next door seems to be a subsidized property for lower income people.

The Reserve... yea.. its alright
Parking, trash, and people thinking that they are the only ones in the complex. Parking is always a hassle where I am at. People that have corvered parking always take uncovered parking. People parking infront of their garages and having their cars stick out halfway into the road. That just isn't safe. There were a few problems with maintence but overall it is an alright place to live. I have just been here way too long.

What are you talking about?
I was an employee when you lived there and it was researched about if anyone was entering your apartment. The apartment has a very elaborate computer system that can find out who if anyone has checked out your key and for someone to check it out they have to have a user ID and password. I remember checking this and noone had even been in your apartment. Sounds like excuses to get out of a lease or apartment that you don't want to pay for.

Previous & Current Resident!! (I just moved in for 2nd time)
I lived here when RATL first opened and ended up moving out after one year due to the not so nice previous Management. I had friends that remained and was informed by them that the place had been taken over by a great Management team. I decided to give it another shot. My decision was based on how well the Assistant Manager treated me. The place is very well kept, clean, and fairly quiet. I love that you can step outside and walk by the lake. I highly recommend the Reserve. If you are wanting to move in Pearland, this should be high up on your list of places to see.

Ants, Noisy, and Poor Construction
This apartment complex has given me a few problems. First, the ants are an annoying problem. I have found hundreds of ants in my car and in my apartment (and I'm on the 2nd floor). The staff members repeatedly tell me that these ants are resistant to pesticide and I believe it! They are everywhere. <br><br>Secondly, the apartment tenants come from various backgrounds. Some tenants blare insanely loud music from their car. The complex right next to this one also has tenants with loud music. The construction is also poor and I can hear my neighbors above and next to me. There are also a lot of children in this complex. I can hear them above me and playing outside. <br><br>Lastly, the poor construction and planning make this apartment almost unbearable. The kitchen barely has any counter and drawer space. Upon move in, there were many things wrong with the unit like small holes in walls and doors. It also looked dirty on move in day. <br><br>

Dishonest!!!
Make sure you get EVERYTHING in writing.<br>The temporary property manager (not C) actually said that whatever her employees says, is not valid unless written down.<br>This means that you cant trust them...<br><br>The maintenance guys however do a great job.<br>

They have BIG problems here!
Ok so I moved in almost three months ago. The place is nice, but the managment sucks. They can be nice, but they can be rude too. Right now we can't even stay in are place due to mold!! They keep saying that is not but we know that it is. The whole time we have been in this place we have been very ill. They tried to say its our own problem. And now everytime is rains we have to worry about one of our rooms getting wet , and getting mold.We should of never moved in here when we first found mold. Now we are trying to get out of here. Good luck to you if you move here.

THE CELL PHONES DO NOT WORK INSIDE OF THE APARTMENTS.
Never under any circumstance move in to this hole..... the management just want to “lease spaces where PEOPLE lives†they have to lease to any one because if not they will be fired ...Do you get the picture???? they do not care about you.... that is the way I feel after 10 months and 2 weeks here ........and good luck if you want to give the 60 day notice they WILL LOOSE IT... So you will have to stay longer ......it is just simple look at the complains in this site....... what more do you want ...THE CELL PHONES DO NOT WORK INSIDE OF THE APARTMENTS.......it is .JUST A NIGHTMARE .....ONE MORE TIME STAY AWAY FROM HERE !!!!!!!!!!!!!!!!!!

From my perspective
I have been looking at these apartments for several months and fell in love with one of the floor plans on my first visit. I was there on a weekend and had a very nice personnel help me with my questions. I was very impressed but on my last 3 trips there my husband and I slowly changed our minds. We did put a deposit to hold an apartment just in case we did not find something else (job relocation) and when I went to get my check back the office interrogated me on why I wanted my money back and was quite rude when I asked for my check to be returned. I was glad to see their true side and we knew we made the right decision. Also I was not impressed by the income restricted apartments located right next to the complex

If your thinking about moving in here, think twice, or thrice.
When I moved in late August 2005, I should have known there would be problems. When I opened the bathroom draw, there were human hairs all in it. Neither toilet was scrubbed and actually looked like it had been used prior to my arrival. I can attest to the break-in's that occurred, and some were not even just personal property. Criminals have entered an apartment while it was OCCUPPIED by the tenant. I have never seen a security guard once. The insulation in regards to sound is poor at best. A FEMA evacuee moved in above me and had her 2 year old run around constantly. My friends and family were amazed that I could live in such an environment. It actually almost became a form of torture, as you would stare up at the ceiling, wondering when he would start running again. After she moved out, another lower income group moved in (I assume lower income because I believe people who were raised correctly would have respect for their neighbors), vacuuming at 11 oclock at night and playing their music so loud the lyrics can be heard. (I am beginning to believe the complex dislikes me for some reason) There are many disrespectful people moving into this complex and if I had a family or a was a single female, I would definitely be concerned for my personal safety. The gentleman playing his music so loud in his car that you wake up frightened as he drives by, is a new experince for me. This has been going on for at least 2 months, with no resolution. There are loud pool parties held at 11 pm during the weekday, which is not allowed. Dogs bark constantly and management does not remove the dog, even though the lease says they should. Cell phones do not operate in the apartment, so people like to go out into the breezeway, having their entire conversation heard by all as it echoes throughout the breeze. As for maintenance being friendly, the maintenance crew that came into to repair a water leak in the drywall that subsequently rotted out my siding and caused mildew, came after a month of being called. They decided to enter my apartment with plaster all over them to get some water, tracking in all sorts of dirt. After they left, I went out to the garage to see their handiwork. I was thankful that at least they cleaned up somewhat, until I noticed they destroyed my small dustbroom trying to clean up their mess. How disrespectful is that? You can see the paint peeling on the garage walls. The single large dumpster is always full, being quite an eyesore to see such a disgusting sight. I do not even deal with the management as I just drop off my check through the nite drop, counting down the days till my lease is up. <br>For your own safety and sanity, please stay away from these "luxury apartments."<br>I would not recommend this place to even the ----- himself. <br><br>PS. I put my two month written notice in the nite drop along with my rent check. I received a notice to reup my lease a week later and called the office staff. The claimed to never have received my notice and now I will have to pay an extra 8 days rent. And they have my lease incorrect by a week. Possibly trying to cover something up? These people are crooks. If you do move in here, and something goes wrong, you only have yourself to blame. You've been warned.

Better to live in the streets!!
One of the worst places to live in Houston. The staff are rude, arrogant and need some serious training in courteous behaviour. I dread the monthly trips to the office(to pay rent) for their sour, grumpy attitudes. <br>I even have had the phone slammed when i called to report a maintenance issue!!!<br>The place has security issues with break-ins, non-functioning gates.<br>I wonder what makes this dump "Luxury Apartments". <br>AVOID THIS PLACE LIKE THE PLAGUE!!!!!<br><br>Avoid this place like the PLAGUE!!!!<br><br><br><br>

LIAR, LIAR, LIAR! The security officer donot no how to even access any of the apartments you just did not pay your rent and sure when you dont pay your bills, it goes on your credit.. You probably moved out because you could not afford to live there, and as far as the property is not safe you are absoultulty lying about that I have been a resident here for 2yrs, and never had any complaint...

RUINED MY CREDIT
I loved these apartments but it all went bad. I moved here when only three buildings had been built, very few people lived there at this time. The rest of the buildings were empty and under construction and there were break-ins and the windows were literally shot out of the empty buildings on more than one occasion. I did not feel safe on property. The gate would often break and I couldn't get in at all. I had to park outside the fence and climb the fence. On several occasions I would return home to find my apartment had been entered, and items had been moved around, there were NO written notices telling me why. I could only see large male size footprints in the brand new carpet. I am a young female who lived alone and knew no one in town. I attempted to speak to one of the leasing agents about moving out before my lease expired and the details of what was involved but she became angry and hung up on me. I changed my locks moved out after 6 months and they have put several thousands of dollars of charges on my credit and were unwilling to be reasonable about it. It was bad back then and they should have understood that I didn't feel safe there at all. They should have investigated to try and find out who was entering my apartment all the time. I always thought it was the security guard becuase I would sit on my porch and watch him enter a lot of apartments, but mostly empty ones...but I guess I'll never know. Instead I just owe them thousands which I'll never be able to pay.

Obvioulsy you can see that a lot of people have issues with this complex. The apartments themselves aren't too bad- it's the office that makes this a miserable place to live. They sign for your packages but don't let you know that they signed for them- they say it's your respobsibility to know if you are getting something in the mail. Hope no one surprises you with a package!! If no one claims the package within 30 days they ship it back. Someone had lots of meat shipped to them and did not know it- all of it was ruined by the time he found out and went to the office. They also signed for FLOWERS that were delivered to me... no phone call. The next day after finding out someone had sent them to me I went to the office and they were on managements desk. Glad they got to enjoy them!<br>The office is also very slow to respond to any complaints you have, however are quick to jump all over you should you confront a neighbor you are having the issue with. Apparently you are not to talk to your neighbors regarding any issues you are having with them- you are to talk to the complex and only the complex. Well after 3 no responses (even the after hours number did not respond) we decided to talk to the neighbors and got chewed out by the apartment complex the next day. So they don't have time to call about flowers/packages they sign for or to respond to your issues in the first place, but are more than willing to lecture you about how you should not confront neighbors when you have an issue with them. <br>Also be careful if you move here- there have been several breakins while we've lived here. They mostly happen on the south side of the complex. Lock your doors.<br>It's the little things like this that bug me about this complex- you pay WAY to much money for the service you receive. The arguments above may sound petty from an outsider, but once you move in you will see how aggrivating it can get dealing with these people. We've lived in several apartments and these are by far the most expensive but with the poorest service. They are great apartments if you never plan on talking to any one in the office or don't have any neighbors surrounding you. That's not going to happen so don't move here. They have lots of openings for a reason.

My Opinion
I have always lived in an apartment since I was real young and I just happened to come across this web-site, and trust me they are not always going to be a good experience. But, to tell you the truth I have never had a problem living here. Maintenance is very nice, once I came into the office and they helped me get a package. As for office they seem nice and once I paid my rent late and they did not charge me late charges because it was my first time to be late. What I really like about living here is that it is very quiet and I lkie coming home to my apartment. The only time I have a problem is when the people below me leave their trash out on the wrong day. Trash days are Mon., Wed, and Fri. So get it right.

Cry me a river
After reading several of these reviews it seems that most complaints are things that are out of the hands of managment. Gates not working? Well, think about it does it really matter if you have gates? If someone wants to get into the community it isn't that tough. All you have to do is wait a little bit and eventually the gates open b/c someone comes home. Come on people. As for unfriendly staff: I have never had any problems with the staff and I have had notices posted on my door. All you have to do is ask and find out in a nice way what the mix up is. Sometimes when you work for a corporation there isn't much you can do on the property level. <br><br>I think if you are going to choose to live in an apartment you need to understand that, that's just how it is. IF you are late paying rent then you will get a notice and you will be charged. Grow up a-holes. Just b/c you are unhappy does not give you the right to take it out on others.

A huge dissapointment
I have lived here for almost a year. The gates have actually worked only two months of that time. The insulation is awful. The small 1 bd does not even have a drawer big enough to put a silverwear tray in the kitchen. It's more like a hotel room with a kitchenette. There is not a garden tub, and no ceiling fan in the bedroom, the one the living room doesn't even have lights. So make sure you have plenty of lamps. The management is completely unresponsive to complaints as well. The Cares Team also likes to put notices in your door at 10:30pm on weeknights and make everyone's dog bark. And they give not even one days notice before they have an "event". You really do not get what you pay for, in this case don't judge the book by it's cover for sure. If you need to relocate because of a new job or transfer, they will demand you pay rent till your lease is up, or until they rent it out to someone else. It's in your lease, so READ CAREFULLY before signing anything.

Horrible!!!
A good friend of mine moved into this property as soon as it was built and we both loved it. My roommate and I deceided to move in September 2005, about two weeks before hurricane Katrina hit the Gulf Coast. Once FEMA moved evacuees in and the management company changed, everything went downhill. <br> Our kithchen light never worked (even though it was "repaired" several times)and we never received a water bill, but we sure did get a late notice for it. The gates never worked and I never once saw any security.I hated having to go pay rent in the office, the staff always ignored me and I felt like I was a burden for them to deal with.<br> This complex is nothing like it was when my friend lived there (she moved out in early 2005 to the club next door), I absolutely loved this property, but now I would not tell my worst enemy to move in there. It is really a shame too because the lake, pool, and insides of the units are beautiful.

Not anymore...
Since this property was purchased mid-late 05 it's been a down-hill experience. They took the youngest, most inexperienced person from the previous team (which was oustanding w/ the exception of this person) & made her the manager! Rent went up & continous notices for fees pulled out of thin air (with threats of being sent to collections, even when not past due), the excuse... "the previous company was all messed up". My records were always in synch until the new company's staff took over. Many break-ins, loud music & cold-faced/impersonal staff. Good points, maintenance team is very friendly & prompt. Good neighborhood bar, Dos Hermanos.

NEW MANAGEMENT SUCKS!!!!!!!!!!
I have lived at RATL since they opened. The management before was acceptable. We recently were taken on by a new company and the new staff is UNFRIENDLY. I have received many notices that I owe balances in small amount $3.00, $13.00 when questioned the new manager the only answer she could provide was an assumption, she didn't try to retrieve any records to tell me were this balance came from. As a manager of a property I felt unwelcome when I presented her with my problem she wasnot friendly nor helpful. An introduction would have been better and professional since you are the newcomer to the community. I don't think I will be renewing my lease here. The insulation is horrible.I was in my bathroom and I could hear the person upstairs peeing in the toilet, and when they flush the toilet you can hear the water running through the pipes in the wall.
