Management is downright mean and unwilling to work with rentors on any issues. I am moving and glad of it! Not enough parking, so they towed someone out of the handicapped parking who had a temp. tag in their car!!! This is how they operate.

    No security !

    I have been living here for 6 months now,<br>and the gate to our gated community still<br>doesent work.<br>Every other month we get a note saying its<br>about to be fixed, but nothing has happened.<br>You see cars and people in the area all the<br>time, that obviously have no business beeing<br>her.<br><br>The staff with some exceptions, are very <br>little helpful and some seem that they<br>couldent care less.<br><br>

      Looks good on the outside - but aweful!!

      The gates NEVER work! Pur apartment was broken into and management did absolutely nothing to right the situation. They came by to take picutres and left. The "courtesy officer" basically told us there was nothing we could do and that we were now a statistic. Maintenance is terrible. The door frame was severly damaged and he simply used caulk and putty to put it back together. He fixed the lock - did not replace it - and we had to purchase a strike plate because they orderd the wrong part. We talked to management about the patch job that maintenance did, but since the door could shut and lock, they saw no need to do anything further. Management continued to ignore calls and requests.

        I would not recommend this place.

        My apartment was beautiful, spacious, and the floorplan great.<br><br>The management does not respond to problems associated with the apt. promptly. It takes months to get something repaired. <br><br>The grounds keepers do not do their jobs well. The trash container was always overflowing. All of the security gates were broken. <br><br>The mail center was usually filthy and there wasn't an out-going mail slot. The out-going mail had to be placed in a bowl, open to the public, in the reception area of the office.

          horrible management-gates never work

          i lived here for a year and a half and the gates might have worked for a total of a month. the management company is just very slow on fixing anything. after fema rented up all the apartments and moved all those people in for free it went way downhill fast. the people that are getting free rent dont care about noise level or trash. parking is another bad thing. sometimes you have to walk from another building to yours. you have to pay for assigned parking.<br>just overall a very bad place to live. ther have been a considerable amount of breakins and you always see a sheriff being called out there.

            UN-Gated Community

            I have lived in RATL for several months and I am thankfully leaving very soon. I can tolerate bugs (had a problem with them but we called the office and they had someone take of it the same day) and thin walls (come on people, it's part of apartment living). But what I fail to understand is how it takes over 3 months to fix a gate. I can understand having to order special parts or getting a maintenance person out here, but three months, come on. And what's worse, you would think with several break-ins occuring, the staff might try to expedite the repair, but you would be wrong. I say 3 months, but that's only how long it has been broken since it is still not working.<br>

              A dump!!

              This is suppose to be a gated community - but gates never work. Trash pickup is so bad, it's probably a health hazard. Had air<br>conditioning problems for 3 weeks before it<br>was fixed properly. No sceurity & is greatly needed!!! People party & make noise<br>all the time & Mgmt. does nothing. Stay away from this DUMP>

                bad bad bad

                i was miserable living here. i lived at RATL for 1 year, i was one of the very first residents. i had major problems. A/C not working, walls soooooo thin, people were at the pool being loud at all hours all the time, rude office staff, parking sucked, break-ins, gates never working (always remain open). when i moved out i was charged with anything and everything possible.this place has a ------ quality of living available with the new tranquility bay "low income" community located 10 yards away. what the he*l is happening to pearland!!

                  STOP WHINING, COMPLEX IS VERY NICE

                  I have been looking at apartments in Pearland and Clear Lake for the past month. This complex is without a doubt the BEST I have seen to date. The thing that irritates the hell out of me is when people complain about things they should have known BEFORE moving in. Yes, if you live at a complex near a lake or woods, there may be bugs or snakes or even animals. YOU SHOULD KNOW THIS. Also if you live in a low income area, there will be plenty of crime. For that matter, no apartment is ever 100% safe unless you pay over $1500 a month and even then, it's not always safe. I looked up crime stats for an apartment near the Medical Center and this place is beautiful (even nicer than RTL). I was confused as to why the rent seemed cheap for the 2 bedroom they showed me. I found out they have a break in or auto theft nearly 3 times a week. Thank your lucky stars that at least you don't live in a complex where you fear for your life, like some of those residents do! I was very impressed with RTL and hopefully will be moving in soon.

                    Do NOT Move Into This Complex!

                    My husband I moved in almost a year ago. When we moved in, the apartment had never had anyone live in it. We thought it would be great to actually live somewhere that was brand new. The day we moved in, we came into the apartment and it was FILTHY! There was dust and sheetrock everywhere. The toilet actually had urine stains on the seat (we are thinking probably from construction crew). I called the apt. office and told them and they basically told me that I was wrong. I told them to come look at it and to bring some cleaning supplies because I was OBVIOUSLY going to have to clean. They said they would be right down. No one EVER showed up! They NEVER even called! So because everything was packed, I had to run down to Krogers and get cleaning supplies and clean the whole apartment before we could do anything. This was definitely a sign because it was only the beginning. About a week passed and my husband and I kept coughing at night. So I went to check the air filter to see what size it was so I could go get an allergy filter. We opened up the intake and there was NO filter! They actually never even put a filter in to begin with. In the laundry room, there wasn't even a cover over the vent....just a big hole in the wall. Also, all of the light switches and outlet plates had been put on so crooked that it was extremely noticeable.Some were actually off by about 4 inches. The large towel rack in the bathroom was about 6 inches off on one side. I had to go get another rod and put it over the other one. The shower curtain rod was too small for the shower and when we went to put on the shower curtain, the rod just fell off the wall and we had to go get a rod that was the right size. One day I went to open one of the kitchen drawers and the whole front (with the handle) just came off the rest of the drawer. By this time, my husband and I just looked at one another and laughed because we weren't even shocked. NONE of the door locks worked properly. A couple of them didn't even close. Maintenance had to come back in and realign all the doors to make the locks fit. When we looked at the model, the appliances were top of line...really nice. The ones that we have our the most generic applicances around. The refrigerator is either freezing everything we have or melting everything we have in the freezer. The dishwasher never gets hot enough to dry the dishes. The stove either burns everything or doesn't cook it enough. You have to play around with the cooking times because you never know how it is going to turn out. Before we moved in, we were told that they were going to put in a walking trail around the lake....this has NEVER happened and from what they have told us, there never will be one put in. We also had trash pick-up five days a week when we moved in (we pay extra for that). After we were there for about 3 months, they changed it to three days a week, then they changed it to two days a week. So many people complained that they changed it back to three days a week. The office sent out a letter telling us that if anyone was caught putting out their garbage on a non-pick up day that they would be fined $25. How ridiculous is this? We pay extra for this service. The thermostat that we had was so 'cheap' that it had no way to read what your temperature was or what you wanted it to be. We had to go buy another thermostat just to be able to read it. The first time we took a shower, we noticed that the air vent in the bathroom is actually on the ceiling IN THE SHOWER area. Literally right above you when you are taking a shower. There are mirrored doors on the closet. When we moved in, one of these mirrors was cracked on one of the doors. After arguing with the office management for about a month, we finally got another one - a month later. There is no fan nor a light in the bedroom. Of course, the model has one. We were told that all of the kitchens had recessed lighting under the cabinets.....naturally, there are none. The water heater sits on top of a 'ledge' above the dryer area in the laundry room. The ledge started cracking and giving way. After speaking to numerous occupants in my building, theirs did this too. All of these had to be replaced. Now for the noise problem! I have never lived in an apartment that has walls this thin. You hear EVERYTHING! My husband and I actually get awakened almost every night by our upstairs neighbors flushing their toilet. The noise has actually gotten so bad that, at times, the pictures on our walls has shaken. When you call the courtesy police, they either do not show up OR they show hours later. My husband and I have resorted to wearing ear plugs every night. This sometimes still doesn't do any good. About three months ago, one wall (at the baseboard) looked like it was wet - the paint began to peel and turn brown. This wall is on the other side of our kitchen faucet; thus indicating a leak. Maintenance came in (two weeks after we filed a request) and merely bleached the wall and painted over it. Needless to say, it has come back. The front and back gates have not worked since we have lived here. In fact the front AND back gates have been broke for approximately two months now and no one has bothered to fix them. The locks around the pool and clubhouse are broken and one doesn't even have the lock assembly in it. THERE HAVE BEEN THREE BREAK-INS IN THE PAST SIX MONTHS - that we are aware of. This is just a few of the things that is terribly wrong with the complex...if I were to mention all of them, I would be here all day. When my husband and I have brought things to the office management's attention, they act very rudely and basically do nothing. They act like you are bothering them and they don't have time for you. We have even actually stopped telling them anything because it accomplishes nothing and it just makes us even more angry. If you are looking to move into this complex, PLEASE heed warning to the reviews listed on this site. Every person I talk to in this complex, suffers from the same problems.

                      This place is awful!!

                      I have lived here for quite awhile now and let me tell you; the quality of the entire place has gone down drastically to include the people moving in!! Since the new apartment complex, Tranquilty Bay, opened up (a low income complex) RTL has had many breakins; 2 this week!! When I moved in, I was disappointed by the craftsmanship of the place; very bad. I have also had snakes in my apartment along with a million bugs. My neighbors are rude and shoot bee-bee guns off their balcony into the trees behind the complex. The electricity goes out with every storm and my bills have never been higher! The cable for internet was wired incorrectly and never fixed even though I have called several times about it, so I have a big black cable running from my master bedroom closet out to my computer desk in the front hall. As far as a "gated community", the gates are broken 75% of the time and anyone can drive in anytime they feel like it. Overall, highly disappointed and looking into breaking the lease!!

                        BEST PLACE TO LIVE!!!!!!!!

                        I have had great experiences here at the Reserve. Customer Service is EXCELLENT!!! Connie and Kelly are absolutely wonderful!!! Whenever I need something done they are right on it and follow up with me to make sure that it was done to my desire. In response to some other ratings.....it just shows that these individuals have nothing else better to do with their time but complain. Do not expect for someone to be at your doorstep every hour on the hour waiting on you hand and foot. The CARES TEAM is great and I would suggeste that if you have not met them personally (probably because you have not attendend the meetings/socials that they have all of the time in which you are reminded of the times and dates b/c they make sure that you are aware b/c they put notices in your door)you should take the initiative and met them yourself. Again, no one is going to be at your beckoned call all of the time!! STOP COMPLAINING!! Additionally you have to remember that we live by a LAKE and you may see snakes or any other creature that lives by/in water. You knew that before you moved in and were in agreement with that it is stated in your lease agreement, did you read that part? If you were not in agreement there were other places for you to move to but you decided to move here so that has some merit. In reference to the bugs THE COMPLEX IS NEW!!!!! This is a haven for little bugs, it not as if there are HUGE tree bugs, roaches, or rats that are infesting this complex. GET REAL! The complex offers free pest control, just put your name on the list. And futher more, you can easily go to the store and purchase your own insect repellent. Try taking the initiative sometimes to correct MINOR problems. If you keep your apartment clean you should not have any problems with pests..Hint.. I have not!! ANYWAY.. KEEP UP THE GOOD WORK KELLY AND CONNIE (AND OTHER STAFF MEMBERS) YOU ALL ARE DOING A GREAT JOB. JUST REMEMBER THAT YOU DO HAVE TENANTS THAT LOVE LIVING HERE AND WOULD NOT TRADE YOU ALL OR THE COMPLEX FOR THE WORLD!!!!!!!!

                          Great place to live

                          I am so excited we chose the Reserve at Tranquility Lake to live in. There are some less expensive places in the area to live in, but it was so clear after touring those other places that you get what you pay for. We absolutly love it here. Our apartment is great. It was very clean and ready for us to move in. Also, we love all the windows. It creates a light and open feel. The neutral colors work great with our furniture. The pool and clubhouse are wonderful. The free coffee bar saves us the $8.00 we normally spend at the local coffee shop. I was a little dissapointed because the apartments are so quiet I thought there were not going to be many other kids for my children to play with, but we have met several at the pool and at scheduled activities the Reserve puts on. The staff have been very friendly, actually staying late while we were signed our lease. The care team is also very nice. They brought us a huge coffee mug filled with candy, which my kids loved, and a free pizza and breadsticks coupon to help are transition run a little smoother. They also gave us the quickest routes to work. Our neighbors are really sweet, offering to help us get some heavy boxes upstairs. We have lived here for 3 months now and think the Reserve is a great place to live.

                            Horrible Experience

                            My spouse and I were shown the "model" apartment...you know...the one that is lavishly decorated...we then asked to see the actual unit we were taking...the first thing that jumped out at us was the lack of paint on the wall. We were told no one else had lived there and it was a brand new unit...which later, after receiving mail for the previous resident was soon evident of one of many lies and disappointments to come. Anyway...the paint on the wall looked like it was as thin as water. Barely covered the white of the sheetrock underneath. The imprint of the taping and floating was evident in several areas. This was the entire apartment ( 2bdr) We were told no problem they would have it painted before we moved in.We secured our apartment approximately 6wks before moving in...the day before our move in date we went by to take some measurements...guess what...no painting...they had the maintenance guy out there that night with drop lights trying to paint it because like a previous person wrote...there are no lights in the bedrooms or living rooms...needless to say the man painted an entire piece of wood trim and did a lousy job. He is the sweetest old man but does not speak much English as with the other workers they have there. After moving in we realized the appliances were the bottom of the line basic cheap appliances Frig, dishwasher, washer, dryer and the thermostate is the old fashioned lever you have to estimate where you are setting it...it has no thermometer that shows you what the current temp in the room is and is impossible to regulate. The wonderful garden tub in the master bath was wonderful until someone walked up the steps outside to go the their upstairs apartment or someone walked down the breezeway talking...you could hear EVERY bit of their conversation...we were on the 1st floor...<br>One night our smoke detector battery is dying and making a chirping sound every few minutes. I call the 24hr number only to be asked why I cannot remove the battery and wait until the morning. First of all I do not own a 10ft ladder to reach the ceiling and second of all what if there is a fire??? Later we have issues with the windows sweating and that it was our responsibility to wipe the sills on a daily basis. The sheetrock was staying moist and mold was beginning to appear. I submitted my written notice in regards to the mold and the delay in having maintence out there was after 3 requests and a couple of calls and even some emails. They sent maintence with some paint to paint over the mold and maintence told my spouse and I that the windows were the thinnest and cheapest available and were not the same that were used in building the apartment used for showing or the same as the windows used at the office/club house.Then every time there was a storm the whole complex would loose power...after one of these storms part of the complex had lights and others did not. Come to find out the meters were numbered wrong with the wrong apartment numbers and we were paying our neighbors bill and them ours...after talking to several other residence come to find out others had the same problem. I then began to email every level of management up to the CEO of the property management company and after 3 emails about the electric, the mold and the other issues and problems with not just our unit but our neighbors as well I NEVER received an acknowledgement or response from anyone other then Connie Henderson the manager who was informed to call me to find out what the issues were. Connie already knew what the issues were. We had been notifying her and Kelly and were getting no help or satisfaction. Their remedy for the electric meters were to flip off the breakers one by one on each apartment and paint the correct apartment numbers on the boxes. I called the electric company and was told they would look into it because that was not legal nor compliant. I do not know the final outcome of it. We also had issues with trash pick up not only at our unit but at the main dumpster. There would be horrible amounts of garbage piled up and over flowing. Our light in our walkway that is to come on at night stayed burned out for a month before finally being replaced with a new bulb. We had problems with the AC only to find out it was wired incorrectly when installed. I never once met the man and woman from the "CARE" team that they say lives their and plans community events and welcomes you. If your children have to ride the bus to school they have a long walk down the entry drive only to stand out by the busy highway in whatever hideous weather there is...the bus actually stops on the busy highway ( FM 518) and children board the bus as cars slam on breaks as not to rear end the bus...and oncoming traffic stopping??? Forget it they keep on going. That bus should be turning down the drive to pick up children...<br>All our neighbors, were having the same issues. Nothing there is an isolated event. Oh and beware of the rattle snakes and copper heads. My husband found a baby rattle snake out by his truck, we saw 3 copperheads this Spring. One was actually in the garage of a neighbor that was moving in and found refuge in the boxes they were unpacking.

                              BUGS EVERYWHERE!!!

                              I cannot believe that an apartment complex that is fairly new has SO many bugs!!! I moved here to live in a new home, free of the problems you face with an older apartment. Such as repairs to my A/C, electric outlets, faux wood floor coming unglued, sprinklers that spray at my apartment windows, and BUGS BUGS BUGS. You cannot imagine how bad the noise is from the other apartments. They built these apartments with the cheapest stuff ever! Also, the ladies that "work" in the office are terrible. I think 3 of them are pregnant and the other girl does not know anything but how to put you on hold. This is the worst apartment I have ever lived at.

                                Disappointed

                                I'm really on the fence about this place. It's definately not the worst apartment I've lived in but it hasn't been the best experience either. I'm disappointed that I pay the same amount in rent that I did for my 2000 sq ft home (we are building a new home which is not finished that is why we are living here)and for that money there are no lights or ceiling fans in the bedrooms. I'm also disappointed that there is no small built in microwave in the kitchen. I don't know how often there is pest control but there are bugs everywhere...inside and out. The other disappointment is the untimely response to maintenance issues. I put in a request to clean some mold growing in a closet and it's been 4 days and nothing has been done. The mold that was a small has grown 4 times in size and is now growing fur ! <br><br>On a good note, the pool and grounds are beautiful. The apartment itself is nice but there must not be any insulation between them because I can hear EVERYTHING that goes on in the units beside me and above me.<br><br>I do like that this is a very pet friendly community. <br><br>Hopefully things will get better. <br><br>

                                  I have lived at the Reserve since the complex opened. We actually signed a lease before we even saw our apartment. The community is great. I've never had one of my neighbors complain to me about anything and we all walk our dogs together all the time. The only guy that every complained was my upstairs neighbor about how he had to pay for his carpet when he moved out, but his children were messy, because his wife was constantly vacuuming. The only thing that I don't like is that when we had to call the police, it took them for ever due to the zoning that the sherrifs came out instead of Pearland P.D. The office staff is wonderful and yes they did change the water meters, but we pay less than before, so I have no complaints. I think the left hand side of the complex is better if you like less noise, because the right hand side is the bigger section, more kids live there and the you don't hear the construction from the new complex being built behind us that is Low Income housing...scary thought. If you are considering The Reserve, check it out and see for yourself. Don't let people who can't take care of their stuff, like remote control guy from the bashing letter above change your mind.

                                    DO NOT MOVE HERE!!!!!

                                    I am going through hell with this place. The staff has made the last year for me terrible. I am now going through a huge mess trying to get my deposit. They lie and basically force people to leave. I thought it was a nice place until I moved in and saw trespassing residents from the property next to us invading the pool and laundry room constantly. The rent is much higher than others in the area and the interiors, although a lovely color scheme, are equal to the rest if not less than. I strongly urge you to go elsewhere.

                                      Closest to perfect I've ever seen.

                                      I am a resident at the Reserve At Tranquility lakes and have lived here for almost a year. Let me give you a little backround on my Pearland apartment experience! I have lived at The Club and the Enclave and have never been happier here at the Reserve. I wont do too much bashing on the other two apartment complexes. But I will tell you, short of going into detailas the Enclave and the Club were total nightmares. I am a Certified Texas Police Officer and feel that the reserve is the place to be. NO PLACE IS 100% perfect but the Reserve is the closest. Management is awsome. The area director for the property management company can frequently be seen making surprise visits on the management staff. They have an awsome Care's/Activity directing team that lives onsite and regularly organizes fun things for the kids that live here. I read a comment from someone who gave this property a bad rating because " the maintenance man didn't speak english" what kind of credibility would you give to a biggot who would say such a thing anyway? The maintenance man and his assistants are great perople and I have never had any problem getting needed service done. Over all this had been a great experience and as a Police Officer there are not too many places where I feel comfortable not only for myself but also for my family.

                                        Exceptional place to live

                                        I moved here in July 2004 from a small town in Louisiana. I came out and visited in June, the staff were great, very courteous, great dispositions, and very eager to answer any and all questions I had, even the odd and strange ones. They helped me with everything I needed to move out here via long distance. <br><br>Once I arrived and moved in they were again very helpful. This being my first apartment experience, I asked the craziest questions, and had some odd requests. Maintenance DID come out and install my ceiling fans/light fixtures in the bedrooms.. twice, because the first time the gentleman realized the one I had was not a fit and would be unsafe!!<br><br>I've had several issues that were corrected immediately. I was out of town when the trash days changed, and I also got fined. Once I discussed it with management, I had no problems with it! I was gone a week, lots can happen in a week!<br><br>I feel extremely safe here. I have never had an incident, and have only heard of two in the nine months I've been here. It's very quiet, peaceful, and the other tenants I've met so far are friendly and helpful.<br><br>The CARES team is AWESOME. Erin & Stephen are so great! For a complex to partner with the other program to even HAVE a CARES team, that says a lot for management.<br><br>I fully plan on renewing my lease. I'm happy, my kids are happy, and I love living here. I highly recommend it.<br><br>And I looked at ALL the apartment complexes in Pearland before choosing the Reserve. This one had more appeal all around than any other.

                                          This is Pearland's HOT spot to live!

                                          This is a beautiful place to live. The office staff are great. The Reserve also has a CARES team that provide fun activities for everyone and make you feel comfortable and at home.The people here are nice and quiet, and the parking is great. Another review said that the maintenance guys were not helpful and did not speak English. That is very rude and untrue! They have been to my apt. twice (both times the very next day after I requested them) and they were helpful, nice, and fixed the problem (all with good English) Also, they said the trash was moved to two days and we are paying for three. I asked the staff about this, they explained the trash fee(which we agreed to when our lease was signed) was not per days, but a flat fee for having the dumpsters on the property and available- that makes sense! The trash has been moved back to three days for at least a month anyways!(They were nice enough to listen to our needs and make that adjustment)Sounds like we have an unhappy whinner living here. If you are thinking about moving here I would say come check it out for yourself.

                                            The Bait and Switch

                                            I have lived in the Reserve at Tranquility Lake (RATL) for nearly 8 full months. My experience (and that of nearly everyone else) has been one big bait and switch. I was told there would be a walkway around the lake. After I moved in (15 days later), I was told the owner of the lake wouldn't allow it. Wow, promises change pretty quickly at the RATL. That is only the beginning.<br><br>You pay for your trash to be picked up. The schedule WAS for 3 times a week. That happened for one month (August 2004). Then I went on vacation for 2 weeks. When I came back and left my trash out for pickup, I got hit with a $25 penalty. Apparently, trash pickup was reduced to two times a week and to different days, so I was fined for leaving my trash out on an "old schedule" day. Funny how my trash "fee" wasn't reduced even though pickups were reduced by 33%.<br><br>You also USED TO pay a flat fee for water. Then after 5 months, I receive a notice on my door telling me that all of us residents will need to start paying an "apportioned" part of the water. In other words, there are no water meters on individual units, so RATL is going to start taking the water bill for the ENTIRE complex and split it up among the apartments based on an apportionment formula. Great, now my next door neighbors (college guys) that take hour long showers and have guests over every weekend that spend the night and take showers and run the dishwasher at least 5 times more than I do, will pay exactly what I will pay.<br><br>I lost the remote to the gate (because the loop that holds it onto my keychain broke--this has happened to at least a dozen other people that I've talked with). Guess what I got charged for a new remote? $50, even though I can buy the same little piece of plastic crap remote online for $5. Management told me that the $50 is what they must pay for new remotes. Huh? They have a box of spare remotes! I find it VERY HARD to believe that the manufacturer of the gates to the complex could charge management $50 for remotes. Guess what happened when I later found my old remote and tried to take the new one that I had bought back to management. You got it. They couldn't "buy" the remotes back.<br><br>Oh, and there are no lights in any of the bedrooms, so you have to install your own lights or ceiling fans. I know this is pretty common place in new complexes, but you're also told that the complex's "handy-men" will install any lights or ceiling fans that you buy. Do they? NOPE. The "handy men" don't speak English and have no clue how to install anything.<br><br>These stories are only a few of MANY hollow promises I received from the RATL.<br><br>Be VERY careful of moving in here. The place is beautiful, and that was my downfall. The clubhouse is incredible (but you NEVER go in it unless you're want to complain about something). You pay out the nose for things you think you'll use (like the club-house, which now costs $75 to rent for the day, but only required a "deposit" when I moved in), but the things that are really important will slowly be cut back in an effort to save costs.<br><br>Next door to the RATL is "Tranquility Bay." It is a BEAUTIFUL new complex that completely surrounds the lake. I would tell you to check it out, but I get the STRONG feeling that they probably will engage in the exact same "bait and switch" but charge a whole lot more for their apartments than does RATL.

                                              I have only been living here for a little while but I think the place is geat. The neighbors are all really friendly and in my case eager to help you if you look lost. The staff is really nice as well and ready to do what ever it is to make you happy. The place is clean, theres no noise and overall I feel really safe. This place get 2thumbs up!!!!
