This complex is always very well maintained, very quiet, when it comes to ermegency calls, the maintenance team always answers very quickly, and ofcourse they never leave until the job is done and they leave the place very clean.

Nice place to live. Been here on my 2nd lease term. Probably will be moving do to rent increase. Other than that very satisfying place and area. Staff are nice. Maintenance workers are very professional and helpful in a timely matter.

I've only been here at Reserve Tranquility Lake for a week, but so far, I'm loving it! The apartment is perfect for what I need. The staff has been very kind, responsive and helpful! This was a good move. I highly recommend this place.

This is one of the best apartments I've lived in. Very neat, well kept, up to date . Great friendly and eager to help/ please staff. Awesome maintainence team!!! Nice quiet environment and beautiful scenery. I definitely recommend this place to everyone.

Love It Here!
I love it here! I plan on staying here the entire time while I have to stay in the Houston area. The staff are super friendly and they exceed expectations. The maintenance people always address my needs quickly and seldom to never don't address my needs within a few hours turn around. The office staff is always on top of any questions I have when I call or go in. I highly recommend these apartments to anyone who are looking. Only downside is the interiors could use some updating but if trading good customer service for a newer feel was on the table, I will pick customer service every time. The lake is pretty amazing also! Kudos on the new ladies in the office! They compliment the place very well!

This apartment has a beautiful community. We have had several weird and random issues with our apartment (outside of their control), but every time we put in a maintenance request, maintenance comes by the next day and fixes it. They are very responsive, they maintain the property very well, and they are very friendly. This is such a safe and beautiful place to live and has been great so far. It is very dog and kid friendly as well.

Noise is a constant nuisance to the community. Property Management needs to hire day porters to police the grounds, pick up trash, clean up debris, and maintain the upkeep of the property. Trash is always visible in the stairway. The community is starting to look like low-income public housing.

Great community! Love the office staff and the maintenance staff. They are all very helpful. Everything is pretty great other than people just leaving their dog's stool everywhere despite the complex providing baggies for everyone. It is very so bad behind building 9 it has been on the side walk but other than that the place is great

Years ago I would give 5 stars. The last 3 years not a 5 star. Your property rent has skyrocket during these past years I've been a excellent tenant. But your company is able to rebuild the office with new furniture., new dig parks. Your tenants that are loyal should be given some kinda lead way for a steady rent that doesn't increase. The economy is at a low and workers are not get increases. Please take that in consideration.

Maintenance staff could be better with the exception of Dwayne who is great. One staff member puts in the least possible effort. Power-washing in breezeways needs to be more frequent as trash stains on the cement are pretty common because trashcans and trash are often left out. Trash needs to be picked up around building and trash pickup more frequent around trash cans by car wash. It would be nice if leasing staff would return inquiries.

The property is well maintained. The staff handles complaints, as well as maintenance issues in a timely manner. The rent went up dramatically over the past year, which is my only complaint. Overall, it is a great place to live.

This is a wonderful community. The property and grounds are well maintained. All of the facilities are very nice. The staff members are friendly and respond quickly to any concerns. The area is is very peaceful.

Nice reasonable apartments, with well maintained amenities, and staff is wonderful, located in the middle of town so a good variety of shopping and food locations to choose from, and the other residents I met seem friendly, a great place if you are looking for an apartment in the Pearland area

I had a great experience at the office! It's quiet and well-maintained, with prompt maintenance responses. I love that there's a package room for convenience. The only thing I'd suggest changing is the parking situation?assigned parking or visitor parking would be a great improvement. Overall, I'm very satisfied!

I expected more from the property when I moved in. The floors had scratch marks. There were roaches in the apartment. The bathtub in the master bedroom was just painted over the dirt. The paint is starting to peel. The refrigerator is holding water in it. I will be moving as soon as my lease is complete. It needs some updating.

It is a good place to live, andI and my family are happy. Well located, close to almost everything you need ina daily based. I would like to suggest an improvement in the condominium cleaning and specific in building floor.

Love the layout of my apartment. I feel that some upgrades are needed inside of my apartment. My master bedroom has no ceiling fan but I have seen ceiling fans in basic apartments such as mind. I was told a Ceiling fan in the master suite is for upgrade apartments only. The apartment above me on the 3rd floor is not upgraded. The toilets are old and too low. And the tub is peeling in the inside.

I have lived here almost 14 years. The property is beautifully maintained, the office and porter/maintenance personnel are consistently professional, prompt in responding to service requests or inquiries. I recently retired and have been invited to some gorgeous apartment homes, but I choose to reside at The Reserve at Tranquility Bay.

Do your research before renting here
I rented here from Jan 2023 thru May of 2024. The good: Location Nadia (Just a sweethear). Always nice, smilling and friendly. Maintenance staff is friendly and helpful. The Bad: They will use "normal business clause" of the lease to enter your apartment semi annually and take pictures of everything in your apartment to include your dogs. I witnees they staff take pictures of my dog on his phone via Ring camera. I had no issue with them entering the apartment, but taking pictures was a big issue for me. The first time the employee did it on a cell phone. I spoke to friends who rent in Pearland, their apartment complex does not take pictures. With the exception of Nadia, the office staff is of no significant help. I asked Claudia to add a dog to me lease. She didn't. A few weeks later they did the semi inspection and gave me a violation notice for the second dog. Jaime walked by an apartment rented by a member of the leasing office with 3 dogs and cat in the apartment (2 pet max). Be prepareed for receiving HR type of response from the office, they are not going to help resolve issues. Apartment is old, stuff is constantly breaking. Water leaks, pool repairs, gates not working, roof work, concrete repair. Faucets are repaired only to require attention again in a few months. I broke one set of blinds the day I moved in (old and brittle). The ceiling in the closet experienced two significant leaks during my stay. The last leak occurred when I had already move out (still had a few weeks left on the lease). I notified the emergency maintenance that there was mold on the ceiling, water fixture was full of water, carpet was soaking wet, and paint was bubbling on the wall. They spent about a week repairing the damage, shutting off my water, filling the bathroom with dryers and stacking excess equipment in the bedroom. I notified the office the apartment was unliviable, could the credit me for the days they worked on the apartment. The responded with the apartment was liviable and to contact my renters insurance. The charged me for carpet cleaning of the bedroom when I move out. I already cleaned the whole apartment and shampooed the rugs. Appliances are old. Ice maker replaced twice, AC went out during my stay and stove/frig are absoutley no frills. Basic and old. I chose to break my lease at the Reserve, because of the leasing office. They are exremely intrusive and are not helpful when it comes to resolving issues or answering questions. Please take the time to read all the review on this apartment complex. A lot of HR response to reviews, ie.. we can talk about upgrades when your lease renews. They gave me a coupon for a free rug shampoo, but you have to have entire room empty. There is only one room with carpet, the bedroom and the apartment is not big enough to move the stuff out there. Basically, worthless. A lot of positive reveiw from Anonymous. Dont rent from here. Better apartments in Pearland with better accomadations, lower rent, BETTER MANAGEMENT and you will feel like your at home, not like a renter.

I have really enjoyed this apartment complex. No break ins, very clean, always repair whats needed quick. Personal is great! One I do not like having to have "Valet trash can" inside apartment or get fined if on the patio or outside door, so its preferred to have accumulated trash in your apartment 3 days (valet doesn't PU on Friday or Saturday until Sunday evening) and get unwanted smells,roaches & ants inside your Apt. No thank you. I have been taking my trash to the dumpster 2 years returned my valet trash can and still being billed cause can not opt out on contract.

It's a decent place to live, but you can find a better apartment in the area with better management and cheaper too. Too many weird bugs here, first of all. And Management doesn't care if contractors leave things messy and dirty after saying they're "fixing" 'something. The contractors they hire are a joke that leave the area messy. My hall is still a mess from a month ago. The maintenance staff is the best part about living here since they actually come fix things.

We moved in September of 2023. Everyone that we've interacted with from the office staff, grounds keepers, and maintenance have been nice and helpful. They know us well enough to either call us by name or even have a conversation with us about things we previously discussed. Our apartment is not one of the renovated ones but if something needs to be addressed, maintenance always responds in a timely matter.

I have been living at The Reserve at Tranquility Lake since 2021, and this apartment since 2023; the staff is Amazing. They are professional, kind, prompt and very efficient. Management and I have not seen eye to eye on every situation but I must say, Management has worked hard to meet my expectations.
