This is a well managed apt complex. Any issues I've had in my apt have been taken care of in s timely manner by a professional and knowledgable crew. The office staff are always to help me and to make sure my problems are fixed in a reasonable time. The outdoor areas are very well maintained. The area is always clean and the landscapers do a great job. The swimming pool by the office was always clean and well taken care of during the summer. I enjoy living here. This is a quiet complex but every one is friendly

grounds and units are lovely. it's generally quiet and peaceful. the office staff is often rude and unhelpful, but it's rare you have to deal with them. the maintenance people are great and quick to respond. there's no rent drop and they add bills to your rent so the amount is not the same each month, and they generally don't deliver the bill until a few days before it's due - these things make it annoying and probelmatic to make payments, especially if you're someone who travels often.

Our experience at this apartment has been great. There are a few maintenance issues, but I can see that they are actively fixing/improving things. The staff is great and very responsive. One thing I do think that needs to be addressed better by the administration is tenants smoking in their patios. From what I understand, that is not allowed and yet I see it happening all the time. Case in point, the new tenants that just moved in below us.

Adagio apartments have been a great apartment complex to live in. Speedy responses to service requests, excellent leasing office staff, grounds are maintained as well. Amenities are also a great feature. A very satisfied resident here!

Going downhill. Neighbors include an incessant barking dog with detachment disorder that management won't resolve. Another neighbor repeatedly drapes wet rugs over the balcony and leaves garbage in the common hallway attracting cats. Repeated visits to the management office promise action but nothing changes.

This place is a complete joke. We were planning to move in today, because we were shown a nice unit. We were told the apartment we were renting would look "exactly" the same. HA! We went today to pick up the keys and the apartment we were given was FILTHY. It smelled like a cheap motel (cigarettes and cat urine.) We were specifically told the entire building was smoke-free. On top of that, there were stains COVERING the 20-year-old carpet and mold on the ceiling. The cement stairs leading up to our apartment were completely broken and un-stable. Of course, as any disgusting, dishonest place would, they STILL kept our deposit and wouldn't refund any of it. We will be reporting this filth to the BBB, as well as making everyone we know aware of this situation. I strongly suggest everyone avoid this junkyard at all costs.

Adagio is a terrible place to live. The management is disingenuous. I have lived there for a year and my move in went poorly in that the unit was not ready and had crews in it the day of move in painting. Too bad for me because the moving truck was there with my furniture and management was hostile to the notion of even giving me a one day break in the rent. Upon my arrival the new carpet and paint did not resolve the fact the apartment was filthy. There were dirty clothes behind the washer/dryer. Lint clogged vents. Garbage under and behind the refrigerator. The heat and air conditioner are noisy and inefficient. Over all the place has very poor maintenance. The microwave and garbage disposal did not work and there were many issues with the maintenance department/management getting anything repaired and replaced. There is a reason they are always promoting their $400.00 referral that they give tenants who get someone to move in because if it were less it would not be worth losing friends, it is not even worth the $400.00. When your lease term is realized they charge $150 a month for a fee for month to month , unless you sign another long term contract. Management would rather you leave because that way they can keep your deposits and the agents can get a commission on a new signed contract. Overall the place is just rotten because of management!

This company also works with the criminals who repeatedly brake into our cars and steal from our apartments at Adagio. This is the worst place to live in. Officer --------------- has filed fake police reports against tenants that involve the Santa Ana Police Officers.

Started great, ended poorly.
We lived at Adagio for a little over a year and a half. When we moved in, we really loved it. We were in a three bedroom, and it was large and we liked the layout. Our neighbors were quiet, and so was the complex itself. Our unit was on one of the busier streets (right inside the East entrance) but even the traffic was quiet. We really felt safe, liked the grounds and the management. Then the manager changed. Everything went downhill. Our downstairs neighbors moved and we got new ones. One of the reasons we moved into Adagio is because they do background checks. Within two weeks, our neighbor was walking around with an ankle monitor. We had to call the cops on them for noise disturbances and smoking pot. They also smoked and it made our apartment smell AWFUL. They threw their cigarette butts on the ground, so we had to walk through them. It made the once-pretty area look trashy, and my daughter (who was 1 at the time) picked one up and put it in her mouth. I was beyond disgusted. We talked to management over and over about it. They were rude, told us they were going to do something about it and nothing changed. They didn't even document every complaint we made. They kept telling us they were going to give them a notice to comply or vacate, but after weeks of non-compliance they still hadn't been evicted. The manager, Monica, was extremely rude to me and my husband. We ended up having to complain to the company who owns the property--and still nothing was done. Also by the time we left, it seemed the area was less safe. Residents were louder. I didn't feel safe walking by myself from my car to my apartment in the dark when I got home from work. The dumpsters seemed to be overflowing a lot. People did not clean up after their dogs, which is also disgusting. My kids stepped in dog poop several times. Birds were also an issue, although not a huge one. Just lots of bird poop. The windows and doors did not have very good seals on them. We ended up having to tape plastic coverings over the window in my baby's room because you could feel a draft when you stood next to it. She froze at night in the winter. When we talked to maintenance about it, they told us that's just how the windows are and we should stuff towels in the tracks. That looked great, let me tell you, plus it was really energy efficient! Geez. Maintenance overall was pretty good. They responded quickly and did a good job when we had problems. Our roof leaked during a rainstorm and they sent a roofer out immediately to fix it--even while it was still raining. We also had a good amount of storage space with the several closets and balcony storage. Bathrooms were good size and the bedrooms were great size. Carpet was really crappy, though. It did not wear well at all and showed every little stain. The edges came up and frayed around our fireplace. They told us it was supposed to last 5 years--ridiculous. We ended up having to pay to replace it, which we fought. Toward the end we also had random brown stains coming through the paint, which was old nicotene stains. Scrubbing it made it worse. One thing I really liked was that we were allowed to paint in the apartments. I painted really cute murals on my kids' walls that they loved. We just had to paint over it before we left, which wasn't a big deal. We were given one gallon of paint free and then I bought a second gallon from them for $15. The pools were also really nice, and we enjoyed going there. My kids loved feeding the ducks and watching the fish in the pond. The park across the street was great, too. Overall I wouldn't recommend anyone live here. It's overpriced, and there were a lot of issues with management and with residents when we left. The apartments themselves were in okay shape. Parking was crappy, but that's what happens when you have a big complex. Too much noise, and increased crime.

WE LOVE IT HERE
We moved in awhile ago and we LOVE it here. The management is FANTASTIC and every office person is so helpful and sweet, they know us by name and exactly what apartment we are in! The little lake in the middle is so fun and pretty. The maintenance gets things done quickly! It is normally pretty pricey but we got it on a great deal! Before this we were living in Liberty Hill, that is a piece of junk, we have been extremely pleased with everything at Adagio so far! Again, I love everyone in the office!!! I highly recommend it to everyone! If you want to live in Draper, this place is great! Right off Bangerter and I-15, you have quick access to everything!!!!

Hidden clauses! So hidden, they are not in the contract.
Don't make one mistake with Adagio or they will not only make you pay almost $100 in fees, but make you get a money order to boot. The money order is not in the contract, but they say it is in the pay in 3 days or vacate letter, so you have to pay it. Even though I tried to pay my rent less than 24 hours later, they said no checks. I made arrangements to bring in my money order as requested and they made sure I had the 3 day pay or vacate letter before the end of the 6th so they could charge me $25 extra. The apartments are not that nice either. Air filter replacement is not apart of routine maintenance. Stray cats and dog poo every where especially in the winter. In most eves of the building there are birds nests, which even after they moved one the bird came back and so you have huge piles of bird droppings. However, if you want a change of scenery, for a free muffin and a chance of 1 out of hundreds to win a free ipod, this might be the place for you. However, it is definitely over priced.

Poor Management
I liked the place until I had to deal with the manager. She was very rude and didn't help me solve my problem. I liked my apartment but i could always hear my neighbors. I liked the maintenance staff a lot they seem to be on top of things. The only person I would get rid of is the unhappy manager who always seems to be having a bad day. I wouldn't live here if I were you.

Now Adagio
We just moved in to this property. It is now owned by another management company and we are very happy. The only issue we have is parking is sometimes a problem. But I think this happens often in apartment complexes. The staff is very nice and helpful. I have had a couple of issues and maintenance took care of them right away and were very friendly. So far we really like this community.

Very Poor Management
I was in this apartment for a year, very first thing is management is very very poor. I never came across such type of bad management. I faced hell lot of problems during my stay, recently I moved out from this apartment. They did inspection at the time of check out and given some quotation with some charges, but later they sent me the Bill with hugh amount to my new address. I spoke to the management regarding this Bill, their response is very very poor and not proper. I have cross verified this charges with many of friends staying in various locations in USA and also checked with some of friends staying in the same city. Every one commented negative about this Pinnacle Reserve, Draper city apartment. Honestly, I will not recommend this apartment.

Very poor management. and i can never get the maintenance people over to fix stuff, my window is fallin apart and i cant get them over here. Im movin out. Better to go to allegro.

Nice place, but pricey
We have lived here for about 3 months now. We have had matinance in twice now not big things. They got the problems fixed in a timely manner. My biggest complaint is the parking. they did not plan on that very well. The office people are really nice and make sure things get done.

Do not move here
Management is poor. Maintenance is good. Rates are very high for paper thin walls where you hear EVERYTHING. Not only do you give a security deposit that is nonrefundable but they also charge you for cleaning etc on the move out. It does not come out of your security deposit. I have heard from other people that they cleaned the apartment very good and could not get a walk through (which is supposedly encouraged by the office personnel). They had to pay a good amount for the cleaning after they had done a good job. The windows provide poor insulation. The refrigerator, microwave, kitchen area is outdated. The washer/dryer are cheap. The dryer only dries for 30 min at a time including a 10 minute cool down, so it actually dries for only 20 min. We cannot wait to move out.

A fair review
My wife and I moved to Pinnacle because we loved how this complex looked, the view, and the location. The outward appearance here is wonderful. The apartment interior is pretty nice, too. The washer and dryer were great to have, and the kitchen is fairly large. We had a one bedroom apartment and it was big enough for all our stuff. I would have to say that the biggest positive of this place is the "looks." There are a number of things about this place that make it difficult for me to recommend it to a person looking for an apartment. First, the management is not very good. I have lived in three different apartment complexes, and the management at Pinnacle Reserve is unfriendly and unhelpful. They do not work on fostering community or taking care of their tenants. They don't really seem to care about anyone (except for people who are looking for an apartment; once they have you sign a lease, they lose all their courteousness and friendly demeanor). I do want to mention, however, that the maintenance crew was much nicer. In fact, when we moved out, one maintenance crew member approached us and wished us luck in our move. Maintenance always did their best (although they were probably limited by the management's ineptitude). Second, this place is surprisingly dangerous and crime-ridden. During our stay here, our vehicle was vandalized twice. One time the passenger side window was shattered and another time our vehicle was stolen. When our vehicle was stolen, we approached the management team to see what they could do to make the community safer. Their reply was quite disheartening. I expressed my concern over a policeman's comment that a lot of crime happens at Pinnacle Reserve. In response to this they asked, "If you were a criminal, wouldn't you want to come to a nice place like this?" They also said that they can't put up a gate at the entrances because it would be a "liability." These responses are unacceptable and a major reason why we cannot recommend this place to anyone. Third, the parking at Pinnacle Reserve is really poor. People frequently had a hard time finding a spot near their apartment. Finally, the cost here is very high. I expect more for such a price especially from the management.

Move here if you want to make as much noise as you like - park your cars where ever you like and generally do what you want - dont move here is you are respectfull , decent , and expect the management to actually do there job.

leaving soon - extremely over-priced
Well, where to start? I had problems before I even moved in. Doing the initial pre-move-in walk-through, there were all kinds of problems with the apartment. Dirty, stained carpet; linoleum peeling at every edge and seam; disgusting blinds in the bedrooms; vertical blinds in living room were bent (it looked like someone had tried to hang from the support bar, because it was bent in the middle, making the blinds lop-sided); and there were all kinds of cracks and holes in the bathroom tile grout. I thoroughly documented all of this, and when I turned it in, I got a phone call from the office - they were upset, and told me "You can't expect a new apartment." No, but I can expect one that's clean and maintained. I went the rounds with them a few times, and they FINALLY put in new linoleum and carpet, new vertical blinds, and fixed the grout in ONE bathroom (not the master, though). Maintenance knows what they're doing, for the most part. They fixed my refrigerator and dishwasher quite well. But they handle problems that are beyond their skills in very poor ways. Like windows. Both bedroom windows in my apartment had water in the tracks. This was repaired by taking a crowbar and hammering it through the weather seal between the glass and the frame. I kid you not. I saw him doing this, and thought there was no way that could be right. So, I checked the neighbors windows all along my building, and same thing. Everyone has 1-inch crowbar slits in the weather seal. Which basically voids the whole point of the weather seal and insulation. Consequently, the apartment are VERY drafty. I keep a space heater in the front room by the sliding glass door, my son's room by the window, and will probably get one for mine. Thin walls. VERY thin. Although, it was rather entertaining to hear my neighbors arguing at 2:30 in the morning, once. Thankfully it only happened that once. Still, unless you're fond of giving concerts, there won't be any singing in the shower at this place. And if you live on the ground floor, you'll hear EVERYTHING your upstairs neighbors do. Any kind of upkeep or repairs to the buildings or grounds takes FOREVER. They finally got the "pond" fixed during this summer (apparently it was torn up for over a year - it was when I moved in), but now all the buildings in my area are supposedly being repainted. Not sure when they plan to do that, since the ugly white primer has been "drying" for over a month now. New management took over this past summer, and rent rates have been steadily climbing ever since. I'm moving out because they're trying to raise my $795 rate (I actually pay more than that since I have a cat and renter's insurance on top of it) to $991. I think not. This place is DEFINITELY not worth a $200/month raise in rent. And if I'm going to pay that much, I might as well buy a house. The maintenance issues I could deal with, since I did a lot of it myself (except for what I mentioned and the windows - if I were staying, I'd file a complaint with the Dept. of Health, or whoever's in charge of those things). But, given the way this place is kept up and maintained overall, it would feel like throwing money down the drain. Only good thing - if you're an Ikea fan, you'll be right across the freeway from it. I can wave to the sign from my parking space. Consequently, I never shop there. ::shrug:: My recommendation - rent somewhere else.

awful!!!
I was charged $90 even though my wife and I conducted a thorough cleaning of the apartment. We know we left it on the same conditions as we found it and submitted proofs in pictures on the excellent conditions that the apartment was left. Prior to turning-in the keys, we called the office and requested a walk-through to make sure there was nothing wrong with the apartment, and if it was unsatisfactory, arrange to meet the demands. We were told that they couldn t say when a walk-through would be possible. And at no moment we receive a phone call from their business office inviting us to do a walk-through which by law it is required. Furthermore, they did not submit to us proof in pictures that the bathroom floor(s) or kitchen appliances were not cleaned when those items were thoroughly cleaned. I am to conclude that with out proof from them I was am being lied to. And that is not only dishonest but also bad business practices.

What a waste of money and time
I refered my freind and his wife to our apartments, he has a 790 credit score, his fiance has a 690, they still have a couple things in collections but otherwise great credit, i got a phone call from him today laughing saying they declined him for the apartment??? Don't bother going there and filling out a application fee if you have 1 little thing in your credit that is negative, They charge $35 dollars for each application FEE and once your declined you get a "ahhhhh So SORRY attitude with a little smirk on there face and snatch up your check and poof its gone, he said he has had better luck in Vegas, its really sad when a computer program detemines your credit worthiness, and your rental history, income and word doesn't mean a dam thing anymore, Please don't waste your time with this place. after hearing this we will be moving out and advise other couples not to waste your time here.

AWFUL Staff
So living in our apt didn't kill us. THat is the best that I can say. I never really thought that having a bad office staff wasn't that big of a deal, but then the problems started, and it became a joke. Our bathtub faucet broke, which meant that it leaked all the time. We told them on a Sat that it was broke, and a week later, NOTHING. We called again and received, "Oh sorry a work order wasn't put in for it" sorry sorry sorry....and it still took them a few days to get it fixed! We would need to contact them and we'd have to leave messages. Messages that were never checked, and WE would have to call back to follow up. I train for Customer Support, and WOW do they need it!!

horrible experience
I couldn't what I was put through from these apartments. I recommended to apply to these apartments. I applied, they asked for a $70.00 application fee for me and my daughter and a $125.00 deposit. They were so rude we were going to leave and then suddenly they said just pay the 125.00 deposit and when you get your diability check you can come in and pay for the $70.00 application fee. I just got my disability check. I went there gave them the 70.00 and I had already given them the 125.00. They said they couldnt run it right away. Twenty minutes later after I had left the complex they called to say I was turned down to bad credit. I have medical bills because of my disability but they intend upon keeping my $70.00 application fee. This is an unbelievable rip off!!!!! Dont rent there. Dont apply to rent there. I am telling all of my friends and telling the lawyer that recommended the apartments to me.
