The apartment is not terrible overall, but choose wisely when getting an apartment on the third floor since they don't have elevators. And the parking situation is horrendous, getting home after 6pm and having to park a few blocks away with young kids was not my expected plan when deciding to move here.

This is a very safe and community related apartment complex to choose to live at. The front office constantly has food trucks or little events (i.e. gift-wrapping station around the Christmas holidays. Dog related events. ECT.) The communication is also amazing with the office staff and maintenance staff.

I've had a great experience so far nothing exciting or worth noting. Just an easy process and no hassle at all. I'm impressed with the speed of maintenance once you put in a ticket. They usually come by and fix same day!

This community is advertised as luxury which it is not. The grounds are not kept clean. Landscaping was great at first but the past 6 months or so, the service has not been good. The apartments and appliances are very outdated. They bandaid fix things so there are repeated maintenance calls needed. The maintenance crew are very nice and do their best. The pool is open too short a season and also opens for the day and then the attendant cleans it and you have to wait to go in. The amenities are a big perk to this type of community so it is disappointing. The playground is very outdated as well. The dumpster is often overflowing and looks awful. For the amount of rent they charge, the property should be better maintained. Initially moved in and was very happy with the overall environment and surrounding common areas but have since seen how rundown things are becoming without updating. I had hoped to live here for many years but will probably not renew my lease for another year unless we start to see some real improvements.

Office staff is always helpful and friendly. Grounds beautifully maintained. The Maintenance staff was quick to respond and very thorough. I loved liviing here and only moved because I bought a house.

My apartment is very nice and ideally located on the first floor, near the pool and clubhouse. Everything has been in great condition and good working order since move-in. The only exception is when I clogged the garbage disposal. Maintenance came right away and fixed it. All staff members are courteous, helpful, and personable. They were particularly responsive and kind when one of my dogs passed away. I feel like residents are well-informed and treated respectfully. The grounds are well maintained and the landscaping is lovely. I love the pool and spent the whole summer out there. I'm newly divorced and I've never lived alone in my own residence before. The leasing process was so easy and I feel very safe. My experience here has been ideal so far.

Very quiet community. The high ceilings make the smaller spaces feel much larger. The mailboxes are on one central point versus close to each building. Parking spaces are definitely a challenge. There is no assigned building parking so you could have to park several buildings away from where you actually live.

The company offers a lot of extras. Free breakfast every other month, different food trucks on site sometimes every month, complimentary Starbucks coffee/tea in the clubhouse, a sitting area with a TV. The staff is very nice and wonderful to work with. It's a very quiet community. I thought it was pricey at first but after looking at other prices, I guess it's the norm these days for a decent place. The apartments are very well kept for the age.

This apartment complex is very convenient being so close to the highway and the main road but that is also one of the downsides due to the constant sound of traffic and sirens going to the hospital. The lack of natural light is another downside even with multiple windows it still feels secluded. The light switches feel like there wasnt much thought put into them as you have to walk across the living room to turn on any light in the house which can be a struggle when you're carrying groceries in the dark.

I would say I haven't had the best experience with the property management at these apartments. Every issue ends up into more issues, instead of fixing the issues, I have had the same issues since I moved in and bare minimum help. These apartments do not care about their tenants. We're just a $$ sign to them. Community is always covered in trash and dog poop. Pool was filled with trash and debris the whole summer. Grills weren't working properly and caught on fire due to them not cleaning it out. Even after multiple attempts and complaints, never was a resolution until the end of the season when no one wants to use the grill anymore. I could go on and on. I have many video proof too of the lack of upkeep of this community and the not caring. I spent more time cleaning out the pool and picking up trash than I did enjoying the pool. Everyday I pick trash up outside of my apartment building. I maintain my stairwell cleanliness because they don't care to make sure someone upkeeps the apartments properly. Not to mention that they never hold anyone accountable for their animals pooping and not cleaning it up, they always ask for video proof, like why would I pull my phone out and record a random person. I was peed on while sitting on my own patio and I sent in proof and nothing was done about it either. I still had issues with my upstairs neighbors dog peeing and pooping on the patio.

Predatory, Dishonest, and Exploitative Management Renters Beware! If I could give zero stars, I would. The management here engages in unethical and unlawful practices that take advantage of tenants. After moving out, we were hit with over $1,500 in carpet replacement charges that were assessed before any inspection, vendor assessment, or cleaning was even done. The so-called evidence they provided later consisted of vague, selective photos, some showing damage that was NOT even present when we moved out, and unsigned, backdated vendor memos created after they had already ordered and installed the carpet. When questioned, management ignored the clear timeline of events, the inconsistencies in their own documentation, and our evidence disproving their claims. Instead, they hid behind boilerplate lease language and issued threats of sending us to collections within 30 days, without following proper legal procedures under Virginia law. It is clear this is not an isolated case. We have seen a pattern of every unit having carpets replaced upon move-out, regardless of condition, an easy way for them to bill tenants for planned upgrades while pocketing the benefit. This is corporate property management at its worst: hourly-wage staff doing the bidding of a faceless conglomerate, preying on renters who do not have the time or money to fight them in arbitration. If you value honesty, fairness, and your legal rights as a renter, do not sign a lease here. Save yourself the headache, the financial hit, and the stress of dealing with management that treats tenants like ATMs. If you already live here or are considering signing, make sure you OPT OUT of their arbitration clause in your lease, so when they inevitably try and screw you over and blatantly violate your tenant rights, you'll have the opportunity to take them to small claims court.

The apartments could do with some updates to the cabinets and sinks that have a rust and a breaking. There always seems to be a pest of some sort of pest also. Other than that it's pretty safe and quiet for the most part. I just wish that they would update the apartments and do something about the spiderwebs outside our doors.

The apartments are not worth it. I would stay with the apartments if the water bill goes down, water is overcharged. I wasn't home for 2 months and I paid water for no reason. Ripoff. It's not fair how other neighbors got renewals on their leases with no increases and here I am paying 1,875 for a one bedroom apartment. Over a 300 dollar increase from my prior lease. Complete BS. If you want to get ripped off, move here. They will take your little money that you have, inconsiderate considering that I am also a military member.

The staff are kind and helpful. It seems the apartment owners dont want to do proper repairs to maintain the buildings. Buildings need a full renovation, not just painting over the mold and damages. There is no way these are worth the monthly rent cost.

This is not a luxury community. The only luxury are the rent prices they charge. I only stay here because I have one of those dog breeds that are considered vicious and this is one of the few apartments that take my dog breed.

Currently the biggest complaint I have about the apartments is the price. The layout is not worth the money being paid. Other apartments in the area are offering 1 bed 1 bath apartments with garages connected to the apartment for LESS money.

The application process was easy and they do a great job communicating with the tenants. I think the only downfall is they require two months rent to break a lease. Most apartments require one month's rent. I would have rented with another apartment complex if I knew that.,

The maintenance staff and the office staff are always prompt to handle any issue. I chose Adalay Bay based on the landscape and the layout of the units. I downsized from a 4 BR family home to a 1 bedroom apartment. The apartment complex and the unit I rent feel like home.

Prices shouldn't be so high. There's no grace period for payments like some communities. Maintnence is pretty awesome, completing any request within a couple of days. There's no clubhouse which would be nice. The pool is also cool during the summer. Waterbugs love this place!
