I love this place...
This is the best apartment community I have ever lived in! I have never had the first problem with the way this place is managed. I hate it when people complain about stupid issues that they knew were their fault. I transferred from one apartment to another here and I was told what the policies were up front. They don't fine you for parking violations, they put a note on your car! At least they care enough to try and keep parking under control! I have lived in a bunch of apartment communities and never been this happy. They really go above and beyond to make you feel welcome and at home! I love the staff, and the apartments and community are beautiful! I will definitely be renewing my contract when it comes up again!

Save your sanity and go somewhere else!
Adalay Bay is for the most part an aesthetic dream; It is gorgeous! They have the beautiful landscape, pool, etc., but that is approximately where the dream turns into a nightmare. While very polite, the staff will ream you for frivilous charges at any chance they can. When you confront them or ask for some grace (even when it is not your fault) they will reply that the computer charges the fee, not them. They must believe that we are idiots. Someone is keying in data for a computer to ilicit that type of response.
Secondly, never have I seen rules enforced so arbitrarily. I was turned in for not picking up after my dog; which the individual later admitted was false. Adalay Bay said next time it would be a fine. When I caught someone leaving a bag of dog poop on my doorstep, they told me to throw it away and not cause any problems. If you want fair treatment, go somewhere else.
Third is parking. While other places have parking issues, I have not yet come across any apartments in the well over $1000 range that have this asinine of a problem. People park in handicapped spots without getting in trouble, but when someone parks along the curb, they are ticketed. It is absolutely ludacris. For your own sanity and well-being go somewhere else; I am.

Extremely Pricey
It's a nice complex but it's too pricey. Major spike in price. For a couple of hundred dollars more you can buy a condo.

too pricey for what you get, hundreds in hidden charges.
We have lived here about a year and although we expect to pay a fortune to get out, we are planning to move. the staff is curteous, the grounds well maintained, but I have also seen other's in the area that are just as nice, cheaper for the same amenities and considerably more spacious.

As far as this complex, we no longer understand what a security/pet deposit is for. we moved into a smaller unit on the condition that we get the first larger apt avaliable. We were told due to the wait, our lease would transfer with the price adjustment and so would our deposits. However, the agent who told us this dissapeared when it came time to move and we not only lost our pet and security deposits (over$600)but were charged about $500 for new carpet and had to pay a new deposit and pet fee for the second unit (we were only in the smaller unit about two months with two small dogs). We should have left then, but were stuck with no time to do so.
Parking is also a problem. There seems to be more cars than there are spots avaliable (maybe due to visitors not parking where designated)and when you park along side a curb you get ticketed (another charge). You have to park somewhere! It is your home! What are you supposed to do with your car? Put it on your patio? Its Rediculous!
There have seemed to be hundreds in hidden costs around every corner. However, it has been safe (except for one incident of massive spray painting of cars), clean, and well maintained, but we are going where we can get much more for the same price.

We love it here!
My family and I amoved in here about two years ago when we transferred with the navy. The ladies in the office have bent over backwarsd for us from the first day we met them. It never stopped even after they had our money. It looks to me like the people who wrote bad reviews were charged because they damaged their apartments. They should know that all apartments charge when you break something. The apartments are really nice and big. This place feels like a vacation get away! They throw the best parties and always give away a lot of prizes. The maintenance guys are the greatest. They never take more then a day or two to fix any problems you have. I have gotten to be friends with a lot of my neighbors too, and they all love living here. There are a few things that are slight problems here. The parking is tight sometimes. They have a person that puts notices on cars parked illegally though to help. My other problem is that tenants don't always clean up after their dogs. The office sends out letters about it a lot, but people don't always listen. We will be renewing our lease when it comes up because we really love this place. They know us by our names, not a number!

Not worth the money
I initially moved to the apts when it was known as Alta Bay. It switched to new management a few months after I moved in. The apt was very small and noise was definitely an issue. It sounded like a marching band stomping on my ceiling. Very poor insulation from sound!! When I moved out the management charged me to replace two blinds that were damaged when I moved in. I showed them my initial walk through papers where I specifically documented that they were damaged and the new management refused to respond. I ended up paying to replace blinds that the previous tenant ripped up. I wonder why they weren't replaced for me when I moved in???? I do not recommend dealing with this complex.

Best Apartment Complex I have EVER lived in!
Adalay Bay is definitely a little pricey compared to what I am used to in South Carolina, but real estate is much much cheaper down there. When I came up here to find an apartment, I looked at tons of places, and though Adalay Bay was a little more expensive, I felt I was getting my extra money's worth. EVERYTHING about this complex is 10 times nicer than all of the other ones I looked at.

I overlook the pool and can't wait for it to get warm enough to use. The grounds are incredibly well landscaped and a landscaping crew comes once a week to mow the lawns and take care of everything. I have yet to need any maintenance, but once every month or so, they come by to switch out our air filter for us and are very nice.

I love the ladies that work in the office and they have been very helpful. They went the extra mile for my husband and I to make sure we would be able to move in before my husband had to report to work after we moved up here because the apartment originally wasn't supposed to be ready for a few more days. When someone said in another review that they all know you by name, they weren't lying. :)

The gym here is very nice as well and is in the part of the club house that is available 24/7 for all residents by way of a key card. In another review, someone said their key card never worked, but my husband have never had trouble with ours. The gym has two treadmills, an eliptical, and a bike, as well as 5 or 6 different weight machines, each of which you can do two or three difference exercises on. They also have two TVs in there. I try to workout there as often as possible.

I love the look of my kitchen and that fact that the apartment has crown molding and chair rail. It definitely adds a nice touch. If you're on the first floor, you'll have 9ft ceilings, and if you're on the 3rd floor, you'll have vaulted ceilings. Unfortunately when we wanted to move in, they only had the floorplan we wanted available on the 2nd floor, so we have regular 8ft ceilings, but I don't mind at all.

I could go on and on about the good things, but on to the bad.

I'm not sure if my first complaint has to do with my neighbors or the construction of the building, but nearly every day we hear our neighbors' music and movies as well as the vacuum of the people above us. Personally I feel that the neighbor below us just has no idea how loud he listens to his movies, and the same goes for another neighbor who listens to very loud music a lot. I've called the front office about it before, and they contacted our neighbor and let them know that another neighbor was complaining. After that it stopped for a few months.

Like others have said, the parking can often be an issue. I've heard it's worse at other buildings, but often when I come home later at night, I can't park right in front of my building. I have to park in the visitor parkin area, but really the walk isn't bad. It's pretty much across the street and off to the side of the building. No big deal.

I thought there was one more bad point, but now I can't remember it, so I guess it wasn't that important. I've lived in several different apartment complexes over the years, and this one is by far the nicest and my favorite for many reasons. Sure there are some bad points, but the good ones far outweigh them. I've already recommended Adalay Bay to several friends planning to move to the area.

Moved-in in July 2005
I've been here since July 2005 and really like the place. My only complaint, like everyone else, is the parking. I remedied it by getting a garage. Any maintenance issues that I have are always addressed promptly. The management staff are extremely personable and friendly. Based on my apartment search, the cost of the apartment is comparable to any other nice apartment in Chesapeake. Folks have to realize, you get what you pay for.

Horrible!!!
Looks nice on outside, but cheap on inside. Not worth the money. Two people were assulted in the complex during my 7 month stay. Witnessed alot of young drovers speeding. They allow pets and charge extra but then kept the security deposit and charged an extra $1000 to replace the carpet.

I wrote "Too Pricey".. please disregard and read this instead!!
The situation in which I wrote the review titled "Too Pricey", has been taken care of in the best of ways. The ageng who the dispute was with no longer is employed here, and our apartment manager has been dilligently looking for a more affordable apartment here in Adalay Bay for us for the past 2.5 months. Finally, after patiently waiting, we will be moving into one this weekend!! The people above us, who were a bit loud for a while, have toned it down, and my husband and I realize now that when you live in a bigger building, parking is always going to be an issue. Since I wrote the last review, my husband and I have also added a new member to our family: a dog. The management has been more than wonderful about our addition, and everyone has welcomed him. We look forward to moving into our new place, and also continuing our business here. Like I said, please disregard the other review. I've found that if you're patient, and have honest management that are willing to work with you, you will have a happy renting experience!!

Great complex!!
We have lived here for two months now and it is great. The only problem I do have is with parking!! I work nights and finding parking when I get home is terrible. The apartment building it self is beautiful, the staff is wonderful and they respond to problems quickly. I reccomend this apartment to every one.

Too Pricey
Absolutely NO parking after 6pm, No reserved parking for your apartment, Access Cards to facilities (such as laundry room/fitness room) never worked.. Office staff offered us a smaller apartment so we could save more money and then gave it to someone else, after they knew we were getting into debt. I would not recommend this apartment complex to anyone. (And when we looked up how much our apartment should be according to the Internet, it is advertised for $1100 a month, but somehow we were charged $1220 a month). The people above us sound like elephants on parade. They wake us up often around 4a.m.

Top Notch!
I have lived at Adalay Bay since it was Alta Bay and have loved every minute! I have to say, as good as it was before, it got even better when the new company took over. They really care about the tenants happiness and it shows all of the time! They go out of their way to give great parties and EXCELLENT service! The ladies in the office always have smiles on their faces and maintenance is the best I have ever seen (I have lived in quite a few apartments). The property is very well maintained and the apartments are very high quality. If I had to complain about something, I would say that parking can be problem at times. All of the good things about Adalay Bay definietley out weigh the one SMALL problem. I would recommend this place to anyone who wants to live in luxury!

Absolute superb place to live
You will find other ratings from me for another complex in VA Beach. Summary: it was a dump, and I paid almost as much as I do here.

Let me start by saying that this is a top rate apartment complex! Not only does the office staff know you by name, but they conduct operations with utmost professionalism and integrity. The grounds are well kept, and the maintenance is among the best I have ever seen. I feel very welcome here, not just another "revenue stream" as many other complexes make you feel.

Again, if you are in search of an apartment to rent in the Hampton Roads area, please, please, come visit Adalay Bay. You won't regret it!

You can´t get any better than this!!!!!!
I have lived at Alta Bay for about 9 months, and I have loved every minute! The office staff is always friendly and professional and maintenance is on the ball! On the few occasions I have had to call in service requests, maintenance has responded quickly and fixed the problem efficiently! The property itself is beautifully landscaped and well maintained! It is obvious that management cares about the property and the residents! The staff often has wonderful parties and resident functions where they spare no expense! You will find that the entire staff is always helpful no matter what you need! In the summer time, I feel like I am living at a vacation resort with the gorgeous pool and great facilities! While parking can be an issue in some areas, I have never heard of an apt. complex that had enough parking. It is pretty much standard in apt. living. I am thrilled to live at Alta Bay and plan on renewing my lease when it comes up in April. I highly recommend Alta Bay to anyone looking for the best!

Short tearm lease is very expensive. They nickel and dime you on the location of your apartment ie..garden view and which floor.

Its a very nice place to be in the Summer, the pool and attendant was very, very nice.
There are 2 public gas grills at the pool, nice for cook outs. There is a charcoal grill in the garden.

The playground is located too close to the trash area, and for the amount of rent you pay I expected it to be nicer. Its made of metal and was very hot to the touch in Summer.

Close to 168 bypass so it was noisy on the patio.

The Fridge in the apartment is very small, not ideal for large family to store food in.

The maintenace crew is very helpful and respond quickly to problems.

The office staff is curteous, but aloof.

Its the Best!!!!
I have lived in a number of apartment complexes and never have experience something like this. I had heard that the "Alta" apartments were second to none and thats is right! The staff is caring and loves what they do. They are allways holding functions for the residents. The maintenance is awesome!!! You go.. I am going to live here for ever!!
