I moved to Adalay Bay in the Beginning of June. I did not get in to my apartment until the middle of June or so and when I finally got to living there the apartment was not ready to move in. Their were spiders all over the sunroom, the kitchen floor was dirty, bathroom floors were a mess, their was a leak in my sunroom, and even through all this I still was able to make due with the apartment because it is a pretty nice looking place. It was until the "Manager" who plays favorites with certain tenants.Bottom line....don't move here unless you are cool with the manager. I plan on leaving after my lease or sooner. Unprofessional and irresponsible managment. If MAA wants to fix something. start with your staff. Because they are killing you right now.

Happy

My family and I moved in just a few months ago to Adalay Bay apartments. I must say that I do not understand some of the posts on this website. We enjoy living here. The military moved us to this area without much notice, and we had a to find a place to rent very quickly. We moved in because the apartment was cute and the bathrooms and closets were a good size. The people in the office have changed, and I guess the company has changed, but we are not affected. My husband's commute is long so be careful if you're going to norfolk. My kids enjoy the playground and the pool the most. We only go to the office when we pick up packages but the girls have been nice and helpful. I've had to ask my neighbors to turn down their music twice. Parking gets tight around some of the other buildings. New paint is dark, but looks better than the old stuff. We are happy and we will most likely stay here until we pcs.

MAA is Horrible!!!

Moved in a year ago and my roomie and I were so happy with Adalay Bay! But ever since MAA has taken over, everything has taken a nose dive. As one of the other reviews states, they have painted the buildings dark grey with black banisters and railings. Even when it is sunny without a cloud in the sky, the stairways are now dark and ominous. The staff is not friendly at all! When we signed our lease, it said that our rent is due by the 4th of the month. That typically means that it would be considered late on the 5th. We have made our payments on time every month. In June, we were both out of town for the weekend and planned on paying our rent on the 4th. At 9:30 on the morning of the 4th there was a letter on our door advising us that we were in noncompliance with our lease and that they added $118 for the rent being late and $27 for "lawyer fees" in case they had to sue us for the money. When we contacted the office, they stated that our rent was due by the 3rd of the month and this was normal procedure for being late. Because we were late, they advised we would no longer be able to write personal checks, we could only pay the entire amount due on the website (which was a problem with two people paying separately) or we could get a money order. This was all because we were one day late once in the entire time we lived there. If MAA hadn't taken over, I would have gladly recommended this complex, but they are officially running Adalay Bay into the ground. DO NOT MOVE IN!!

Adalay Bay - not so beautiful with new managament-MAA

I have live at Adalay Bay for about 2 years. I loved the staff, the complex/community and the atmosphere. However when MAA became the new management, this place became not so nice. The new staff are horrible to deal with, the maintenance is not as prompt and thorough and WHAT IDIOT DECIDED TO PAINT THE EXTERIORS OF THE BUILDINGS AND THE RAILS TO ALL THE BALCONIES BLACK/DARK GREY AND DARK GREEN!!!!! It is so dark now, its gross!!! I thought...my God that is horrible!!!! I thought my eyes were playing tricks on me at first and then I came home from work and went to sit on my balcony and the railings were basically BLACK!!! Talk about living in what looks like a jail cell!! When they passed out the notice that they were going to repaint, I thought "oh good, brighten the place up a bit with a fresh new coat of paint". But they went in the opposite direction. They probably thought, "Lets make this place as dark as possible so people don't feel safe at night cause its too dark to walk to their car. Also, the break in a week or so ago was also the first time I heard of anything like that taking place. I will certainly be moving out when my lease is up. January can't come soon enough!!!

Great Place So Far

I moved to Adalay in late September of last year, the staff was kind and helpful, I haven't dealt with the manager that everyone seems to be having a bad experience with, I always only dealt with the two staff members, a man who is balding but very kind and helpful and a woman with blond hair who is also kind and helpful, those who currently live here know who I am talking about. I did make some maintenance calls and they were addressed very quickly. About a month or two ago, Adalay was bought out by a new company, and since have done some paint jobs on the outsides of the complexes and currently power washing the sides and balconies. I don't really associate with my neighbors and everyone has always been friendly and keep to themselves. The complex itself is well maintained and well kept, pretty much a nice environment to go home to after a long day's work. I can honestly say that it is a safe place, I haven't experience any unsafe situations nor know anyone who has thus far, though I wish there was more lighting at night, currently the only lighting is the lights attached to the outside of the complexes, can be very intimidating to some, especially if walking to the mailboxes and going to the fitness center to work out. A cop or two actually live here so there is that added peace of mind should something happen. I haven't been able to hear my neighbors as some other reviewers had mentioned, but lucky my room is at the corner and not adjacent to a neighbor. Other things, they have an onsite car wash but you have to do it yourself and use your own soaps and such, pretty convenient. They also have a community pool, I haven't used it yet, and will probably be annoying considering the kids here. Oh yes, some neighbors do have kids, most of them look to be in their early teens, possibly in middle school through high school, and there is a school bus stop just outside of the entrance, so be careful when pulling out, I haven't experience any negativity from the kids, they seem to just hang out with each other as any normal kid does. If I do have to say something negative about Adalay is their parking, they don't have enough for everyone, or at least neighbors have way more cars than they need, or have too many guests staying over. You might have to park your car on the opposite end of your complex or at another complex, or outside on the street curbs or even have to park at the prospective tenants parking spaces which management does not like but oh well. But most of the time I was able to park next to my complex. There are no assigned parking. This is a great place to live but it is pricey, having a roommate will make it very affordable, or if you job pays well, you should have no problem and would enjoy your stay here. You have to pay all utilities such as water, electric, garbage, you can actually pay water and garbage as part of rent as a convenience because they actually pay it though that part of your rent money, electric you will have to pay outside of Adalay. I work 5 minutes from here and it is a very convenient place to live, it is right next to the highway, close to the mall, shops, hospital, etc. It is a good place to live, but pricey, hopefully any future tenant can catch one of their discount deals like I did.

What's with all of the negativity????

I have been here for almost a year...all of the office workers are very kind, they show genuine concern for me and my family, my work requests are taken care of pretty quickly... I see all of this negativity towards the manager in these reviews, I don't see that in her. I have never witnessed any such thing towards another resident from her or personally or from the other workers, if anything everyone here is very social with the people that live here and anytime I have visited the office or attended any of the events here, they are all working hard trying to make it go smoothly for us with a smile on their face!!! I'm sure several other residents feel the same way and appreciate all of their efforts! It just seems like the individuals that are expressing their negative thoughts have nothing better to do with their time!! If you don't have anything nice to say, then don't say it...get a life already! This is a wonderful place to live all around!

Manager is a wreck!!!

My family and I have lived here for 3 years now and honestly the way we have seen the staff treated by the current manager is unreal. Whenever we have maintenance in our home, whether it is to change a light bulb or to snake a drain, you can bet money she will start yelling at them on their walkie talkies. The way she barks at them is so ridiculous; I am surprised she still has a job to go to in the morning. The maintenance men are so sweet, caring and seem to truly care about us, just like the guy and girl (other than the manager) in the office. I have no idea how someone who seems so miserable and negative ever got where she is. We have thought about not staying here because of her, but my husband and I have agreed to stay because everyone but her is so nice. I will really enjoy the day our son can sleep through his nap without her squawking voice beaming through their airwaves. I really don't know how they do it. We look forward to going into the office when she is not there, but even when she is, I have to agree with what I've read, she s locked away in her office: door and blinds closed, and if her office is open, she never once comes out to say hi or ask us how we're doing. I'll bet she doesn't even know our names. She's just really uninviting. It's nice to read she gives treats to the animals, but I'm almost sure it's because she relates more to them than the people that live here. I have no idea of where she came from. The manager that was here when we moved in back in 2009 really did seem to care. The next manager, the one that was here for a few months, was nice and we're not sure what happened to her, but the old, rude, unfriendly to humans lady in there now really needs to pick up some people skills. Other than her, this is a wonderful place. I have great neighbors, we make play dates with our children and really look out for each other. I am so happy we found this place and we'll be happier the day the wicked witch flies out of here on her broom.

For Clarification Here...

I have lived at Adalay for three years now and I think that all of these review battles have become really confusing. Some of these comments make it sound like the original manager at Adalay did all of these unethical things. I think it is important to clarify that the person the previous reviewer was describing was a manager who was only here for a short time between the original Adalay Bay manager and the current manager. This is very important because the manager, who was at Adalay for years, was truly a commendable person. She was always professional and kind. I could never see her do any of these unethical things. Now, I don't know much about the manager who was there between the current manager and the original manager because she just wasnt there that long. But I do know that no manager who has been there since the original manager left has been up to the same high standard that was set when Adalay Bay shined!

I call BULL!

I live at Adalay Bay, have for a few years now. I watch this site to see what my neighbors are saying and normally keep quiet. I noticed that two new reviews were written about how great the manager is and i decided to speak out. Since old manager left a few years ago this place has been awful. The current manager is the problem, the other office people and maintenance are great and try their hardest to make things the way they used to be. It seems very convenient that there are suddenly two rave reviews about the manager when the majority of the people living here think that she is rude and hard to approach. She locks herself in her office with the blinds closed and refuses to help customers when they come in. I have personally witnessed her yelling at the people that work for her. She has even been extremely rude to me and other tenants. The place used to be awesome, they knew everyone by name and threw great parties and the office was a fun place to visit. i feel sorry for the people that work there now because it is the most cold and unfriendly place to visit because of the manager. I would bet my right arm that she either wrote those reviews or had a friend do it for her. I bet my neighbors would do the same. It is sad because this is a really pretty apartment complex and the rest of the staff is really great.

Most of management is friendly

I really love living here. There are pros and cons of every apartment complex. Most of the management is friendly, Certain ones more than others. Whenever I go into the office and the younger lady is working I do not seem to get help. She seems as if I am bothering her just because I am requesting to pick up a package or ask for something to be fixed in the apartment. When someone else walks in she seems to get cheery until they leave and she is just cold again, while I am still there. I don't know it is professional to be fake for your customers or tenants, but if it is you should be fake when they are all present. Maintenance is great. They are really hard working and are very speedy with their response. I have left valuables and money out when they came by and no one was home and nothing was ever missing. Very trusting. Pool, car wars, dog park, kids park and clubhouse are all great. The main manager is very friendly and helpful. She has had maintenance respond super fast and never gives me a hard time or seems like I am bothering her when I need to pick up a package or ask to have something fixed. I recommend ADALAY BAY.

Excellent Management

It was extremely disturbing to read these reviews. The manager of this complex is extremely professional and friendly. She is very customer oriented, and always goes above and beyond to meet the needs of her tenants. She has returned calls right away. She greets me when I walk in the office, and always has treats for my little four legged buddy. My overhaul experience has been great. Adalay Bay is a safe and beautiful place to live.

What's the manager's deal?

Adalay Bay is a nice place. The handymen are good and very nice. There is a male and female in the office that are both nice and always helpful. I have been here with the recent change of several different managers, and that's all been okay. But the current manager is hard to figure out. For the longest time, when I would go into the office, I thought she wasn't there. It turns out that she sits in her office with the lights out and the mini blinds only partially opened. It's like she sits in there peering out to see who's there, but only rarely coming out to help people. When I have talked to her, she interrupts me, talks over the top of what I'm saying until I stop talking, and each time, I have felt like she is speaking down to me. I don't understand this!

If you're late you're late. The lease that you and I and every other resident signed when moving in clearly states what your late fees will be if you are late. Credit cards bank loans everything has fees if you're late. The ladies in the office are only enforcing the companies policy they don't make the policy's . I have live here for 5 years and just signed a new lease I have never seen a roach NEVER. if you have any insect issue you call the office and the pest fee covers it, Orkin will come right over and take care of it. The trash compactor and playground were designed by the original company not this one. The office staff and maintenance staff do CARE about the residents and are always professional and kind. As far as the parking it is terrible, a lot of that blame belongs to the residents they allow their visitors to take the residents parking spots instead of showing them where the visitors SHOULD park. The management does not suck as you wrote they very nice and bend over backwards to help any residents and they are always looking for events to have for the residents. This is a false review and looks like payback for you paying your rent late. I highly recommend this complex and the staff.

nice at first but management is mean

My husband and I just moved here a few months ago. He is in the Navy and we just transferred here. When we first moved in, they wouldn't show us our actual unit. When we got to it, our apartment smelled like smoke and our carpet had many stains and lose threads. But we let it slide because management was so nice, maintenance was friendly, and we really enjoyed the amenities. THINK AGAIN! After a while their true colors start to show. Most of management has NO sympathy for you after you sign the lease. Most of maintenance doesn't do crap. And most of the amenities end up being "out of order" anyways. Too bad a bunch of sour grapes ruin it for everybody else. I would not recommend this place for what I pay for rent.

A For Adalay Bay

I lived at Adalay Bay with my two daugthers for two years and give them an A The apartments are spacious, warm, and inviting. The maintenance staff do a great job on the upkeep of the apartments and landscaping. The office staff are very kind and caring knowing every resident by name. They are also extremely professional and quick to respond to the needs of the residents. There are multiple family oriented events hosted for the residents througout the year with games, food, and awesome prizes! The community is very safe, we never encountered any issues, and I always felt comfortable in letting my children play freely. If you're looking for a wonderful place to call home, look no further!!!

use to like adalay bay more

the woman who says she is in "charge" of the pool is incredibly annoying. She creates a ton of rules and vindictively inforces them. she favors certain people and dislikes others and uses her "authority" to annoy them. She gossips and even tells untrue stories about people. The worst part is she has intimidated enough people or fooled them enough that they are either afraid of her or want to be her friend. We have lived here over five years and never until last year had any problem with the pool attendants. this woman likes to make life as miserable as possible for you if you happen to get on her bad side. she really needs to go if adalay bay was smart.

Worst Manager of the year award

I had lived at Adalay Bay for just over six months when it was time to renew our lease it went up by $300. The sevice peronal are average but do not like confrontation. I complained several times about my neighbour leaving trash bags outside their door for upto a week at a time nothing ever got done as well as dog poop on the stairs that sat there till it was trod on and washed away by the rain. The manager is the rudest person that I have ever had the unfortunate opportinuity of meeting she has the worst attitude on her and does not like to help and makes you feel that you are putting her out. I dont know how she got that job does anyone else have the same views towards her??? Also to add that yes I agree with others the water and electric bills are high. Overall I know there is better places to live for the same price.

This place is horrible!

This place is the worst. Ever since old management left (2008,2009,2010) the place has gone down hill. Recently new management arrived and residents were not even informed or properly introduced! Who does that?! Management is rude and clueless! There's also something shady is going on with the water bill! The long and short of it, my family and I are out of here!!

rent increases like crazy

apartment was very noisy, people above us very loud. apartments are very small. they increase the rent terribly. our 1300 sq feet, which was not 1300 sq Ft went up to 1795 which is why we left late in 2007. no assigned parking, it was crazy trying to park sometimes. They work the two handy men to death. (unless they have hired more). there is always dog poop everywhere, they do not fine like it says in the rental agreement. People never pick it up even when confronted about it. covered parking, lie, it costs up to 400 to rent the garage, the one we rented was too small to fit our car. when we wanted to get out of the garage they would not do it until the lease expired so had to keep it to the end of the lease on the apartment. people running up and down the stairs is very loud. the staff was nice but did little to help with noisy neighbors. I was just on the site and the rent has come down some since we were there but it was still an unpleasant experience and I never want to live in an apartment again because of it. the fitness room most of the stuff didnt work, the computer business room never worked while we were there. the dumpster was always full and people leave their junk everywhere around the dumpsters and the recycle area.

adalay bay is not the best place to live. the new paint is not appealing at all. the office staff couldnt care less about the tenants. my filter hasnt been changed in 9 months. and you cannot buy that size of filter in a store. i miss ron. he actually cared and was at least friendly. there are way better places to live in the area. we are going to tapestry in 3 months. it is more money but worth it. my sister and her fiance live over there and love it. think twice before renting here. they glamorize it to get you to sign a lease. then it goes down hill from there. i didnt even get the apt i was shown. my apartment has nasty carpet and yellow blinds from cigarette smoke, not mine i dont smoke.

place is bad

yea i only had 6 month lease there. i didnt get my security deposit and no reason why.i even had carpets cleaned when i moved in because they were so dirty when i first moved in. office people are never in the office. i had to stand in there for over a hour just to turn in keys at move out.i have seen the manager out boozing it up at the pool many a nights when i walked to the club house to work out or check my mail. just isnt the place you want to live for the money and less than professional people in the office.

I would NOT reccomend living here. The staff is not accomodating at all and does not value it's residents like it should, especially for the high price paid to live here. The grounds are full of dog poop and like others have mentioned there is never anywhere to park. They do not enforce towing and do not seem to care after several complaints have been made. The price we pay is outrageous and we would expect MUCH better customer service from the staff. Utilities are also high, our Dominion bill has been in the $200's all summer because the air conditioning units do not work well. I know people living in 4 bedroom houses paying half that much. Their strong point-Maintenence is very timely and will try to fix whatever problems you may have. I would not reccomend living here. I have been a resident for almost 2 years and will be moving as soon as possible.

Beautiful Place and sounds great......then you sign the lease and your stuck.....

I have been here for almost a year. Staff are nice ladies but are not willing to "step on any toes" so to speak in order to correct a problem. They turn it around to make it seem its your problem. The courtesy officer never responds in a timely fashion and the staff's response to that is "well, you have to understand...she isnt paid for the services she provides". Ok, then why advertise that one is available. I was told that the a/c filters would be changed. Mine hasnt been changed once. Well, not by maintenance. I have bought every single one. Parking is a nightmare.For as much as the rent is, we should be allowed to have two vehicles that can be parked remotely close to apartment. Water bill seems to go up every month. I was out of town for 3 weeks and my water bill was over $100...not one else was in my apartment using water so....? Dogs are not allowed in pool area, yet those residents that are apparently "tight" with the staffers are the exception. I had to give away my animal prior to moving here because of breed restrictions, yet there are pitbulls, rottweilers (sp?) etc. all over the place here. One gentleman I met said one of the office ladies said "just tell everyone your dog is mixed.". My dog is in a good home but I should have fought to bring him here. He is a mix breed but clearly and obviously looks like one that is listed on the "NO NO" list. Let's see....walls are paper thin, patios are nasty, people allow their children to go into the clubhouse and trash the place. The cyber cafe is a joke....always nasty with ants and your shoes will stick to the floor from all the drinks spilled everywhere. BTW, I see dogs in the clubhouse almost on a daily basis when I go to workout. I know these sort of things happen in apt complexes but for the cost and how things look "from the outside looking in" one would think people would take more pride. So, to make a long story short I will NOT be renewing my lease in 2 months. Think before you get sucked into EMPTY PROMISES at Adalay Bay. If you do sign a lease make sure you pay on time. They almost took me to court one time for being 6 days late when I was out of town at a family funeral. I came home and found a notice in my mailbox. I didnt argue it. I paid the late penalty and have always paid before the 1st. Will be soooo glad when my house is finished being built....Goodbye to Apartment Life!
