The elms is a nice community to live in and is pet friendly and has close location to vre (train) and old town Manassas nahun the maintenance supervisor is great and really friendly, the dog park is the only thing that needs attending (grass seed)

Soundproofing here is atrocious. Not only do I hear my neighbor's TV, conversations, stereo, and them cooking, I hear them do "the deed". Where is the privacy!?! Also, if you have the misfortunate of living under someone, get ready to hear their every single footstep and go insane. Leasing agent lied to me when I asked how quiet and sound proof are the apartments. And when I complain now about that lie only after moving in and wasting time and money, they do nothing but give me insincere apologies. I highly recommend you read the negative reviews on this place or speak to tenants living here. I too am suspicious of these five star reviews: most of them illustrate nothing but how fast "maintenance fixed the kitchen sink" or how "well the tour went and how beautiful the landscape is!". Ridiculous. That is like giving a restaurant five stars cuz you were seated promptly and given water fast even though the food sucks and is overpriced. These "luxury" apartments are all the same with their facade. I know someone who lives in Handsome Joe lane next to a family who experiences horrible noise pollution from a family who lives near them. When the kids run, it is legitimately an earthquake (many people who live near families with kids have complained about this as well, literally just talk to them). You don't have neighbors here, you have roommates. The Elms is not a place for home, but a place to get tortured while making this corporation more money (I too have read their other properties, and the one in Manassas is frighteningly more competent, which shows how messed up the Elms is). I have also asked management numerous times to put hand sanitizer near the trash compactor (it is absolutely gross to touch that thing especially during a pandemic) yet they have not done anything. Also, keep in mind, there is literally only one compactor for the ENTIRE community. I have seen people just leave piles of trash near the compactor as it has been full; or people driving with 3-4 bags of trash and leaving it (sometimes they first just keep it in the breezeway then throw it). Disgusting. Can't wait to leave here, I too have noticed empty apartments more so than when I arrived. These "luxury" apartments are fooling no one these days. Watch your step too, dog poop in a lot of places that tenants don't pick up.

Really wished I read the negative reviews before ever coming to this dump. Absolutely horrendous soundproofing. You literally hear everything from your neighbors. I hear every single footsteps from my upstairs neighbor. My side neighbors have kids who run and play all day inside which turn my Home into a playground and earthquake. I have no home here, merely a torture chamber. My quality of life has severely declined. Management doing nothing but repeating insincere corporate scripts to take tenants off their backs. Apartment carpets are so cheap and disgusting and smell, I guess that’s how they get your security deposit, the illusion of cleanliness that is really dirty already; wall feels like cardboard. I’m so suspicious of the good reviews, they are just repetitive and formulaic and give no substance of what living here is like: almost some corporate lackey is writing these fake reviews to fool people to sign a lease. I also notice a lot of empty apartments around the complex, I guess people realizing what a joke this place is. Tenants also expressed how horrible it is here and they can’t wait to leave as well. I learned a hard lesson. Just can’t wait to leave here. Absolutely avoid this place. Read their other locations too owned by this corporation, see the horrors people suffer under this sleazy corporation and there properties. Amenities are also average. Ugly location too.

Abysmal soundproofing. So much can be heard from your neighbors. Absolutely nerve wracking and disgusting. Hear our upstairs neighbor every time she walks, every single footstep of hers we hear. Whether it's 2 am or 2 pm. Stomping and things dropped. Giving us mental breakdowns. Side neighbors always playing their obnoxious subwoofer even after repeated complaints. We also hear their kid throw obnoxious tantrums and dog barking and them slamming cupboards. Management extremely weak in their approach. They are only offering us burdensome solutions of us moving or breaking the lease when we did not suggest any of that. We will not be renewing our lease because of this. Customer Service manager merely saves face and reads a corporate script it seems because she repeats the same spiel to all negative reviews of the Elms. I have complained numerous times to management and they have done nothing beneficial so far aside from making it harder for us with their suggestions when ALL we ask for is common courtesy and respect. Where is this amazing customer service? Who the heck thinks this is up to code to hear stomping and slamming cupboards when better sound insulation would remove all this nonsense. How low are the standards at the Elms! Done with this place and can't wait to move and regain our mental health once we are done transitioning here in Manassas with our career. Imagine paying to be stressed in your own home. Staff is courteous and responsive, but honestly saving face and not doing as much as they can. Best thing honestly is the maintenance team here, they are amazing. Apartments are nice and spacious but of cheap quality. Read other Elms locations and their reviews: see the nightmare people live through in these corporate slums. Also, terrible location: if you love gas stations, car washes, auto stores, fast food and debt collectors: this is your home. Pathetic. Talking to other young working professionals at the Elms, they too cannot wait to get out of this corporate slum. Sad thing is, the Elms is actually a better option than these other "luxury" apartments in Nova. The Elms has better apartments for a more decent price. But, essentially, they are all the same thing.

We husband and two children moved in almost 3 years ago. We were amazed at how clean and friendly the community was. The apartments are modern, spacious, and quiet and customer service is a priority here. Our children have a safe environment to play with other children at either of their two playgrounds or pool. They have lots of social events throughout the year and have constant communication regarding anything impacting the community. The fitness center is updated and never too crowded. The apartment is across the street from the VRE and very close to downtown Manassas. I could not ask for a better place to live that gives you easy access to the city, restaurants, and shops, while also giving you a safe, small, friendly community vibe.

I have to agree with the other reviews on this place: the walls are thin and the soundproofing is poor. I too can hear every single footstep from my upstairs neighbor. When I'm trying to enjoy a beautiful, blue sunny day in the afternoon on my day off all of a sudden I hear stomping and thudding from upstairs, sometimes for hours intermittently as if they are doing circuit training. I have also been woken up numerous times before 7 am from their footsteps. It is very obnoxious and hinders upon the personal enjoyment of my home. My neighbors next to me (to the side) have this obnoxious subwoofer where the bass just violates my home even if the volume is not excessively loud, I still hear and feel the bass. They also have a young kid who throws tantrums every 3 days and I can feel the vibrations from their kid running in their apartment; they also have a dog who barks incessantly for long periods (20-30 min) several times a day. They also slam their cupboards be it 2 pm or 2 am. I have not even had one quiet week in this complex. Some days are better than others, but it can really get out of hand. Thing is, my neighbors are not obnoxious partiers, they are just living their life in their own homes too, albeit with some inconsiderateness, and are doing regular home stuff. But the poor soundproofing is why I hear almost all these things. I find it unfair I have to hear my upstairs neighbor every time they walk while they hear nothing from me. My downstairs neighbors are at least quiet as a mouse and very respectful and considerate. The poor soundproofing in this place is reason alone I most probably would not renew my lease. If I'm paying over 2K a month I expect the quality for that price, I’m not paying that much to have 3 fans blowing just to cover up the dog barking/kid screaming; or try to drown out the footsteps though it does not help much with that. However, unlike the other reviews, I'm not bothered by the train sounds as they only happen a few times a day and don't last longer than a couple minutes. The management are great and are generally responsive and try to be as helpful as they can. Maintenance have also been great so far and have been prompt regarding work orders. The community is generally quiet and is pretty clean, and parties are rare (but they do still happen unfortunately) because it is mostly professionals and families living here. I see maintenance always cleaning up the community which I appreciate. Yes, there are a lot of beautiful dogs here which I love looking at and I appreciate elms being pet friendly and supportive of animals (just as long as owners are respectful and responsible of their dogs when near neighbors). A nice park for exercise is nearby. I do agree the gym is pretty small (6 people and it already feels packed) but at least it is 24 hours. The pool is big and nice but I agree, it is not really deep and families and loud kids usually take over it. Also, I don't understand why they closed it September 6 when there is still 2-3 weeks of Summer/warm weather before Fall takes over. It's like they want to cut costs or something. I really do like my apartment: new appliances, big balcony, comfortable space, community is great, but the poor soundproofing makes it feel like it's not worth it at all. I do agree with other reviews that it is also pretty isolated and lacks a nearby neighborhood to walk to and make use of. You need a car and to drive at least 10-15 min to get to a grocery store or shopping center and other stuff. In regards to safety, this side of Manassas is safe but you still have to be careful. I also wish there was more than one simple lock to use as anyone could just walk up to the door and try to break in.

So far, I like the community. I believe the apartment home could have been in a better condition. Carpet needed to be replaced but wasn't. There are more details that should have been either replaced or fixed prior to move in but other than that I'm liking the new home.

First let's start with the obvious: the place is within FEET of the train tracks. There's a fence, but if a train comes by, you're going to know it. And if you want an apartment not facing the tracks, you can get one ... if you pay more in rent. Next, the management claims to be very pet friendly, yet the pet owners have been told that if pet waste is not picked up you can be fined and if it occurs again your pet can be kicked out. Pick up after your pet, definitely, but things happen and a dog shouldn't be kicked out for this. The management has also sent notice that inspections were to be performed with less than 48 hours notice and changed times at the last minute with little to no notice. There have been issues with security- the police have been called multiple times and notices have been sent out about people being loud at night. Also the mail system is ridiculous, you may get a package but never know about it because the office never sends an alert email if it's left with them. The biggest issue I have though is the fees. There is a fee for EVERYTHING. Parking pass fee- $75. Lost that pass or got a new/rental car? $75 if you can't get your old pass back. Huge pet fee+a monthly pet rent. When you move out you MUST get your carpet professionally cleaned or there's a huge cleaning fee. There is also guest parking- for a few guests for the entire place. If those are filled, you're out of luck. This is despite the fact that there are plenty of empty spaces available every day and night. There is also a $15/month trash fee, despite the fact that they have one compactor for the entire complex. You also drive your trash to the compactor, so you essentially get to pay $15 to drive your trash there. The compactor area is always full and the compactor has been broken frequently, meaning trash literally piles up. The pros: Rent isn't awful, though it went up ~$45 from last year. (EDIT: It went up again, about $50 again.) It's in a decent area with easy access to 28. While I have issues with the management, the staff themselves have been nothing but courteous and professional. The maintenance staff is the best. They're timely and really nice people. They are also extremely attentive and I've never had a maintence issue go unanswered. All in all, if you're looking for an apartment, keep looking. There are cheaper/better run options.

This has been a great apartment living experience. The staff is extremely professional. Facilities concerns are handled quickly. The community is extremely well lit at night. There is a good amount of communication from the front office. I've enjoyed living here.

I love living at the Elms. The people are great. I have lived here since 2016. The rent did go up but the close. but the apt the elms is close to the VRE which is right across the street. The staff working in the office are great.

The Elms is located close to major businesses and highways. You can walk to the VRE. It is located off the main road so it is very quiet. I would highly recommend this apartment to family and friends.

I lived at the Elms for 4 yrs. the apartments are nice and spacious. The community is safe. I really had no major complaints during my time of living here. You do pay for EVERYTHING (water/gas/elec/trash) and if you live on the side close to the train you will hear it at any time of the day or night. It's very loud. Towing is not consistent which leaves room for people/guest to park wherever they want and depending on where your apartment is located that could be a problem.

Great, safe community. Love the beauty of the grounds. Apartments could be more sound proof because depending on the building you can hear your neighbors, but otherwise love the area and proximity to everything around. 5 minutes to pretty much anything you can think of!

This is a wonderful community and a well kept apartment complex. There is a nice park next door with great trails. Nice pond with benches and space to walk your dog. Nice and clean amenities. Great place for kids.

Not much to comment. Rent increase have far out paced any kind of salary increase. With current economic conditions you would think rents would have stayed flat or dropped???Apartment itself is very good and staff has been great.

Really could ask for a better apartment complex. Community looks amazing and is well kept. All the staff members, office & maintenance, are extremely helpful. Service request are completed next day. Parking for guests is limited at times but have had no issues with residents parking.

I love living here. I feel safe, the staff is attentive, the community is clean, the neighbors are respectful. You're close to everything but a bit secluded and close to trails and parks. My pets are welcomed, and we all feel very much at home here.

My experience at this community is a very wonderful one. Everyone is kind and considerate of one another. Everyone greets one another and does not damage or infiltrate property. If there is an issue or concern it is taken care of in a timely and effective manner.

Overall the experience is nice but I think it's ridiculous that I'm paying all this money and still have to walk my trash to the compactor.I do believe which many other complexes do is leave your trash outside the door and is picked up at night on certain days.

Since joining the Elms at Signal Hill, my wife and son, both from Japan got a warm welcome to America. The community is highly diverse and welcoming and truly couldn't ask for more. As a 35 year Manassas native, I feel the Elms is the best location for new families in PWC.
