I am very happy at Colonial Village at Chase Gayton! I have had to put in a maintenance order (needed my deck power washed)which was completed quickly and done perfectly. The staff is friendly and the complex is fairly quiet. I dont really see too much of my neighbors but the ones I have met are friendly. The complex is very dog friendly which is great since I have 2 little dogs.

I will never stay or recommand anyone I know to live there. I only lived there for 3 months which is the worst experience I had in United States(considering almost 10 apartments I lived before). I signed the lease remotely, they cheated the unit was the one we visited in person. When we moved and found out not at all. It is one next to Gaskin which carries pretty big traffic, not mention to that the very damp rooms, and the mould dots are very easy to grow in bathrooms. The people in the office are realy rude except when they take you to the tour. Pricewise it seems not that expensive at the beginning, but nobody explain what the additional cost living there. There are cable fees, pest control fees, trash removal fees and so on. please add at least another mandatory fee each month. After we moved out, we asked a company to clean the carpet, and we cleaned the room very carefully, I went back three times for the cleaning. When I looked my bill this afternoon, I found out they charged for the cleaning over $200. I really should have taken few pics after I cleaned everything. It seems that there is always a robber invisiable but gentally stealling your money without sending you any notice. We only signed 3-months lease, and they kind of forced us to pay half - month more, nobody remind us that we need to have 60days notice even with such a short lease. Anyone by any chance read this post, please don't be rickrolled by there nice office decaration and the pretty nice pool on the back of the office. It's not a place where could bring your happyness. The neighbor live next to us also told me:"I am glad you will move out before the winter, the electric bill will easily over 200 each month." She moved out before us.

The apartment had minor issues which should have been addressed prior to move in date. Dryer had to be swapped due to not running correctly and took two days to get another one. The light in the kitchen stopped working and have been in the apartment less than 1 week.

After only living at this apartment complex for one week, I am confident that Colonial Village at Chase Gayton is a great place to live and I am pleased with my experiences here. The leasing staff and maintenance crew are all friendly and hardworking.

The air conditioner has not worked properly since the day I moved in. For 2 years Kevin, the maintenance person assigned to my unit, told me it was working fine - problem was my imagination. Since MAA took over, response is timely but nothing gets fixed.

The apartment is really nice and close to everything from restaurants to movie theaters and grocery stores and malls which are a nice plus. The apartment was cleaned relatively well prior to move-in except for under the fridge and stove .Everything has been good here so far!

The property manager is very responsive, and I feel that she has worked hard to meet our needs and keep us satisfied. They provide opportunities for the tenants to meet and interact through several community events held through the year. The location of the community is great.

Great so far. Not happy with other residents throwing food out on the grass and in bushes as my dogs try to eat it constantly, which is especially cocerning given the fact that one of my dogs has severe food allergies and the fact they could get sick from eating this food. I have brought this to office a staff attention but to my knowledge no notices were sent out to residents telling them to stop and this problem has only gotten worse.

This is a "work" apartment for me, I stay here two nights a week; I travel back and forth between the apartment and home. The complex is neat, staff is friendly, service is fast and efficient, rent is fair. The grounds are well lit and well maintained. I have no complaints!

I really enjoyed the overall environment and the location. Also the apartment is a great value and feels very safe. Although there are flaws to any apartment, I felt that the positives definitely outweigh any negatives. Also the staff has been very friendly!

The apartment was my favorite because it was top floor 1 bd 1 ba with a great view, and it was my very first apartment where I lived alone. Overall, I loved the apartment and the amenities of the apartment complex. However, the issues addressed with the front office were not resolved without a battle. I had an HVAC problem that they refused to fix for months. My heat did not work the first 4 months I lived there, and my thermostat always showed it was 55-60 degrees. Maintenance told me to use Emergency Heat, that nothing was wrong. I used it, and my electric bill was $130-$160 a month. After the 4th request, they finally looked at it and realized there was a problem. Even after it was corrected and the weather warmed up, my electric bill never went below $125 (apartment was massively energy inefficient. You'd freeze or burn up standing by the windows depending on the weather.) Other residents often did not clean up after their pets, and parking became a huge issue (I only had one car and sometimes had nowhere to park, and there is no reserved parking.) The front office staff was always friendly, but they always seemed a bit flighty and appeasing (I guess to avoid conflict). I was sad to leave the complex... until Feb 2015. They apparently thought I owed them money (despite letting me move out and without a word from the front office) and sent me to collections 9 months after moving out. I was never provided a chance to pay the bill because they never communicated with me directly, despite having my current address and phone number. This has now negatively affected me, and I continue to doubt that I actually owe the money. Before you sign a lease with ANY apartment complex, do yourself a favor and read the reviews on the property managers/owners. Find out how they treat prospective/current tenants. Also... ALWAYS COVER YOUR BUTT. Keep detailed logs and ask 1,000 questions when something doesn't feel right.

Nice community. Rent is a little high and they don't take into account if you've lived here for years when it comes to renewing rent every year. The grounds maintenance is okay, they keep the areas around the clubhouse impeccable, but don't focus enough on other areas in the community

Nice appartment! Repair services provided very quick, fixed my sink disposal in one business day. Neighborhood is quiet and nice. Staff in rental office here is really patient and reliable. Before I moved in, the manager discovered a small stain on the carpet, so she asked a third party to change the whole carpet right before my move-in date.

I have only been living at the village for four days. I am limited on my experiences. I stated in the previous survey, I am disappointed with the outside grass area of my unit. The grass is very high. no shrubs. When I drive around, the area outside my unit looks to be the worst. I love a nice maintained yard.

Overall, VERY positive. Amazing leasing staff!! This complex is somewhat of a gem here in Richmond. Rent is very affordable for what you get and what's offered here. What I consider a high-end company purchased this property sometime in past two years and you can tell they are making efforts to improve this community.

Although the apartments aren't terrible, I'm not entirely sure if I would recommend them to a friend. The leasing office, (small) gym, and pool are always very clean and welcoming. Though the gym is small, it offers the basic necessities including a couple treadmills, an elliptical, a bike, dumbbells up to 50 lbs, and a few machines. The pool is a great amenity to have during the summer but be ready for it to be full of children romping around and yelling. It's not often you're able to lay there peacefully and relax. As for the apartments themselves, they are a little dated. It's to my understanding that they have began renovations on some units, but ALL are definitely due for an upgrade. The appliances are old (but still functional), you can tell where leaks have been repaired, and half the time the AC and water heating units actually work. Last year our unit had a leak and they replaced the water heater, but the hot water doesn't even last long enough to fill the bathtub to take a bath, and the faucet never turns off completely (we're paying the water bill). The good thing about this facility, however, is that they will send maintenance to address an issue if you report it to the main office. In regards to landscaping, it USED to look very nice and welcoming, but then a few months ago they decided to cut EVERY single shrub in the place. It looks ridiculous now because they didn't even remove the entire thing but essentially cut them in half leaving only the bottoms showing with no leaves. Or the bushes they left partially in tact they just cut in half vertically. It makes absolutely no sense. Oh yeah, and if you do decide to move in, try to get an upstairs unit and DON'T be the person who drives his neighbors crazy by stomping around. The floors let EVERYTHING through, and I mean everything. Yes, sometimes I can hear my neighbor peeing upstairs along with him stomping around at all hours of the day and the night. I literally can't even take a nap after work because he walks and stomps around constantly upstairs. It's enough to make a girl want to scream and pull her hair out. As far at the staff goes, most of the ladies at the front office need a serious lesson in customer service, or even just being polite in general. They're often rude and snippy and act like you're just getting on their nerves. Not only that, but they like to renege on things they've said in prior conversations. For instance, I went in to add my name to the lease (as they told was required) after I moved in with my boyfriend at the time (now husband). I walked in the office, signed the papers, and wrote them a check for the cost to add myself to the lease which was $25. Less than a week, the same woman I sat in the office with called my husband and said that it's now going to be $100 to add me to the lease. We told them we are absolutely not paying the difference because if they did this every day, they should have known what the cost is and that I've already written them a check for the amount SHE told me was due. Thankfully, they didn't press the issue. Be wise, my friend!

THIS PLACE IS AN ABSOLUTE ---- HOLE! I DONT EVEN WANT TO GIVE THIS PLACE A 1. THIS PLACE IS HORRIBLE AND HAS HORRIBLE MANAGEMENT. 1. BUGS! BUGS AND MORE BUGS! I PURCHASED EVERYTHING BRAND NEW MOVING IN THIS PLACE AND HAD TO THROW AWAY EVERYTHING WITHIN 3 MONTHS BECASUE OF BED BUGS.I WAS ALSO TOLD I WAS GETTING A NEWLY RENOVATED APARTMENT, BUT WALKED IN TO ALL OLD APPLIANCES AND NO FIREPLACE LIKE I WAS PROMISED AS WELL!!! THE APPLIANCES BROKE. THE ENTRY TO THE BUILDINGS WERE STINKY NOT KEPT UP AND SMELLED LIKE REEFER AND OTHER DRUGS. THIS PLACE IS TOTALLY DISGUSTING AND I WOULD NEVER RECOMMEND THIS PLACE TO ANYONE. SERIOUSLY I BROKE MY LEASE AND WAS FORCED TO PAY 3 TIMES THE RENT AND ALSO FORCED TO PAY FOR PEST CONTROL FOR THE BED BUGS, WHEN I WAS ALREADY PAYING PEST CONTROL EVERY MONTH, FOR THE OTHER BUGS. CLEARLY THE BUILDING AS A WHOLE HAD THE BED BUGS BECAUSE THE OTHER PEOPLE WERE THROWING OUT THEIR MATTRESSES AS WELL, YET WE EACH HAD TO PAY INDIVIDUALLY FOR PEST CONTROL. STAY AWAY FROM THIS PLACE!!!!! THEY ARE RUDE PEOPLE STAY AWAY! YOU WILL WASTE MONEY, THEY JIP YOU

the complex is well maintained and the staff is great but they should redo and update the apartments like bathrooms and kitchens and appliances. the pool area and gym are nice and not too busy. wish there was more garbage compactors thru out the complex rather than just one.
