a great place to live
I have been living here since 2008 and i would recommend it to anyone. The new management is wonderful. They have been very kind, warm and friendly-they even know me on a first name basis. It is refreshing to see the needed effort they are taking to keep the property in good condition. All of the office staff are friendly-especially Will. He really cares about the tenants happiness and well being. If i had to complain about anything it would be the resolving of maintenance issues. Though most of mine have been resolved, they are things I feel should have been caught before allowing the tenant to move in. Some of the maintenance issues were fixed very well and others..not so much but bearly tolerable. I do wish the pool was cleaned out more often as well and up to date workout equipment. maybe take out the dilapidated pool table and expand the workout room?-just a thought. some of the appliances are outdated and then some are not. It is understandable though that it is costly to replace these things especially if the current one works just fine. MOST people here are very quiet and it is very relaxing. I really love living here, it is a friendly, safe, cozy environment and if you are capable of getting in at a time when the rates are low then its nearly perfect.-happy tenant

Find somewhere else
Ive lived here for a year now and I am definatly moving. The maintaince people dont fix ANYTHING! They say they do and leave a little not saying its done but its looks like a 5 year fixed the problem. They also look like they are random homeless people they offered a job too, not friendly or professional looking people. The office staff is nice, but they dont know who anyone is. I go in there a few times a month and they look at me like im a new prospective client. If im always going in their to get my packages and paying my rent you should know me by first name basis. ---- trys to be too nice and it makes him look like a -------. Like he really could care less about your problems and has smart remarks. Appliances are VVERRY outdated, and of course the ones they show you have all new looking things! I have lived in several other places in Richmond and I would not recommend this one. The community is nice looking but everything else just sucks!!

Nightmare continues
I moved to Virginia from MI and have not had to live in an apartment in about 20yrs. The first thing that i noticed is the noise level from the other occupantsin the apt above me and on the sides of me. I could hear everything that they did. The bugs and roaches were the next experience that i came accross. I have never seen roaches so big in my life. Two of the roaches that i caught and killed were over 3" in length. The appliances were from the 70's and barely worked and had to be fixed quite frequently. Then the big shocker came when i moved out: I wrote the rental office a check for my final water & electric bill and also a check for cleaning of the appliances. Well 5 months later i get a letter from a collection company saying that i owe Chase Gayton $619.12. News to me, never received a letter or notification from Chase Gayton. Called the rental office and spoke to 4 different people and finally ---- told me that he did find the checks that i gave them. He also told me that the balance is for carpet replacement (I only lived there for 1 1/2yrs and there wasn't anything wrong with the carpet except normal wear and tear. I told him that i had pictures and that nothing was wrong with the carpet when i moved out and he told me that there were spots on the carpet and that it had to be replaced. He told me that i needed to talk to ---- who was at another location. I called her several times and left messages to no avail. I assumed (my mistake) that because ---- found the checks that i gave them which were in a different file (go figure) and that i had pictures of the carpet showing no spots etc. that the complaint would be resolved. NO!!! now 5 months after all of that i get yet another letter from the collection agency stating that i still owe the full amount plus interest. OMG!! is this nightmare ever going to end. Chase Gayton NEVER contacted the collection agency to drop the complaint. Now what do i do...

Not recommended- don't even try it
This is the third property I have lived in Richmond and also the worst. People are moving out- an apartment on first floor has been vacant for months and another neighbor is moving out right now. Management tried to fix relationship by holding "thank you breakfast" which I do appreciate. However what is important for us is not free bagel.

First Time Renter- I Recommend
I am first time renter from Dayton, Ohio and I found Chase Gayton though a friend that used to live there that moved due to a home purchase but she stated that she absolutely loved it and they had lots of space. My experience with Chase Gayton has been nothing but fantastic. When I came to move in they treated me very well, went over the lease and gave me my keys. The office personnel that I dealt with was a gentlemen and he seemed very sincere. I have been here for 8 months and I am really glad that my friend referred me here. With that being said I would definitely recommend Chase Gayton for anyone looking for a new start! Great Landscaping and Awesome Staff!

I wouldn't recommend this place to a homeless person!!!!
This is the worst complex I have ever lived in. I regret the day I moved here. I should have listened to my gut when I came to pick up my keys. They told me that my apartment would be ready at 12pm, I came at 1:30pm and they said that it wasn't ready. My apartment wasn't ready until 6pm, then they gave me the wrong keys. Maintenance doesn't "fix" anything, they mask the problem! They come and "repair" something and then you're calling them again in a few days to "fix" the same problem. I will however admit that they do come quickly, they come the same day you call if it's early enough or the next day, but again prepare to repeatedly call for them to fix the same problem. There is only one dumpster and over 300 apartments. There are times when there is trash overflowing onto the ramp leading to the dumpster. (What an eyesore!). Parking??? Unless you get home by 5pm everyday you can forget about parking in front of your building. The office staff NEVER answers the phone. These apartments are not energy efficient. I can feel the cold drafts of wind coming through my windows and my electric bill in the winter time is proof of that. The inside of the building is poorly maintained. There are cobwebs, dead bugs, etc. in the hallways. Save yourself the headache and move down the street. I am counting down the days until my lease is up.

I am a current resident and absolutely enjoy this community. Everytime that go to the clubhouse to pick a package up or to ask a question they are always so friendly. I give props to Kevin and Bruce on maintenance they always take care of anything that I request. When I moved here they were sweet enough to hang some pictures for me. I would most definitely recommend this community to everyone.

Great Place for me
I have lived here for since January and I have to say it is my favorite apartment I have ever lived in. The Two bedroom is huge and a perfect amount of space for my wife and I. Parking has never been a problem and I love the location..I work downtown so being near the interstate is helpful. Maintenance and office staff is very helpful and friendly. Keep it up!

I have lived at Chase Gayton for 2 years now and absolutely love it. I am an elderly woman on a fixed income. I moved in 2006 and at the time with my age this was the best place for me. The team in the office was very friendly and they are always there to help. The maintenance team has always taking care of all my maintenance request promptly especially Kevin. My children visit me frequently and always say how nice the community looks. I would say that Chase Gayton is a very nice place for location, price and apartmemt size.

I moved in 2 weeks ago and am completely disgusted and embarrased to invite anyone over. 1. APPLIANCES: model had decent ones, mine are about 20 years old. Dryer takes 2-2.5 60 minute cycles to dry a single load of laundry. Smallest "full size" washing machine I've ever seen. Range and refrigerator are in poor condition. Fridge is crammed into the corner so you can't open the doors all the way. 2. BUGS/COBWEBS: exterior and entrance hallway are laced with cobwebs and ridden with bugs both dead and alive. I've found cockroaches and centipedes both in the hallway and in my apartment. There is drywall FALLING DOWN in the stairwell -a serious safety hazard- and the property manager can't do anything about it because the corporate office is responsible for those repairs. 3. CRAFTSMANSHIP/QUALITY: fair at best. Built-in shelving is shoddy and cut to the wrong dimensions. Carpenter tried to use caulk to make up for the gaps, but left huge globs of it hanging all over the place. Wall surfaces and baseboards are gouged, cracked, and uneven. There are obvious drywall seams in several places in my unit. Painters have never correctly sanded or primed the apartment. Layers of paint are so thick in places that it looks like snow. There are drips, splatter and brush strokes all over the fixtures, countertop and cabinet surfaces. Bathroom tile is mildewed, cracked, and sliding down the wall. 4. SHARED SPACES: fitness center badly needs vacuuming. Nothing is clean. There are holes in the walls and exposed wires. Exercise equipment has been broken for days. Water cooler is rarely full. Parking is alright so far, but plan on walking a few hundred yards if you get home after 5:30 or 6. Area around my building is not well-lit and there are always people walking around or loitering outside. There is no security patrol that I have seen. 5. STAFF: everyone in the office is really nice and friendly, but they have not seemed *genuinely* concerned about any of the issues with my unit. They don't understand why I'm so upset. So far the maintenance staff seems very apathetic. They came into my apartment to fix a few things like tile and gaps between folding doors, but looked at it and decided there was nothing wrong with it (according to them). I moved into Chase Gayton expecting to pay top-dollar money for a very nice apartment. I am sadly disappointed. I wouldn't recommend this complex to anyone.

Best Deal in West End
While it isn't the nicest apartment complex in the area, I think it is the best for the money. CV at CG was the only apartment I could afford living on my own, and even then it was pretty pricey. Everything in that area is just expensive for one-bedrooms. PROS: AWESOME staff, front office (Mary and Will) were so nice and helpful, maintenance guys are so nice and prompt, free tanning bed, pretty grounds (were perfect for long walks around with my dog), free parking, great location (Kroger, Ukrops, Regency Mall), TONS of storage space, big deck CONS: common areas in buildings were not cleaned often, pricey (but anything comparable in size was more expensive in the area), the people in my building were NOT friendly... I don't even know if anyone else in my building spoke English because they were that unfriendly. However, the crowd at the pool and everywhere else in the complex seemed to look friendly and very social. Overall, I would recommend it. I just had a bad experience in my building and finished school at U of R so I moved.

It was okay..
I think that is over priced for the amount of space... Also the kitchen is dated so one of my burners was also off... I am moving out because I can't afford to live in a one bedroom by myself but I would stay if I could...

not the worst--- not the best
We have been living here for 6 months and we will not be renewing our lease -- we were tricked by seeing the model. The model had brand new black appliances and in our apartment we have old outdated appliances, our washer is pretty new but the dryer is old BUT i am not complaining about that since it works really well. This is an older apartment complex and you can see it in the apartments. The floors are uneven as you can feel dips in the floors. As far as the maintance--they are okay we have had then out here 2 x's and they were pretty good about it. My biggest complaint is that since i am a dog owner i ALWAYS pick up after my dog BUT others don't and i have called and complained but it didn't help. The buildings are supposed to be secured (door locked at all times ) NOT !!!!!!! atleast not in my building. Parking: Well parking is the same where ever you go if you come home late at night you may have to walk a little extra to get to your builing. Trust me this place isn't the best but it isn't the worst---we have been looking at many apartment complexes within the last few weeks so we have seen quite a few. Just know that you can't always make everyone happy :):)

Not good
The sense of entrance is maintained, the apartments are not. The common area in my building was last cleaned over six months ago. The bathrooms in the pool area were so dirty this summer they were impossible to use.

Highly Recommended
I have lived at Chase Gayton for 3 years and have enjoyed my time with them. The office staff is very sweet and always a pleasure to speak with when I go in the office for packages. I rarely have maintenance request but when I do they are very prompt to taking care of it. My apartment is fairly large for the price that I pay. I have a three bedroom unit that is 1465 square feet( almost as big as some of the west homes) and I am paying $1300.00. Its is pricey but if i were to purchase a home it would be higher after interest and all those others fees plus I would have to cut grass and make my own maintenance repairs. So Chase Gaytonis now my home and will be for a while. I love it here..

It used to be a lot better
I read some of the other reviews and I have to agree that a lot changed with the new owners (Colonial Properties). The property is one of the older ones in Richmond (build in the 80's) but the old owners kept it up and rent was okay. You didn't have the feeling that you needed to look for something newer for your money. Since Colonial took over, rent has increased by 20% in one year! 20% for a property that is more than 20 years old! The grounds are also not kept up that well (brushes that were burnt down last year still haven't been replaced), balconies are falling apart (pieces in the banisters are missing and don't get replaced) etc. The office staff is nice and easy to work with, except for the manager. She really never smiles and gives you the feeling that asking a question or having a request is inappropriate. I used to recommend the property to other people but I can't do so anymore. It is not worth the money!

I hope you like centipedes.....
I moved to Chase Gayton when it was under different management in 2004. It wasn't bad then, but when the management changed, it went downhill fast. My rent was raised over $150 in 2007 forcing me to move. Maintenance is a joke...good luck getting anything done. My heat periodically went out and at one point last winter I received a maintenance note that stated "closed windows tightly". That helped A TON. Also, I am terrified of segmented bugs. In the 3 years that I lived there I had constant problems with house centipedes. Every other month I would have to call the office to complain. They would claim to come and spray my apartment, and I would get about a three week reprieve before they came back. My neighbors also complained of the infestation. We concluded that the management must have sprayed individual units on request resulting in the bugs running around in circles. If you don't have a problem with these creatures its not a big deal, but if you do (like me), you haven't lived til you've taken a few showers with the little monsters. In the last two months of my lovely stay at Chase, I was treated to two double charges on my water bill, and upon moving out two days early, a list of charges that the office could not explain to me. I didn't pay up, and after receiving a notice that I would be turned over to a collection agency, had to drive over again to deal with them. I ended up paying less than half of the total amount because they could not justify the rest of the charges. Stay away from this establishement. It didn't start out to be a bad place to live, but Colonial Village ran it in the ground fairly quickly. I don't miss the hassle that came with living there in the least.

Don't waste your time
Way to much for what you get. Rent increased by $300 in one year. Takes forever to get anything repaired. STAY AWAY!!!!!

Awesome Apartment Community
I lived at Chase Gayton when they were owned by another company and just recently moved because my husband and I purschase a home. We loved it there and the staff change over was alot they were always still very pleasant to work with and the maintenance was always prompt at taking care of any mainenance issues. So I would definitley recommend Chase Gayton.

Not bad - a good place to start
I was new to Richmond - moved here about 7 months ago. I did extensive searching for an apartment before the move. I compared prices and square footage. This was the best deal for the money I could find on the West end. I've been pretty happy here - there is very little noise and I've always felt safe. The office staff is great. The apartment is still overpriced for what you get. The appliances are very old and my sink continues to clog up. But maintenance is very prompt. The selling point for me was the extra large decks!

Great apartments!
I really like Chase Gayton. I have lived here almost 2 years, and it is a great place to live. The apartments are quiet for the most part - they are apartments, so you will still hear people, but its not bad. The office staff is always helpful. The few maintenance problems I have had were fixed in the same day - that is great service! The apartments aren't new, but everything in my apartment works - thats all you can ask for in a complex that was probably built in the 80s. The rent has increased at renewal time, but that will happen anywhere, and it is worth it to me to live in a place I like, at a great location. I would recommend Chase Gayton to anyone that needs a new place.

worst apartment ever stayed in
will tell you what you want to hear to get you into the apartment, and then everything changes. The manager is hard too deal with, the other staff are great to work with, but definitely not the manager. Things that are asked to be fixed are fixed in a timely manner, however, it keeps breaking down. The apartments are way to pricey for what you get and would be better off finding something else. Do not waste your time staying here.

Love it!
I've been at Chase Gayton for 6 months and I love my apartment! The location is convenient to everything, and the office staff is very friendly as well. I highly recommend Chase Gayton!!
