I have been happy with this community and the service management & staff provides to tenants. Our property manager cares about the appearance of the apartments and keeps our homes very well-taken care of.

This is a great safe and quiet community with a great service team from the office staff & managers to the maintenance crew. Everyone is friendly and helpful. The community has great amenities and is a great price for all that you receive. The buildings are older but are very well kept. Maintenance is very prompt with completing maintenance orders and ensure the community stays clean.

I'm a recent resident of this community, but I can tell you that I evaluated a number of properties for location, amenities, price, space, and of course the unit and community itself. I had a list of properties to visit based online pictures and information, but when visiting - I drove right by some of them after seeing the surrounding neighborhood or current state of the property. This community so impressed me that, I also looked at two of the sister properties. They were my top 3! No one else came close to the friendliness of the staff, upkeep of the communities/units/grounds and amenities. This location won due to location to the interstate, retail, and most important friends! If you want the excitement of downtown, this isn't the place for you BUT if you are looking for amenities and quality, you won't go wrong here.

Apartment is over priced for having to always get things fixed and then have to wait on maintenance. Experience not good, the grounds are covered in dog ---- bags. Even after notifying management, it still sits there for days on end. Neighbors smoke marijuana, I know this because I'm a cop. Told management too, nothing has happened about that. Tennant's above me stomp when they walk, notified management and it took months for them to finally talk to them. Parking is always crowded with people that don't live here, the NY plates are a give away that they don't.

Maintenance is great. Always polite and helpful and follow through. Neighbors are quiet. Sometimes, there are very few parking spots around my buildings because of vehicles with out of state tags. Parking lot is almost always clean and free of trash. Wish the security patrol would return, it was a nice feature with all the vehicle break ins around the area. I've never had an issue with that.

We really enjoy living in this community, it's fairly quiet, and the grounds are kept up very nicely. The rental staff work well with us; an overall pleasant place to live. The accessibility to so many stores in this area is an added bonus.

Great location, great schools, great price. Bad maintanence response time, high office turnover rate, only one trash location for entire community. My one bedroom i rented previously was fully updated with tons of storage, the 2 bedroom i updated too had appliances from the 70s and was told it was updated beforehand. Not cool. Still going to keep renting because its central to work and my childs daycare but thats about it. Nothing great or special.

fine except for the parking situation. there seems to be more vehicles than residents and the tow company that ther complex uses is untrustworthy and shady. they pick and choose who to go after and even if issues are resolved they still continue to view and take pictures of ppl that disagree with them. i had to call the cops on them because they blocked me in when i tried to go to work and there was nothing wrong with my car. the driver was mad i told him that i lived here and that he couldn't tag me for expired plates during the month of the platers.

So far so good! Everything went well with move in, the property staff has been very professional and helpful. I had just driven across country and arrived the morning of move in and the staff was great. They had everything ready to go, walked me around and showed me the apartment, mailbox, and amenities. Couldn't ask for a better move in.

Colonial Villages at Chase Gayton really is the biggest bang for your buck. We searched all around the area and it was the best option we found. The square footage was commendable. We loved the staff. They were always available to answer questions throughout the entire move in process.

My neighbor's TV wakes me up every morning at 6 am, so either the walls are thin or their TV is that loud, but when I tried to confront them about the issue, they were extremely inconsiderate and continued to wake me up every morning. Another neighbor smoked weed and my apartment smelled like drugs for six straight months, and the property manager told me it was up to me to contact the police. I don't have time to call the police, and had to endure the awful smell coming through the vents because the neighbors were too inconsiderate to smoke outside. No one knows how to use the trash compactor correctly (there's always trash outside it, and people throw it over the top instead of putting it in the chute) and it's extremely upsetting. Everyone I've seen on the property keeps to themselves and does not seem interested in putting on a friendly face.

Slum lords! Run far, far, away! Since the week I moved in I had issue after issue, to include the air conditioner breaking when it was 100 degrees outside. They FINALLY provided me with a portable unit after a couple of days without air conditioning because they didn't remember who they lent the unit to so they had to locate it. The tub when I moved in was absolutely disgusting. There was dirt and hair…not easily overlooked. I had to include it on the move-in inspection sheet to get them to come over and clean it. There are cabinets and doors that don't close and hard spots in the carpet that have actually cut my feet making them bleed when I walked barefoot on it. The biggest issue out of all of this however, is the constant use of marijuana that I have been reporting for months- including the very month that I moved in. After reporting it the second time and still not getting any feedback, I found out during my call to make yet another report that they "investigated and didn't smell anything". My question to them was, so I had to call you to find out that you SUPPOSEDLY did an investigation? No response. Then I asked follow up questions like "when was the investigation done?" and the answer that April in the office gave was "I guess right after you reported it". Um…you guess? Shouldn't you know?? My next question was, "I reported this while at work during my lunch break, when most people are at work…so you thought the best time to investigate a smell is when most people are at work?" No response. I later sent an email asking for a log of days and times that they supposedly did their investigation….no response. The next time I reported it, I was at work, and my daughter called to tell me that the smell was strong and present at that moment. I called immediately and reported it because one of the many times that I made this report, I was told to let the office know and that they would send emergency maintenance over. After I hung up with my daughter I rushed home. I went over to the office and maintenance was just sitting in a chair socializing with them. I went to the apartment and called them (I wanted to record the conversation) to find out if they had sent emergency maintenance over. I was told that no they weren't sent over because they "aren't trained to know what marijuana smells like". Yup….another crock of sh*%! Judy said that she called the non-emergency police number and they would send an officer over. This is the only thing that actually did happen. About an hour later, I looked outside and saw the officers chatting with the staff. Because I know by now that the office staff are full of sh*% when I saw the officers outside, I ran to catch them to talk with them myself about the situation - cell phone in hand. I asked the officers if they inspected and what they found. The first officer stated that his nose was stuffed up as he was still getting over a cold so he couldn't smell anything. The second officer stated that he DID IN FACT smell marijuana as soon as he opened the breezeway door, but he was unable to pinpoint which apartment the smell was coming from. FYI…I recorded this entire conversation. ? 2 days later, the regional manager (or whatever she is because during that last report I was told that wasn't her title even though previously I was told that it was her title- convenient) sent me an email stating that the officers concluded that they didn't smell anything and that they would like to bring this situation to a close. I responded to the email and told her that she is a liar, this is not true. One of the officers DID IN FACT smell it and I have it recorded! Of course at this point it's been about a week and she has not responded to that email. Needless to say, in summary…..RUN! Your issues if you ever have them (which is highly likely) will NEVER be resolved. They will ignore your reports, do FAKE investigations and never give you the results. Last I checked when you make a formal complaint you should receive the results of the "investigation" in writing. If you want to wake up every morning to the smell of marijuana, have your concerns ignored, and move into a dirty disgusting apartment, then by all means, please move here! **Update: I got a half-assed apology from the manager in which she stated she was "sorry for the miscommunication". I was offered nothing for all of my inconvenience. Recently I asked to be released from my lease 1 week and 6 days early. They declined. After everything I have went through and the MANY inconveniences you'd think they'd be a little reasonable. I was sitting in the lobby of the new apartment community that I'm going to be moving to and met 2 ladies (also waiting) who currently live at Chase Gayton. They both described the apartments as "a dump" and stated that the people in the office "screwed them over" at move out. I am very worried! Again, just run far away!!

I have greatly enjoyed the property and the location. The front office staff has been a disaster been very rude and confrontational. They have also failed to show any desire to help me beyond signing the lease. I feel very fortunate to have people that are willing to help like Jackie Melnick and Kelly Rambo. I wish that the office staff at this property had a fraction of the professionalism and resolve as these two. That would make this a truly great place to live.

The apartments are nice and clean. They have a lot of amenities around the complex and it's a relatively quiet neighborhood. The only issue I've had is with the work order I sent in. It's been about three weeks and it still hasn't been completed

Apartments are alright, nothing special. Decent bang for your buck for this area in terms of size and comfort. Management has been disappointing, as they mishandled my move in. Lots of bugs and spiders around, not sure if that's the area or the complex not spraying enough. I really wish they recycled here.

Nice and convenient and safe location. Nearby marketplace. Apts are clean but needs upgrade. Pool is small and without access to WiFi. Gym is ok but no WiFi or very weak signal. Cable tv charges are excessive and unwanted.

This is my 5th month living here and I've had to contact maintenance every month to have things fixed. I've taken so much time off work because of the maintenance calls that work has started to ask for proof because they can't believe how I could have so many things that needed work. For over a month I've been trying to get my apartment cooled because it has gotten up to 90 degrees inside my apartment with the ac running constantly plus 4 fans. I'm afraid to get my power for this month because my ac has been running constantly 24-7, plus 4 fans and another portable ac at the same time at some point this month. I've been told numerous times by both maintenance and the property manager that because I live on the 3rd floor with vaulted ceiling, it wouldn't be as cool inside which is complete bs. This is not the 1st place I lived that has vaulted ceilings and I've never had issues keeping my place cool. I'm constantly down to my birthday suit and still sweating because it's too hot and my dog is beyond heat exhaustion that he wouldn't even eat. I couldn't understand how my neighbors are always home in this miserable heat while I'm trying to stay out because it's literally like being in hell in my "home" so I finally checked with my neighbors right across the hall with the same vaulted ceilings and his place is ice cold and he's in long sleeve and pants. His neighbor next door had both their outside and inside ac units replaced within the 1st week they moved in and it took them until earlier this week to replace mine and I've been calling them for over a month complaining about the same issue. They finally replaced the outside unit and inside unit on Wednesday and it's still 77 degrees inside. Maintenance has comes so much now that when they came to pick up the window unit they loaned me yesterday that they didn't even do or say anything and just left. I've been waiting for a call from the property manager since Tuesday and still haven't heard back. If I do not hear back from them by the close of Monday, I'm calling my lawyer because this is ridiculous. They let me go with proper working ac on the 2 hottest days we've had so far and didn't bring me a portable ac until after it reached 90 inside my apartment and took them back within a couple days because someone else needs it while my dog and I are left in the heat still. If you decide to rent from them in the future, make sure you avoid building 19 apartment 536.
