Great place. I enjoy the community a lot. Feel very safe. Only complaint are the jets which is because of the location and out of the staffs control. Other than that, living here in nice. The neighbors stay to themselves. No problems with parking. Fitness center is so beneficial. Love that they're pet friendly!

This is the most loveliest community I have ever lived in. There is a sense of family and a common respect for others surrounding. Even the pets are happy! I love the proximity to everything be it shopping, oceanfront and Billiards for family fun. AMJ

The staff at the facility tend to rather cover up problems instead of fixing them. Most any issue that has been brought up, whether it be maintenance, safety concerns, or other requests, ends up getting swept under the rug with little to no attention. It wouldn't be a terrible place to live if they actually cared about the communityand the people who live in it.

i used to love my new place until i got settled in and saw how things work around here. mold in my home, leaking toilets and a maintenance crew that obviously can't tell time, nor fix something without something else breaking in the process. just started my 15 month lease and cant afford to break it. would not recommend any one live here.

The Courtyards of Chanticleer is a wonderful community that I'm proud and excited to be a part of. It's beautiful and the office staff is professional, polite and attentive. All of my maintenance needs are addressed promptly.

This place is the nicest and quietest community. Many active duty and vets live here. This community is pet friendly and very people friendly. The staff is awesome and the neighbors are great. Because it is a little off from the main road, it's in the cut meaning there is a lot of privacy. This is my first apartment and I don't have many complaints at all.

I am very pleased with the community and apartment complex. This is my first apartment and Taylor has been very helpful with me moving in and getting my leasing agreement together. I would refer this place to anyone for the convenience of living so close to base.

The Courtyards of Chanticleer is a quiet, safe, enjoyable community in which to live. The management and maintenance are responsive and professional. There are always the normal issues of living in close proximity--bugs, neighborly noise, but these are small irritants in an otherwise delightful community. The biggest downside is jet noise, but if you want to live near Hilltop and the oceanfront, this is just part of life.

The office is great and the maintenance team is very nice. When I moved in the carpets were replaced, the walls were painted and my new appliances were put in, but no cleaning was done. The office was very quick to get someone out to clean the apartment. The cleaner was very nice but was too busy passing blame on the office for not scheduling them to come out that they forgot to clean certain things that I specifically pointed out. They came back out to clean the missed items but i feel as though this nightmare could have easily been avoided by doing a walk through prior to handing over the keys.

STAY AWAY! LUXURY is a word that needs to stay out of the marketing material for this neighborhood. If you enjoy sleeping in a bedroom that is 10-15 degrees hotter than the rest of the house, go for it!

Location is great of these Apartment. UNFORTUNETELY that's where the positive ends. Air Conditioners are undersized and my house is usually 80 plus degrees with it on constantly. The grass is only cut around every 2 weeks which fosters flees and ticks. The community isn't bad at all and the amenities are great.

The Courtyards of Chanticleer is a quiet neighborhood in the Heart of the Hilltop Shopping Corridor. This community is well maintained with friendly associates who take pride in their community. The Grounds are well maintained and the amenities are great, a Dog park complete with a pet playground, a very nice and private pool, and a children's playground. The apartments have great floor plans and spacious living areas.

Location is prefect. Community is clear. Neighborhood are nice. One bedroom apartment has two pretty size of closets, but kitchen is too small. Garbage place is far. A/c doesn't work well on second floor and temperature inside is 77 degrees.

This apartment complex is a great starter home for families transitioning to the area. Its clean and all the grounds are well maintained. The rental cost is affordable with incomes in this area. I would and have recommended this complex to friends.

The Courtyards of Chanticleer is really great place to live with a really friendly vibe to everyone in it. The staff will be there to walk you through anything and help with any problems you might have. They have lots of amenities and for a reasonable price. You'll feel good seeing where you live everyday.

On the first night of our stay, there were slugs coming in through the bottom of the baseboards near the patio. We'd come home to several of them in the middle of the living room. We had a few earthworms too. We didn't have pets so we used boric acid and it took care of that problem. Huge water bugs would come in from everywhere, including the fireplace, closed patio doors, front door whether it was open or closed it didn't matter, they'd find their way in. We'd hardly see bugs upstairs, so being upstairs was a nice escape from all the ugly critters. One office staff member would be rude. One time I walked in and wasn't acknowledged, no "I'll be with you in a minute", no "hi, how can I help you"...nothing but until after a few minutes of standing there I received a "yes?". Others in the neighborhood would say that the same thing happens to them, so I didn't take the rudeness personally. There was a leak in the dining room which caused the ceiling to appear like it would cave in at any moment. Sadly, a bucket was all we had to handle the problem because maintenance was nearly non-existent. Each time there was an issue, maintenance could never seem to fix it properly, with the exception of the garbage disposal. However, when maintenance came to fix the garbage disposal, he was rude and said I clogged it because I put spinach in it. The refrigerator was loud, as was the a/c and heat. It was extremely cold in the living room in the winter and we would feel the cold wind from the patio every time the wind blew. There was only one dumpster to put trash in, which caused it to overflow at times. Overall, I felt safe and never had issues with parking, it's close to the beach, restaurants, shopping and Linkhorn Park Elementary!! I haven't stayed here since 2011 so hopefully things (staff, maintenance, bugs, leaks, etc) have changed for the better.

I lived in the Chanticleer Apartments from July 2013 until December of 2014. Being an apartment/townhome complex there were of course issues that arose, no place is perfect but I felt like the Chanticleer staff did their best for us. The maintenance people always arrived by the next day for any work notice I put in, in which there were several. The maintenance people were always polite and incredibly helpful to my wife while she was pregnant when I was away with anything she needed, simple things like taking her trash to the dumpster so she didnt have to walk. Some of their maintenance people werent the brightest (i watched one fella stick a screw driver into a live electric fan system that wasnt electonically safed first) but the main two guys were always very helpful. The office staff was also very helpful with any questions I had or concerns I had during my time there. (Andy is fantastic and she incredibly helpful and polite) I felt like the rent was a fair price, I signed two leases with them one a year long (july to july) and then a July to January, rent went up a little with the 6 month lease but that was to be expected. I felt like their pet deposit was a little stiff (300$) but wasnt a deal breaker. Some complaints, the first 6 months i lived in Chanticleer there was a definite bug issue (none as dramatic as stated before me) but the first 6 months it was not uncommon to find a bug or two in the morning. A bottle of RAID homedefense fixed my problem with a few sprays a year my bug problem was gone. The issue IMO came from the bugs at the community dumpster, there was a massive roach issue there, as far as I could tell the staff took to cleaning the dumpster area up the second portion of my stay here and the bug issue subsided (it could have also been the cold winter last year but i digress). Another issue (also pertaining to the dumpster area) there are literally NO lights at the dumpster area, the area is safe I will say (as safe as one can expect any where to be) but it would be nice to have a light or two over the dumpster areas. My final issues, and again this is something ive noticed at every apartment complex ive been in from california, to missouri, to virginia, Our originial neighbors moved out and were replaced with some loud obnoxious human beings who liked to stay outside until midnight partying. And people for whatever reason, can not seem to understand how to use pet poop stations. The complex took the extra step of adding on a doggy park and stations all over the complex, and yet people still cant use them. Overall, I enjoyed my time in the complex and if I am ever stationed in Virginia beach area again I would most certainly look into renting here and would recommend them to anyone looking for a place. Save yourself the hassle. Move elsewhere. The location is nice. The staff are terrible. Since the apartments are ill-maintained, expect to need maintenance/help often... and expect to wait and wait for it and then be treated like it is such an inconvenience to have to do something for you. Expect the main maintenance guy to act like you've done something wrong when a pipe bursts or your ceiling is leaking. This place is just horrible. It was okay for about the first month but just got worse and worse afterward. Considering how much you are paying for rent, they should not be treating you like some inconvenience. I've warned everyone I know and will continue to do so. Avoid this place! I second what the guy before me said about bugs! They are everywhere and there is literally a huge gap under the doors. I could sit on my bed in the bedroom and watch worms (yes, WORMS! As in, earthworms when it rained outside) wiggle into my apartment. It is DISGUSTING to have people over and have spiders and roaches and WORMS (I will never get over that) wriggling across your carpet.

Do yourself a favor and pass over the inopportunity to live here. The location is GREAT, but the pluses pretty much end there. The apartments look nice enough at first, until you move in and really start to see how poorly maintained the buildings are. There is next to no weather stripping around the doors, so basically you're just throwing away money to heat and cool the outside. The chimney that you pay extra money a month for most likely won't work and the leasing office is so ineffectual it probably never will. For any maintenance issue larger than a clogged drain, like electrical or structural, you'll get a lame "we've put in a work order" or "we'll send a contractor out to look at it" response that gets you absolutely nowhere since they never come to even assess the problem, let alone actually fix it. We actually had a pipe burst in our place that flooded the downstairs, and while they fixed it over the next few days, it was with a bandaid and patched ceiling, right next to a patched portion of the ceiling that shows this had likely happened before. Be ready to see water bugs crawling EVERYWHERE at night, since it is near a marsh, and luckily they typically stay outside, but with the shoddy weather stripping you can literally watch them crawl in through the back doors. And I don't know if it was just my house, but we had the bug guy come spray numerous times inside and out for spiders only to never have the problem fixed, which was slightly unsettling. In my unfortunate time there I luckily never had any problems with noisy neighbors, everyone pretty much kept to themselves, with the exception of hearing your next door neighbors stomping or banging things around occasionally (it is an apartment afterall). Parking's never really an issue since you get an assigned space, and there's typically enough extra parking between the visitor spots and the street. There's only one big dumpster for the whole community that's typically overfull and is likely a hike from wherever your apartment is, which is an inconvenience on rainy days and in the winter. This is a very dog friendly community, with a little dog park and plenty of grassy areas and places to dispose of their waste, but watch your step as most of the residents it seems are too lazy and inconsiderate to pick up after their pets. The shining star to living at Chanticleer is their partnership with Linkhorn Bay so you can use their amazing clubhouse complete with indoor pool, hot tub, tanning bed, sundeck and gym, so really I guess save yourself the hassle and live there instead.

I have lived in here over 6 months now and i absolutely love this place is close to my job, is not really noisy (yes sometimes you can hear your neighbor stumping around but hey is an apartment!) neighbors are friendly staff is amazing and always willing to help, when i walk my dog at night i always see cops providing rounds to the neighborhood or park in specific places, the maintenance personnel is always willing to help and are always on time. The grounds look always perfect and the parking spaces are enough!!! I have lived in Virginia for almost 3 years now and this is the apartment complex that i feel more comfortable in... Thank You Chanticleer!!!

This place is ridiculous. The maintenance acts like it is such an inconvenience to have to come do their job if something goes wrong and for the price that we pay in rent, they need to be doing a better job in the first place. The neighborhood is full of military and ------ people. Be ready to hear them all night, standing outside your apartment or in the place above/connected to yours. The laundry machines are ALWAYS broken. Do your laundry elsewhere. I can't tell you how many times I went to do laundry only to have to fish my clothes out of dirty, black water when the washer would break down mid-cycle. And the staff do not care. I could go on and on, but they aren't worth my time. My suggestion is to look elsewhere. Don't be charmed by the nice community, the charm ends once you sign the lease.

I do not know why reviews I've read are so negative- couldn't be so far from accurate in my case! absolutely love my townhouse. unless you sit in a chair all day neighbors may hear you also(deal)!staff including amintenancee are always friendly and very accomadating quite punctual.

Its the worst place i have ever lived.. i am sitting on my couch heat running non stop and am freezing.. no insulation.. can hear my neighbors all the time even at 4 am.. when they walk the ceiling sounds like its gonna fall in.. trash everywhere.. dogs pee and poop right in front ofyour vehicled.. dont walk in the grass.. back sides of the apts is full of waste and dog poop.. it smelld horrible when you try to sit on your patio of all the feces and rotten trash.. neighbors are not friendly.. front desk is horrible they act like your more of a pain then the one who helps pay their paychecks.. what you see is not what you get.. demand to see your apt before you sign your lease.. promise you wont move in.. also come by on sunday afternoon and check out the trash pile..

First off, I wanted to move out a few days after I moved in. The model I had seen was absolutely nothing like the place that I got. It was so badly taken care of. I don't know who the people were that lived in this unit before me but they must have been absolute pigs that the entire carpet had to be replaced and front entrance vinyl flooring as well. The new carpet that they laid was lifted in some spots and is obviously just laid on the floor. Everything cheap in quality. They did repaint the place but the paint job was ABSOLUTELY HORRIBLE. They painted over dents, light switch fixtures, baseboards and other things as well. In MANY spots, you can see where the just globbed paint on the wall and there are drip like runs. The painting was EXTREMELY unprofessional. The walls of this place are so crappy. They aren't even and can see where prior work has been done (also tried to mask it by painting over the crappy spots but can see the rework). In the 2nd bedroom there is a large area of the wall where they did some work but never sanded it down to even the wall out, they just painted over it. It looks so unprofessional. The walls are thin as well. Can clearly hear the neighbors every time they have an argument. Many of the doors and door frames are in poor condition. I called maintenance in to fix it once and he made an even bigger mess of the door frame lock. One of the upstairs closets don't even close completely. The downstairs double doors arent even flush with the floor. I have had a constant problem with bugs and slugs. I called in to maintenance multiple times to fix the doors but they never fix it right. you can even see the light coming from the bottom of the doors. Not to mention, the doors dont even fit right in their frames. The work is just absolutely poor on this place. The appliances are super old and need updating. The fridge makes noise when it turns on and off, the stove bottom drawr doesnt even completely close and one of the front burners has a short, I'm surprised the dishwasher works but it still has a nasty smell, and the garbage disposal has had problems too. And somehow slugs keep getting in the kitchen. I have literally found over 30 slugs over a period of 8 months. So freaking nasty. Had problems with ants in the summer as well. The area is poorly lit and I don't feel safe to go out at night. There is also dog ---- everywhere. People are extremely inconsiderate with that even though there are baggies provided for dog waste. I really think this place just needs to be torn down and completely redone. Its old and maintenance does a lousy lousy job at maintaining the complex. I cannot wait to move out. I have never been so unhappy with a place I lived. So, I ABSOLUTELY DO NOT RECOMMEND THIS PLACE. IT OLD AND DILAPIDATED.
