ITS NOT WORTH IT, TO BE CLOSE TO THE BEACH

No not at all been here since 2006, thinking it be worth it cause close to the beach. But all I get is loud jet noise or loud neighbors playing their music or their band members coming over. These walls suck ---, you hear everything and more. The parking is just wrong, your assigned parking one spot for your apartment. But if the parking lot is full someone parks in your spot, then you have to call the tow company to get them towed. Oh yea air and heater in this apartment is always louder than my TV! My floor is carpet and it sounds like Im in old house with wood floors everytime someone walks. Noone could ever sneak up on me in here. My husband has done more work on this one bedroom apartment than matience has ever. I've had this placed sprayed four times for bugs, no matter what kind they are, they keep coming back. Hot water for me, just for a bath doesnt last long at all. I have to take quick showers. You often dont know if they really check the tenants they move in. I mean really am in the ------ or what? Trash pick up is just awful, one damn dumpster for the whole apartment complex. The tenants who have dogs, really dont clean up after themselves, so your always walking in it to get to your vehicle. Their is never anyone at all, when you go to office, its always got a sign saying what time they will be back. But they never show. Plus the ones they do have working have no clue or just dont care at all. Almost like a bunch of teenagers really. The only reason Im still here is cause Im waiting on reply back from other apartments I apply for. Trust me soon I here back, Im outta here fast as those jets come by every day and nite...... Do not rent here at all, unless your a bachelor and just dont care at all where you live....

Do not rent from these people

I'll start with the positive things...The neighborhood is pretty quiet, with mostly respectful, quiet neighbors. The landscaping is nice and well-kept. The apartments look great...from the OUTSIDE. When you go inside (make sure you see the unit you're renting and not just the model!) you will find an aging interior with lots of shabby touch-ups. My apartment had several patched-up holes in the walls, chipping paint and loose tile. Not what you want to find in a $1000/month townhome. The window fixtures are cheap aluminum junk from the 70's. Every door and window in the place leaks air, so you can look forward to an outrageous electric bill every month in the winter (mine averaged $175 per month, and that was with the heat turned down all day). The heat pump was as old as the building (built in the early 70's) and was located in a closet in the middle of the living room, so you'll enjoy turning the volume up on the tv every time it comes on. But you'll be used to that because the jet noise is unbelievably LOUD in these apartments. Then there's the management... Myself and several other tenants went without phone and internet service for EIGHT WEEKS when the complex refused to pay to have it fixed. There was a dispute between the phone company and the leasing company over who was responsible for having the phone hardware repaired after a fire in the laundry room took out our service. The apartment company left the wires damaged, and its tenants without a phone for two months rather than simply pay out of their own pocket to have the wires repaired. Clearly their bottom line is more important than customer satisfaction. Best of luck to potential tenants on getting a problem solved, as the office staff NEVER return a phone call, and seem to be out of the office more than they're in, even during regular business hours. It's not uncommon to find the door locked at 4:30pm even though the sign in front of you says they're open until five or six. Parking is also a problem depending on in which area of the complex you live. You get one assigned space near your home, but guests will have to fend for themselves, often parking on the street. Overall, this place is NOT recommended. Nice neighborhood, substandard apartment, poor customer service, loud jet noise.

        Great Place to Live

I don't know what these other reviews are complaining about. Its a nice place to live. You rent so that if you do have a maintenance issue you don't have to pay for it. Whenever I have a maintenance issue, they come out that same day or the next morning. You can't really ask for anything more than that. Chanticleer does seem to go through a few different staff members in the office, but the ones now are great. The property manager always seems to be available to listen to me if I have an issue and the guy in the office is great too, and he is good looking which is always nice. Almost all of the residents that I know enjoy living here and plan on renewing their lease. Some people just can't be pleased. This is one resident who plans on staying as long as possible.

          Piece of Crap

Here is a list of why I can't wait to get out of this crap hole: 1. The fitness center is at another apartment complex, both complexes share the fitness center. It's not big either. 2. The pool is always dirty and the water is greenish, not blue like clean pools. 3. Maintenance is slow and they come into your apartment without telling you or calling you first. 4. None of the other residents clean up their dog poop. It sits on the ground constantly. 5. You can hear everything going on in the next apartment. The walls and doors are paper thin. 6. There are only 4 vents in the whole apartment. The back bedroom is always smoldering. 7. The maintenance guys paint everything white, they paint over the vents and doorknobs with your "redecoration fee." 8. The A/C broke in our apartment and it took 2 days for them to come fix it (while nobody was home) in the middle of July. They said they'd be out here the next morning and they never showed. 9. There is only 1 dumpster in the entire complex, therefore trash is everywhere. 10. The laundry room is disgusting. 75% of the time only 1 or 2 machines work. They eat your money all the time. Trash, leaves, and dust sits on the floor all the time. 11. They are never in the office during the times they have listed. Half the time they have a clock on the door saying when they will be back; but when you get there at that time, they aren't there and the time has changed on the little clock. Also, they are a little rude and don't care if something is wrong with your apartment. 12. There are missing screens in the windows and the windows themselves are disgusting. Apparently they don't care about cleanliness so we never open the windows. 13. The bills they send you are crazy because we don't use as much water as the bill calls for. They divide it up between the 4 apartments in that building. How stupid is that?! I can't wait to get out of here. I can't believe we signed on for a year lease. This might be good for a bachelor pad or something but not for a married couple or people with kids. The maintenance guys stare at all the women and are very nasty. Only stay here if you have to. Screw "jet noise."

          Poor Property, Poor Service

I highly do not recommend living here. The first week was hell in trying to get the simplest things repaired, and some things have gone ignored. Only one trash can on the whole property, so guess how much ---- is all over the grass, no one picks up after their pet. The water bill is a big issue, live in a one bedroom with no washing machine or dryer, run dishwasher once a week, water bill is $44.00 (how can that be?!?) Parking is horrific. There is trash all over the patios. The NEW manager....she's a piece of work. Good luck trying to talk to her about anything. She may be new, but she's carrying a big ego or something and did not make a great first impression. After this submission, a complaint is going to the main office on the manager.

            nah, look elsewhere

I am very disapointed with this place. doors do not seal, took 2 weeks to repair/clean the AC unit in July. missing window screens missing closet doors ( when i finally got doors they were to big, but they installed them anyway ) If i had choise here or my car..I would go for the car...at least the AC works

              The Property Improvements are Great

The management company has done a wonderful job of the renovations on the exterior of this community. The staff makes sure that it is always very clean, no noise, and take good care of the people here. They apartments on the inside are very nice and I have only had one work order that was taken care of immediately. I caution anyone that reads about leaks. A leak is done because our neighbors put things down their toilets, overflow their sinks and tubs, and it cannot be held against the staff here.

                Do you like leaks?

I lived here for 4 months and had nothing but problems. The first time my husband left for sea I came home to a living room which was flooded with toilet water. This happened with in the first week of living here! I had to fight to get the carpets cleaned and the maintenance team had to come out 4 times to fix it. We had a leak at least once ever 2 weeks. The renovations are sloppy. There were HUGE cockroaches out on the patio that would randomly end up inside. Our back door didn't lock propely and we had items stolen from our patio. Our neighbors faught constantly and we could always here it. They took away assigned parking and we could never get a spot. Trust me do not move here!!!

You might be better off in prison

I signed my lease with this sh-thole on August 5, 2005 biggest mistake I ever made, It started out when we where moving boxes in that first weekend we noticed that the air conditioner had frozen up, so I went to the managers and informed them of this. We continued to move boxes in for the rest of the month and eventually moved all in on the 29th of August, giving them a least 3 weeks to repair the air conditioner. I was informed by the maintenance manager that he would be fixing it the next day. They had 3 weeks of no one living in the place to have done this repair; this was one of the hottest nights in August. Well that was just the beginning of living in HELL. I had to call them constantly to repair things like my clogged only full bath sink which started to smell like a sewer after a few days. They didn’t come out for 10 days and then didn’t fix the problem, I had to have them back out again only to be informed by the guy who came that he was in training and didn’t know if he could repair it. There was a huge crack in my front door that you could see though to the outside took them 4 months to fix this only after I complained to the Regional Manager about the problem, Calling PRG didn’t get any results. I didn’t know who she was until she asked if I like living there when she was riding around on golf cart and I told her Hell no, she asked why and I gave her an ear full. The carpets were stained so badly when I moved in I know they didn’t clean them before hand. I tried using resolve and the stains just kept coming back, I felt like my house was always dirty. Then I had these neighbors who had dogs and they just let them use the backyard for their business, never walked them or anything, never cleaned up after them either. Even the maintance people where complaining about the smell. Well needless to say I could not use my back patio due to the horrible smell, I complained numerous times with no results. I also complained about a car that was parked in the court that had leaked gas and transmission fluid leaving a horrible smell in the court for 3 days. Thank god no one lit a match or anything we would have been blown up. I finally after nearly 6 complaints a day call the non-emergency fire department and they had the car towed (like it states in Chanticleer rules for them to do) On top of all this bull crap they bill you a per square foot water bill it doesn’t matter if 2 people are living in a unit or if there are 10 which yes does happen. Average water bill for 2 of us $50.00 a month. You will end up paying water for filling of the pool, the maintenance dept plus anyone who uses the outside water. You have to pay for basic cable even if you get satellite to the tune of $36.00. Then they took away our trash cans and now have this huge trash compactor that’s always overflowing making it look like you live at the dump. They never in 3 months fixed the water stain in the master bedroom after I complained about it.
Then when we signed the lease they told us the $300.00 redecorating fee was to clean the carpets after we moved out and to paint. On top of this fee I gave them a$350.00 non refundable pet fee plus paid pet rent of $25.00 a month for a total of $300.00. After I didn’t get all my deposit for pet stains in a room I totally used for storage and the dog was never in due to the fact the door was always closed and she couldn’t get in. They had $950.00 of my money that I didn’t get back and they kept $100.00 more due to pet stains I didn’t cause. What was the pet rent and deposit for? They even charged me for a stain they had told me they knew about. I walked my dog almost every night and met lots of tenants in there. I did not meet 1 person in a year that was happy in there, all where waiting for their leases to be up. When you can’t in 1 year find 1 happy person that says something. They also where constantly going through property managers I think 6 in the year I was there and not 1 tells the truth. Stay away from Linkhorn Bay or any PRG Company they are all just as bad.
A great place to call home

I have lived a Chanticleer for 2 years now and I love it. My maintenance requests always get resolved very quickly, it is a quiet place, I love being close to the beach, the townhomes are very spacious, the office staff will do anything for you and are always very polite. They are doing several projects to make the property look better and I am sure you will be impressed as well!

                      move to lebanon instead

I lived in this cesspool for 4 plus and watched the place go further and further down the toilet. Even the duck eventually left because it was not worth crapping on anymore. I believe we had a total of 12plus different office managers during my stay. I left the septic tank-like neighborhood months ago and while visiting a former neighbor, noticed that none of the repairs I complained about for years had been fixed...I feel for the next tenant. I don't know what was louder, the f-18's and cargo planes that fly over your home at 2:30 A.M or the drunken neighbors who argue with their other drunken neighbors 3 out of seven days a week. The neighboorhood seems to sponsor a pit-bull breeding contest(I guess that's why the ducks left). When I first moved in there was a lake sized depression directly behind my townhome and others that we refered to as lake Sh--tyclear. This "lake" was home to clouds of mosquitoes and only after I threatened to show a videotape of this ominous cloud to a lawyer and channells 3,10,and 13 did anyone do anything about it. It is also somewhat communist to make everyone share the cost of water when some have only one bedroom, no washing machine, take their car to carwash instead of washing it on the property. We were promised new windows after Hurricane Isabel in 2003 and never recieved them. My child's room had mold all around the windows and they never replaced screen that blew off during the storm. I would advise wearing a helmut to protect against the bath tub that will eventually fall on your head as the upstairs plumbing is older than Moses. They shouldn't be allowed to advertise that it located in Hilltop, they should call it Hoodtop because that's what they and their lax residency requirements have made it. Maintenance probably spent more time flirting with Navy housewives than actually working but when they did finally get around to fixing something they did a descent job but it just wasn't worth the money or the wait. I would rather live in the hole they found Saddam in. Just remember to spray paint your own parking space so your car won't get towed

average property, just a few tips when looking here

I have lived here for only 2 months so cannot refer to all seasonal issues. I am some what happy but there are a few things I must remark on. They show you a model apartment. Insist on seeing the home you will be renting if it is vacant. The models are always perfect and lets face it these rentals get abused by people who are careless. Also, if you can drive by the exact address and check out the neighbors and the outside. Some blocks have nice and quiet neighbors and are cleaner. And some aren't. Also, if you are close to the leasing office they will do all improvements and outdoor maintanence there first since the office is where prospective tenants will look at the property more closely so don't live way down on the end that faces the woods cause they will forget about you. They have installed a huge trash compactor that smells and does not always get compacted when it should, you have to walk to this (or drive) in order to get your trash out of the house. You are not allowed to place trash outside your home or on the patios. I have had no trouble getting maintenance to fix things quickly. Haven't had much trouble at this time with any plumbing or appliances. All are in good working order. I am pleased that it is a relatively safe neighborhood for my family. They just have very little vacancy so getting exactly what you want for size of townhome is usually a wait so look in advance or take what you can get. Prices went up a little but it is still the lowest rent around. They are in the process of some major improvements but it seems to take them a lot longer to complete one particular project. And as I said earlier, they always begin projects by the leasing office. Generally it is a decent community. The office and maintenance are very busy and may not appear to take the time to address your requests right away. They have always been pretty friendly with us and I believe you get what you give so be nice to the girls in the office in order to get service faster. Hope these tips help.

My husband and I have been in our townhome for only 3 months. When we first moved in it looked wonderful. We were so excited. After only 3 months, spots are starting to show up on our carpet. Things are breaking left and right. 1st my closet door broke and it took 4 days to repair, then my dishwasher went out, which still hasn't been replaced, and now my kitchen sink backs up and creates the biggest mess ever. Yes it all looks good from the outside, but once you get moved in you find things totally falling apart. The maintenance is so slow and does a half job on everything. They do what they can to get by.

I see they really jacked up the prices. I had the biggest one and only paid 900. That was feb 2003 for a yr. Oh and they dont like giving back your deposit. They swear there rooms are so clean. And all the people that party and make noise at night, they never would do anything about it. Them poor ducks getting ran over in the parking lots. I miss the ducks. Yes people beware.........

I have lived at Chanticleer for several years. After the renovations and change in office staff the place has been awesome. I love my new kitchen. I have a three bedroom townhome and it is huge. I even have two fire places. I can bike to the beach and walk to the grocery store. My kids have a great playground to play on and in the summer the pool is always a fun place to go. I have read reviews saying the property is bad, but I WOULD HAVE TO FULLY DISAGREE.

I am currently living at Chanticleer. Office staff is awful!!! Maintence isnt so bad. I had sewage back up in my downstairs toilet and it flooded into my dining room/living room and we asked the office to replace our carpet and they wouldnt replace it. I have a 11 month daughter and they refused to replace my carpet. The office staff doesnt want to put my maintence reports in so I have to catch them and ask them personal to come work on it.

There have been nothing but problembs since I moved in. We had all kinds of things wrong with the townhouse when we moved in, and their way of fixing it is to cover it up. We have had a leak from our bathroom to our living room for 4 months now, and I have had to call them every month for them to even do something about it.

Management is horrible, and the maitenance staff is just as bad. I would recommend you RUN fast from this place!!

                                      DON'T DO IT!!!!!!!

This was the biggest mistake we have ever made. Noisey neighbors were the least of our worries. Both of our vechile were hit in the parking area. In my case it was a hit and run. Only one parking spot is assigned for each townhouse or apartment. It took them over a year to replace a broken toliet which was broken when we moved in. The air condition and heat would run at the same time and this problem was never fixed. Maintenance would come when called, and turn one or the other off depending on what season it was. Although they seemed to changed every few months, my overall experiance with the staff was 50/50. Maintenance was nice but always seemed to be under the influence of alcohol. The staff at the housing office was rude. The manger was never in according to them even though you could see her sitting in her office with your own two eyes. I thought that they were taking a step foward when they decided to remodel. That was until they had -------- men working in my home who didn't speak English. They took the doors off both bathrooms which forced me to use the neighbors bathroom while they were there. They turned off the heat in the middle of February. Maintenance never answered my page. Finally we move out and it took three and a half months to get our security deposit back. I had to leave my forwarding address at least five times, had over ten conversations with the manager, and was told on three seperate occasions that the check had been FEDEX'ed to me. Don't let the fact that you can bike to Virgina Beach from your apartment fool you. It is far from ocean front property standards.

                                        Sick of the bugs!

The main problem we had were waterbugs. It troubles me to see just how many other tenants had to deal with that mess. We'd notified maintenance, but my cans of Raid worked faster than waiting for them to arrive. Yes - maintenance was a little slow - more than two phone calls would so the trick! Our front storm door latch gave us repeated problems - wouldn't always lock; I lost the number of times we'd called about that until we simply replaced the latch ourselves! We also had a problem with the kitchen plumbing, but got to that fairly quickly. We'd moved in one of the newly renovated apartments - updated kitchen and baths and carpet. Very pleasing to the eye and easy to decorate. We did have our tire punctured a week or so after we moved in - called the cops and all seemed well after that. People mostly stayed to themselves, but at night, especially warm weekend nights - that's when many seemed to congregate outside of our windows! Really annoying. The only good things I can recall were simply the size - really spacious, and the proximity to the beach. If it weren't for the bugs, it probably would have been better.

                                          Worst mistake ever made!

My fiance and I moved into chanticleer last november and so far I've had nonstop complaints. The complex has these ugly red and black ducks that poop on everything and tear up the garbage that is left OUT FRONT OF OUR APARTMENT, neighboors are too friggin' lazy to walk to a dumpster so they leave it out front for the trash guys to pick up. There are stray cats everywhere who will climb up your screen window if they see a bug that looks tasty. There's no good parking anywhere. There is mold cemented into our bathroom shower, NOTHING gets that stuff up! I had a rusted dishwasher that didnt work for the first 4.5 months and i complained about it constantly. After the maintenance man finally showed up, I was told I would have a new one in 3-5 days. it took a MONTH AND A HALF and the only reason i got it was because there was a smell coming from it that would kill anyone that set foot in my apt. so i called and left a message stating that i didnt sign a lease to pay for something that didnt work and i dont appreciate being lied to about something that absolutely MUST be done. This place is absolute HELL, its ugly, the staff are NOT helpful, and i promise you--your neighbors will find a way to make your life less enjoyable! I hope this helps you cross Chanticleer off of your apt/townhome list!

This place is fine if you only have one vehicle, no children, and can tolerate rude and noisy neighbors! The playground is in shambles! There is always broken glass, and beer bottles laying around on the playground. The Babyswings are broke, the slide is missing part of the safety bar. There is a slab of cement on the ground at the bottom of the slide, not safe at all! So hopefully no child gets hurt! Ducks are everywhere! They get into your trash and deficate on the walkways regularly.

Please Take time to really Investigate before Moving In

Let's start from the end of my lease, it took me 3 months and about 20 phone calls before I received my Deposit back and this is after never being late on my rent in two years. Just like everyone else said from the outside it looked great but once inside it's a different story. When I first moved in rent was about $529 a month for one bedroom and you tolerated the little things. You paid for the water you used with metered readings (usually around $15). The second year came around rent went up to 569 and they started this shared water bill, which is a total rip off because you never see a bill they tell you how much your share of the water is for the month which my bill jumped up to $30 dollars which was crazy because I was never home and I didn't have a washer or dryer or dishwasher. Mildew was build up in the closets and I had sewage back up form upstairs come in my sink, and don't call maint because you will not see anyone for a couple of days but they can work on the empty apartment to get some other victim to move in. The laundry rooms were one of the worst things about the place, the so called locked doors were always open and when they weren't all you had to do to open it was turn the knob a couple of times and the door would open. The dyers they have half of them didn't heat up and the washers if you wanted hot water you had to turn the knob to cold needless to say I did my laundry at the laundry mat down the street. They have the upstairs apartment folks leaving trash down by the front door which is also right next to my front door and sure enough ducks will tear right into it and spread trash all around. I forgot to tell you about my winters there my electric bill soared to over $100 for one bedroom so next year plastic went over the windows and I didn't care what they said. Sure it's a nice location (near the beach and hilltop), But please anyone else take time to really investigate before moving in.
P.S
The only reason I stayed for two years is because I procrastinate and before I knew it I was trapped in another year.
I WOULD SAY ABOUT 50% OF THE TIME THEY DO FIX THE PROBLEM, BUT THERE IS STILL THINGS THAT STILL HASN´T BEEN DONE SINCE WE BEEN HERE AND WAS TOLD THEY WOULD BE DONE IN A COUPLE OF DAYS AFTER MOVING IN.
I WAS TOLD I WOULD GET A NEW REFRIDGERATOR AND DISHWASHER IN A MONTH, I STILL HAVE THE OLD ONES, THE DISHWASHER HAS RUST ON THE OUTSIDE AND INSIDE, MY REFRIDGERATOR IS BARELY HOLDING ON, IT´S TIME IS ALMOST UP. IF THESE FEW THINGS GET DONE I WOULD BE 100% SATISIFED WITH THE OVERALL APPEARENCE.

NOW FOR CUSTOMER SERVICE, THE LADIES IN THE
OFFICE ARE EXTREMELY NICE AND NEVER GAVE ME ANY PROBLEMS. NOW JEREMY CAME ALONG AND EVERY TIME I CALL HE ENDS UP PICKING UP THE PHONE AND HE IS VERY RUDE. I CALLED TO ASK A VERY SIMPLE QUESTION AND HE SNAPPED AT ME, IT WAS A QUESTION I HAVE ASKED THE GIRLS BEFORE AND THEY HAD NO PROBLEMS HELPING ME. I COULD NOT BELIEVE HOW RUDE HE WAS, MY CHIN WAS ON THE FLOOR, I HAVE NEVER BEEN SO ASSALTED IN THE MANY YEARS I HAVE LIVED IN APARTMENTS, MY FIANCE VISITED THE OFFICE ONCE AND JEREMY WAS THERE AND HE SNAPPED AT HIM TOO, I CALLED ANOTHER TIME ABOUT SOMETHING THAT NEED TO BE FIXED IN MY APPARTMENT AND HE YELLED AT ME AGAIN, HE MADE ME FEEL LIKE I WAS WRONG FOR CALLING, I WILL BE CONTACTING SOMEONE TO COMPLAIN.
