Do not move here!!

Aside from this, the piles of dog poop, disrespectful neighbors, constant noise into the night (including people partying until midnight in the pool and outdoor grills with blue tooth speakers and screaming), overflowing dumpsters, geese poop on sidewalks, illegally parked cars in handicap spots, broken cars that haven’t moved for months taking up spots, paid parking for outdoor parking, a terrible gym with broken equipment, bird poop piles in the hallways (health hazard), trash in the breezeways, terrible security patrol, children unsupervised and throwing rocks at geese and cars or in the gym playing on equipment or running around the pool after their parents drop them off, gates that I’ve seen work maybe a few days in my two years, parking lots full of potholes and no lines for parking spots, and dismissive office staff have me running from this place and paying $500 more in a different city. They don’t even have a direct phone number for the office, it all goes through a call center so good luck if you need anything urgently from them. But also good luck, I’m waiting for SEVEN calls, THREe voicemails and THREE app messages to be replied to just from today alone.

The residents are somewhat friendly, and I appreciate that parking permits are strictly enforced. Additionally, the mailroom is convenient and makes it easier to receive packages. Can appreciation the second dog park being near the complex.

All the staff are accommodating and will be prompt with my needs. It’s a peaceful and quiet community. It’s nice to walk around the lake. It will be better if the gates will be closed at night for better safety among tenants.

So far it has been a great experience. Staff is welcoming and knowledgeable. The residents are nice. The community is very clean, minus dog poop. My apartment unit is beautiful and I am very happy with what was given to me.

Cortland Gateway Park is a very friendly and beautiful community. However, the maintenance and condition of my apartment was unsatisfactory. Sink literally caved in within the first 2 months. Wall sockets were left unattached to wall, leaving exposed wiring, which is extremely concerning since a toddler resides with us. Dish washer and washer had to be serviced the first half of month living there and dryer had to be replaced, with yet another used dryer that does not even dry properly. But the views and the lake are very beautiful.

The people keep to themselves and it's nice to have options all around me. There's always a parking spot for me, as long as I show up around 5pm-6pm, people keep their dogs on leash, there has been no fights, or any toxic people in my building.

Very loud community, unsupervised children throwing bottles, rocks, and jumping off of broken electrical boxes. Dumpsters are not respected by community, trash thrown on the ground and throughout complex until cleaned up by crew. Pool, workout facility, and leasing of kept nice and welcoming.

All of the staff are really nice. Maintenance help me put air in my tire my first week. Move in was easy and simple and my apartment so nice and so clean. I can’t wait to unpack to use the pool. Thank you staff.

Nice apartments. However no sense of urgency to fix pool and no security in parking lot although it’s a gated community. My truck catalytic converter was sawed off overnight. It’s typically a quiet community so I was deeply dissatisfied by that.

I called and spoke with a lady named Danielle. My husband and I are having to relocate due to his job. Danielle was most helpful because she also gave us suggestions on the best way to relocate from Texas to Colorado and about local restaurants. She was very informative and gracious in assisting us with the information about this rental property. Thank you for all that you do Danielle.

If you are considering moving in here, do not move here!!!

If I could, I would give it less than 1 star. I moved into the apartment and had multiple issues, 1. the washing machine leaked and did not drain 2. the dryer was not connected 3. dishwasher did not work in general 4. windows were broken and filthy 5. sink stoppers did not work at all; after brushing your teeth or washing your hands you had to open the drain manually or else the way was stagnant in the sink 6. doors were beyond crooked, just like this complex 7. floors had gouges and scratches everywhere. 8. they left a bunch of belongings in the apartment They never even bothered to walk through the apartment before new tenants moved in. I was told we were "high priority" since we were new move-ins. All I got was excuses day in and day out about why they did not want to come and fix the problems with the apartment. It took them 3 weeks to come and start to fix the apartment, and that was after going to the leasing office every other day to complain. Maintenance never fixes anything; you're lucky if they fix it the first time. Maintenance will mark things off as resolved without ever stepping foot in your apartment. They will not feel like fixing it, so they will mark it as complete in the hope you won't complain about the issue again. The geese are an absolute nightmare as well, they do their business on the walkways, and it is left there, whenever you are walking into or out of your apartment, it is like a minefield. There are geese droppings every 3 inches; it is constantly left there for days. But hey... got a decent view....

This place is the WORST place ever to rent from its absolutely not worth the price for what you will go through, My daughter who is only in middle school had to endure grown men trying to flirt and chase her mind you she looks like a middle school child it is just disgusting the hallways are just nasty they claim to be a smoke fee place when in all truth its not, there was always young teen partying heavily till up to 4 am in the morning, there have been shootings over there you name it you will get it! take you money far away and rent somewhere else!

I moved into this complex August 2020. I signed a year in a half lease. Boy did i not know what I was getting into. Of course, like most people i initially looked at the reviews and the pictures. Everything looked great. That's the problem; everything looks great but that's where the line is drawn. When I moved in I didn't see my unit till I got my keys. I should have ran right there and then, but I really needed a place. The unit looked amazing!! However, the apartments are built very cheap here. I hope you are catching the overall theme of things LOOKING great, initially at least. Shortly after my arrival I came to a realization that the majority of people living in this complex are ------, DISGUSTING, RUTHLESS, CRIMMINALS, and THIEVES. If you are a single woman or any women for that matter walking alone in the complex (during daylight, night, don't matter) there will be desperate flocks of 'Man' cat calling at you, rolling their windows down, honking and more. I had a guy go up to me when I first moved in. I was in the car with my sister and he came up to our window asking if we were single! How freaking disturbing. It gets worse, this man has seen me months later at the local king soopers and tried to have a conversation with me while I was doing my VERY INDEPENDENT SHOPPING-ALONE-BY-MY-SELF!! Then I was in self checkout he goes up to me while I AM MINDING MY OWN BUSINESS ONCE AGAIN, JUST CHECKING OUT MY GROCCERIES, INDEPENDENTLY...and he asks me if I AM SINGLE....AGAIN! Lookout for these creeps ladies. Boy I wish I was carrying pepper spray. Needles to say, amongst my stay at the complex my neighbors have truly made this experience the icing on the cake. They LOVE to share their music with everyone. How kind. They also think everyone loves listening to Drake 5 hours a day and all that other crap they play with extreme bass. It doesn't matter if it's 5 in the morning or 10pm, heck even midnight; they have no morals and will do whatever-the-F&@% they want! Good luck trying to sleep in if it's your day off or you have to wake up for work at 5 in the morning, they will gladly be up before you screaming on the top of their lungs at eatchother while a baby cries. I have made numerous noise complaints (probably not enough) and even wrote the complex about their behavior! the complex did inform me they will notify the unit of breaking one of the lease rules, but I don't believe them. Either the neighbors from that unit received it and gave no f%$#s or they never got it. Moving on, we have the people that drive their cars and blast music like we all are begging to go tone deaf, why-dont-ya turn the music up even higher buddy?! Next we have the people that take their trash out to the dumpster only to not even lift their arms and drop it before they even get to the gates of the dumpster, or if we are lucky they will open the dumpster gate and drop it right outside the dumpster bin. Wow, talk about not having to lift a finger! Talk about lightwork, talk about you dirty-filthy-sons-of-lazy-sack-of-can-of-worms-rising-from- Next you have the crack-headed people that will be yelling out side your window at 2 in the-heckin -mornin. You got kids running around at 10pm with no parents, they will also be in the gym space playing on machines when there are signs clearly saying NO KIDS in the GYM. Next you got the I HAVE TO SPEED NO MATTER WHAT HAPPENS crappy people in cars while in the parking lot of this complex with EXISTING YEILD signs on every corner that they just pretend not to see or hmm... their going to fast to even READ! Anyway that's just a little bit of the LOT-of-it. The hallways are filthy. They rarely have people clean them. If you live on the first floor you are in for a treat. I'm not sure why TF I chose a 1st floor unit...oh wait I wanted a complex with no carpet in the living room so bad. There are cobwebs and dirt in every corner. Not to mention the billions of mosquitos at night sticking on your door and the filthy flies infesting the hallways during the day....people leaving trash outside of YOUR door and never coming back for it just for you to have to throw THEIR trash out like you're the damn trash man. I COULD GO ON. I could write an 80 page essay about this complex. IT is the WORST complex I have EVER lived in. i thought living in my first one was bad, this one blows it out of the water. At least my first complex didn't have ------ noisy, loud disgusting people and proper maintenance. They also had sound proof walls that weren't made out of paper. Compared to my experience here, that place really seems like a dream now. I would consider breaking my lease, but from the fact that I had to with my last place I really don't want a bad track record. SO please save yourself a headache and avoid this place at all costs. Oh also about 1 week ago I saw a mice in the halls! I do hope that's not foreshadowing anything here. Also not to mention having my passenger mirror swiped off! Like who takes a mirror of someone car? Oh ------, vile, vandalizing-klepto-scum-of-earth people. You are honestly better leaving your car parked on Colfax street or any side street than these parking lots. If you have a really nice car, good luck to you too someone might steal your car or do some really nasty things to it :) Nice or not, but more so if it's nice there will be more jealous people inclined to do so! Lastly, the management is an eyesore. I did move here during the pandemic, but I still had a job till I lost it. The management left really harsh letters on my door during that time. I get i was behind on rent but they sounded very threating. Lots people felt the same it seems from reading the reviews on Facebook from 2020. Not surprising, as when I spoke to Keith one of the leasing agents during this time he came off very stand-offish and had no empathy whatsoever! Also there was a staff member there (not sure if she is stillt here), names Justine and she was nice initially when I moved in but when I spoke to her about a towing notice I received on my car she had a very nasty tone with me. The office staff are very much heartless. it sucks when you live in a place that's suppose to be your home but feels very far from it. I hate living here and it has made me feel depressed at times. I honestly dread coming home most of the time. I have till November and I am outta here. In the mean time I will be researching my next place to live and dig deeper when it comes to the reviews, comfort and property of my next apartment. Lastly, If you are looking for a BIG red flag and any reason to turn this complex down from your list of potential places... this is it. RUN, run FOREST.

They could do better keeping the breezeways clean. Even after powerwashing they are dirty. Only rinsed the floor, not the walls and they are covered in dirt. Pool is cold but they say it's heated and the chairs and cabanas are in terrible shape. When you bring this to their attention they always seem to have an answer, but nothing changes. Not the resort style living they say it is. Dogs everywhere, which is great but their waste being left everywhere isn't. People always seem to be fighting loudly at all hours. My apartment is nice itself but will be looking around and comparing to other nearby communities in the area. A move may be coming when my lease is up. It's getting old.
