I've been a resident for a year now. I love my apartment and the amenities, however; I am very frustrated with our maintenance team and leasing office. I placed a work order 5 days ago and still have not received services. I've called the front office and no answer. I am directed to corporate every time. The office won't open it's doors due to Covid, but is not reachable via phone or emailed. I've left voicemails for the office, emailed staffing, spoken to corporate, and I've still received no form of communication from office staffing. I will be moving out as soon as possible because of this.

This community is the worst place you could rent from. It is dirty, there are car break ins all the time and the management could care less about their tenants. The manager of this property treats people so poorly and does not have any concern for the people that live there. Ever since I have moved out, I have also had a lot of problems with them and trying to receive packages and being charged for packages they have stored under my name for other people. The staff does not care about this either. Honestly, I would save your money because these apartments are way too expensive for the very poor treatment and care of the grounds that you receive.

The worst experience ever, living in a place this expensive and the apartments and surroundings are simply rubbish. Just to give you an idea I lived in the place for 15 months and found 4 mice in my apartment. The management of the place has no understanding of Customer Service and residential standards. The first time they tour us the complex and the apartment, they do it thru the front of the complex near the leasing offices were the airways are painted and clean, We asked to see the apartment we chose and they said no due to safety, False!!!, because what they will deliver to you is not even close of what they showed you. they will not allow you to see the actual apartment you chose until you sign the lease, then it is too late. simply a deception. Day number 1, our actual apartment was dirty, smelly, and the surroundings including the airway were dirty with papers, spiderwebs, cigarette buds, etc.. The apartment layout was not even close to the one we saw.

The property itself is not that bad and have not had many complaints. The management (besides Keith and the other leasing agents who are amazing) however is horrible. The time I have spent dealing with the manager has been nothing but awful, I have been treated with more disrespect than ever and have had many unkept promises from her. I am not normally a person to complain but how I have been treated is completely unacceptable. She lied to our faces every time we spoke to her and was not reasonable to work with. I was planning on staying in the complex for years but due to the poor management and how I was treated by this sole individual is causing me to leave and take my money elsewhere. DON'T RENT FROM CORTLAND GATEWAY PARK.

Living on the lake is absolutely gorgeous, the amenities are wonderful, and the renovated apartments are extremely clean and up-to-date. The maintenance staff are immediately responsive and the clubhouse staff (especially Keith) are lovely and as helpful as can be! Unfortunately, some of the residents are incredibly disrespectful to the grounds, leaving trash from their take out food and empty bottles of alcohol in the parking lots and around the lake. Sadly, many even toss their trash into the lake, even when there are mini trash cans conveniently placed within feet of where this trash is discarded. My appearance rating would be 5-star if the residents had more decency or if the staff could make trash cleanup a priority. Also, although the pool area is gorgeous, there have been many instances of non-residents breaking into the pool area, playing loud music, and drinking out of glass bottles, which is a huge safety hazard. If the pool could be more regularly monitored with routine checks by the staff and enforce the wearing of the pool bracelets that residents are issued, especially after office hours, this would eliminate most of the problem. If residents invite non-residents to enjoy the amenities, they should be required to be registered at the clubhouse. Apparently this is already the protocol; however, it is not enforced which greatly tarnishes the cleanliness and overall experience of this amenity. The last thing that I need to mention is that there is a gorgeous clubhouse that no one uses because it closes at normal business hours. Many other properties offer the usage of the clubhouse for resident parties, which Cortland does, too. However, anything in the evening is impossible due to this policy. Until the ownership understands that there needs to be an evening staff member on duty to remedy the pool issue and the usage of the clubhouse in the evenings, these amenities are useless for most of the residents. A little investment by the ownership would go a long way. It is my hope that Cortland uses the rent increases to remedy these issues so their residents will be loyal for years to come!

Would never recommend anyone I know to this complex. Management has no idea what they are doing in the billing and leasing department. They have cycled through three different "managers" in the 12 months that I have lived here. I signed a 12 month lease and paid my rent on time every month. When it came to resign I was done with all of their mistakes and gave proper 60 day notice as it says in the lease. I checked my resident portal today after moving out to find out that I was charged a $2656 Early Termination Fee on my account. I DID NOT TERMINATE EARLY. I have reviewed this multiple times in the last year with management and they keep promising to fix my account and they will not. This place is a disgusting joke that will try and manipulate you and charge you for anything. Please live anywhere else if you value your sanity.

Really tired of dealing with this, so I'm posting here hopefully to get attention from management in order to have my issues resolved. I moved in almost a year ago. On the date of my move in I was placed in a unit fully carpeted which I requested a unit with only carpet in the bedroom and was told I would receive. Before moving anything into that unit I spoke to management and they had me moved into a different unit that day because they recognized their mistake. They explained it wouldn't be an up charge and that they would help pay my utilities for a few days because I had to get my already paid for services transferred to my new unit. I thought to myself how nice and accommodating they were in the moment even though they didn't have the proper amount of key copies for me and even though the unit they moved me into was still being turned over from a previous tenant so it was dirty and smelled like paint. The issues began here. Apparently they never fixed any of my leasing information in their database. Well they "fixed it" by putting completely different information in. They keep telling me I am in a 15 month lease when I have my original copies of my lease that say I am only signing for 12 months. They quoted me how much my rent would be each month, but have been sneaking in some $7.50 "billing fee" which is not included in my leasing information whatsoever. After six months of always paying on time they tried to back bill me for the utilities they promised to cover. They tried to charge me almost $200 for only those three days it took to get my services transferred to the unit. I went in and spoke to management then about my lease discrepancies and they promised it would be fixed and they recognized their leasing mistakes on my account and told me they'd fix it. Three months go by and it's still not changed!!!!! Now I am trying to put in proper 2 month notice to let them know I will not be renewing, and they have front desk calling to tell me I will receive a large fine for wanting to vacate because my lease is 15 months. MY LEASE IS NOT FIFTEEN MONTHS. I HAVE ORIGINAL COPIES. I AM NOT VACATING MY APARTMENT. I AM TRYING TO ABIDE TO THE LEASE AND GIVE PROPER NOTICE THAT I AM NOT WANTING TO RENEW. I am so tired of dealing with this. Oh and on top of everything being cancelled or closed because of COVID 19 they decided to send a great reminder to the community that rent will not be decreased and that they will be still charging late fees. I feel sorry for any families living here that are struggling this month. This place needs to get it together. I am tired of the issues.

I have been mistreated, disrespect, and lied to by Cortland Community stuff and Cortland management. My name is ------------- current resident of apt.--- . Even though, I have always been in compliance with Cortland policies, my rent has always been paid on time, and I have a six-month signed Lease dated March 1, 2019, I was denied my right to enter my home apt.---. On August 8, 2019, ----------------, Area Operations Manager, via email told me, "From our standpoint, removing you from the lease temporarily did not lead to any additional expenses. We have rectified our error ensured you have access to the home." I do not call being denied entrance to me home for over three months, "temporary". Allegedly, there has been forge signatures, forms missing from my records, and untrained Cortland personal using Cortland Rental System by their own admission making errors, but no one wants to take responsibility for it. While they were trying to find out who was the person responsible for the INJUSTICE committed against me as a Cortland Policies in compliant tenant, it was uncovered that CORTLAND allegedly is putting RESIDENTS in DANGER by knowingly allowing NON-CERTIFIED third-party workers do the renovations, Chaves Painting Corp, ------------------------- entire crew, are not in OSHA compliant regulations (forklift certification). Chaves Painting Corp, ------------------------- entire crew are not certified by the State of Colorado to do any plumbing, electrical, or construction work. AS A TENANT KEEP YOURSELF INFORM, EDUCATED, AND VIGILANT. My fellow tenants please do not hesitate to contact me, all material gather is available for anyone interested. 08/23/2019

It has been a vwry good experience. Since my arrival, I feel very welcome and comfortable; the Cortland Staff is very polite and helpful. Also, the apartments are very nice, as same as the community areas. I would highly recommend the Cortland Apartments Complex.

I love my new apartment at Cortland Gateway Park and would highly recommend them to anybody shopping for a new apartment. The units are updated and the community events are fun and involve everyone. The office staff are awesome!!

There are at least 3 cars whose windows have been smashed in the parking lot. They took a month to get my apt ready for move in and decided not to credit me when I asked for a credit - even though I had to pay rent at TWO places since they couldn't get the bathroom lights working and refused to have a cleaning person clean the apartment before I moved in. I am leaving after one month. It was awful. Get a room at someone's house and share before you get locked into a lease here.

Cortland Gateway Park has so far been a good living experience. Pros: Staff and maintenance are always extremely nice and prompt, updated appliances, spacious, gorgeous views, a huge pond with >1 mile walk, dog friendly. Cons: the wind can be extremely noisy due to the way the outdoor hallways are (we use a towel to block the noise sometimes), we can hear our neighbors banging footsteps upstairs on a regular basis, pond= lots of geese= lots of waste, and monthly rent prices fluctuate regularly which may lead you to sign a lease for one price when you could get it for $200 less/mo if you signed up a month prior. Overall though - I highly recommend this place as it continues to grow.

Its been an ok experience. The grounds could use more often cleaning litter pick up. However except the small items pretty much well maintained just room for improvement. Would be nice if they could keep the gates working. Both my sinks have had damage issues that I assume were from the new construction but everything was fixed in a timely manner.

The community needs improvement. The trash bin area is always a mess with trash everywhere. Dog owners not picking up after their dogs and dogs that are very aggressive. I've seen trash and used baby diapers in balconies. Cars with broken windows, missing parts, flat tires or completely wrecked in parking stalls. Cigarette smoke coming in from open windows. Entry gates broken or intermittent operation. Contractors blocking parking spots and making noise late at night. Windows have poor or no seal. Outlets not sturdy, collapse inward when trying to plug something in. Tube faucet consistently leaking. Cigarette butts in hallways. All these add up to a very poor experience thus far.

The apartment is nice. Clean. Newly renovated. Staff is nice. Compared to last apartment I cant really complain. Would recommend to a friend. Off leash area is pretty nice. Utilities are about average. Kitchen is rather small but cabinets have a lot of storage. Nice large bath tub.

I'm gonna give a very honest review about my experience living in this property because I still living in here for 8 years. My apartment is leaking from the ceiling all the time, they came over 6 times and never fix the source of the problem, vinyl floor workers did a crap job, I'm really sick and tired of this, nobody should go through this specialty when you are paying $2137 dollars. Don't get me wrong they are nice people, but being nice is not enough when you paying that much money in the apartment, There is a lack of management as if the property is being run by the maintenance crew. I don't think I'm gonna renew my leasing next year, I like the location, but the new management let me down with this poor quality updated unit.

Honestly, Im just trying to get through living here. Im sick of being a renter in a nation full of -------s. This nation is so mentally sick, people permit and participate in violating tenants for their sick enjoyment and monetary gain. Property managers do not adhere to legal rules of tenant rights, violating to their sick enjoyment so long as they can get away with it. You do NOT have really rights to enter when ever you want; yet you do it anyway. And you take no responsibility in ensuring tenant safety. Youre worse then problem children. This country is mentally ill, and incompetent.

Overall a great place but the maintenance needs to be stepped up. The staff in the office is very friendly and responsive but there seems to be a disconnect in the communication. Gates are continuously open so anyone can come in and out. People smoke in the covered walkways and this can be an annoyance.
