Gangs of teenagers roaming at all hours, cars with radios so loud you can hear them driving throughout the complex, security gates and many outdoor lights don't work, police are a common occurrence, no rules enforced. Cheap place to live, and easy to get approved. It's bad, and getting much worse. Many other complexes to choose from that are safe, well maintained, without the riff-raff. It really IS this bad! If you don't mind 10 ppl to an apartment, that's meant for 3, it's for you.

I have been a resident here for about 4 1/2 months. I love it here!! I live on the lake in a downstairs apartment. My upstairs neighbors were a little noisy in the beginning, but are now more tolerable. Maintenance is pretty quick and I think if I had decided to move here based on just the bad reviews here, I would be somewhere else. No apartment community is perfect, but this is the best I've lived in so far. Also, you get what you pay for, the price is right for the size and location!! It's close to everything and I feel secure when I am at home. There have been no break-ins or car thefts, which are a top issue in Brandon. I have recommended this community to several friends and my family comes to visit it loves coming here to see me. It's peaceful and serene. I hope my REAL LIFE review helps someone make the right choice. Please also note that there are two sides to every story and I am friendly and cordial with the leasing staff and they extend the same to me. I pay my rent on time and have no issues. Caleb, Drea and the other management staff are wonderful. Tell them I was the reason for your choosing The Park at Dorchester!!! You will not regret it!!! I promise!

This place is falling apart. The need to remove the rotting trees and treat all the buildings that are infested with black ants. Maintance needs to clean house of some idiots. I'm hoping the new person they put in charge is capable of firing a lot of people. The service that you get is a joke. The pest control company or a single employee are driving me insane. The parking is terrible. And don't get me started on the thin wall echo.. beautiful apartments size and the idea of, but the sticky fake wood panels are complete crap I swear they bought it on the clearance section. Your front door space is squashed in a 2x2 area shared with your upstairs or downstairs neighbors. The downstairs storage closet is not full length. Upstairs you are shorted a closet therefore little storage options. The outside amenities .. are a joke. Car care center charges double of a gas station for air and vacuum. The pool furniture is outdated, the hot tub is not maintained properly. The trash and furniture dumping is over board, they clearly didn't plan to install two compactors when there's a need. ------------------------- The good.. Not much but the carpets were at least new showers and sinks function well. There is a garbage disposal and a ice maker in their fridge. Comes with washer and dryer- older but they work. And having 9ft ceilings is nice. (But not for your electric bill).

I have lived here almost 6 years & it keeps getting worse. Maintenance is a joke. The office is little help. Often the trash is overflowing but nothing like this weekend. It has been overflowing since Friday & now is out to the street. Unsightly, unhealthy and looks like a ------. Will be glad when our lease is up. Pay way too much rent for what we receive.

Horrible!!!!!! I wish I could upload a picture! The trash station is overflowing into the streets pilled with trash!! Absolutely wrong! They expect us to pay rent to live in filth! They do not answer maintenance request at all! My husband does our maintainence bc it takes months to get anything done! The dryer burns our clothes and the washer flooded everywhere it took them 2 months to fix our washer and they refuse to replace our dryer that ruins our clothes! Therefore we don't use the appliance we take them somewhere! This place is horrible! Thank goodness we only have a few more months in our lease! Oh and let's not forget I can hear my neighbors every word! Gates never work.

This place is a joke! I have lived here 2 years and I didn't want to renew last year let alone this year. In the 2 years I've lived here, the security gate has worked maybe 3 weeks total and the ever changing office staff is incompetent when it comes to putting work orders for maintenance into the computer. At the beginning of this year I put in a total of 7 work orders and 2 months of wait time to get MY AIR CONDITIONING FIXED. In the state of Florida, that is considered an emergency. 3 weeks ago I put in a work order for the weather strip on my front door, after about 5 days of waiting (it is in our contract that they have 48 hours.) And another trip to the office, they half asked the job and there was a gap so large sunlight was pouring into my apartment, along with a brown recluse that I luckily caught. Another trip to the office to complain yet again that this job has not been done properly and I have now received a letter stating I am not welcome to renew my lease. I can only imagine this is for holding this company to the same standards they would hold myself to in our contract. These are just a few of the many terrible issues living in a blue rock owned property, this place has left a awful taste in my mouth and I will never live in another one of their properties.

Worst place I have lived. Nice on the outside. Inside is small. Expensive for the size. Parking is completely terrible. This complex was once town homes and they them into apartments but added no extra parking so parking is absolutely terrible. You end having to park literally three buildings past where you live. Employees are very rude act like your being an burden every time you call up to the office....if they even answer. Finally the water here is included in rent which is great. However, when we lived here the water was turned off twice with no warning from early in the morning to later night. One time they sent a letter out but it had the wrong date and no time. The gate didn't work for the first year we lived here but we kept the original gate cards they give you when you first move in. They finally fix the gate but the cards do not work and our names were not in the directory so we were stuck outside of the complex. I called matience after hours and no one ever called back. The next day we go to the office and they fix it no apologies or anything. They never feel as though they are doing anything wrong and the guests just need to deal with the situation until they fix it. It is the absolute worst customer service. They are always towing cars so make sure everything is up to date! These are only a few things but please look at other places before choosing this one so your not suck in a lease like us!

Just moved here from out of state and absolutely love it here! My family who have visited always complement where I live. I've had a few minor work orders and we're done with in a day. The best part is the friendly office staff. Always smiling and personable. Chelsi so friendly and gets stuff done. Good price to!

I've been extremely disappointed since I've lived here. I'm actually glad I was able to break my lease. Dryer never properly functioned. Four months and it never got fixed. That's minor to me. My major issue was ants and roaches. Four months and the problem never was solved. Showed pictures and videos to the staff and they had zero answers. I am very patient but I am very disappointed living here. All I ask is for them to do better.

Renters beware!!!!! The models are nice the office is nice.....thas about it!!! I personally witnessed the "maintenance" guys digging through a trash bag then taking the trash bag andhanging it on a residents door!!???? This was while they drive around in thier golf carts hours at a time "picking" up trash. The air conditioning units are old and unkept. I am constantly dealing with allergy issues bc of this. Maintenance went into my neighbors apartment to fix the toilet, ended up cracking the whole toilet and just left it!! I personally can't wait for my lease to end. Tossing up the idea of a civil lawyer to get me out of my lease early!!!!

Worse apartment complex EVER! I've been here two years and I've had problems since day ONE! The only reason I renewed my lease is bc I didn't have time to look for another place as several personal things was going on. I moved in my fridge stopped working THREE times! They kept fixing it until I called corporate to make them aware of the issue. They went and snatched a replacement from a different unit and the thing was disgusting. I experienced leaking IN my apartment. Of course it rains a lot during the summer and I always had to deal with the leaks. They wanted me to provide "proof" before they came out to inspect my apartment. I took pictures of the damage with my phone and presented it to the leasing office. I was told the issue was building wide and that I would have to wait for roofers to come out when the weather permitted. Ever since that issue I've had terrible allergy issues that are only aggravated when I'm in my apartment. I really think there is a mold issue with the apartment but have not been able to prove it. When I go on vacation or stay away from home, I'm fine. Then there is the on going issue of my rude neighbors. They play their music loud to the point my walls vibrate. I've been to the office SEVERAL times and was told that they spoke to the tenant and served him a 7 day notice should the issue come up again...they did no such thing. They continue to play music all times of the day at obscene levels. The bug issue...yeah, I'll leave that there. THE GATES NEVER WORKED...EVER! THE HOT TUB? THE BABY POOL AS I CALL IT BC IT HAS NEVER WORKED EITHER! DONT MOVE HERE!!!!! This management company is buying properties all over Brandon and Tampa and I will NEVER rent from them again. I have exactly 31 days until I move out and I'm counting the down the days. I lived in Hamilton Bay for three years and didn't have ONE issue. I think I called maintenance once the entire time. My neighbors were respectful and I felt I got my moneys worth. The only good thing that came out of this is the fact that now I want to buy to avoid issues like this in the future. I just recently moved out of here. It was nothing but drama since I moved in. The gate never worked. When I moved in the apartment wasnt clean, there were roaches i had to get rid of, and they "lost" my move in check list. (Good thing I took pictures) My apartment was broken into once ,my neighbors were crazy and called the cops on me one night when i wasnt even home (claiming i yelled racist slurs at her daughter) . The hot tub never worked, the trash always overflowed. The office workers always acted stuck up. Upon moving out they gave me a hassle about my apartment smelling like cigarette smoke (i dont smoke) but my upstairs neighbor did. When i had my daughter's bday party at the pool i had to ask a group of teens to leave because they were smoking pot. I could go on and on....this place is horrid!

Management/office staff was constantly changing during my year stay. Upon move out my apartment was spotless. It was cleaner than when we moved in. Received document from the complex stating that we would be charged a $150 carpet restoration fee. For what I asked, and the manager Kelly could not explain and also gave some bogus excuse on why they charged me postage to send the letter certified mail. She said it was stated in our lease but it was not. After I sent a letter back to complex expressing how this was not acceptable and that I would take them to court for wrongfully keeping our deposit we received an additional check of all of our deposit minus $30 carpet restoration fee. Still no explanation on what this fee was for and what was so-called replaced. I have tried contacting their corporate office also and still no return calls. They are defiantly in the business of keeping your deposit. I made sure to take pictures of how I left the apartment because even after requesting, they will not do a walk through with you. A red flag of them wrongfully trying to keep people deposits. I have never been told by a complex that they do not do walk-thrus. Also, I was sure to record my call with them in reference to why some of my deposit was being withheld without explanation. I would advise staying away from this place. It has really went down in customer service and maintaining the property since last year. They painted doors back in May and despite several reminders they never even cared to put the number back on our door. We moved 9/27 and the number was not handled among other things. What's really sad is that we can not even get a response from corporate, so that explains why the complex itself has such bad customer service and business etiquette. I will never rent from any Blue Rock Partners property again.

this place is actually called THE PARK AT DORCHESTER the only thing i have to say about this place is that I miss the young lady named Emily she was new in 2010 and she rocked! always very sweet and knew what she was talking about and always would take care of things for me. Other then that we have had countless managers and they all walk around like a chicken with their heads cut off. nothing gets done and they never swear phones if you are a resident they only care about getting pppl in. Oh and once your a resident they will up your rent like $100 when you renew too expensive.

If you love living with roaches and noisy neighbors above you, you will love this place! On move-in day, I found roaches in the apartment and immediately went to the office. They did call out pest control, but they don't treat the entire building. All that does is move the pests from one apartment to another. My apartment was treated weekly (at my badgering them) for over a month and the roaches never disappeared. Plus the neighbor above me plays her music too loud. Again, on move-in day I complained and they called her. That day it was turned down, but returned soon after. I have probably complained 10 to 12 times (including twice today) and it is still a problem. Management changes more frequently than most people change underwear. My complaints about the noise have evidently never been documented so each time a new management team is brought in I go thru the same routine about how this has been a problem since day 1 literally! Luckily I only took a 7 month lease so I will be out of here soon. I just wish I knew how to warn people about what they're getting into if they move into this apartment complex. The one positive thing is the maintenance people. They are great! Very courteous, quick to respond and do a good job. They just don't have a lot to work with.

I lived on rivage circle! People around here are almost as bad at the staff In the front office. Torrie is the worst with her horrible attitude all the time! I non stop had ants no matter how much I had cleaned! A friend that we met here had issues with mold in the guest room which was actually their babies room and the cut a huge hole in the wall and left it that way till they moved! The baby had to sleep in the little area by the kitchen it happened twice! It's sad and to be honest I would never recommend anyone to live here! It's like throwing money into a can and burning it! Although it close to everything I could walk to many places with the kids which being a stay at home mom I did a lot! They have a lot they need to fix

I have lived here for 2 years. The management does change a lot! Rent is due on the 4th, I paid on the 6th of the month one time and they would not waive the $100 late charge. Even though they say rent is due by the 5th, you have to pay by the 4th to avoid the hefty late fee. There is a pest control issue, but it's not that bad in my unit. Ants from time to time and a few other odd insects but no roaches. I did see a snake once. The parking is very limited if you aren't home by 8pm you will most likely be parking a short walk away from your unit. The apartment itself is fine. It was in good shape when I moved in. Maintenance is very friendly good about fixing anything needed very quickly, though almost none of them speak English. LOL If you rent a storage space and want to terminate it, you have to wait 30 days to do so. I enjoy the tennis courts, pool and other amenities, they keep the grounds clean and neat. From time to time there is a pile up at the dumpster. I unlike other reviewers have seen nothing that indicates any drug activity and I don't hear my neighbors at all. On the Rivage Circle side, things are peaceful and quiet.

We have lived here since July. I can't say much about the office, other than the fact that they are VERY willing to get you in and then become scarce when you are actually here. I've had some packages delivered; the mailman puts it in the office instead of using the large package mailboxes. The office will NEVER tell you they're there. If someone wants to send you a surprise package they can forget about it. This is the first gated community I've ever lived in and I'm not even sure why people like them? The gates are always open and, at night, cars piggyback off of you since no one seems to have their gate key. My daughter can't walk our dog because a group of grown men hang out and drink near our apartment and make rude comments toward her. There are severe dog poop bag shortages, which means you will be stepping in a lot of dog crap. The insulation/sound protection is virtually nonexistent. My downstairs neighbors are so loud that it feels like they actually live inside my apartment. I hear their TV, feel their bass vibrating my feet when I am studying for finals, and every time they slam their front door a picture falls off of my wall (all drywall and no studs, BTW). Parking: someone in my building has FOUR cars (this is not uncommon). It is very hard to park when I get home from work at 10:30 PM. There is a truck that has been parked since we moved here and the owners have filled up the bed with empty beer bottles and garbage so it smells lovely when the sun shines on it. There are people up at all hours of the night and, no, they will not turn down their car stereos so your kid can sleep. Finally, my A/C "works" but does not keep the apartment cold. In the summer, it was a steady 85* inside but my electric bill was a whopping $350 a month until November. There is zero insulation, here. I can't wait to move.

My family and I have lived here for 2 1/2 years, it has been a nightmare since move in day. We moved in to a broken A/C unit during the summer, it took several trips to the office and my husband threatening to call a lawyer to get it fixed. It was a patch job. the maintenace staff are complete idiots, whenever they come out they always try to say you did something wrong and that's why it broke. How about the crap is just 10 years old and needs to be replaced, nope its the tenants fault. Crazy! The dumpster area is always a disaster, people just throw the trash on the ground instead of placing it inside. the office staff has always been pleasant to me, probably the BEST thing about the place. In two weeks my family and I will be out of here. thank goodness.

I am so glad to be getting out of this place. I have been living here for almost 4 years now and I can honestly say it has gone so down hill. When I moved in it was calm with nice people living here. Now there are shady characters around all the time. They are always outside talking loudly into the night, loud car stereos blaring in the middle of the night. The other day a guy approached me at my mailbox asking if I wanted my car washed. I have also been walking and smelled marijuana coming from people's porches. Going to the pool is a nightmare as people smoke in the pool, cigarette butts get in the water, beer cans everywhere. I honestly try to stay inside as much as possible. My floor plan leaves much to be desired. When I moved in they had (still do) poor management. My carpets were filthy with stains all over when I went to do my walk through. They promised they would clean the carpets but they have yet to come clean them in the 4 years I have been here. I had very bad ant problems when I moved in...that has gone away but has now been replaced with roaches and crickets and I keep a clean home...never leave food out. I see them all the time. Completely unacceptable considering I pay close to $900 a month. I have woken up to no water in my apt. and come home to no A/C on several occasions. I have a toilet they claim to have fixed 3 times but still doesn't flush properly. Although the outside looks nice please DON'T BE FOOLED. The interiors do not match at all. Do not be take in by the beautiful model home they show you, it's nothing like what you actually get. This has been one of the worst apartment experiences I have had. Look elsewhere...it's probably cheaper and I know it will be much nicer.

Warning do not move here!! Management is terrible. All they care about is collecting the Rent..Numerous problems with Refrigerator,Ceiling Fan,Washer,AC broke for about 5 days they refused to get it fixed because it was the weekend..They were so cheap they did not want to put me and my family up in a hotel, so we ended up staying in the Model apartment and that was Hell because I had to sleep on the floor and could not cook in there, also NO T.V..Beware much better places to move.

I have lived at the Park at Dorchester for the last Two years. This term will be my last and I can't wait to get away from the place. The office manager Monica is rude and poorly trained and has very little customer service skills.

Let me start off by saying this: The community seems great. It's very quiet, I've never heard any partying, no loud music, no nothing. The management team seems to take care of the place as well as provide monthly community events that are both family welcome and fun for all. My BIGGEST PROBLEM: Maintenance. They are poor at doing there jobs. My AC has went out 7 times (not an exaggeration) within 8.5 months. They keep saying "We have to put more freon in your unit." I've explained and complained several times that an AC unit is a closed circuit system that recycles the freon in use. If they need to keep adding, they have a leak, which is against the law. Needless to say, I'm writing this review because, once again, the AC has frozen up, making this number 8. It's Florida! It's hot! They refuse to fix the problem and my electric bill has suffered without any compensation! That in mind, I don't agree with most of the other posts here. I've never seen ants in my apartment. Pest control comes every Thursday if you need them. I've never once seen any "shady" people or drugs. Most people who wrote on here have a bad taste in their mouth because they have done something wrong, and the complex is charging them for it. One tip to keep in mind: When moving in, check everything during your inspection and have anything broken repaired. Maintenance is horrible when it comes to re-painting/cleaning apartments before move in. Upon move in we had to have the following fixed: Tower rack holder wasn't secured properly. Toilet paper bar was not secured, and needed to be re-drilled because maintenance stripped the screws when putting them back in after painting. None of the windows would open/shut properly. Cracks in some of the electrical face plates. Bath tub water diverter leaked heavily causing extremely low pressure for the shower. The diverter was also stuck in place rendering the bathtub useless. Get pictures and submit to management for repair/replace upon move in. I may have renewed my lease, however rent went up by 30.00 and it was already costly at 825.00 as it is. There are plenty of other communities in the area I can find for a lower price.
