STAY AWAY!!!! THEY WILL STEAL YOUR DEPOSIT!!!!!!!!!!!!!!!
They are in the business of keeping your deposits!!!! This community looks nice on the outside but are full of deceptive practices!!! The leasing manager Wendy and office Manager Monica are fast talking thieves and liars!! They will create fictitious bills in order to keep your rental deposit! Please don't be FOOLED! There are many communities in Brandon, Florida stay away from any community that is connected to the Blue Rock Partners, LLC!!!!!!!!!! I would highly recommend that you take this information into strong consideration. I was a model tenant who left their apartment in excellent condition and they created fake bills in order to keep my deposit!! When I asked for the proof of damage they had none and when I asked for the receipts they could not produce any!!!!! Please take heed to this WARNING!!!!

worst place to live in brandon
My roomate and I have been living here for a year and a half we love our apt.But the downside of this place is the management and the maintenance it takes weeks to get anything done and they dont have a clue how to fix anything.It takes two or three different guys to get it fixed.Also the supervisor is always in the office every time we go in there he is lazy. If we see him after work he tries to get in our pants real professional.I advice everyone thinking about living here think again unless you want to live in a ----- house.If there not careful somebody not as nice as me will file lawsuit for sexual harrasment.

Give a 7 day notice to withhold rent for repair
We lived here for almost 9 months and because of their horrible management and follow-up we got out of our lease early. We had a leak in our kitchen ceiling that took 8 months to repair. I would advise any renter to give them a 7-day notice to withhold rent...guarantee it will take them longer to get it fixed. The property manager is clueless!

HORRIBLE!!!
I have lived here for a year and a half now and am ready to get out! The current management is the 3rd one we have had since I have moved in and by far the worst. I love my actual apartment itself. It is large for being a 2 bedroom. But the management and maintenance are horrible. We are contstanly having to call and complain about something. My AC unit is constantly freezing over. We are told that it is due to low freon. Maintenance comes and fixes it. 2 months later, same issue. If the freon is constantly getting low, that means there is a leak. The maintenance manager is rude. The common sence thing to do would be to fix the leak, but they dont. Ouw pantry door is constantly falling off. The doggy poop station trash bags are never emptied until they are overflowing with ----. And the apartment manager is neer helpful, so if you move in, talk to the assistant manager because at least he is nice. To conclude, save yourself the trouble and do not move in because you will regret it.

Apartment Complex or Ant Hill?
Let me first start off by saying I love my floorplan. It really works for my family's needs. My neighbors are wonderful and curtious. I very seldom hear my neighbors at all. With that said, I would love my apartment better if it were not over run with ants. I do not keep a dirty home at all. In fact I'm constantly cleaning. With two young children cleaning is a must. But for me to actually wake up one morning and find ants crawling all over my counter is horrifing! Pest control has said they have been by but as a stay at home mom on partial bed rest I have yet to see anyone. Going into the office is a plesant experience, unless you need something. Then it's blank stares and excuses. Save your time. Pass this one by.

No complaints so far
I've moved in Dec 19,2009 so far it's been great. I live in a one bedroom and one bath apt and the price was great!! The apt is 900 something square feet and I pay a little over 700. I haven't had any problems so far when the fridge was making loud noises someone came out the same day and fixed it. Only negative thing is the front door is very hard to shut. You have to slam it to close it. Neighbors are great it's very quiet where my unit is. Haven't had ant problems yet but I'll definitely keep an eye out for that. Overall I love the location and I feel safe here majority of my neighbors are in the army or navy. Everyone that lives around me is very nice. My son loves the play ground and he loves it when I go to the gym because they have a little kids play room in there. I can work out in peace and watch my son at the same time. How wonderful is that? I like it here and the property is very clean.

AKA PARK AT DORCHESTER
im a current tenant in this community. The inside unit of my 3 bedroom apartment is nice. The floorplan is nice and spacious. Thats all I have good to say about this community. The management sucks, very nonchalant once your moved in. Ive been throught 2 management companies within my almost 1 year stay here. The parking sucks, you have to park down the block from your unit. The walls are very thin and the neighbors always complain, not about partying just average volume tv sound. One of the major things with this community is the ANTS. THERE IS A MAJOR ANT INFESTATION IN ALMOST EVERY BUILDING/UNIT OF THIS COMMUNITY. Im constantly throwing away food for this reason. Pest control comes out when needed, but it doesnt help. Ive spoken to different people in the community and heard the same complaint. Both of my very average looking cars have been broken into twice and i notified mgmnt after the 1st burglary so that they can notify the residents. IT Never Happened and my neighbors truck was burgalarized.People are always wandering around the community looking suspicious. I think drugs are being sold. I cant wait until my lease is up. DO NOT LET THE SOMEWHAT NICE LOOKS FOOL YOU. ITS A WOLF IN SHEEPS CLOTHING!! ITS NOT WORTH IT. OH BY THE WAY THE SCHOOLS IN THIS AREA ARE FAILING OR ALMOST FAILING. SEARCH ELSEWHERE..PLEASE

Good but will eat up your deposit
This apartment is not new but is maintained considering its rental charge. Its a big apartment community with very spacious floor plan. Had a single bedroom unit and the floor plan is almost like 2bedroom for most same old apartment properties. Well sound proofed dry walls. I rented here for more than a year of lease and the property has been passed to 3 different property management/owners. Now, after i have properly vacated my apartment for almost 2 months, they have not and show no intention of refunding my security deposit. At first, they explained on some sort of computer system input error that the deposit paid was not reflected. I showed them a copy of the lease contract then suddenly came up with bogus charges that were not part of the initial statement they sent. Just very very very disappointing. Beware! Property may not be that bad but if they did that to me and to some previous tenants i came across, its a very high probability that they will do the same thing to you. Something to consider before signing up on any lease contract.

Grand Rivage has been a nice place to live in. There are some exterior repairs that need to be made, but the inside of the apartments are pretty nice. My only complaint would be that the property manager does not return calls and always hides in her office refusing to handle resident issues. The manager before her was very involved. According to my neighbors, the only way she'll follow up is if you threaten to contact the corporate office. Besides that, I'm pretty happy here. The price is not too bad. My lease is up for renewal soon but i'm not sure if i'll renew.

Good place overall
Grand Rivage has been a nice place to live in. There are some exterior repairs that need to be made, but the inside of the apartments are pretty nice. Great Place To Live
I have lived here for almost 2 years. I have NO complaints. Had 1 little problem with the former management, 1st month I moved in and that was resolved. Have No bugs in my apartment. Had a noisey neighbor for awhile but they have moved away. Apartments nice, well sound proofed with security alarms. Maintenance has been very responsive. Grounds are well maintaned as well as the pool. Entrance and Club house is beautiful. Nice safe place to live! I disagree with the below ratings and feel that this is at least 4 stars

I like it here
I actually like our apartment. And yes you might have a few bugs and stuff, you live in Florida, which used to be a swamp, what do you expect? I actually like living here. We have an upstairs 2BR/2BA for just under $900, pretty reasonable for the area. Close to mall, Causeway, Crosstown, I-75. Leaving to go back to Nebraska, where the walls there ARE made out of paper. These walls here are actually pretty good compared to other apartments. I actally can't hear my neighbors at all. I have never had any complaints against us, and I have a big home theatre room. My wife can't hear my home theatre if the door is closed and she is in the next room. Most of our visitors agree and like our apartment. My only complaint is renewing. We need to go month-to-month for three months after our lease is up because of a out-of-state move in May. The price jumps to market price ($100 increase) and there is a $150 fee on top of that. So, our rent for three months will increase $250. We have been good tenants always pay on time, no complaints. Just wish they would work with us on month-to-month. But I also understand that most apartment complexes do this. Just wish they would have worked with us a bit.

Iam tired...
Of people saying it's ok to have a bug-infested apartment because this is Florida. Look, Snowbird, I was born and raised in Florida, and YES, there are bugs o' plenty...but that does not mean you have to share your home with them. With the proper insulation and treatment, you can actually not co-reside with bugs, but maybe only have a sighting every blue moon. Do you know how often there are blue moons? Not very. This apartment complex (and many others for that matter) are a joke when it comes to pest control.

Service is horrible!!!!
IT SEEMS THAT NO ONE ON THE STAFF INCLUDING THE PROPERTY MANAGER HAS A CLUE ABOUT CUSTOMER SERVICE! I HAD A LEAK IN MY ROOF WHICH CAUSED CHUNKS OF THE CEILING TO FALL IN MY FLOOR. I INITALLY CALLED ABOUT THE PROBLEM 6 WEEKS AGO AND WAS ASSURED THAT IT WOULD BE TAKEN CARE OF. AFTER REQUESTING THE REPAIR NUMEROUS TIMES AND CALLING THE HORRIBLE STAFF ON ABOUT 12 OCCASIONS I JUST GAVE MY NOTICE TO VACATE SINCE MY ROOF IS STILL NOT FIXED. BY THE WAY IT IS ALSO LEAKING ON A LIGHT FIXTURE WHICH IS A DEFINITE FIRE HAZARD!! I GAVE THE STAFF EVERY OPPORUNITY TO KEEP ME AS A TENNANT WHICH HAS NEVER COMPLAINED OR BEEN LATE ON A RENTAL PAYMENT, BUT INSTEAD THEY GAVE ME THE OPTION TO GET OUT OF MY LEASE A MONTH EARLY. DON'T DO IT!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Don't move there!!!!!!!!!!
My husband and I moved there in March of 2007. We left a year later. In the beginning everything was fine. After about 3 months I had neighbors moved upstairs. Apparently they had several complaints from other neightbors and just assumed the complaints were coming from us. So they decided to call the office and make complaints on us. Instead of investigating the problem, they just stuck notes in our door. Mind you we lived on the first floor and could hear everything they did. Also the office staff was rude and when I went into the office they just kind of looked at you funny as if you were beneath them.

I have lived here for 10 months. The Grand Rivage is not the newest/nicest area in town, nor is it anywhere near the bottom. Before you read my review, or any others, I would like to point out the logic that people do not come to this site to say nice things. My review will be middle-of-the-road, leaning positive, but it will be a rarity here. The prices for a 1 or 2 bedroom seem a little steep. But I live in a 3BR/2BA, with 3 other people, and it's a good price. Probably one of the better prices in town, and we did a fair amount of research. The rest of this review is of a 3BR/2BA, second floor model, as I have seen no others. We have had to call maintenance for a few minor things, leaky faucets, faulty showerheads, malfunctioning dryer, broken blinds. But we have never, in any way, been put out. Maintenance shows up pretty quick, and these minor problems were fixed before they left. No parts to wait on, no lunch breaks. The work was done right away. Having to call maintenance is a minor inconvenience, that probably comes with any apartment rental situation. The grounds are nicely kept. No a lot of trees to contend with. The shrubs are butchered down to nothing, and look a little weird, but that's it. The guys come out once a week, and if you don't work a 9-5, well, prepare to hear weedwackers and lawnmowers some mornings. The office staff are nice, if not immediately available. But poke your head around a corner and someone is bound to come out. I don't use the facilities much. I've visited the pool a few times, and it seems nice. Not overcrowded, with a good amount of furniture, and covered areas. The jacuzzi seems to be a tad old, but it's not scuzzy or gross. The pool is only 5 ft. deep, but if a deep pool is a priority of yours, well... you're weird. ;) We lucked out on the parking, and can park right in front of our door. I don't notice any overcrowding, but some of the apartments are a tad far from the parking areas. I wouldn't wanna live there, come home with groceries, and it be pouring raining out. The apartment itself is large enough, including the bedrooms. In a 3BR model, you'll usually find one bedroom is shorted on space, but not here. There's the master, and then one of the other bedrooms is only 2 ft. longer than the third. In the 3BR, there's an area called the "imagination room" which sounds kinda hokey. I call it the "extended living room interrupted by the staircase". In a first floor, it'd be interruped by a closet. I thought noise was a first floor apartment problem, but I was wrong. Especially in the bathroom (all that plumbing and tile?) I could hear our downstairs neighbors' conversations clearly. I live with 3 roommates in our 20s, and downstairs was a family. Families make some noise. The child in the room below me was a budding keyboardist, and by no means a Mozart. From the apartment behind us, we barely heard anything. I live on the corner, and my mates that share the master (and wall with another apartment) have made no complaints of noise. I hope my review was explicit enough for you. By no means is every apartment a palace, but please keep in mind that most people come here to complain, not compliment.

OVERPRICE AND JUST COMPLETLY HORRIBLE!
I LIVE THERE AND CAN'T WAIT TO LEAVE!! THE PLACE IS NICE AND THE APARTMENTS ARE A NICE SIZE, BUT OVERPRICED!THE FITNESS CENTER IS A JOKE. THE TREADMILLS HAVE BEEN DOWN FOR AT LEAST4 MONTHS WITH SIGNS ON THEM SAYING "OUT OF ORDER. PARTS HAVE BEEN ORDERED". THE BUSINESS CENTER IS ALSO A JOKE. AWHILE BACK THEY HAD TO COMPLETELY LOCK THE DOORS DURING HOURS BECAUSE SOMEONE HAD STOLEN THE FAX MACHINE, OR SOMETHING ALONG THOSE LINES.NOT TO MENTION THE GATE WAS BROKEN ABOUT 2 YEARS AGO AND NOW IT'S COMPLETELY TAKEN DOWN. THERE ARE TEENAGERS WHO WILL COME AND PARK IN THE POOL AREA AND JUST GO HANG OUT A THE POOL AND VOLLEYBALL COURT. THERE ARE ALSO 2 APARTMENTS THAT I KNOW OF THAT HAVE MANY PARTIES AND HAVE THERE GUEST PARK IN ALL THE TENANTS PARKING. THERE IS BROKEN ALCOHOL BOTTLES IN THE PARKING AREA, NOT SAFE! I CALLED THE COMPLEX ON ONE PARTICULAR APARTMENT SEVERAL TIMES AND NOTHING HAS HAPPEND. THIS PLACE WOULD BE "OK" IF THEY DIDN'T TRY TO PRETEND THEY HAVE SUCH A GREAT COMMUNITY AND CHARGE NEARLY 900 DOLLARS FOR A ONE BEDROOM. THIS PLACE SHOULD BE CHEAPER AND FOR COLLEGE STUDENTS AND PARTIERS!! THIS IS NOT A PLACE TO HAVE CHILDREN NOR LIVE A PEACEFUL LIFE.

I came here to visit...
And I was treated nicely. The girl who showed me around was very friendly and helpful. All my questions were answered and I got to see 2 apartments while I was there. I am staying at my current residence, but if I decide to move, I will defiantly consider this place to move into...the floor plans are awesome!

DONT MOVE HERE
I got robbed during the daytime while my wife and kids were thankfully out of the apartment, when I approached the office about the incident, they were not helpful at all and are even trying to charge for moving because I am scared for my families safety.

TH WORST PLACE TO STAY AND THEY ARE THEIVES!
THEY ENTERED THE WRONG DATE IN THE COMPUTER THAT MY LEASE WAS UP AND CHANGED MY LOCKS ON ACCIDENT AND THE MAINTENANCE GUY STOLE ALL OF MY BELONGINGS!!!!! DO NOT EVER LIVE THERE!!! THE MAINTENANCE PEOPLE ARE ALSO CREEPY!!!

My girlfriend has been living there getting to be a year soon. Sometimes getting to be at 9pm the sewer cover would over flow with brown water. The smell is ridiculous!!! Ive told the office about it and they said "we have a contractor coming out" and that was 3 weeks ago. Nothing is being done, and its unsanitary! the toilets in the apartment get backed up. cant flush, take a shower because the drains aren't working right! The security gate has been taken off, so ANYONE can go and come as they please. My car has been broken into 2 times. There are police officers in vicinity but that doesnt do anything. A drunk driver hit the fence surrounding the place roughly 2 months ago and still isnt finished.... i wouldn't recommend anyone living there!

Nice Place to Stay
I've lived at the Grand Rivage now for almost a year and really like my apartment. The grounds are nicely kept, and any of my maintenance issues have been fixed within 48 hours. The apartment is kind of pricey, but I have a beautiful view of the ponds on the property and there are all kinds of animals (birds, turtles, fish, etc.) that live in the pond. All of my neighbors are extremely pleasant and easy to get along with. I'd recommend this place to anyone who can afford the price tag.

I like my Apartment !
I have lived at the Grand Rivage for over 3 years now. I have enjoyed being a resident here and have never had a problem. I've been lucky with great neighbors and have never had a single issue over the years. Anytime there's been a maintenacne issue (rarely) a staff memebr was at my apartment right away to address the request. I think the property looks great; my floor plan is awesome, and overall this is a great place to live in Brandon. Only issue: I wish they had more pool furniture!! The pool gets pretty packed on the weekend but hey if that's my only complaint?? I wanted to put in a good word for this place because it's treated me right over the years...

Love it here!
I am writing a new review.. I have lived here for a year and a half, even moved to a larger unit. I used to work here... and I know that the complex has its problems... but even thought I left the office, I haven't left the apartment. I love the layout, the property and trust me! working at other complexes I know everywhere has its problems, and the Grand Rivage looks pretty good. the staff is pretty new, but they do their jobs, and I still have neighbors and old leases ask me for advice I am willing to give, because I believe in keeping this a good community with a good name. Still lovin it!
