I believe the pricing is too high for what we get. Always have issues with trash compacter. The apartments do not get the upkeep they need. They seem to spend too much on inmroving the office and front entry only. They offer no incentive to renew your lease.

Love this community. It's always maintained, and issues are resolved quickly by kind, courteous maintenance staff. Office staff also are sweet and will always answer your questions. Jen K, Jen T and Austin are wonderful people always willing to help.

I went to see an apartment, and Austin the leasing consultant was so nice!! He is an attentive person and he cares for guests. The apartments are being renovated and I love the lake and the neighborhood...really peaceful.

It has been a pleasure to live in this complex it's very clean everyone is courteous ,it's quiet and it's near the shops and restaurants. I basically have no reason for going to the office because all of the maintenance needs for this unit are met in a prompt and timely manner.

Not pleasant . I moved in March 2020 and I will not renew my lease because of all that I've encountered . Leaking patio ceiling . Dirty and spiderweb all over the patio . It took forever to change the patio lighting . Management is not on point .

I've lived here since 2018 and I can see myself staying for the foreseeable future. The community is under new management which is genuinely amazing. The community is constantly being improved and it's lovely to see. The apartments are spacious and clean, maintenance is helpful and prompt, and I can't say enough good things about the front office staff. The grounds are clean, the community is quiet and safe, and everything is centralized and close by for easy access. I would recommend this place happily.

So far our experience has been very poor. We feel as though we are not heard and there appears to be no empathy for our situation from the community staff. They continue he to promise follow ups on the situation, and every single time it is us reaching out to them in almost desperate measures.

Don't!!!!! I repeat...Don't move here!!!! There are some many issues within this community it would take years to discuss all of them. Here are a few: 1. The office staff never ever answers the phone. Doesn't matter the time of day. They have poor follow-up procedures and customer service. 2. Maintenance is horrible at not fixing repairs. They cause even more damage. I ended up fixing my AC unit from a Youtube video. 3. They forced all the residents to transition to their cable/internet package for $72.00 a month during the month of October which is included in the rent (Increase in the rental payment during a pandemic.) I stream and needed internet services only. I don't need nor wanted cable and my bill was lower!! The answer staff gave was because "Residents can no longer contract independently through Spectrum and at least you have cable now". To add insult...Its the cheaper speed and package which freezes up all the time. They also lied about the free month of service. How can your offer be free for the month of October when the services were not active until 10/2. Last time I checked October rent is collected by the 1st. That was a scam!!! 3. All of my neighbors who were here a considerable number of years before I came have all moved out abruptly with that past 6 months. The new neighbors are questionable. Playing loud music in their units with no consideration for surrounding neighbors, multiple families and aggressive dog breeds living in smaller units. Dog feces everywhere even on the sidewalks. Illegal substances being smoke and used all over the complex with paraphernalia left in the parking lots. Multiple car thefts and break-in ...even with a lock gate. 4. Maintenance will enter your unit without face mask on..thinking you are not home. I had to stop a technician from entering and told him "You need to put on the face mask"! Unsupervised children playing in the parking lots and damaging while throwing basketballs, baseballs and other items. Don't let the new building paint fool you or the model unit on display. Trash compactor has trashes stacked all the time causing an infestation of rodents and raccoons everywhere. The obvious solution would be to add an additional trash compactor in the complex because its obvious the residents outnumber what the compactor can hold. ****This will be my last year here..Counting these last 6 months*** Beware...Before considering this apartment..drive around and count how many vacant units are around. It is a reason the turnover of residents is so high!!!! Buying a home is a better investment and less in monthly payments and foolishness.

Multiple issues with management, they never answer the phones, they provide you empty promises when you finally reach them, this entire community needs a new management company. There are also millipedes infesting every building, build up of water outside, and multiple issues with mold (that were resolved by maintenance, but who knows what remains unseen in the walls). Community in general has gone down hill, multiple people coming in and following people through the gates or entering into oncoming traffic because they can't come in and blaring bass music all hours of the night. I'd search somewhere else. For 1400.00 a month, this is not the place.

Too expensive to have so many issues. Theft, vandalism of vehicles, rats everywhere when you go outside at night, maintenance causes more problems than solutions. My floor plan is nice, so I guess that's a pro.

The experience i have had was amazing, Justin the head of maintenance made sure everything was done in a proper timeframe and he stay in communication until everything was completed. I'm so happy now.

The 2 bedroom apartment is spacious and quiet neighborhood. My issue is amy apartment is infested with roaches, ants and spiders. The condition of the community and the apartments are currently being upgraded.

I have lived here going on 6 years. I take pride in paying my rent on time. Recently due to covid 19 my income has been all over the place. We received a letter stating that late fees would be back in order when coming to late rent. Understandable. I called the office and spoke to JEN. Who is completely un empathetic and borderline rude as I asked if for just one more month so I can get my finances in order can I have my fee waved. That was Friday. She said she would call her "district manager" about waving it but NEVER called me back. So I called her back Monday where she was quick to inform me that she could not do it because then she's have to do it for everyone. I will not be re signing my lease as I refuse to live somewhere where they can be so cold hearted during a national pandemic. I am beyond disappointed with her handling of my situation because I came to her for help. Oh and roaches are out of control. Thanks!

After 9yrs in the complex, I have witnessed a lot of inconsistency. I have a lot of friends who have left because they are not getting what they expect. For the time I have lived here my carpet has been changed just once. According to the contract, it states that they have to either change or steam clean the carpet before each renewals. It is not happening. I might have to seek a legal advice once I leave the complex. I have developed some alergy issue because the old carpet keep producing dust no matter how many times I clean the carpet.

Te obligan a pagar un Internet que tu no quieres por mayor cantidad a la que ya le pagas al mismo suplidor hablamos de $22 por encima y es adicional a la renta seg?n ellos es obligatorio.

This has been the worst experience. The property has changed management 3 times. They don't care about maintains clean the back areas because it's not visible. They use to place mulches and trim the grass consistently and that does not exist. Roaches, rats and bats in the apartments. The bats were a problem for over a year. We lived in terror and had to trap and remove from the apartment every single one of them. When you try to reach out to management they never answer the phones, emails or voice messages. The COVID 19 is the perfect excuse for everything. You pretty much have to fix and do everything on your own because even maintenance does not work. You can request maintenance and good luck with that one. Management have no customer service quality. They ignore all messages, calls and the office closed to the public. The appliances are the cheapest, no extra closets to store anything, they don't clean with a pressure machines the windows or sidewalks. I do not recommend this place to anyone.

I have lived at the community for 10 years and under two different management companies. The community is clean, quiet and so very well placed for my work which is also in Brandon. Management has made quite a few improvement in the public common grounds since taking over and are very attentive to my needs.
