I do not recommend living here, overpriced & really not worth it. Not sure where our money is going, no valet trash & gate never works. I really wish I never would have moved here......................

    Bats, roaches, poor maintenance, piss poor manger. Nice neighbors tho, if you like management telling you that the reason you have roaches is cause they hitch hike on your pet's in they want to be outside. I quote that word for word, and the bats living in the buildings is a health issue..nothing ever done

      Garbage everywhere make place look bad. Broken furnerture, garbage, mattress are up where the front office. Lawn trash iS blowned back in the cut lawn. People who have pets need to use doggie bags to pick up their waste. Just bad

        It's become more than obvious that the people moving in here have never lived in an apartment in such a nice neighborhood before. Huge grills and smokers on front porches, constant screaming and yelling with a complete disregard for neighbors, more people living in an apartment than it will comfortably accommodate, empty bottles of alcohol, candy wrappers, etc., strewn everywhere and cars entering the complex with music so loud you can hear them throughout the complex. A complete and total disregard for living civilly among others. It has not always been this way. The surrounding apartment complexes, which by the way are quite beautiful and impeccably maintained, along with the retailers in the area, don't deserve this - when one apartment complex in an area begins loosening their standards and attracting the type of individuals that are moving in here, it brings down the entire area. This will not end well for the new owners, the surrounding area, and for Brandon. When you lower your standards, don't have a strong, well staffed management team, and start bringing in individuals who would never -ever qualify to rent at nearby complexes, it's a perfect recipe for a complete disaster. This once was one of the most beautiful complexes in this area, and still could be - but I'm afraid those days are long gone. Yes, its very sad.

          does not put a true cost of rent on their websites. So when you go to talk to somebody about an apartment and it says $900 and turns to $1600 with fees... and do a drive thru before in around the community before you sign a lease.

            So to be honest this place is not worth the money they want to charge for living. You are better off applying for section 8 living and you would probably receive better experience. The maintenance and the office never does anything in a timely manner and never responds or gets anything at least half done unless you call corporate. I even was disrespected by the property manager after I had renewed my lease. I should have never renewed. Hope this helps. This place used to be beautiful and always up kept but the new company and these new staff are just terrible.

                ----- the office manager treats us teanants like we are children and has lied to my face contless times. she has been bad mouthing a former resident that was killed by a car and she spread rumors about him to not inly the mIl man but other tenants. ive needed my coils replaced for a month and ----- has given me the run around and how its not an emergency. yes my could are clogged with mold and mildew. if i do not here back from her or this email i am calling code informant first time tomorrow morning. i tried being nice and understanding with ----- from day one. but the way zhe treats the people who make sure she has a job is unacceptable. my number is thanks

                    Beautiful but no final touches before move-in. Blinds broken/don't work cable outlet missing in bedroom, clothes rack unattached, toilet handle malfunctioning/missing spacer/not secured properly, ceiling fan makes a lot of awful noises

                      Horrible experience thus far. My apartment was not in a condition for move in. I just got a dryer after 16 days. The apartment was filthy. My dishwasher is still rusty and moldy. My tub is still clogged. There is a noise coming from the walls every night keeping us up at night! I Keep hearing that maintenance will come but it's been over a week and they've only come to install the dryer so far.

                        Horrendous and utterly terrible would not recommend to anyone with children. There is no care for the residents all this complex cares about is grabbing your money to fund their new vehicles instead of adding more recreation for tenants and their pets.

                          The worst experience that I had in my life. I would not recommend this community to anyone. The best thing I did was select the 10 month instead of the 12 month.. I can't wait to get out of here. I cannot believe the services here

                            Run don't even waste your time.. maintenance staff is lazy and don't care especially they supervisor which I'm not sure how he got promoted when he does nothing.. the office staff is not available or completely rude! The property is disgusting and they don't care about the safety of the residents..

                                  The apartments are very clean and look new. The staff is very helpful and courteous; they addressed all my questions and provided a streamlined process for applying. The community is fantastic, and the location is excellent, with many surrounding points of interest (such as Westfield Brandon Mall). If there's an availability, grab it as soon as you can!!

                                    I just love Grand Isle is an amazing community and location is great . Everyone here form the office to the maintenance team and neighbors are awesome . Floorplans are very spacious and comfy. Large windows to let in lots of sunshine . I would recommend all my friends looking for a great place to call home

                                      I moved to this community the beginning of this year and absolutely love it. The neighborhood is quiet, the lake view of my apartment is beautiful, my apartment is beautiful with the new upgrades it came with. The office staff went above and beyond to get me moved in when I needed to due to my situation. They are very friendly and personable which is one of the main reasons I rented here. I have not had any maintenance issues thus far, but I have met a a few of the maintenance guys and they were just as nice as the office staff. I would definitely recommend this to community to anyone looking to move to the Brandon area.

                                        Horrible place to live. Dog feces everywhere. Front office never answers phone. Maintenance does not respond to maintenance requests. There are cockroaches, dumpster is often overflowing, and piles of trash in the street.

                                          We do love this community, it is so quiet and feels like a resort. We have not been able to use any of the amenities as yet but when they do open we will definitely use them.                                               While there is no perfect complex or reviewer there are certainly pros and cons to living anywhere. the convenience of this complex to surrounding areas/highways is by far the most attractive reason to live here. Overall the community is fairly quiet and has nice neighbors. Older units are getting tired and need new appliances and updated decor to increase the value to cost ratio.

                                                Not good at first. Keys did not work, Roaches in the unit when I was told their was not roaches. Toilet smelled like sewage and the windows did not work or have screens in them. After 3 months things got better.
