The staff has been nothing but wonderful. I've never had any problems with any neighbors. The best parts are all the amazing amenities that we have. One Friday night we even have a movie and food truck in the field. The pool is always nice to sit by and it feels like a community. Only downsides would be the dog park not being locked to residents only, it's a 25 pound dog limit and I usually see larger dogs in there because they live outside the neighborhood. Also, people seem to think that the streets are racetracks. Sometimes I'm amazed how fast people are going, god forbid someone steps off the curb not seeing a car and gets hit by someone going 50mph. We need speed bumps before something terrible happens. Lawn maintenance should probably be done more than once a month, the grass tends to get very long.

The paperwork for the move in was smooth and representative answered all the questions. the apartment was cleaned and nothing was damaged. The neighborhood is quiet and cleaned. The parking is perfect.

Altis may have been nice when it just opened, but it's definitely not a luxury community anymore. Their reviews on that HELP*-ful sites Have real resident reviews and photos, and the photos say it all. The grounds are beautiful, but the employees and upkeep of the grounds will make this community another neighborhood full of rude entitled employees and the inefficient and frankly rude customer service that has made Miami/Florida such a joke to the rest of the country. I wish I could say Miami was moving on up, but I've lived in Luxury Condominiums before. The complete dismissal of people with disabilities is so sad. The staff in fact make it more difficult for differently abled individuals (that have proven their disability status). It's as if the staff only works to poo-poo anyone coming in with any questions/concerns/apartment issues. I'd be amazed the guy working at the office is still employed, but I've spoken to other employees and he fits right in here! Whatever Altis started off as, this pic of the green jacuzzi below perfectly illustrates how no matter how pretty a place is - if it's gross, it's a waste.

My experience living at Kendal square has been horrible to say the least. I will never spend my hard earned money to live in this apartment complex. Please do not allow the front office to fool you. Everything may seem great at first but the moment you have an issue you will not be able to contact anyone, nor do they care or show any empathy once they have completed the sale with you. The property manager is VERY unprofessional as well as his entire team. If I could go back to the day I signed my contract I would never allow myself to live in this horrible complex. It is not worth the money you will be spending, on top of the fact that you will not FEEL comfortable living under this environment.

Great until now have a big issue with ants in my apt aoutside and in and is not resulve yet.hooefully they take care of the problem soon very unconfortable to get in and out with the ants all over the front and the walls in the porch need to be paint.

Very happy to live here. The community is unlike anywhere else in West Kendall. The community is kept clean. Landscaping is always maintained. The management office from day one has been extremely kind, informative, and genuine. This is truly a special place to live.

One of the best communities in west Kendall. Its clean and new. The club house is also very nice. The community staff is willing to help. Some small issues with parking. People just have too many cars. But is us usually manageable. The school in the area is OK. When you live in an apartment the only thing that is hard to predict are the neighbors.

Apartments are cute and large but the office staff needs work. Have had multiple issues with my apartment and I have only lived here for a few months. Fire ants all over the complex and nothing has been done. A ton outside of my apartment as well as at the pool area. Office staff never answers the phone and constantly make up excuses. Way too expensive to have these issues.

Great location. Very close to shopping and restaurants. Very well kept community and great amenities included. Appartment has brand new appliances and hurricane impact windows. Only drawback is you can hear your neighbors footsteps through the ceiling.
